I enjoyed Plaza Del Rey the 2 years we lived there, but then our space rent went to 2400+ Though we loved our home - Palm Harbor style home I knew we needed to invest better. It was best we got out as rents in Sunnyvale don't have rent control. We all have choices, but I'd say management while I was there was excellent. I hope the best to all God/Jesus is faithful. Don't move here! It is not a 5 Star Park as advertised. Space rents are sky high, but Hometown America won't hire professionals to maintain the pools & hot tubs or cleaners or for general maintenance. So the pools/hot tubs have been closed by the County Health Department again, the saunas are unsanitary (carry Lysol in there if you want to use them!), street lights are out, only 1 of 3 treadmills is working in the gym, the laundry facilities are not ADA compliant. The list goes on and on. The residents here had to stage protests, contact the media, and get the City involved in order to keep rent from being increased at ridiculous rates. So HTA's revenge is to not maintain the Park. Don't move here. read more

The park run by a Hometown America is not Kid and Dog Friendly. They control your visitation of your guest. Tow Trucks run in and out and tow frequently. I see the trucks tow an average of 4 cars per week. They must give a kickback to the manager of the park. Parking in this park is horrible for your guest. As a homeowner, I'm allowed only so many passes per year. If I ask for a pass, I need to give a background check on the my guest if they plan to be here longer than 30 days. My mom and dad came to visit and they gave their car a 2 week pass without an extension. They were visiting from Minnesota. They spent the holidays with us. They parked in guest parking and their car was towed cause the pass expired. We had been in San Francisco all day. Trying to make it home cause the car needed a new guest pass, we made it just past 10pm. It was towed at 10:07pm according to the tow ticket for an expired pass. They have a kid park hidden in the middle of the park. If you don't know where your going, your gonna get lost. The kids park is Sooooo Smallllll! Maybe 4 children can play at a time. Itsbehind one of the community rooms that have senior activities rooms. Nothing for children. Just the small kids park/square! If you have pets, go buy them a stroller. You cannot walk your dog in the park. One of our neighbors got a warning cause she walked he labradoodle in the park to go out to the East Channel Trail. She said the manager noticed her walking the dog in the park and that was a park violation. Because of that, she is at risk of eviction if she does it again. Today, she is moving out and their home is for sale. Her explanation, the management is selective of who they allow to break rules. She lived her 11 years and the manager and her team are the Gestapo of trailer parks! Be aware, this park is not for everyone! The new owners of this park (Hometown America) are increasing rents at such a ridiculous rate that it's deterring potential buyers. Space rent for new buyers is at $2,380 and even $2,500 for some spaces. People are having to drastically lower the costs of their houses because buyers won't pay what the house is actually worth because space rents are so high. Many of the residents are on fixed incomes and are unable to pay the huge increases in space rent, but are also not able to sell. Hometown America is destroying people's futures and robbing equity from residents. Protests have started. Hometown America has too much power and there are no current laws preventing them from continuing. Local government needs to act. Do not buy here - you will regret it. read more

First, let me just say the park is beautiful. It has a lovely welcome sign in the front. I would not recommend this park to anyone. Most of us are still here because we are retired and trapped because we can't afford the funds to move out. This is NOT a park that is owned by a business that cares at all for its tenants. It is a park that only cares about MONEY. We have mostly senior citizens here and the owners keep raising the costs. They put up solar and charged the residents with a "pass through fee" amount that we have to pay, however we do not receive any benefit from it. They did work with the city about "contracts" and an MOU and we still have to pay a 4% increase a year. This PARK is no longer "affordable housing". They harp on STUPID rules that make no sense. #1 - Must NOT put garbage cans or "extra pickup" out on the curb until Sun. They don't care that 85% of the tenants are seniors. Some residents need assistance putting out their cans from their offsite families - they can't always get it done on Sunday and need to do it on Saturday. This is something that is NOT important and is exactly the kind of thing that this park wastes its resources to. The pool and hot tub are supposed to be cleaned and heated all year as a part of the contract we signed when we moved in; however, current management still has not found someone to do this. Both prior companies were able to accomplish this so not sure why this management team can't do it. They say they will work on the changes requested by tenants i.e. parking, dog walking, etc etc. . I am still waiting on documents I requested from management 3 months ago. Instead they take votes and write letters saying they are working on it and nothing happens. We have been waiting for a ruling on dog-walking for over 4 years. For those seniors that can walk their dogs; it is much healthier for them and their dogs to get outdoors for a walk. It is also a nice thing for other neighbors to see their neighbors out walking their dogs. You don't have interactive play, mingling among neighbors in this park. Everyone stays in the house with the exception of about 5-7 walkers. It is not a family friendly place to live. If you like keeping your kids holed up in the house along with you and your spouse then this is the park for you. read more

