UPDATE (January 2023) - Made the big move in 2021 - left the San Fernando Valley, renovated the second vacation home I've lived in part time since 2009 to accommodate my living/working situation for 35 years in the valley, now have lived up here permanently since 9/21...and the result? Still absolute paradise - best thing I ever did. No smog, no noise, no traffic, etc. Thought I would miss the old house but honestly never looked back. Pine Mountain Club is small town living in a gorgeous mountain setting just a few miles from the north end of Los Angeles County. Without traffic is it about 90 minutes to downtown LA and about one hour from Bakersfield. Despite being a small town, PMC has a good range of shops and restaurants and a surprising amount of entertainment with music, theater, comedy..... PMC is run by a Property Owners Association which all home owners are required to join. In addition to road maintenance for dozens of miles of roads, snow plowing, patrol, a trash transfer site, etc..... there is a cool golf course, an equestrian center, clubhouse with a cafe and lounge, parks, youth programs, a pool and more, which makes it a great place for families. The assessments (dues) are probably the lowest of any similar community in California. People in PMC get country club type amenities for fees that are a fraction of typical condo fees in the city. The downside is that living in a remote town may not be best for all families. PMC is one hour from the nearest city, which means limited employment options, limited access to medical specialists, no movie theaters, no Costco, etc... read more

A few years ago, the tyrannical insulting general manager resigned along with the board chair. This has improved our POA. The new manager is approachable and things have improved. The Governing Docs Committee chair remains from the old regime and he loves controlling the members and restricting and reducing their rights. read more

Only an hour and a half away from Los Angeles! Born and raised in LA, and I never knew this place existed. Pine Mountain Club is spectacular! I spent 2 days at the club and enjoyed every single moment. Seek out a water fall on hiking trails, play a round on their PGA rated golf course, or just rough it by getting back to Nature in one of their camping areas. The restaurant is not too shabby either! Pine Mountain Club is serene and for those specifically looking to just get away from the stress of the city. Its Fall and the Poplar and Cottonwood Trees have turned a beautiful Marigold. The wind whistles through the trees and sends the leaves cascading like shiny flakes of Gold. I can only imagine what the area looks like during Winter. The #PineMountainClub is for members and their guests only, so make some friends or rent one of the cabins in the area. Breathe, relax and enjoy the tranquility! read more

My wife and I moved to PMC in June of 2018. Over the last 25 years, we've lived in four states and two countries. Never have we known the sense of true community, like we know here, in PMC. This a a staggeringly beautiful place to live. Only 90 minutes away from anyplace you need to be in L.A., but it feels so far removed. Peaceful. There's a TON of things to do here: tennis, golf, equestrian center, swimming pool, clubhouse, hiking, biking, restaurants, and loads of live entertainment. To me, it feels like an artists' colony. So many talented people from the music, TV and movie industries, painters, musicians, comics, photogs... The winters here are beautiful! Our roads are well maintained and easy to navigate (even in Winter). Homes are incredibly affordable (by CA standards). I can't say enough positive things about this community. My family and I have lived in this private residential community for over five years now and we just love it! The employees of the Property Owners' Assoc. are very service minded. Everyone that purchases property in PMC becomes a member and has access to all the amenities and services. This place offers so much to its members and their guests such as a playground, ball field, basketball courts, volleyball, tennis, new swimming pool and jacuzzi (seasonal), golfing, hiking, fitness trail, archery range, an equestrian center for members who own horses, and 24/7 patrol. The Clubhouse has a Café and lounge that offers live music on Fridays and Saturdays. They also have Yoga and Cardio instructors that hold classes for a small fee. The Recreation room has pool tables, ping pong, fosball, air hockey, video games, board games, puzzles, and library, etc. Special entertainment is offered during the summer such as Concert on the Greens, and outdoor movie nights. The Quilters and Lace Guilds meet regularly at the Clubhouse when COVID isn't locking us all down. It's an amazingly beautiful place to live with amazing folks and has something for eveyone... except a big city vibe! read more

What a great little fine - never new this place was here, only 2 hour from the OC beach cities. Great for a weekend get-away. Went to the club house for drinks and dancing on Saturday night, super fun, and the bartender "Morgan" ( I believe that is her name) blonde recently had a baby- is just too cute and very professional. The town it's selfs reminds me of big bear, less the people, and hence no snow skiing. The little village can be walked in 5 minutes. Super super cute and the one and only bakery there has amazing homemade fresh bread and cinnamon rolls every morning. Which we loved!!! Now I would have given this little gem of a place 5 stars yet to the jackhole driving the Subaru with the Bernie Sanders sticker on the back, whom left their dog in the car for over 4 and 1-2 hours while parked in the parking lot of the #pinemountainClub, shame on you! I am not sure if you actually work at the club house or were drinking. However I find you disgusting and this is completely animal abuse, it was 44° outside and your windows were halfway rolled down- I took photos of this little dog, and honestly I almost took him - as I was completely sick and worried. Yet I informed the security guard to keep am eye on the little guy- I really hope you learn to apperciate your little four legged friend! Maybe someone should leave you in the car for hours on end!!' read more

