I needed maintenance work done on my home, both yesterday and today. Hector was the technician assigned both days. He was absolutely AMAZING!! He was so knowledgeable, knowing immediately what needed to be done. He handled it efficiently, leaving everything in working order, with the area spotless. I used to live here at apt 1839 for a few. Months before breaking my lease and this due for many reasons, fist one all when in lease this place I didn't not get a single phone call nor email from staff until 1 hour before the day of moving which I found out when I was already inside the property with movers and just there found out they don't have an actual leasing office on the premises which was weird, so I had to drive to another property to get my keys while my workers are wising and charging me by hour!! Then when I get a keys I was supposed with the quality of the unit, dishwasher was rusty,air vents where rusty and old, paint was only touched up with similar color not the same color. Also you could see per and human hair throughout the walls.i submitted everything via move in sheets. I also mentioned on the paper to send some to double check which was ignored from the office. Other issues that I had to break my lease was because this is a very old building and they didn't take care of it, walls and floors are super thin and you can hear everything your neighbors doing, including when they take shower or doing laundry or even going to bathroom, Not mentioning all over property is cover with parking and people alarms go off middle of the night because of the wild life around the property. Also if you like cockroaches you more than welcome to walk through the property and they are everywhere inside and out. They are usually very large and I believe this property lake of management. In addition most of your neighbors doing Airbnb or workikg from their garages and they don't care about it, even though it's forbidden by Irvine company. When I moved out they charged my $350 plus for the paint and I was only here for 6 months. And $190 for a 1 bed cleaning, home was almost spotless when I left! I reached out to the office and they send me a paper from somewhere for $220 showing me apartments was painted before I move in which is not true because my movie in sheets show's otherwise. So save yourself and check out other Newport Beach properties, this one definitely need new management. read more

I would like to commend Hector for his consistently excellent service; he is efficient, highly skilled, and always maintains a positive and professional demeanor. The entire maintenance team is equally professional and kind. However, I am disappointed that the leasing office is no longer located on-site. Having to travel to Newport North for inquiries is inconvenient, particularly because it is often difficult to reach the office by phone. Given the premium rent prices at this community, I believe residents deserve better accessibility and a more responsive management presence on-site. read more

Wonderful property, Terrible security - lots of theft, see below. We have been living here for 3 years. Great location, great management, but lots of breaking and package theft. Five stars on everything EXCEPT SECURITY which is non-existent. No cameras and easy to tailgate into property. No Amazon secured boxes or ability to receive deliveries. Management is no longer onsite and now at adjacent property post COVID. We have recently had packages stolen from our front door and are not alone in this area. We reached out via Next door and after 6500+ views neighbors shared stories about recent garage break ins, car break ins, and many package thefts all at Baypointe. We submitted video to property management and we're told to file a police report which we did. They really are not prepared to address this aspect of property management. Police report response (active investigation pending) suggested apartments do the bare minimum. I think we are better than that. A good first step would be to install 4k cameras for all cars/license plates at entry and exit and throughout the property. We would need a service that would also actively monitor these cameras. We hope that approaching nearly $150,000 in rent commitments would subsidize some added security. With 300 units, rent adds up very quickly. We would like to say in all fairness, they do a fantastic job in all other areas including preventative maintenance. The location is like a resort, and recent feelings of anxiety from poor security is unfortunate We don't pay bare minimum in rent, that much I'm certain. This community needs a solution, and Irvine Company has enough talent and resources to solve this problem. read more

We are inconvenienced by repairs and testing on almost a weekly basis, which appears to be simply for the sake of a write off to compensate for the sales of the dense urban sprawl in which Irvine Company profits. In order to create more write offs they pulled out beautiful cabbage roses and replaced them with birds of paradise - the junkyard dog of the botanical world. They also repainted the leasing office the most hideous shade of orange which we fear will happen to our building. The person who came up with this desert wasteland theme (on the back bay of the ocean!) should be fired. There is real work needed in the apartment units but it never really happens. We have termites everywhere and dry rot to the point of being worrisome. The carpet is so cheap that it looks used when it is brand new. The mirrors in the bathroom are corroded (at move in) and the walkways on the upper floor are lifting even after having just been refinished. There are a small handful of apartments which have been remodeled but too few to be able to switch units. I don't know if the termites and dry rot are removed during the remodeling but I suspect not. The resistance to replacing anything is understandable until you have made multiple requests for the same issue and maintenance tries one repair after another. The on-site staff is very professional and courteous but we see them as victims of IAC as well as the tenants. They have all of the responsibility of dealing with the grief of tenants without any real authority to make meaningful changes. read more

