Upon final inspection the guy from the office was surprised to see the 3+ year old carpet still in my unit. I was just as surprised when I received a $1400 bill to replace it, knowing it wasn't in great condition upon move in. The unit was not clean when I moved in. There was even a bag of random things left on the counter from the previous tenant. It damn sure was clean when I left, although they think I owe them $145 cleaning fee. Maintenance didn't respond to calls. I lived with exposed wires from a FAULTY fire alarm in my main bedroom for a full year without them addressing it, even though they said they would have it fixed a few weeks after moving in. The hot water heater sounded like a rock tumbler and often took a long time for the water to get hot. It was reported and I was "put on a list" for those who also complained about their faulty water heaters. (This apparently was common) as maintenance told me I was 1 of 9 and until it completely goes out, they wouldn't do anything. I could literally go on, but if you made it this far, save yourself the headache. On top of all of this, they upped the rent for a terrible paint job on the exterior of the buildings. Honestly, not worth the money.

    I am a current homeowner at Shadow Ridge Condominiums sharing my documented experience so…read moreprospective and current homeowners understand what can occur when an account becomes delinquent. To be transparent, I fell behind on monthly assessments beginning in November 2025 and take responsibility for that. My concern is how quickly the balance escalated into a lien, accelerated assessments, substantial legal fees, and civil litigation. At the end of Oct. 2025, my account had a $14 credit. After the November assessment, $192 remained unpaid, and I paid $250 on Dec. 5. On Jan. 27, 2026, I received a ledger showing $435 past due. On Feb. 20, a Notice of Intent to Lien was prepared for $701.71. On March 2, a lien was recorded against my property for $928.76, plus continuing assessments, late fees and a $250 lien cost. USPS attempted certified-mail delivery of the lien notice March 9 and March 23, with notices left at my residence. I did not retrieve those letters and did not learn through those attempts that a lien had already been recorded. On April 6, Association counsel prepared a demand reflecting $3,830.39. Certified-mail delivery attempts were also made April 10 and 15. On April 16 and 20, I issued payments totaling $1,420. I contacted the Association's accountant myself, acknowledged the missed payments and requested an updated statement. After my inquiries, I received the updated ledger and demand letter April 28. On April 29, Association counsel provided me with the Notice of Intent to Lien and recorded lien. This is how I learned that a lien had already been recorded against my property. On April 30, I requested an Advisory Opinion from the Utah HOA Ombudsman. On July 17, the Ombudsman concluded that the Association did not violate Utah law in imposing the lien and that certified mail was a reasonable notice method. I include this because I want my review to reflect the complete outcome. I continued making payments while disputing certain fees and seeking clarification. Association records later reflected legal fees of $540, $2,295 and an additional $6,345. The July 28 statement showed $11,186.47 claimed due, plus the upcoming August assessment. I requested an itemization to understand the attorney fees. The billing information provided included attorney time for reviewing/responding to homeowner correspondence and communications involving the Association's accountant, as well as substantial attorney time associated with the Association's response to my Ombudsman request. Some portions of the billing descriptions provided to me were redacted. This concerned me because some underlying communications involved questions I initially directed to the Association's accountant regarding my account and requests for information or clarification. I continue to dispute certain attorney fees. I also requested an opportunity to address my disputed account with the Board. On Aug. 28, Association counsel responded that I was not entitled to the general hearing requested and directed communications regarding my account through counsel. The same letter notified me that the Association has filed a civil action against me in Third District Court, Salt Lake County, seeking amounts it claims are owed, interest, collection costs and attorney fees. I am not claiming I never owed assessments. I did, and I take responsibility for falling behind. I am sharing what I experienced afterward. If considering purchasing here, carefully review the governing documents and collection procedures. Understand how delinquent assessments, liens, acceleration, payment application, collection costs and attorney fees are handled. Also understand that once an account involves legal counsel, communications concerning the account may involve counsel and potentially result in additional legal charges being assessed. Monitor regular and certified mail closely and maintain your own payment and correspondence records. This review reflects my personal experience and retained documentation. The matter remains in ongoing civil litigation.

    I moved in to Lofts at 7800 in March 2024 to be close to my work. I have been nothing but…read morepatient...and beyond. And now I realize how little they care for their tenants. I was SO very excited to move in initially. As soon as I moved in, I battled with ants for several weeks not to mention the insane amount of insects. I have never experienced anything like this before. Every place I have lived in they were super wonderful about taking care of their tenants...including insects. I will say that the maintenance team are great here; however, when I moved in my sink was backing up and they fixed it...so I thought it was fixed, but then AGAIN after three months I am still dealing with the same issue. I have spent so munch money with the cleaning service...as every time the maintenance come through I have to have my home cleaned to get all the stance out from under the sink baking up into the apartment.. On top of that I have had a leakage under my sink which leaked everywhere on the kitchen which caused my floor to warp. I asked when that would be fixed and I was told by the leasing office...that Maintenance had other priorities. WOW! How would you feel if you're paying $1800 a moth? I don't believe I'm being unreasonable. I have complained again about the insects...I was told that they didn't get any complaints from other tenants...so therefore I don't matter. No resolution was offered to me...instead I was treated like a pest. I take pride in my place and take care of it like it's my own home, but when I am paying their mortgage I would expect them to take care of me and my place. Is that so much to ask? I am still dealing with flying insects...it's hovering over my desk, bed, bathroom. I even had a couple that flew into my nostril. This is where the buck stops and why I am writing out of frustration. Unfortunately I am locked in with the lease.

