We have lived here since October of last year and we absolutely love it here. The staff is absolutely incredible. They are always warm and welcoming whenever we have a question. My family has lived at this property for 10+ years. 2025 is their best year yet because of how on top of everything the office staff and the maintenance team is. They're kind, they keep great communication/lease updates, and they work so hard to make sure our families are taken care of before heading home to their own. Prospective movers should be mindful, though, of restricted parking. It is a gated community with plenty of signs posted that your car will be towed if it does not have the property permit posted. This gives priority parking to residents only. The complex is also right next to the OC Fairgrounds, so this enforcement gives that much more priority to the residents, especially during fair/event seasons. If you're looking for a safe, simple, and friendly spot, Pinecreek it is. If you're looking for a property you can take advantage of and disrespect, kindly move on. read more

We've lived here for about two years. No complaints whatsoever... Great location, great value, and we love that it's month to month. We've only had one rent increase. It was a reasonable increase, and I think a little after a year of living here, which is also fair. We are lucky enough to have very considerate neighbors surrounding us and we've had no issues with them--although issues with neighbors isn't a reflection of the apartment complex like some of the other reviewers appear to believe lol. You can get lucky or unlucky anywhere. There are a lot of reviews about the rude ladies in the leasing office... I have to admit those were quite valid, however, it appears they are no longer here! Whenever we've been to the office or called in the last year or so, there have only been two very mellow and nice men (Andrew is so nice, and another gentleman whose name I don't know). The ladies are either gone or behind the scenes, which is good. Having two pools is really nice when one has kids. The jacuzzi is nice too. The landscaping and little creek that runs through are absolutely lovely. We've only had one or two instances that required a visit from Maintenance, but it was always prompt and effective. No issues with pests. I have a therapy pet (cat) and when I presented the letter from my therapist, Andrew was casual and nonchalant about it--no big deal at all. We are moving out of state, but if we weren't, we'd definitely stay here for at least a few more years. We recommend, especially since it's not a year+ commitment! read more

The person in leasing office sets the tone for the quality of the place and services they provide. And through the conversation I had with her I honestly think whoever owns this property manager that be better off finding a more professional person for the job. She mentioned no pets. I said i have a service dog. She said "of course you do". As shocked as I was to hear such a response, I gave her the benefit of the doubts and asked "what do you mean by that?" If you are looking for a place in Costa Mesa Pinecreek can't be beat. One of the best priced complexes around and their maintenance of the complex is immaculate. I do not think there was a month in the last year where they were not improving the grounds in some way. Everyone in the leasing office is fantastic as well. I had two cats and They told me "pick your favorite one and get rid of the other one. They said which I have on recording "emotional support animals are fake and for people trying to scam...we see this all the time and not falli for it with you" I rehomed my animals to a family member as I couldn't afford to move again so soon and it broke my heart. They were very disgusting after this and I hated living here. It was hell and the anxiety and depression they caused is irreversible. I moved out 6 months later to a lovely condo for cheaper and I love the management here. This was my first apartment and I was naive. I should have sued them. I HOPE TO STOP FAMILIES OR anyone to at least think twice before this place. They tow cars, Maintenance men walk around talking about tenants out loud and I've seen them work on remodels... enjoy the 17 layers of paint and wobbly balcony..., the quality of the home itself is cheap and THIN ASS WALLS you can hear everything ... they write letters instead of communicate and evict for any inconvenience to them, I wish I could tell the whole story... I have been living here for exactly one year with my best friend and I can't complain much. Pros: -$1300 for a one bedroom, $40 for internet, avg $20 electricity (all divided by 2). -All utilities paid for except for electricity -2 Swimming pools and a jacuzzi -Walking distance to the fair grounds and post office -Close to the 405 and 55 -Down the street from the police station (I like night jogging) -Onsite gym (however very small) Cons: -Parking (1 carport for 2 people plus my bf comes to visit, so 3 cars and only 1 spot). -Lots of bugs, insects, and geckos (found one in my room and thought it was a snake) -Wishy washy management Overall, it's can excellent location to live because it's affordable and centrally located. I've lived here for 5 years and it's been a good place. Yes the ladies in the front are rude but they do deal with a lot of different people. They're book keeping is seriously awful though they raised the rent by ten dollars and I forgot to change that with my bank and over a year later they let me know I own them $150. They they raised the rent twice in four months which I paid this time. When I asked about it they told the first lower amount didn't count that the second higher rent increase was accurate since the first one was never recorded in the books. But that was only after arguing that she never sent out the first notice. I had to bring in the letter to prove it to her. But ultimately well taken care of place. Month to month rent keeps the good people in and the gets the bad people out in thirty days. Maintenance is pretty decent and the prices are fair. read more