I have numerous complaints about Mold over the last 5 years of living here. i have been told it was mildew and the maintenance supervisor said to just wipe it off. They would just paint over it . I finally got my own Home Depot kit and found a bunch of different colors of mold spores which then I took it to the manager of the complex because I have been and out of urgent cares and the hospital when I can't get any air and can't breathe and a sinus infection that won't heal a for over a year and a half. I sent many maintenance request telling them to change my air filters or there was an issue somewhere in my apartment, but they just continued to tell me there was nothing wrong. They then did send out a water damage team after I told him I was hiring my own mold inspector. Of course they found that they had to knock down both bathroom walls and entire heating water closet cabinet that was completely infected with mold and water damage and my HVAC unit that have three different types of mold in it that I have been breathing in and out for many years. I am now currently very sick have breathing issues sinus issues. Anything that's attached to Mold I have it and I'm going through massive doctors appointments in and out of hospitals. All they're doing is putting me out of my apartment while they remedy the situation . they initially said it would be 3 to 4 weeks. It's now been 2 1/2 months. I've gone through Thanksgiving Christmas and now New Year's Eve living in a hotel room, which is not comparable to my two bedroom two bath apartment with the garage at all. On top of it all they will not give me any compensation of what they have promised me of $250 a day until they complete their project so now I have a very large credit card bill that I'm getting charged 29% interest on and they will not let me back in my apartment unless I sign a settlement agreement that I won't sue them. In the meantime, I have to go to a pulmonologist use asthma inhalers to actually breathe and my life has been completely turned upside down over this past year and a half with extreme medical issues . Irvine company does not care. They don't try to help they keep putting me off my entire contents of my apartment is infected with mold spores and they won't give any information to my insurance company at all for me to get any compensation so my insurance company is denied my claim. Beware of the Irvine company do not rent from them. I am stuck and they're doing everything to try to make my life a living hell while I live in a hotel room trying to get healthy. read more

Our favorite thing about living here is we get treats once a month on Sunday like ice cream, churro, candy apple, nachos and a free painting kit every time! Guess they're included in our expensive rent. They increase more than 5% every renewal. What we don't like is the bushes get mushrooms when it rains, they're not getting rid of the mushrooms so watch out if you have a dog. And the grass don't survive in some areas for some reason. read more

Given the price point, I don't recommend living here, if you like this location a lot, you are probably better off with Newport North. There is countless construction and it doesn't seem to end. Painting, remodeling units, porch replacements, roof work, fiber installation, doesn't end. Worst part is they often forget to give notices and you will find workers up near your door or banging on your roof. Or worse, workers peaking into your bathroom window to see you peeing (I wish I were making this up). You do have to hound the leasing office (which is not onsite, it's at Newport North to get anything done most of the time unfortunately. The maintenance also comes but does repairs that don't seem to last and you have to call again. Residents are nice for the most part except people who don't clean up their dogs and people who act like they own the pool. The pool is nice, the gym is okay. I give it a 2.5 because the price point is just too high for what you get here. I wanted to give it higher, but the place went downhill once COVID struck. read more

I enjoyed living there Cons: the Irvine company will charge the hell out of you with BS charges at move out. Rent responsibility!!! I had to pay between the time I didnt live there and someone else was moving in. While they were prepping the unit. Then to cancel my lease early they present you 2 options. A 2 month cancellation fee or gamble, and carry the lease until someone rents it. There is a list of other minor made up fees they charge you. And I had to pay pet rent for my 2 month cancellation. My pets dont live there yet I'm charged. My advise if you don't mind the outrageous fees it's a nice community. Otherwise live somewhere else. read more