    Springs of Country Woods is an apartment complex in disrepair. You can tell that when it was new it…read morewas really nice with a lot of really great amenities. But now, it's been about 10 to 15 years and it's a little outdated. That's not to say it's a bad property, but it hasn't been kept up so a lot of the amenities aren't even usable and potentially unsafe. We've only lived here a month and already we notice little things here and there are broken. You report them and nobody cares, they don't get fixed. The people who work here don't give you the impression that they care. They seem to care more about their eyelashes and nails than helping you recover a package or fix things that are broken. It was all minor inconveniences but last night was definitely a wake up call. Last night, our neighbor's dryer caught on fire. My boyfriend who is a former firefighter contained the fire before the city firefighters showed up. This morning we're told that we're going to have an inspection. I am thinking, good they're going to check our dryer and ventilation for safety but no that's not what happened at all. Instead, we had someone come over and complain about our patio. Not only is our patio not in violation of the lease but she seemed very unconcerned when I mentioned that there was dust collecting behind our dryer and that the ventilation needed to be improved. We've only lived here a month, there should be little to no dust accumulating behind our dryer. I was so distracted by the outrageous situation, I forgot to mention that our smoke detector never went off even though our apartment had filled with smoke before my boyfriend noticed anything was wrong. Again, we've only lived here a month. The smoke detector should have been recently checked since the previous tenant. Now I am concerned about my safety. How many other safety issues are there in my home? Are they really more concerned about the looks of our patio than the building catching on fire due to faulty appliances or ventilation? It's not just us that have fell victim to the patio police. My friend here who's patio is pristine with nothing but patio furniture has also had the patio police come around to complain about the occasional mountain bike that belongs to her boyfriend who visits every once in awhile. Just in case they are interested in my two cents on how to improve this property: 1. Fire your patio police. They are a waste of money and really annoying to the residents. Anyone who has any means at all will not stay here. I am personally already planning on how to pick up as much work as possible so I don't have to stay here any longer than I have to. 2. Replace your patio police with a decent maintenance force to upkeep things. Use them to fix the broken things that have been neglected over the years and especially use them to fix things that are potentially a safety concern. This will save you money two ways, help you keep your best residents and also prevent you from a dangerous fire that could take out an entire building or end up with an expensive lawsuit due to neglect. 3. Want to make a stellar improvement? Better communication between staff on regulations, lease violations, and how to improve general customer service when residents need to resolve an issue. I've only been here a month, and I can't tell you how many times I heard "that's not my job". It's like nobody here wants to work for their money.

They say they are open until 6 pm but always gone by 4:30, takes weeks if at all to get a call back or email. When we terminate a lease they refuse to provide a checklist of what you need to do. The apartments are nice but management is causing the place to go downhill fast. Cornerstone that owns the apartments is aware and acknowledges the issues with poor management but has done nothing about it to fix the situation.

The area of the apartment was fun if the apartment can manage the parking lots. All of the other things we have dealt with completely don't make the small enjoyable things enjoyable. If you have any issues or want to talk to management, good luck. They are the absolute worst at responding to emails, takes weeks and constant emails saying "did you get my last email?" There hours are beyond confusing no one understands truly when they close. When you try to talk with them they simply do not care about your situation. The sad thing about it is I have so many neighbors who feel the same way. We had cars broke into, our actual storage unit broke into (inside the building) - there were so many promises made that they were going to resolve and up security. Never seen any changes. I am not oblivious to crime and things happening, but how management deals with situations is so completely unprofessional and at the end of the day they care about there checks getting cashed. It's quite funny the millions of notes that get posted on everyone's door with all these rules and fines yet I still see nothing happen. Parking is a nightmare in the sense of they threaten that everyone will get towed if they don't have a permit yet cars have sat and sat and sat for months with who even knows where they come from. The inside of the buildings are dirty to me, my floor is hardly vacuumed and the stairs are disgusting. Your garbage gets picked up outside of your apartment door everyday, which is nice. But no one follows the rules and garbage sits out in the hallway for days and smells the entire place. No one cares. We truly needed to be able to stay here longer, but we literally tried every option under the sun to get the heck out because of how horrible our entire experience has been.