Dear Future S103, I have lived here for 5 months, now moving. My intent is not to be negative, but offer my truth and experience living at PineCreek. Office staff; if you speak with Mariann, you are dealing with kindness & professionalism. Jan, unsure what she has been through but her disposition is that of, annoyed and inconvenienced. The Apartment Rental Agreement you sign, #5, deals with disturbance *will not permit loud noise*, and you also receive a policy on Disturbance, management strives to be fair. Since living here Nov. 2019, 6 security calls, and Costa Mesa Police Department are now involved. Upstairs apartment, S203; 2 men, now has added a 3rd; Throw parties, Fri. - Sun., television, radio you get to listen to in your home. Then you get to listen to the heavy foot traffic that rattle your home & windows, day and night. The slider & screen door running every 20 minutes on the hour. The bonus is the pounding of the balcony chairs, and hearing their conversation as if they are in your bedroom, just know the slider & balcony are above the bedroom. This all starts at 6:30 AM until 3:00 AM. I have learned to sleep with ear plugs and even bought noise cancellation headphones. I have tried to let them be aware that I can hear the conversation, TV, radio and if they can keep it low. Understanding the structure of the building wall and floors are thin, and unfortunately we have to live and be respectful of one another, I guess this gave them a pass to turn it up. Then I received call(s) from Jan, in which she explained they are being bothered by me calling security on them. She doesn't take sides and goes on to say to me, *I'm not sure if you are use to peace and quiet* (which was told to me when renting). She goes on to tell me, *they have the right, and disturbance times for me to call, are between 10:00PM - 6:00AM. I had stopped S203 friend, asking if they could turn the music down. He said *they have the speaker on the floor and they will lift off the ground*, never happened. I spoke to the friend on another occasion because he seemed to be the reasonable one, and asked again about the noise, he became irritated and says, *you and the past tenant keep complaining we are loud*. The upstairs neighbor nor Jan have ever come into my apartment to listen to the disturbance. Back to the Rental Agreement you sign, which states nothing about the disturbance times being 10:00 PM - 6:00 AM, just $35.00 charge per incident and so to date, 6 calls to security, and 1 CMPD. Solutions to resolving; I had requested an upstairs apartment, and willingness to move which is an inconvenience being told I have to start with the security deposit, and then the packing. The offers of choices for the apartments have followed, another downstairs where a smoker had lived over 10+yrs, Jan asking me if the smoke would bother me, and if I had allergies. 2 upstairs apartment (H201 & H202) offered, parking space 52, at the very end of building L and being told, *I can take it or leave it* by Jan, when asking for closer parking. NOTE to a single lady / woman coming home late at night and your parking spot is further from your apartment, could be dangerous. Their are homeless that come through during the day and late at night. Ending with, beautiful property and I had hoped to be here for awhile. In two weeks I'll be leaving the place I've called "home" for the past 12 years. If you're reading this review it's because you or someone you're connected to is considering the Pine Creek Apartments as a place to live. If you've already viewed the property located on Fairview Rd. and/flanked at the rear-most portion of the property on Vanguard Street, you already observed how well maintained it is. Maintenance and pride of appearance is key to the dedicated gatekeepers and maintenance team indigenous to the Pine Creek Apartments. I say, "indigenous" because month in, month out, year in & year out, it's been run and maintained by the same amazing team. No revolving door and longevity of management says a lot. Maintenance activities are literally ongoing and continuous. Whether it's painting, reroofing, replacement of decks, new installations or landscaping upgrades, they happen here season after season. The laundry rooms are cleaned daily and well-maintained. "That's all great," you say, "BUT what about landlord/tenant relationships and customer service?" All I can my friend, is its top tier across the board. To such an extent that I guess I've grown spoiled. When I hear friends who rent elsewhere complain about landlords who haven't fixed a leaky faucet or a broken garbage disposal for six months my jaw drops in (perhaps naïve) astonishment. Like I said, I've grown spoiled. It was entirely common after I made a call to the leasing manager for virtually anything - to find one of the friendly maintenance crew at my door within 15-20 minutes. No, I'm not kidding. They respond. And they respond quickly. If it can't be fixed that day, they will tell you exactly when they will be able to address the problem. NEVER has maintenance inside or outside of the unit, been a problem. Honesty is another huge plus. I've never been gouged on rent or had to suffer incongruent issues in living out my lease terms. I distinctly recall one year when I had somehow overpaid my rent for several months in a row - I know, HOW does that happen!? (I don't know, but it did.) Jan, the manager, upon discovering the error was quick to let me know that I had overpaid and accorded me a credit on the overpayments. How's that for rare and refreshing! Jan is face, ears and eyes of the owner of the property. She demonstrates amazing stewardship and is the model onsite manager that every landlord dreams about. That means she is attentive, available, fair, unbiased, consistent, responsive and respectful to everyone. I confess, I can be an unapologetic sword rattler - and occasional dragon-slayer when circumstances warrant such. Not once, - not ever, have I even been tempted to wave so much as an imaginary butter knife at the incredible staff and crew who run and maintain this property at the highest levels of integrous performance. (Jan, Marianne, Andrew, Jose - and all of you whose names I regret I never learned, take a well-deserved bow.) Rents here are competitive for the area. I believe there are five different floorplans to choose from. I've lived in two different models here, and in each case (ladies, listen up!) closet space was more than ample. Did I mention it's quiet? The Pine Creek Apartments are in relatively close proximity to Vanguard University and OCC. One might expect that that would mean noisy college students and loud all-night parties, right? Nope! Our resident ducks and squirrels, (whom I've grown to love and will dearly miss) are noisier than we human counterparts. That means the individuals (a cross-section of singles, students, professionals, retired and families) who live here are considerate and noise levels are incredibly minimal. During the 12 years I've lived here, the very few residents who moved in and were a "problem" ... well, let's just say, they didn't stay very long. It's peaceful and it's safe. The Costa Mesa Police Department and the Costa Mesa Fire Department are right down the street, so if you ever need their services, response time is practically nanno-seconds. I'm relocating to be nearer to family and that's the only reason why I'm leaving this wonderful place. So with a bittersweet farewell, I conclude this review by saying, without the slightest reserve, it's my privilege to give the Pine Creek Apartments the highest recommendation and five stars! read more