Have I got a story for you. Kick back. So I visited recently with the agent from Hometown America. We visited the newer homes and two other properties. Hometown America is a profit machine and not there to offer affordable housing. The first brand new home at $350k was very pretty but the space rent was an astounding $2600. His excuse is they model the home prices based on renting an apartment or home in Sunnyvale. So in turn your monthly cost would be around $4800 with a normal down payment. The way he was pointing out the profit margin with a straight face killed me. The next property was from 1974 and never updated. Straight out of the 70's with wood paneling throughout this home that should have been torn down already. I mean we looked underneath and it looked like it was sitting on tires and jack stands. His price 100k but just lowered to $80k. Are you sitting down? Space rent fee? $3200 a month. Didn't matter how old the place was. They would average every site returned back to them for whatever reason. Same thing happened with another home from the circa 1999. $340k but the space rent was $2600. Just run away as far as you can. I feel for the people trying to get out of this park. It's not there to support you it's there to maximize their cash flow. To that lady who said these homes are not for your elderly or for low income. Get over yourself. You really need to watch what you say. That was the rudest thing I've read in a long time. read more

First thing we noticed: It's so quiet! We have lived here a little over a month, and we love it. The management was welcoming, and they answered all of our questions. We were surprised at the high price of the space rental, but it's worth it when you see how lovely it is here. We have not yet tried the amenities, thanks to the shelter-in-place from the epidemic, but we do love that there is a gym, several pools and hot tubs, saunas, all among three clubhouses. So far, our neighbors seem very nice and helpful. We can't wait to actually get to know everyone here - after we don't have to socially distance for safety. read more

It's so disappointing to have to say that after six years of living in this park, I would not recommend it to anyone. The space rent is unreasonably high and makes it nearly impossible to sell a home if you have reason to leave, the management is clearly just interested in making money, and many of the "improvements" to the park seem wasteful. I have no idea how much money was spent on new signs everywhere, but I feel pretty certain that the residents would have been fine with old signs and lower rent. Lived here for about 16 years & I am completely disappointed and disgusted with the new management of this area. In short, Hometown America doesn't care about you or your family. All they want is your money. That's why they increased the rent space super high. New buyers will have to pay about $2,300-$2,500 a month for space rent. The majority of the community living here are senior citizens who I assume have retired as well as families. Many protests have started recently as a result of the influx in pricing. Not only is the pricing ridiculous, we are having solar panels built at all guest parking spaces. And for what reason? We don't know! We haven't received any notices or statements as to WHY they decided to install solar panels. The process took almost 2 months to do & because of COVID & everyone working & attending school from home, it was really an inconvenience to hear construction & drilling while trying to concentrate! As of today the contractors are nearing the end of completing the solar panels but they needed to do some electrical work before powering on all panels. Because of this we received a schedule notice for the week of 05/10/21 regarding ALL POWER SHUT OFFS and what space units would be affected each day. Come Tuesday May 11th 2021 at around 12 pm our power shuts off. I went to look at the schedule & our space number wasn't even scheduled on there. Meetings interrupted, zoom calls dropped, & now we're just sitting ducks without power. Many people relied on this schedule to not only plan out their day but to also prepare with medical reasons that RELY on electricity as well! One neighbor had told me she had a neighbor who NEEDED an oxygen tank & it was powered by electricity & when they told staff at the club house & asked WHY the power was shut off today, they were just as clueless as we were. Talk about unorganized & irresponsible. It turned out that they were at fault & messed everything up on the schedule of when power shut offs were. Their responses for all complains about this situation were rude, careless & even one manager said "We're not getting paid to do this" LADY ITS YOUR FUCKING JOB!!!!! Overall, if it weren't for the shitty ass management this is a great area to live in. It's very quiet & peaceful. But- I do not recommend living in Plaza Del Rey. You will regret it. read more

There is a crazy lady that sprays our house about every week. She has a high pressure hose and the water she sprays gets shot through my bathroom window. I have been telling management for over 2 years about this crazy woman and they do nothing. This place cares nothing for the people who live here. The management only tells me that they are sorry. I have called the police 4 times. I guess water harassment isn't a crime here. Look for another park. They also raise fees every year. Do not come here to look for a home. We have lived here for four years. Pro: beautiful amenities and gym in particular is awesome. Management is more friendly than it used to be. But for that they have raised my rent $300. As I have been trying to sell my house, I have had no offers even though people love it. They say they cannot afford the hike in rent. That is because when they buy the rent will be raised another $500 automatically. This is true for the entire park. Our house has not sold in 4 months even though we have lowered the price below market value. $500 bucks is a lot to swallow as a rent increase. We are so frustrated and lisses of at the new owners of the park, the Carlyle Group. They have completely ruined our chances of selling our house. read more

