    Update: The response from Playa Life to this review further proves my point that these people are the least bit sympathetic to their tenants. Erin: You say that if I have questions I should refer to my lease. My lease states in bold writing that no one should be living in the lofts. You also point out that I could have sublet my spot out, something that my lease also does not permit; Playa Life would not allow me to do that either. I was told that I could not advertise my room for sublease as it was uninhabitable, and I was not offered help in looking for someone on your end either. Playa Life allowed me to go in circles for months and did not offer me any help throughout the process. It does not surprise me in the slightest that you, Erin, lack remorse when I write with honesty my experiences in one of your houses. Signing a lease with Playa Life ruined my first year at UCSB as a transfer student. Not only was I expected to live in an uninhabitable loft space (which eventually received a 'vacate notice' by the county of Santa Barbara), but I was also living in a house that I generally did not feel safe in. This was stressed to the employees of Playa Life through various office visits on Pardall, to phone calls, emails and letters. I mentioned Title IX laws to them, to which every single (male) employee responded by asking me what Title IX was, including who I assume to be the manager of the office. Playa Life's response to my weeks of pleading to get out of my lease told me that they did not care about my safety as a tenant, but instead cared about my steady flow of rent payments. If I could give less than one star, I would. Do not sign a lease with these people; they are not sympathetic and they do not care about the well being of the students at UCSB as welthe Isla Vista community.

    AWESOME COMPANY! I have had the worst luck with rentals in IV, and honestly was nervous looking at what everyone said was "renamed DP Rentals", but IT WASN'T! It is whole new owners, that creep loser Gelb is GONE gone. They consider pets in most rentals which is HUGE, management was easy to get hold of so no run around (looking at YOU Meridian), and maintenance actually showed up (to be fair, I only ever needed small tweaks). AND we got most of our security deposit back! (Now I'm looking at YOU Koto) Plus these spots are hella aesthetic, with the dopest views. Just don't trash the place and you will love this.

    Living with housemates that don't respect the house or you is extremely hard and that may have played a huge part in my house maybe having a bad reputation with the company or maybe there is another reason I was treated poorly but this is my personal experience. This company is definitely "loose" I'm not entirely sure if all the lofts in the house were legal as bedrooms and I was also told by the school lawyer that my room was also probably not legally a bedroom because of fire safety. I didn't have a huge problem with them besides contacting them and not getting a response. Usually it requires me physically going into their office (when is wasn't "closed for construction") and talking to the manager Richard in person or his employees (my age). I didn't see an issue with The duration of the lease (my expectations were not that high) and even made them cookies because I felt bad for taking so much of their time every time I came to ask a question, but thinking back I did always contact them with the lawyer involved or at least mentioned just to be safe. The security deposit return is where I saw complications and I was eager to talk with them to understand it more in depth. Charges for COVID sanitization was one of my questions. I went to their office on a Thursday but it was closed so I texted the only reliable contact I had with the leasing company, in which I was given a very rude reply from one of the employees asking for me to not waste their time and only then explaining that the sanitization was for getting rid of smells from the house. There was no other way for me to know that's what the charge was for and it is still confusing considering they did $1500 worth of just cleaning on top of $3000+ for an entire repaint of the inside as well as carpet cleaning. I was just reaching out for more detailed receipts and it's possible I was wrong about the house not being beyond wear and tear but we definitely paid for every hole and anything broken on top of some ridiculous fees. I was also informed that their public relations specialist? Richards wife posted a rant about me and my house on her personal Facebook directly after I attempted to contact them and was shot down. I've never met this woman and I have never been able to find a number or contact information for her the many many times I've contacted playa life. I don't feel comfortable contacting them again. They also allowed one of my housemates to stop paying rent for the last two months and they said they would take it from his security deposit. Thus when we got the deposit return I had to Charge him for his share of the damages. It ended working out ok for us because he was a close friend but we had other housemates who would have left without paying their share given that opportunity that playa life gave them. Last comment, We also had issues and charges involving people skipping out on rent but we were under a joint and several liability clause so that's not the responsibility of the leasing company and it was handled internally. In comparison my current leasing company REQUIRED that I come in and listen to them explain the lease and it's repercussions before I signed. I feel safer with a company that wants to keep me informed, safe and happy. I hope this helps anyone or any parent that is looking into housing. And if you are going to do it anyways make sure you have the law on your side and keep everything straight, they have a lot of young employees who I'm not sure if they know what they are doing or what the law is, they just want to FILL a house.

    Avoid this place -- premium rent, poor living conditions, and unfair management…read more I lived in a so-called premium Apartment E and paid one of the highest rents in the complex, yet the living conditions were terrible. The unit was a heat trap with no fan or proper ventilation, even though other units in the complex do have fans. I often felt suffocated. Management was informed and took no action. The apartment is located near the parking area, and the unit was constantly full of dust no matter how often I cleaned. There was also frequent management and maintenance noise around Apartment E, making the "premium" label misleading. The toilet clogged almost every week, even with very light and normal use. This was a recurring issue that was never properly resolved. Before moving out, I wiped down all furniture surfaces, and the unit was left in good condition. Despite this, I was charged 5.5 hours of "general cleaning" for a studio apartment, which is completely unreasonable. Carpet cleaning was not even counted in that 5.5 hours. I formally requested a pre-move-out inspection, asked to be present, and requested 48-hour notice. None of this was honored. When I went to the office on a weekday before move-out, it was closed without notice, so I was never given a chance to address any concerns in advance. The cleaning was done about 10 days after I moved out, raising concerns that the hours charged reflect dust accumulation over time rather than my move-out condition. When I questioned this, management pushed responsibility onto the cleaning company instead of explaining or correcting the charge. After that, management stopped responding. Even returning the undisputed portion of my security deposit was delayed and required repeated follow-ups. High rent, poor living conditions, constant issues, and unfair deposit practices. Avoid this place and rent elsewhere.