I've lived here for almost 5 years. It's an older complex but very well maintained. Between being quiet, and the lush and flowery landscaping, it's been a pleasure to come home to. Also, there is a wall a/c that was helpful on the hottest summer days. In addition to the landscaping, the storage in the apartment was a key feature in my decision to rent here. My particular one bedroom floorplan (I think there are 2) has an entry closet with sliding doors; a larger hall closet with sliding doors/shelves on one side; and a walk-in closet in the bedroom. There's a storage closet to one side of the balcony that''s maybe 5'x2' in size. The bathroom cabinet is pretty big (5'?) and there's a pantry in the kitchen! I am moving to a house now, and I will have less storage space than I do in this apartment. I've made maybe 6 or 8 maintenance calls and my requests were always attended to within a day or two. The maintenance guys - same ones for 5 years - are polite and non-scary. Even though the complex is gated, there is a security patrol that is often on-site. They do a great job keeping the place quiet. Give them a call and they will be right out. Management is very supportive in keeping the place quiet, as well. I gave it 5 stars for what it is - a quiet, older complex, built in the 70's, but very well maintained...with ample storage, exceptional landscaping, and prompt maintenance. . read more

Month to month so that's cool. We only moved in here so we could look to find a good place, never intended on staying. The apartments fine. Maintenance comes out quickly. Management is nice. There's a small gym that kind of sucks. Guest parking at night is a bitch but over all it's not that bad. I don't hate living here. But the worst thing is the bugs. Our screens don't close all the way so moths fly in at night. And cockroaches! We have them in our bathroom sometimes. They came out and sprayed and now we only see one once every couple weeks but I usually leave the light on in the bathroom all the time just to avoid it. I've talked to other people that live here though and they don't have them so I guess we just got lucky. read more

