I don't know what all the fuss is sometimes about but I think that this is a great place. They keeps things cleaned and maintenance is good. Staff also v friendly. Only problem is the internet and cable service your are required have as it does out 2-4 times a month. At least mine does. But that's not on Talavera ...that's on Direct TV/ The Internet provider. Would recommend to renegotiate the contract because tenants do not get good value for such a pricey service. read more

Extremely disappointed. Maybe one day we'll rent again, but we will NEVER pay our money to Wasatch Property Management after this terrible experience. Wasatch Property Management state, "We strive to provide superior customer service". I haven't witnessed or experienced "superior customer service" from Talavera or Wasatch... I've only experienced this company strive to squeeze me for everything they possibly can before I vacate. This apartment is a good find, it's a little high but affordable, the staff is friendly, maintenance responds quickly and the grounds are well kept... However, the walls/ceilings are thin and you can hear quite a bit -- we know when our neighbors pretty much move. Side note: This may be a Wasatch property problem because we also lived at San Marino and had noise problems, but it is worse here. Also, the Internet is pretty inconsistent and the modem/router is outdated, to get the speed they advertise you have to rent a modem and pay month to month. I signed a 8 month lease and for the most part loved living there. Was in a great location, had an amazing staff and large accommodations for a one bed one bath. During the winter, my water heater started spewing water and blew out the pilot light, both needed to be replaced, the maintenance crew responded quickly, and the general manager was on the phone and offered my his suite to stay in till it was fixed. Zach at the front desk was always able to answer my questions and provide great help. My only real complaint is in regards to a mandatory media package I was forced into that I didn't even use, Internet was slower but not horrible and the required 60 day notice or increased fees for month to month. Having moved from California, these were unheard of impositions. read more

We have been very happy here for 8 mos so far. We chose to spend a little extra after reading overwhelmingly positive reviews on the complex, and now can add another. It was totally worth it. The place looked nearly brand new when we moved in, beautiful modern layout and furnishings and in very good condition. The 2-bedroom is plenty of space for 2 people, luxurious master bath, balcony, and open kitchen. LOVE in-unit laundry. There's a mandatory $85/month fee for cable and Internet which is set up and ready to go, your own secured network. You can also rent a detached one-car garage for $100/month. We use the gym all the time, which is well-equipped, kept up nicely, and there are usually machines available even on weekday evenings. Beyond the amenities, the staff could not be kinder or more helpful. Maintenance requests are always done next day. I have called the office with questions a fair bit from when we started looking until now, and they are very helpful. I do wish the office was open later or on Saturdays, though, it's tough when you work full time. It's quiet mostly, no vandalism or violence issues at all and I've never once heard loud music or seen a party going on. We live on the top floor and never hear neighbors through the walls, only kids and dogs outside and never at inappropriate hours. We love the area, it's not a neighborhood feel but new and really close to the highways so easy to get everywhere. They're building more and more so it will be a happening place soon. Quite a few casual restaurants and the Winco within walking distance, as well as Gardner Village and the Jordan River path (which is pretty lame though). The neighbors stomp 24/7 and never answer the door when I can't take it anymore. The water in the shower only gets hot if we turn on the heat. When we go to the office to report a problem they make it feel like it's my problem. And the mandatory "entertainment package" is bull. Slowest internet speed possible we had to set up our own service on top of the mandatory service to get usable speeds. read more

