I spoke with Melvin about a home we were drafted a lease for and had simple questions about the current conditions of the place & details drafted in the lease. When I attempted to address these questions Melvin Comstock was incredibly rude. He completely dismissed all of my questions and was extremely demeaning. I was simply asking questions for clarity before I signed a lease. Additionally, the home of interest collects a $400 NON refundable cleaning fee when it isn't even clean and ready for move in. We toured the place TWO WEEKS prior with a real estate agent who agreed with us that the place needed to be cleaned prior to move in, there was dust and crumbs and some stains on the carpet. The place did not look clean. Melvin said the place was completely acceptable and they would not clean it before we move in. It seems like they just put the previous tenants $400 non refundable cleaning fee in their pockets. In addition, the home says AVAILABLE NOW when there is a HOLE in the wall and currently missing an appliance listed as included in the property. How is a place able to list as available now when repairs need to be done? This doesn't make sense. What a joke! I would NEVER refer anyone to this company or Melvin. Please stay away from this business!!

The appraisal we were given was so poorly done and written, with…read moreso many mistakes, and inaccuracies, that our lender has suspended all future dealings with this appraisal group. The appraisal C Myer gave couldn't even make it through "underwriting" it had so many inconsistencies and questionable comps, not to mention lack of permits, on a new construction-rebuild, with additions. As already stated in the prior review, our house suffered a house fire in June of 2021. In order to do an accurate appraisal, the appraiser needed to pull permits. They estimated sq footage, they never pulled permits to get actual sq footage, and when asked to amend their appraisal after being given comps in the area, even on the same street, within 90 days, C Myer, refused to amend her appraisal. Long and short, this appraiser and group cannot be trusted to give a concise and accurate appraisal. It's why our lender will NO longer do business with them. At every turn they refuse to take responsibility for their mistakes, even when given the opportunity to correct their mistakes, they still refused. And throughout the entire process they refused to acknowledge us the homeowners as the "client" in spite of the fact that we paid the bill. We kindly requested. A Refund yesterday, since our lender cannot use their appraisal, because it's not accurate or consistent, with the market value of our area. The accounting clerk refused to acknowledge us as the client and therefore refused to give us our money back. Our lender refuses to do any future business with this group. We have no choice but to file a formal complaint with the State's Department of insurance and Financial Institutions. We've already contacted our local Ombudsman, C. O'Neil, and initiated a formal complaint. Please folks, BEWARE this appraisal group, they do subpar work, they are forbidden from acknowledging their mistakes and refuse to deliver an accurate product to their paying customers, even when given two weeks to do so, If I could give negative stars,I would. Initially I was impressed as I sent him an email on a Sunday afternoon, and he responded quickly and got the ball rolling. I had just moved to the area and needed to get some financial items in order but was ready to view homes in a couple of weeks. I pretty much knew that condos were going to be the vast majority of options in my price range and expressed that to him as well as the mortgage broker he referred me to, and I received push back about it, mostly from the latter. I was still open to condos, and luck was on my side as there was one below my price range that had been on the market for a couple of weeks. After seeing it in person, I knew I wanted to make an offer. Chris even suggested that it was over priced, which made it sweeter. I left with the expectation that he would write an offer at the terms we discussed and felt confident that it would be considered if not accepted. However, my hopes were dashed as I received a call from Chris a couple of hours later discouraging me from this property. He had been in contact with the mortgage broker and described fees and other hurdles with condos. Chris himself did not seem very sure or confident about this type of real estate in my opinion, and he should have mentioned these things WHILE we were viewing the property and not call me hours after being instructed to write an offer. After hearing his arguments, I decided not to make an offer and resumed my search with him focusing on townhouses and single-family homes. My confidence in Chris eroded from that point. For example, we went to an open house for a townhouse that reeked of cigarette smoke. He said they would have trouble selling it, but it was under contract after that weekend. Also, I made an offer on a separate townhouse, which he said was competitive. It was not accepted. This same property went back on the market, and I contacted him about it, but no new offer was made. The original offer had expired, so I don't know how I was even in the running for it the second time. Then again, I'm not a real estate agent. Finally, he showed me a property that was tens of thousands above my price range, which he said was to show me what a single-family home could buy at a higher price, but I was not willing to go that high. If that was the point, why not show me million-dollar properties? All the while, the original condo was still on the market, and I continued to express my interest to him. Although Chris might have been somewhat receptive to it, the mortgage broker shot down any hopes I had. Finally, after about another week of fruitless searches, I told Chris I wanted to make an offer on that condo. Period. Imagine my shock when literally an hour or two if not moments before I had e-signed my offer, it went under contract. I was furious and devastated. From my initial viewing to other attempts to express how much I liked that condo, it fell on deaf ears until it was too late. I was finished with Chris and his mortgage broker at this point. He tried to get me to continue with him, but fool me once . . . He even had the audacity to say that I didn't tell him I wanted the cheapest property available. That's insulting because a) finding out the needs/wants of the buyer is his job as a real estate agent, b) I had expressed my needs/wants if not explicitly then during the viewings, and c) I was very clear that I liked that condo and wanted to make an offer. Never once was my sole intention the cheapest place. If that was the case, I would have bought a tent and camped out under the 202. My mistake was not demanding that Chris make an offer or releasing him sooner as there were red flags. If something was structurally wrong with the property, I would have had the inspection to determine that. Moreover, while I can understand the arguments that condos are not as good of an investment as others, I saw the value in this property in particular. If the market tanked, I would be in much better shape with a lower payment. I found another real estate agent who helped me get into a condo, and even though I like my new home, I'm disappointed with my experience with Chris. That first condo was the perfect mix of size, price, updates, and location for me, and I feel that he and his mortgage broker were the main reasons I am not in that place today. This review is part therapy and part warning to others to do your homework when searching for an agent. Sure, listen to their concerns, but ultimately, you're buying and living in the place. There's always the inspection too. Remember - real estate agents work for you, not the other way around. I learned this lesson the hard way with Chris.