Hey ! I lived in this complex during 7 month, from August 2012 to Feb 2013. Just read the previous post, I let my front door almost open every time, and the one from the terrace as well, I never had any issue of security. The apartment are cheap, the inside is a little bit old but still good. You are close from the mall, Newport, Irvine... I really enjoy my time there, and I moved out due to a new job in the bay. If you get off work after 10 pm forget finding a parking place. No Security if loud noises at night forget getting resolved just buy some ear pluggs. Been here for 1.5 years or so. There used to be a parking problem but they took care of it by enforcing parking and giving us new permits and extra guest parking spots. Gardeners and exterminators every week. I fear roaches so living here is great because they're not an issue in my apartment. If I've seen any, they've been dead outside which reassures me the pest control is on point. Quiet neighbors for the most part. Never had an issue with anyone. No kids running loose. Safe area. Plenty of laundry rooms to use. Two pools: one big, one small. Small gym. I feel like the management really takes pride in this complex. It's older, but I have no problem with it. Maintenance is so responsive and quick and I maybe only needed them twice. Plenty of closet space. Happy to call this place my home. Month -to-month. Cute ponds and ducks around. read more

If it was possible, I would reward this complex with 0 stars. There should be a sign in front of the complex that reads "run away now". Well, first things first, the complex does now offer parking for more than 1 vehicle per unit. There is additional parking but it is capable of holding about 1/3 of the cars belonging to pinecreek. If you do find a spot, you must have a compact sedan or small vehicle to fit in the spot. If you have a decent sized SUV or truck, you will not fit in 1 parking spot. Even the reserved spot are much to small to fit in with a big vehicle and leave zero room for maneuvering a vehicle leading to many closely avoided accidents. If you cannot find a spot, or cannot fit, there is no free parking ANYWHERE near. Vanguard university student parking takes up the raining free parking. So have fun driving around all night looking for a parking spot so you can get to your house! Aside from parking, the management and other residents are beyond rude. The management will call at any hour to bark at you, most likely with the wrong unit or some other type of embarrassing mistake, but calling the office during their hours of operation will result in a voice mail. they do not pick up their phones very often, and when they do they are usually no help and will refer you to the website where very few rules are specified. During the time at Pine Creek, we received countless complaints for both noise and other issues that lead to the preliminary steps of eviction only to talk them out of it because the security guard never confirmed any of the noise actually happened and all of the residents in my unit had work or school prior to 7am every morning and didn't make a sound which luckily our neighbor vouched for us. The complaint was being made from 3 units away as a whim as to which unit was actually making noise. Professional right? Overall, I would choose living in a ripped tent over living at Pine Creek apartments. read more

If this is what you are looking for, you cant beat Pine Creek! Also it is in a great location by the fairgrounds, with easy freeway acess and excellent shopping and restaurants close by. We lived at PineCreek Apartments from 4/2010 through 3/2013. I have to say that I loved living there! We only moved because I now have to travel often for work so we moved closer to friends in South Orange County so that my wife could have friends nearby. PineCreek's location is great - near the 55 and 405 freeways, the 73 toll road, police and fire stations, OC Fairgrounds (you can walk the 1/3 mile there during the OC Fair), John Wayne airport, Orange Coast College, Vanguard University. It is so close to Newport Beach pier that I took my two sons to Oh those Donuts and Deli Sandwiches on Newport Blvd. then headed down to the beach every Saturday! I attended OCC and Vanguard University and am very familiar with the area and other rental options. Believe me, PineCreek is the BEST VALUE around. The rent is very reasonable. Before we moved to PineCreek we were only paying $60 less for a 1-bedroom apartment than we were paying for a 2-bedroom at PineCreek! The complex is privately owned which is great because they offer flexible lease options. The complex is large enough though that they employ a full time maintenance staff. The few times we needed maintenance the staff responded quickly and efficiently. The property itself is beautifully landscaped and manicured. There are 4 on-site laundry facilities, 2 pools, and a jacuzzi. You get 1 assigned carport and can park 1 more vehicle inside the complex parking lot. Most of the time (90%) parking was not an issue. The apartment we lived in was the 2 bedroom, 2 bathroom floor plan - the largest square footage they offer, 1040 square feet. The floor plan itself is the best, very open and spacious. Go check one out for yourself - you'll agree that the floor plan is awesome. The only "negatives" are really only personal preferences: - There is no central air/heat, although the apartments all have air conditioners and wall heaters. - Not having washer/dryer inside the apartment was a pain - especially when we lived upstairs and had 2 young children making it hard to do laundry more than once a week. But in the upside, we could wash several loads at once in the laundry rooms. Over all I recommend PineCreek. Best of luck with your home search! read more