My family and I had a 10-month lease on a 2 bed/2.5 bath townhome. Pros: Aesthetically pleasing units, friendly and knowledgeable maintenance staff, well-maintained playground and pool areas, alternative lease lengths (we were building a home and didn't need to be in a lease for 12 months). The front office staff is friendly and could usually answer most questions up front. Cons: Parking is scarce if you do not have a garage and/or a covered assigned pace. We had an ant infestation in our kitchen which wasn't resolved until the front office had sent out a pest control company to lay down ant traps 3 separate times. They set traps rather than spraying, which didn't really take care of the issue. We had an incident where our 2nd floor ceiling was leaking rain through our ceiling fan in the master bedroom--onto my bed/bedding. They were able to repair the leak (which was a construction issue, not a plumbing issue) through the attic space, but offered no compensation for my ruined bedding, even after we requested it. If the front office staff could not answer a question I had up front, they were only so-so about getting a response back to me either via a return phone call or otherwise. We vacated our unit about 2.5 months early and continued to pay on our lease. The property management company's policy is to not accept an automatic withdrawal payment for the last month's rent that is owed and they require residents to write a physical check for it. Since we had vacated the apartment early, I contacted the front office on 3 separate occasions to obtain the exact amount we'd owe for our last half-month's rent (our lease was up on the 14th of the month) and on each occasion was told I would receive a call back regarding the exact payment amount as they were in the process of leasing the apartment to another renter and that would affect the amount we owed. I never heard back from the front office even after those 3 separate phone calls, the last of which was placed to the office on the 1st of the last month we had our lease for. We were sent a move out statement that was highly confusing and when I called to speak to the property manager to go over the statement for clarifications, I was told he would have to speak with their accounts manager and he would call me back. I never received a call back from him. I did receive a notice in the mail from the property management's internal collections service informing us that we owed upwards of $300 on our lease. I had to speak with a representative from the collections company to obtain an updated move-out statement, which was never sent to us by Talavera. We have settled everything now, but the confusion, hassle, and instances of being ignored by the company after repeated attempts at contact were very off-putting. Overall, this was a nice place to live, and if there are no issues, the management of the property goes very smoothly. If there are any hiccups at all, everything seems to fall apart at the seams, which is more than frustrating. read more

Pros: I have a townhome unit, and they are very clean. I almost thought that I was the first to live here because of how clean they were. The appliances are new, nice granite counter tops, black oven, fridge, dishwasher, microwave and nice cabinets (none of that ugly white crap). The move in special was nice. it was one month free rent. Three hour maintenance is nice, but I'm not sure how this would work out on a Sunday. Cons: The parking situation sucks, it's hard to park near your own front door. The walls aren't paper thin, but you can hear people walking up and down the stairs and closing drawers and cabinets, so if you have a yippy dog.... The pool is nice, but is really close to peoples units and for that reason, it closes at 10p.m. The gym is small and is lacking a thing or two, and it also closes at 11p.m. which is stupid because it's a tiny gym and some people might want to exercise without feeling crammed (max capacity is probably 5 people) . There is a strange window above the door of the townhomes, which makes it really awkward to try and walk up and down the stairs without thinking that someone could be watching you. There are two bathrooms, but they are both upstairs, it would be nice to have one downstairs. The rent is a little high for what you get. I hate cable television, yet they force you to pay for it ($60 extra a month for cable and internet) imho cable is a waste of money. Another waste of money: $300 non refundable pet fee + $35 monthly pet rent. So the $1289 rent turns into $1384 really quickly just from =having a puppy and pissing away money on directv. Overall: It's not a bad place, but it's not very efficient. I've been here two months and am already paying the $2,000 lease break fee to buy a house. read more

It is a bit pricier but you get what you pay for, everything is brand new, the area is clean and quiet and it's close to everything! One of the best apartments I've ever lived it. Although the rent for a 1bedroom is higher than most places, it's worth it. The management has been very cordial and punctual right from day one. The maintenance guys show up within 24 hours when there's a problem and will get it fixed for you. In terms of parking and safety issues, the management office has been very prompt about it and there's even a 24/7 call line that makes it easy for the residents. I wouldn't mind extending my 12 month lease to live here. It's close to work and all other amenities. read more

