I was brand new to the position and I had come into it with Kimball being put on as the property maintenance company so I didn't really know what to look for until I read our contract after about a year in the position. Upon doing so, Kimball was wasn't fulfilling their contract by: 1) not scheduling our irrigation system at all. I'd usually have to remind them to turn it on even. As a result of this, we had to replace about a third of our native grasses, shrubs, and ground cover. 2) they never checked the health of our irrigation lines. Again, they'd just turn our drip system on for the summer and that was it. The contract said they'd inspect it after every lawn mow, which was 1x weekly. As far as I could tell, that rarely, if ever, happened. 3) at first they were doing a great job of a now removal but by the end our ~2.5 year stint, they'd come out to plow our small private driveway about 2 days after a storm, which the snow would generally be melted by then. One time they even backed into our trash & recycling gate, broke it, and I had to call them about it for them to come clean. Only reason I found out was because one of the neighbors caught them in the act. On top of all the contractual troubles occurring during the first two years, I received the third year contract two months after our previous contract had expired and they tried raising our price by $100/mo. the third year. I talked to the project manager about it and we agreed that we should have a buffer year before raising the price. He sent me contract and I sent it back within the month. About 2-3 months later when I noticed I hadn't received a bill, I reached out to Kimball to find out that they had stopped servicing our property because they "did not receive a signed contract on time." This is all to say that from 2.5 years experience with them, I would avoid Kimball (and their parent company Brightview) at all costs. They did not honor their contract and because of this I constantly had to babysit them to honor their contract with us.

Now two WL weeks after the job is "done" I still have tractor tracks in my grass that weren't fix and a pile of 12' long construction material that is STILL sitting in my front garden. I have also lost the use of 3 full zones of my sprinkler system because they were completely covered even though I marked them and gave Sione a map of the head locations. I will not refer him to family or friends in the future. Sione came out and gave a bid on building two walkways and a patio out of flagstone. He gave us a quote that was below the market average and he had done work for other members of our family recently and the work was well done. After getting the first "gut check" quote from him and being instructed to go pick out a the stone we wanted it took us almost two months to get him back to give a final itemized quote. After multiple calls and texts he finally came back and did the full quote and learning it would only be about 3-4 days of work. After agreeing to the quote it took another full month before works "started". They dropped off a full size front loader/bucket tractor and left it in my side yard for a full week before beginning work. Then they tore everything out in one day, which was great, but then no work for another week and a half. Then another days worth of work where a LOT gone done, but then they disappeared for another week. This went on for 6 weeks until the job was 90% complete. Now I'm stuck at 90% jobs complete three weeks later and it still isn't done. Called him on Monday (two days ago) saying I need all the construction material removed from my front garden that his guys left. He said he was sending a guy right then to pick it up. It's still here. The final major annoyance is that even though I put marker flags on all of my sprinkler heads, three were broken, 5 were removed and the pipes were cut but they couldn't tell me which ones. Supposedly the pipes are capped, but since they couldn't tell me where they were capped I'm afraid my yard is going to flood. Lastly, and the most frustrating, we specifically said no weed barrier, yet it was installed everywhere. And all my flag markers were removed when weed barrier and bark was put down and no holes were cut for my sprinklers. Now I have to start digging around and randomly cutting through the weed barrier to free about 20 sprinkler heads in three of my 8 zones. The constant frustration on never know when his crew was coming back.

I paid him in full and he had promised to send me back the money, which he did not. I had to go to court over the violation, and on top of it, pay another company to go do the work he had promised to do in the first place. His word can not be trusted. He didn't complete the work and just left me high and dry. He wasted over 2 months of my time and took over $3000.00 in payment.

I called the sod company to verify and they told me they had no order under his name! You should have seen the look on Kais face when I told him I called to verify the order and they had no record of him, deer in headlights look when he was caught in that first lie trying to extort money with a lie. Next one of his workers destroyed our outdoor faucet while removing some bushes. Kai was busy wrapping up other projects and was taking weeks to repair it so he offered me $50 and told me "it's a simple repair and standard plumbing has the pieces you need for only $30". Being a trusting guy and knowing it would take Kai weeks to get it fixed I agreed to his $50 so that he could wrap up our yard and move onto to other jobs. The problem is when I went to repair it myself I found out it wasn't an "east fix" as kai told me... I had three independent plumbers come out and say it would be at least $500 to fix the hose bib. I told this to Kai and his response was "the plumbers are just ripping you off and you already accepted the $50 so we are done". I agree I made a mistake trusting kai and accepting the $50 but a reputable company would have come and paid the difference OR come back and fix it themselves when learning the actual repair is ten times the price he offered to settle with me. Instead Kai decided to blame the weather, blame me for being upset with him, and blame plumbers for giving an inflated estimate.... Do not do business with Sakai Landscaping as they will lie and mislead you and do not stand behind their work or fix the mistakes they made. Message me and I will be happy to give you a recommendation for a reputable and honest landscaping business.