I've lived here for exactly 8 years. I'm finally moving out of my 2 bedroom apartment because I just can't afford/justify paying for a 2 bedroom when I'm the only one living there. Its been a great 8 years... hey don't get me wrong... this apartment complex has its normal little annoyances but over all you are definitely going to find that its the best price for the value and quality. One of the most annoying things about living here has been (believe it or not) the parking! Argh! the parking over the years has definitely gotten better (especially now since I don't need to share a carport with anyone) but there can still be times when you wonder why after circling 5 times you still can't find parking. It still beats a lot of places I have researched where the parking might be ok but theft in carports (and even garages with locks!) are rampant. Guest parking is even more of a nightmare.. i've had get-togethers and parties where my guests have actually gone home after not being able to finding street/guest parking. It can be bad during certain times but overall the parking is ok. The pros obviously outweigh the cons as I have lived here for 8 years. One of the biggest pros has been low rent and a month to month rental option. I recently found out that the owners of this apartment complex are actually more interested in keeping the complex at full capacity than collecting high rent prices (even though they really could because they are seriously under market price!). I definitely appreciate that! Finally, as I said I've lived at this apartment complex for 8 years but in searching for a 1 bedroom apartment and being so discouraged by it all I've decided that staying at Pinecreek is the best option. I just received notice that a 1 bedroom is available... YAH! Seriously even though I won't be getting a discount upon moving out of my old place (I've been paying about 100 bucks under the current rate they charge because I've lived here so long) the new 1 bedroom apartment is still cheaper in comparison to other places I could move to. We have lived where we are for 8 years this month. We have watched our daughter learn to walk/talk and go to elementary school here. We have been very happy with our little "home"- love the location, the mature landscape, the attention to detail to make everything just nice. On Monday the landlord gave me a 60 day to vacate notice! When I called to ask why, she gave no reason! We are GOOD tenants! Always pay rent on time, we do not host loud parties, we take care of our little home...I pleaded with her and even offered MORE rent money so we could stay! She was very cold and said that tenants don't give her a reason, so she didn't have to either. Month to month has it's pros and cons. Up until this moment I would have suggested this place to anyone...not now. I am not working so there is NO WAY we are going to find an affordable place such as this in less than 2 months! Lived here for two years and couldn't wait to move out! Only stayed that long because of the cheap rent. The office staff is horrible, rude, and are not concerned with helping, but more concerned on being B****es to all of their tenants. They try to steal your money by making continual "mistakes" whenever it comes to your lease move-in and move-out documents. The grounds used to be fairly nice, but they do not upkeep the creeks, and have decided to fill in many of them with dirt. There are always gross ducks that own the pools during the spring & summer, with duck poop everywhere. Parking is a joke, with too many cars inside the gate, and not enough outside the gate in that neighborhood. The cops are constantly at the complex for some reason or another. The best thing about this place is the rent, but it's totally worth it to pay more just to live somewhere else! read more

I really enjoyed living at Pinecreek because of how well the place was kept and the great location. Close to the beach, the Oc Fairgrounds and freeways. Rent at Pinecreek was the most reasonable, that I found in Orange County. I have been living at Pine Creek Apartments for many years now. I have aged with the complex, but I must say the owner really puts a lot of money back into this property. I have always been proud to live here. The landscaping is really nice and they have 2 nice swimming pools. Any time my apartment has required any maintenance, it is usually performed the day I call or the day after if a contractor needs to be scheduled. They encourage calling for maintenance because they want to keep the property up and keep it attractive. The front office staff has always been very accommodating to me, and having been a long time resident, they have always tried to keep my rent the same, and when it is increased I have always found the increase reasonable. I have never moved because Pine Creek is centrally located and a great value. Shop around yourself and see. I wrote this because I think highly of the owner who I have never met, and because I like the people in the front office and think they do a very good job.