He was never pushy and encouraged me to take time to feel out houses even in the fast market we are in right now. I purchased my home brand new last year and was told, everything in the home was under warranty and would be covered by Green Street if anything was to go wrong. My home had multiple cracks on the walls, almost in every room. I called this company a few months after moving in and told them, I'd like them fixed, Tyler ( an ex employee of theirs) told me not a problem, right now they were having staffing issues, to wait it out, plus if I waited till December time frame, they would be ok with staffing and the house would of settled more and more cracks would show and they could fix them all then no problem. Well then, another issue started happening around November. I started smelling a really, really strong Mildew from my master bedroom. Now I have a 6 year old daughter at the time that slept with me in the bedroom, mildew and mold can be VERY bad for a child to inhale. I put in the work order ( I was still within the 1 year warranty) Tyler, and a few other workers came to the house, and tore a GIANT hole on my wall, thinking there was a leak coming from the shower, he checked and said everything was dry, it wasn't from the shower, but maybe a leak coming from the roof, onto the foundation and inside the wall. WOW. A BRAND NEW HOUSE with a ROOF LEAK!?!?!! They pulled out the rug, and told me they will be back THAT DAY (in few hours actually) to patch the hole, repaint, and inspect the roof. They told me the issue could be a lot worst, because now the integrity of the foundation could be in jeapordy and the amount of damage is unknown till they can inspect. Few hours go by... "Yea, Yea we're gathering a few things, we will be right there...." Now its time to put my daughter to bed, and they stop responding. Mind you, this was in DECEMBER 2019. I texted Tyler over and over again, and he tells me "Im sorry I am no longer with GreenSteet" NOW I WONDER WHY. I have sent a total of 28 emails, I have called and called and called. I have been told, "Ok we have a contractor now, he will reach out to you and get all of this fixed for you" Finally I thought, until the contractor tells me a few days later "Sorry, we cannot work with Greenstreet, but Good luck!" mmmmmhhh Ever since this, I have been told, because of COVID, we cannot help you, but promise we will, first week of May. It is now May 20th, and I am being told, sorry we just cannot and will not help you. You are on your own. I am sorry but I purchased a BRAND NEW HOME!!!!!!! With a WARRANTY THAT YOU COVERED FOR ONE FULL YEAR!!!!!! MY CLAIMS WERE MADE DURING THAT ONE YEAR, YOU HAVE LEGAL OBLIGATIONS !!!!!!!!!!!!!!!!!!!! With that being said - I see some people leaving bad reviews and I can tell anyone who doesn't work in the industry and see this day in and day out that Green Street builds an extremely well quality home. The finishes are nicely done, the homes are build with high quality building materials (doors, windows, AC systems). The Green Street team takes every customer issue to heart and the owner makes sure to find the best possible outcome of an issue arises. The apartment complex that I was in was planning to illegally evict me during the Pandemic and shortly after I got out of the hospital for Covid. I came across Mike through Zillow and am so happy that I did. I am sorry that this took so long to write. I had told Mike what was going on, and that he really had to push things. He said he could do that, and we did. I gave him a list of where I wanted to live. We looked, made some offers - actually had a few offers accepted before I pulled out during the inspection process. Mike kept at it. He even suggested some other possible areas for me, and actually listened to my needs. In today's real estate market, and yes I was involved just after it started getting crazy, Mike was amazing! He also teaches some real estate classes and knows lots of people in the industry and related industries. He is a true professional. As deadlines were approaching, he asked me if I would be willing to use some techniques that many other agents were afraid to do and I said absolutely!. We did and shortly after, I had my new home. Actually had tried twice before to buy the home! Mike was amazing. Taking calls at all times of the day and night. Getting things to the seller's agent on time even at night. He even did the inspection for me as I was ill that day. He knew the inspection company to use, a roofing company ( which I later used) and people in every other category. He even made suggestions to me after purchasing the home. I couldn't have done it without Mike and I don't know what I would have done. The real estate market whether crazy like when I bought, or someday if it gets back to normal - you want Mike working for you, no "ifs, ands or buts". This is the guy.