The maintenance staff are friendly, take pride in their work, provide quality service, and are very efficient. Any issue we ever had has been dealt with immediately by the office and maintenance staff. The pool area and other amenities are well maintained and super clean. We have been here three years and have zero complaints about Baypointe. The community outside the complex is wonderful with nature at your doorstep and the convenience of nearby amenities. If you want apartment living in Newport Beach I highly recommend Baypointe. *always wheelchair friendly area. Any need you have the staff will do their best to accommodate. My daughter who is a full time wheelchair user can access the community and the apartment very well. Maintenance even offered to take out her trash is she ever needs them to. Not worth the rent. 1/2 star for security and 1/2 star for the people who don't pick up their dogs sh*t. Who would've thought theft is common in this nice complex! Our building has packages stolen many times, a few break ins, cops in the complex around Christmas, new years, and had an arrest shortly after... front gate is useless, it doesn't close after each car, anyone can come in. There's no camera in the community, none by the entrance/exit, mailbox. People don't pick up their dogs sh*t, make sure you bring flashlight when you take your dogs out at night or you might step on some random sh*t bad dog owners didn't pick up. If I didn't have a bag I'd go grab one and come back to pick it up, that's what responsible dog owners do. I gotta say, I've had zero issues here at Baypointe. I was hesitant of renting an Irvine Company property, just cause of bad things I've heard over the years, but this place has been just about perfect. Front office, maintenance, and the residents have all been awesome. The type of people who live here have all been pleasant. My only complaint is the gym sucks. It's just too small and there's limited equipment. Other than that, the community is pretty clean, noise levels are low, parking isn't bad, and the easy access to the trail has been great. I rented a two bedroom apartment from Baypointe and left very displeased. I will never rent or lease anything from the Irvine Company again. Parking in the same place will even cause you trouble from the office. Picky snobby residents are catered too even when there complaints are obviously ridiculous. Common sense escapes the office personal. However if you have one car and are in the habit of never storing anything in a garage this place may work well for you. I would strongly urge you to also be comfortable staying in your apartment with your windows closed and your car out out of sight. The slightest thing is always made into more of an issue because the whole place runs like a Soap Opera. read more

We just finished touring this place and I have to say, the customers service here is truly remarkable. It makes this place stand out. My husband and I have looked at a lot of places by the Irvine Company, and we really liked this one's location and friendly community vibes. I love where I live! This is a hidden gem of a community. I love it so much that I hesitate to share about it. But honor to whom honor is due and that is the staff here, Brenda, Chris and Will. These guys as well as all the friendly and prompt maintenance. Thank you! The location is a dream, right by the Backbay. The community is the most well kept of all the Irvine Company properties and I've lived at Cypress Village and Quail Hill, but great properties too but Baypointe sets the curb. Great friendly neighbors. Fun events. Security is also excellent. I jave accidentally left my window open in my vehicle several times and nothing was stolen. I am gitty when I think about the overall service I get from the staff and maintenance. They just fenovated the pool area, they replced all the exterior trim, inspected and maintained all the NFPA full 13 auto fire alarm systems and regularly maintain the HVAC mechanical in all the units. There are many friendly communities out there, but this one is a community of friends. I've been here a year now and I just renewed my lease. Great value. This staff here deserves a raise Donald Bren...or at least a bonus or a special recognition. read more

Good place extremely neat and well maintained. Pluses: grounds are near perfect, direct access to Newport Back Bay, modern up to date apartments, pet friendly (fur real), nice residents for the most part. Management is great especially with the addition of Nina. Minuses: parking can me a bother- some residents have stacked their garage full of stuff and use 2-3 spots making it tough to find one in evenings. The pool area is noisy especially in the summer - that is to be expected buy sometimes it is out of hand AVOID A Poolside apartment here. It's little kids all day and then "bigger" kids into the evening trying to relive their college fraternity days. I am not exaggerating on this. All in all I think it's a good spot The Irvine Company gives you exactly what you would expect they are very, very consistent. If they had the apartment layout we wanted we would have probably stayed. Nina is awesome! read more