He is kind but firm, and impartial. Also, if anything in the apartment needs fixing, the Studio Plaza team gets it done very fast.     A word of thanks to Brenda and Oasis Apartments Clogged Sink…read more On a Tuesday morning I was washing dishes after lunch and ended up with a clogged sink. I had a medical appointment early afternoon so thought I would work on the sink after my appt. I tried everything but nothing worked. It was now late in the afternoon so I decided I would contact the Oasis apartment manager, Brenda, the following morning. Wednesday morning Brenda informed me the apartment maintenance technician was on vacation all week, and it was very doubtful to get a plumber to fix my sink until Friday. I was so disappointed. I went back to my apartment and soon afterwards I got a phone call from Brenda. She had called a local plumber that she knew, Keith Bailey from Bailey Plumbing, for help. Keith was already on a job so he contacted another plumber that works for him named David. David informed Brenda he could be at the apartment complex in 30 minutes! I was relieved to hear the great news but doubted help would be here in such a short time. Well, exactly 30 minutes later I heard a knock on the door and it was David and his son David Jr. Both were very friendly and got right to work. After a couple of hours, the clog was fixed - one hour earlier than estimated. I would like to send a big thank you to our very busy apartment manager, Brenda, for dropping everything she was doing to get a plumber to my apartment as soon as possible! Brenda has been the Oasis apartment manager for 10 years now. In the past we have usually had one full time manager and a part-time manager. For the last couple of years Brenda has been managing the property by herself. Being a long-time Oasis resident of almost 35 years, originally called Valli-Hi until June 1999, I can safely say Brenda is the best manager we have ever had. She is always friendly and keeps a keen eye on the Oasis apartment complex. She periodically sends texts to all of the residents as a friendly reminder of the house rules when needed. Also want to send a big shout out to Keith Bailey and to both David Sr. and David Jr. for coming to the rescue in such a short time!

It was a one bedroom, but the master was big for a 1B. The kitchen appliances worked well, there was a good amount of storage. The water pressure and temperature were awesome (I miss them now). It was a really cute place (esp. the ceilings). It was also affordable (relative to SB County prices these days). Maintenance was incredible attentive and responsive. I never had a problem that wasn't solved within a few hours, usually immediately. Juan is a rockstar. Super nice, knows how to fix *everything*. The manager, Susie, is by far the best manager I've ever dealt with. She is kind, helpful, accommodating, and reachable. If you've rented long enough, you'll know that a difficult landlord relationship can add a huge amount of stress to your place - this was the exact opposite. I was always confident that the management group was poised and ready to help me in any way they could. We had to move out of state, otherwise we would still be in this place. Do your self a favor - live here!

Dearborn Green is one of the last truly affordable apartment communities in the area - affordable per Goleta standards. As a prior property manager myself, I know the market well and have come to accept that you pay for what you get in this town. There are a few communities in the area with prices as affordable as Dearborn, but none fare close in terms of quality and service. When I first came to check this place out, I was blown away by the quality of the apartments being offered: very clean, upgraded kitchens/bathrooms, nice appliances, a built-in wardrobe, and well-maintained grounds. The apartment homes are small, but could work well for a single person. I didn't feel like I was walking into some rundown, dingy old apartment like I did with the competitors (which shall remain nameless). This is, without a doubt, the best deal in town! I have met with the office staff on a few occasions to inquire about availability. This property has been 100% occupied for the last few months straight, and it's simple to see why. I have had positive interactions with both Bob and Bonnie, the site managers. Both are very personable, and it's simple to see that they truly care about their residents. This community appears to host a wide demographic of residents, but one thing is clear: this place is very quiet. The landscaping appears to have been recently refreshed, and I didn't see many residents loitering about when walking the premises. I have heard that problem tenants don't last long (as the lease terms are on a month-to-month basis). It's also in a convenient Goleta location near shopping, the freeway, and the university. If I do become a resident in the future, I will post an updated review. For now, though, I can contest that this is a great, well-operated community.

There is a litany of fees: water, trash, pest control, insurance, admin- literally whatever they can think of to nickel and dime you to death. So apparently, none of these fees were paid for two months, did anyone call me? Email me? Text me? DM me? NO. What they did was charge me $150 per month in late fees and then after I spoke to the manager, Linda Berry, she said she was unable to waive the late fees, $300 in total on top of the crazy rent. Linda told me it is my responsibility to check what my monthly fees are, after they told me $3700. would cover everything. So beware of the costs of these apartments, and be aware of all of the little ticky tack fees, they add another $200 to your rent.

    My husband and I lived at Hollister Village for several years and we absolutely loved it! The only…read morereason we left was because we moved out of state and I'm really going to miss my huge kitchen and counter space. We enjoyed the clubhouse and the pool - both are really great sizes to accommodate a lot of people. The complex is always very well kept and clean which is always a great plus. In addition, the parking was never a problem for my husband and I. On some occasions you do have to park outside the complex, but it's not a huge deal. In addition, the gym was always very clean, but a little small in my opinion. I did have one continuous complaint and that was a noise complaint for whoever was working by the car wash- it always sounded like someone was drilling/sawing/or doing some kind of construction? Which didn't make sense to have that ongoing, seriously everyday. We lived in building 6 so beware of that. The front office did take care of it when I called, but after a few weeks it started back up again so that was frustrating. However, I especially want to give a huge shoutout and show my gratitude for Emilio, their maintenance manager! As well as the maintenance staff. Emilio was always super helpful and always had the nicest attitude. You'll be sure to be in good hands if you live here because if there is a problem in your home, then Emilio can surely fix it.
