    Wonderful property, Terrible security - lots of theft, see below. We have been living here for 3 years. Great location, great management, but lots of breaking and package theft. Five stars on everything EXCEPT SECURITY which is non-existent. No cameras and easy to tailgate into property. No Amazon secured boxes or ability to receive deliveries. Management is no longer onsite and now at adjacent property post COVID. We have recently had packages stolen from our front door and are not alone in this area. We reached out via Next door and after 6500+ views neighbors shared stories about recent garage break ins, car break ins, and many package thefts all at Baypointe. We submitted video to property management and we're told to file a police report which we did. They really are not prepared to address this aspect of property management. Police report response (active investigation pending) suggested apartments do the bare minimum. I think we are better than that. A good first step would be to install 4k cameras for all cars/license plates at entry and exit and throughout the property. We would need a service that would also actively monitor these cameras. We hope that approaching nearly $150,000 in rent commitments would subsidize some added security. With 300 units, rent adds up very quickly. We would like to say in all fairness, they do a fantastic job in all other areas including preventative maintenance. The location is like a resort, and recent feelings of anxiety from poor security is unfortunate We don't pay bare minimum in rent, that much I'm certain. This community needs a solution, and Irvine Company has enough talent and resources to solve this problem.

    Giving 5 starts after living here for 14 months. My neighbours are nice and friendly that is the most important point I have to rate here 5 stars. They are very quiet people. Only one times my downstairs neighbour keep playing music and singing at 3 am woke me up... Gym and pool are nice. A trail can access behind the back community. I feel safe walking around here at night. There is a park cross the street

    We are inconvenienced by repairs and testing on almost a weekly basis, which appears to be simply for the sake of a write off to compensate for the sales of the dense urban sprawl in which Irvine Company profits. In order to create more write offs they pulled out beautiful cabbage roses and replaced them with birds of paradise - the junkyard dog of the botanical world. They also repainted the leasing office the most hideous shade of orange which we fear will happen to our building. The person who came up with this desert wasteland theme (on the back bay of the ocean!) should be fired. There is real work needed in the apartment units but it never really happens. We have termites everywhere and dry rot to the point of being worrisome. The carpet is so cheap that it looks used when it is brand new. The mirrors in the bathroom are corroded (at move in) and the walkways on the upper floor are lifting even after having just been refinished. There are a small handful of apartments which have been remodeled but too few to be able to switch units. I don't know if the termites and dry rot are removed during the remodeling but I suspect not. The resistance to replacing anything is understandable until you have made multiple requests for the same issue and maintenance tries one repair after another. The on-site staff is very professional and courteous but we see them as victims of IAC as well as the tenants. They have all of the responsibility of dealing with the grief of tenants without any real authority to make meaningful changes.

    You will never find a more friendly and courteous help from the management here at Baypointe Apartments, Victoria is the most helpful and caring person you will ever have the pleasure talking to, wile giving you awesome updates and helpful information in these crazy times, for this reasons this place is my forever home.

The property itself is absolutely stunning -- beautifully maintained, peaceful, and designed in a way that truly feels like a resort. From the pools to the walking paths, everything has that "Waldorf-style" atmosphere that makes you exhale the moment you step outside. What really sets this place apart, though, is the people. The residents here have been incredibly warm and friendly -- it's the kind of community where people smile, say hello, and actually make you feel welcome right away. And the staff? Truly exceptional. I have to start with the café team -- MJ, Jesse, Anna, and now Jordan. From day one, they've made us feel at home, almost like family. They go above and beyond in a way that's rare to find, and it doesn't go unnoticed. And a special note about Anna... I may have to retire from making my own soups, because hers are honestly some of the best I've ever had. You can tell there's real care and talent behind everything they serve. The head chef deserves major credit as well -- even though I haven't had the chance to meet him yet, the quality speaks for itself. The maintenance staff has also been outstanding -- professional, polite, and incredibly responsive. Saeed helped us recently, and it was honestly one of the best maintenance experiences we've ever had. Concierge Chuck is another standout -- always helpful, friendly, and on top of everything. We're also really looking forward to more of the community events, which already seem thoughtfully done and a great way to bring people together. I had to come back and add that the security team and the front gate crew are outstanding! Well, now I have to come back and add that the people in guest services are fantastic! I want to mention Mark and Pedro and hope the Irvine company knows what an amazing staff you put together! So far, living here has exceeded our expectations in every way.     I really wanted to love living at Villas Fashion Island. The location is exceptional and the…read moregrounds are beautiful, but after living here for the past 10 months, my experience has been overshadowed by a series of frustrations. Between hearing my upstairs neighbors raise their blinds every morning around 6:00 a.m., ceilings that creak with nearly every footstep above me, submitting five formal noise complaints, repeated package delivery issues, and even being awakened at 7:40 a.m. on a Sunday by maintenance using a leaf blower outside my bedroom window, peace of mind has been difficult to find. If a quiet home and responsive management are important to you, especially if you're considering a downstairs apartment, I would encourage you to think carefully before signing a lease. The location is exceptional, the grounds are beautifully maintained, and the landscaping is one of the community's strongest features. Being close to Fashion Island, the Back Bay, and Newport Beach is hard to beat. Unfortunately, my experience inside the apartment has not matched the beauty of the property. The biggest issue has been noise. During my tenancy, I have submitted five formal complaints regarding excessive noise from my upstairs neighbors. There were periods of loud stomping, banging, slamming, and other disturbances that significantly affected my ability to enjoy my home. However, I also learned that some of the noise wasn't necessarily the fault of the neighbors. It appeared to be the result of the building's construction and sound insulation. Nearly every morning around 6:00 a.m., I could hear my upstairs neighbors raising their window blinds, walking across their floor, opening and closing their front door, and my ceilings would creak with their normal footsteps. It became apparent that ordinary daily living transfers very easily between floors. My upstairs neighbors recently moved out, and I was hopeful I would finally have some peace. However, the following Sunday I was awakened at approximately 7:40 a.m. by maintenance using a leaf blower immediately outside my bedroom window. Package handling has also been frustrating. I have had packages stolen from my front door, and on four separate occasions deliveries handled through the community's parcel room service were misplaced, leaving me searching for them for days or even weeks before they were eventually located. Another interaction left a poor impression. While walking my dog, a member of the Residential Services staff approached me and accused me of not picking up after him, stating that she had me on camera. I knew I had cleaned up after my dog, and after the conversation there was no apology or acknowledgment that she may have been mistaken. It was an uncomfortable interaction that could have been handled much differently. One thing that also stood out to me was a community-wide notice regarding the leash policy. I always keep my own dog on a leash and support reasonable community rules. However, I was uncomfortable with management encouraging residents to photograph and video their neighbors and submit those images to the leasing office for enforcement. Personally, I would rather live in a community where neighbors interact respectfully with one another than one where residents are encouraged to police each other. During my 10 months here, I have never had a negative interaction with another dog owner, including those whose dogs were occasionally off leash. In contrast, it has sometimes felt like there are residents who are eager to report any perceived infraction, creating an atmosphere that is less neighborly than I had hoped for. The leasing office staff I have interacted with have generally been courteous and professional, and my review is not directed at every employee. Rather, it reflects my overall experience living in the community. I still have five months remaining on my lease, so this review reflects my experience to date. Villas Fashion Island is a beautiful community in an outstanding location, and I truly wanted to love living here. Unfortunately, the combination of significant sound transmission, recurring package issues, and several negative resident-service experiences has outweighed the many positives. If I were choosing a home in this community again, I would only consider a top-floor apartment.