We've lived in this complex for a very short period of time and we are continually being wowed by the maintenance and management. For instance, it is super hot this week and my ac went out as I was about to go pick up the dog from the veterinary hospital. I called and they had fixed everything by the time we returned. This morning we had two issues and they came immediately, fixed everything in a short time and were mindful of our recovering dog. I never have to ask twice when something is needed in my home the maintenance team is amazing and very professional. How does one go from a 5 star rateing to a singr, lowley #1?... Gather around the camp fire, sit a spell while and I tell you of the dreaded, notorious, scary management change!!!!! ahhhhhh! We have lived at Baypointe for over 12 been and have very happy until today, yes, that's right, one person can spoil 12 years of building a relationship, mutual respect and acting like adults rather than a vindictive parent teaching a child a lesson. Dan Newcomb is the new property manager for Baypointe NPB. Our first interaction with Dan was bad and it keeps getting worse. We bought a house to remove ourselves from high rents that finally priced us out of living there. The Irvine Company was gracious about our leaving and let us leave without cleaning the apartment. I kept Dan in the loop as to where we were during the home purchase so he can lease it as soon as possible and refurbish the apartment that has not been upgraded for 12 years. I sat down with Dan to clarify our responsibility of leaving and the condition of the home when we leave. This where it gets a little tricky. (1) I was told we would have to pay a $120 fee for urine stains to be removed from the concrete slab. Obviously his X-Ray vision allowed him to see right through our dilapidated carpet and see the stains our weak bladder beast have created. Why lift up a carpet and identify stains when you are blessed with the magical powers like the Wizard of OZ. All knowing and all seeing. When a tenant has been there for 12 years, and the carpet was not new when we moved in, prior tenant had a dog too. It would be standard procedure to remove the carpet underlay and resurface the concrete before putting new carpet down after at least 15 years? But charge the Tenant for doing this instead! (2) This morning Dan called looking for the keys, gate openers, gate keys and garage openers. He should have read his email from this the wee early morning I sent him of the location of said items. I told Dan they are in an envelope, which he provided, sitting on a printer I left behind as trash. Trash is a chargeable offense, says he, and I say, Dan, you told us we do not have to clean the place, just leave it because it is being fully refurbished. He says, now get this, Trash is not cleaning! if you leave papers, dog toys, photos of people we don't remember, boxes, lots of plastic bottles (recycle) can food I should have never bought in the first place, old milk, ewww, and other crap that we would have thrown away if we were not told not to clean! (3) Dan, "says I" My wife is at the building visiting a friend and will "Clean" out the rubbish... Nope..Too late, the construction crew is asses and elbows, deep into restoring and resurrecting the apartment to a new state of glory! My wife pulls up and no construction crew. She was NOT blocked from entering the apartment. Elvira and Hector were picking up things from the corners. I said "What are you doing?" Dan told Robert it was Ok to leave a few things behind. Then Elvira said the contractors will be here tomorrow. We will be charged a clean up fee from the contractors. Which was not true according to several of our good neighbors. I then told her I can call our movers, at $20 per hour EACH to remove EVERTNING IN AN HOUR. She said it's too late because no one can be there after midnight. Our movers asked us several times, would you like us to take these things (neatly stacked in the corners of each room. We said no because the Manager told my husband we didn't need to do that. There were a lot of nice thing left behind. Our movers took some things for themselves. Elvira or Hector had already put things aside in a bag. I picked up the hose that was inside, removed a nice nice recycling stand and a few things from the kitchen draws. Hector asked me if I wanted to keep the recycles, I said no. He followed me downstairs and offered me help to load a moving dolly & things in the back of my car, which he did. Elvira then told the premise, our lease ended yesterday' by two massive, threatening MIB's (Men in Black), not really, just the maintenance department, definitely not massive, but delivering their orders from the compound. NO ENTERING! YOU ARE NOW TRESPASSING AND WILL BE SHOT AFTER THE ATTACK DOGS HAVE THEIR WAY! I have been very happy living there, enjoyed most of the staff, but while Dan Newcomb has taken charge of Baypointe, my wife, who is disabled yet was still going to try and remove the debris, and very ill, and I have been miserable, discontent and confussed. read more

I just renewed my lease here at Baypointe, and I could not be any happier. From upper management, to the after-hours maintenance person, the customer service has been excellent. During our recent lease renewal, we actually leased a larger model, and the staff in the leasing office literally alerted us as soon as the apartment we wanted became available. They worked with our time frame, and help us get started with approved tenant upgrades (we put hardwood in our last place, so to the lucky next tenant; you are welcome!), and we will certainly out wood in the next one as well. Long story short, we love it here, the staff literally knows most of the tenants by name, and you couldn't ask for a better spot with some of the most beautiful sunsets...