I have lived at Talavera at the Junction Apartments for 13 months. These apartments have been the best apartments I've ever lived in! I moved in and am moving out under some rather unique and urgent circumstances. The office staff has been incredibly helpful during the processes of moving in and moving out. Breck went out of her way to expedite my initial application, which greatly facilitated my move-in. I'm relocating for work, and Haylee has graciously assisted in making my move-out incredibly simple. The apartments are brand new; I never had to ask for maintenance requests. The floors and walls seem pretty well insulated; I never had a problem with noise. I never used the pool/hot tub, but they always looked clean and well-kept. The small gym was always clean and pleasant for early-morning workouts. I'm sad to be leaving these apartments. I have loved living here and the management staff has treated me like family. I highly recommend looking into Talavera At the Junction or any of the other Wasatch Premier Communities during one's apartment search. read more

We have loved living here, we are currently deciding whether or not to renew our lease. The location is great, the Trax being within walking distance as well as the grocery store and quick food being just minutes away. The management Is great as well! We live in a townhouse, and the walls are great! We never hear our neighbors . A few cons are: the price, it's pretty common for the area, but it's not a great deal. We also wish we had a backyard or patio area to bbq on, or put some big containers on to garden, and they also require a 60 day notice, which makes moving hard and exspensive. Also, the mandatory media package just sucks, the internet is always slow with WiFi because of soooo many people. We may move if we can find a better deal on price with some sort of outdoor space. Overall I've been pretty happy with Talavera. read more

Love the location and the townhouse living. We have lived here a year and just renewed our lease for another year. So far no issues and Jake does everything he can to make this place somewhere you want to live. Only complaint is during the summer the grass in most areas was always soaking wet which brought bugs and the dogs always got muddy. read more

Pros: The apartments are modern and updated. Cons: Parking is a nightmare. You cannot park by your own house, and you have to pay extra for a covered spot, something that has been included in every other complex I've lived in. Super thin walls and floors, so you will hear every awkward fight and make up session that happens in the apartments and townhouses. People that live here are kind of Midvale's version of the Jersey Shore - which is not a positive. They try to make it a family community, but the playground isn't cleaned and there are tons of people smoking everywhere, despite the property being nonsmoking. The office people are nice, but they don't do much to help you out when you need it. read more

Oh man, I don't like giving bad reviews, but this place has entirely too much going on that is wrong. To put it in perspective, I had a bike stolen out of my garage, and my truck stolen right in the parking stall. There are homeless and transients living just on the other side of the Jordan River I would walk upon doing drugs while walking my dogs. I did receive good customer service for the most part UNTIL I left. You have a $250 fee they utilize for cleaning and remaining utility. My townhome was left impeccably clean, no carpet stains, and had it inspected by the front office the day before I left. The manager (Emily) specifically stated, after being asked what charges I should anticipate, she stated during the inspection there would be a charge for carpet cleaning between $50 and $75. They sent me a notice for a deduction $120... because any home, regardless of how spotless, hairless, or clean they would now charge an automatic pet cleaning shampoo fee. WHAT? That is aweful! I disputed, and I wasn't going to go to litigation over $50. So I'll hit their pocket books where it matters. As for the townhome, it it severely over priced for what you get. The walls are paper thin, the garage is small, the carpet and linoleum is cheap. Watch out for these sneaky buggers. read more

My husband and I have lived at Talavera for 3 weeks and I have to say that over the last 10 years of apartment living, I have never enjoyed living somewhere so much. From the get go, the process was so easy. Wes in the office was beyond helpful! It is clean and the apartments are beautiful. The price may be a bit steep for some, but believe me when I say it's MORE than worth it. I love the media package with the direct tv and internet. The area is a prime location and is very safe. Neighbors are quiet and are friendly. We love love love Talavera!! read more

The apartments and grounds are very well maintained. When we have an issue, maintenance is very quick to resolve it. The only issue we have is being near the pool. It is difficult to have the windows open when people are being loud by the pool after hours. We call security at least a few times a week to kick people out. It would be less of an issue if we didn't have a small child trying to sleep. Would still recommend Talavera. read more