My photos of how the Association has uglified the park, sent employees out to waste time and money, and conducted a drawn out, noisy, and disruptive "drilling" project are still up. This review is for the company, or "governmental" entity called Pine Mountain Club, not the location, which is beatiful and should not have a cancer like the PMCPOA "running" it. read more

Hi when i came up here for a vacation it was terrible dogs barking during the night, residents unfriendly you say hi they don't acknowledge you walk pass you without saying hello or GM. i found that very odd, patrol officers acted like cops posted up watching everyone drive by, the pond had no stock fish just blue gill (catch & release) lmao cars speeding everywhere nearly ran us over. The town reminded me of the wild west anything goes. please enforce CCRs. i know your community must have rules please enforce so visitors and vacationers can have an enjoyable time. Doesn't say much for the board and chair person completely tacky no class. Prices at the store are crazy high 200/300% markup not right so be sure to purchase everything you need before coming. Golf course needs help to pool overcrowded with kids disruptive behavior too read more

Nice little community, beautiful area, however, enforcing the CCR's would be a great addition! Barking dogs out of control is a big issue. Dogs do bark, but when they are allowed to bark all night and at everything, this can be more then annoying. These rules need to be stricter. The 2 stars are for the lack of enforcing rules, If you have rules, then please enforce them! read more

When I used to live in California, I first discovered this "little piece of heaven" through an old friend who would often go there on the weekends. In fact, the very first day I was there I purchased a property!! It was everything I was looking for for a brief getaway--close proximity to town and breathtakingly beautiful forest surroundings, like another world in comparison to my hectic life in Los Angeles. I had many wonderful memories there, especially sending time with my dad at their annual Lilac Festival. But even paradise has a price. First, if you ever decide to buy something here, they have a Homeowners Association with some incredibly restrictive regulations of which you must strictly obey, as in even what color you can paint your own house. If this isn't exactly your cup of tea, I would probably look elsewhere. Then there's the high taxes, always a consideration. And unbeknownst to many, PMC is located DIRECTLY ON TOP OF THE MIGHTY SAN ANDREAS FAULT, the largest earthquake fault in the Western United States. Although the "Big One" has never struck in my lifetime, alas, one day it will, and will certainly bring devastation to the entire region such as the world has never seen. But if you can life with the negatives, you'll certainly enjoy the positives of this tiny, gorgeous hamlet in the mountains. I still miss the place. read more

I have lived here in Pine Mountain for twenty years. It is an excellent place to live. The services are great: the golf course, the pool, and especially hikes in the forest are superb. All of my family and friends love to visit and sit on our deck. Neighbors help each other a lot here and are friendly. I noticed one renter was very annoyed with our board that we elect up here. We've elected an entirely different board, and most of the boards and employees of the Home Owner's Association are very service oriented and helpful. I really like our little town and take walks in it. The best bakery is here, and there are restaurants along with the clubhouse for members, serving food. Enjoy! We have festivals, bands at the clubhouse and on the green in the summer, a place for kids to do crafts and hang out and much more. There is a Charter School here for kids up to 8th grade. I've heard good things about the school, and it most likely beats life in metro "down below," which is what we natives call "off the hill" That's when you have to go away from our homes here. read more

This tiny private community has a charm that exists mostly in movies... But it's real here. Tiny town with great community feel. The shops keep small town hours. They open on mountain time and the service happens in mountain time. Don't expect anything here to be fast, fancy, or convenient. But its all real. And charming. read more

We love it here! What a break from city living. We agree with the other positive postings. We know some home owners have heartache over the association process and fees. My experience is the process is an elected volunteer board that often does things right, sometimes doesn't communicate as well as it should, and sometimes strays off base. More to like than not. The fees are about $140 a month. This is much less that any condo association or decent mobile home association fee that I'm aware of. Some residents seem to take the many community benefits for granted and focus on the imperfections. Social media comments can seem to be dominated by the vocal and polarizing minority. Much like real life. Sure, people are entitled to their opinions, but expect some others to respond with critical, unkind responses. What did you expect?? I keep out of the public dialogue mosh pit, pay the pittance of association fees, follow the rules, and love every minute up here! read more

I'm not a big fan of this place. Its proximity to Los Angeles make it a very convenient weekend getaway but there is nothing up here you cannot find in the Angeles National Forest. The village itself is cute but nothing to write home about. In my limited experience, the whether is either cold or hot and dry. Perhaps we've just had bad luck but the wind is often a factor. read more
