The following is an honest, accurate account of my time at Pinehurst Townhomes. This is being provided in the hopes that it informs people of what they could potentially be getting themselves into before moving in.
I moved into Pinehurst townhomes on February 10th, 2022. When I applied, I had to put down a $100 application deposit but if I was denied, it was refundable. This was attractive to me because if I did not get approved, I could get my money back. I am often a bit reluctant to pay application fees. Who isn't?
I met Hillary and toured the townhome. It was ok. I didn't necessarily fall in love with it. The living room is small. The dining room is small. The kitchen is small. The townhome lacks adequate spaces for your shoes when entering the townhome. The townhome lacks adequate closet space. There is a small closet when you open your front door, and there is a closet on the 2nd floor hallway. Other than bedroom closets, that is all the closet space you get. Not ideal. The master bedroom is decent sized. It won't blow your skirt up, but I have seen worse. I noticed the carpet wasn't new. Hillary said that she would have it shampooed. In hindsight, that should have been a red flag.
Due to the situation I was coming from, I decided to apply anyway. It was technically an upgrade over what I currently had. There is a swimming pool on site, my own private entrance, and because of my townhome, I only had one shared wall instead of two (my townhome was on the end of the building). Having a dedicated parking space RIGHT IN FRONT OF MY DOOR was key. That is a luxury that you do not typically see.
I was initially denied due to credit. I emailed Hillary immediately and let her know that I was denied, and I asked how long would it take for a refund? Hillary was...amazing. She told me not to get my hopes down, and that she was working on getting an override. About two hours later, I was notified by email that my application denial had been overridden by "executive decision", and that I was hereby approved. In hindsight, this should have been another red flag for me. Leasing and property management companies don't usually override tenants. If they have their pick of tenants, they are going to select the best ones. Why would you override an application for a high risk customer? That is because the apartments are often vacant. I have been here two years, and I have never seen us at full capacity. The "Now Leasing" sign is always present, in front of the building on Saginaw highway. They are always running specials on the website. Again, ask yourself: If a property management company has a building that people WANT to move in and STAY in, they wouldn't offer move-in specials because they should have, in theory, their selection of tenants. Instead, Pinehurst and Monarch have a problem attracting tenants, and once they have them, they continuously raise the rent and force them out. I wish that was an exaggeration. It is not.
After moving in, I noticed that someone was starting to park in my parking spot in front of my door. It was very inconvenient because this was my spot directly in front of my door. There are carports on site, but it's very confusing. The carports are not necessarily near your door or even your apartment. The layout is a bit irregular. Transporting groceries from your carport to your townhome can be a bit taxing, and this was the initial draw of having that parking space in front of your door. So I emailed Hillary, the leasing manager and she told me that parking lot spaces are "open". We do not get dedicated parking spaces in front of our door. Anyone can park there. At the time, I was paying $1153 a month in rent and I am being told that I do not get a dedicated parking spot in front of my door. That was a bit of a bummer. I am putting it mildly, of course. For that amount of rent, we should have our own parking space.
The next issue that I noticed was maintenance. At first, maintenance was fast. Maintenance was efficient. I say that with this disclaimer: I have lived here for 24 months now, and I have had a total of 25 maintenance requests. I have attached my request history to this review. This means I have had 1 maintenance issue every month on average. Please understand that, and let that sink in. I have lived here for 24 months, and within a 24 month period. I have had to put in orders for 25 maintenance issues.
As I had mentioned before, the maintenance was very fast and efficient. The only strange thing I noticed was that I would have different maintenance workers. I asked one of the guys about this, and they told me that Pinehurst had their own dedicated maintenance person. The problem was that Monarch had made it so difficult to replace appliances, to get parts - the guy told me that Monarch took away the ability for them to order small parts. Everything had to be approved, which meant as a tenant you had to wait. Not ideal. Not for $1153 in rent. This led to bu read more