I've been living in Plaza Del Rey for 4 years and can say only good thing about park management team. Always very responsive,friendly and caring. When I call them Gloria is ready to help resolving any my problem. Property manager Karim Manji is very cooperative and permanently available on site. I mostly communicated with maintenance manager Bart Cortez and can say he is a real professional, always can give advice in any your project and he is doing all needed paperwork really fast. He also is very responsive in emergency cases. Unfortunately space rent prices are high, so it's not affordable for lot if people to live here. This is an update review of Plaza Del Rey Mobile home Park. We have now lived here for just over a year. I agree that it is not a particularly dog friendly park, but the reason for that was mentioned by another resident. It is the fault of a few irresponsible pet owners that makes it so difficult for those of us that constantly travel with pick-up bags. I am disabled so my dog is a registered service dog. As such, I can walk her in the park as long as she is wearing her uniform. When my husband walks our pup, he leaves the park in order to do so. He mentions how often he cleans up after other dogs when he is out walking our pup. As for the staff and management in this park, they are employees of the park's owner. This is no longer a 'family owned park', but is owned by a private investment firm known as the Carlyle Group. I know this won't endear them to anyone, but as was previously mentioned, this park is beautifully maintained. I found myself at a loss when the park office called me one morning to inquire about a late monthly space rent payment. She said that she wanted to check, since ordinarily paying late would incur a late payment charge. I assured her that I would contact my husband to find out what happened. I thanked her for flagging this before the extra charge had been levied, and she said that the rent had always been on time, so this aberration was uncharacteristic. He quickly realized what had happened, and wired the missing payment. Perhaps I am still reeling from a recent head injury, but I DO want to speak on behalf of our home. When this occurred, my husband was away non business. Immediately upon falling backwards on the street, I was surrounded by neighbors, many of which I had never met. I was helped up, met some kind fireman, who could not understand why I didn't want to go to hospital! Several of these wonderful folks passed a picked of paper around, and wrote their names, phone numbers, and unit numbers on it. For the days following this incident, I got phone calls, texts and visits. "Please let me know if there is anything you need....". One even went to our local store to purchase pain killers, since all I had were aspirin based! Not a good plan after a head injury! The kindness of neighbors can never be over estimated, especially when one finds oneself without their usual sort of support system. Now, I realize that I never was without support, I just needed to look around me! read more

This is a lovely community, but horrible management staff. Here are just a few examples of the rules and behaviors by management: Inflexible and unreasonable management makes amenities very hard to use. For example, my roommate rented out the community hall and deposited $200 and paid $150 for the use. They reviewed the surveillance cameras before releasing the security funds back to her and because the guests move around the painting and put it back on, the management took the deposit. I've also received calls from them accusing me to be jumping around the sofa in the library based on the surveillance videos they reviewed. It was not me because I was out of town. They wanted me to provide proof that I was out of town so I provided them with my airfare receipt or else they were going to charge me a damage fee. After I prove them to be wrong, they didn't even mind to apologize. The management does not allow the use of guest parking spaces for owners' vehicles even though they are empty 90% of the time. read more

I have lived in Plaza Del Rey for three years. It's a beautiful community, I have great neighbors, it's quiet and there are so many amenities to enjoy. It's close to major freeways, Silicon Valley, shopping and you can walk to CalTran. I love Sunnyvale and am so proud of my beautifully updated, spacious home with two large bedrooms, two full baths, full sized washer/dryer in its own large laundry room, a beautiful private yard and two car garage. Yes I willingly pay what some are calling "high" space rent. Its the compromise I chose to make to own instead of rent an apartment. My rent is $2400 and my mortgage is $900. I could never find an apartment in Sunnyvale for $3300 a month that would give me everything my beautiful Plaza del Rey home does. And I get to write the interest off. A 1300SF home just sold in Sunnyvale for $2.3Million, $800k over asking. My home in PDR equates to purchasing a $550k home - you'd never find that in Sunnyvale. Manufactured home living is not for the poor and it's not for the homeless and it's not for the retired. It's alternative living for people who want home ownership in a high end housing market. I wish people would stop complaining about this community and start recognizing it for what it is - a great, affordable place to own, live, work and play in the Bay Area. read more

Rhonda and Gloria seem to be the worst perpetrators of this. The maintenance manager is pretty gruff when you speak to him, and I've never seen a smile, much less an attempt to be congenial or even friendly. Hope to sell this place in a few years. rent is too high. There is no place for children to play, and they are parking NAZIS! They sent a notice they will aggressively monitor and tow ANY vehicle not parked in its designated space. My Property has been Devalued by Carlyle purchase of PDR. After living At Plaza del rey for 14 years I have to say "Thanks for Nothing" ! We purchased A new home in 2002 only to fight to keep it throughout the bad economy of these years. We were to move in 2007 only to be caught in the economy and not able to sell the house at that time. We have stayed at PDR making new plans to move June 2016 upon my daughters graduation into high school. The economy has improved. 2016 is here we are still moving to CO. and again my house is devalued significantly due to PDR being purchased by Carlyle and their new buyer price increase. Review Carlyle and their involvement with Hurricane Katrina clean-up. Many are still owed money. Carlyle got rich on debris removal only screwing the truckers . What are their future plans for PDR your community? A new buyer will now pay $1600.00 for lot rent. I am now having to lower the asking price of my home to offset this price difference. All mobile home parks in the area must follow suit or Plaza del rey will become the least desirable of parks due to lot rent. In which the increase of lot rent is now the deciding factor for new buyers looking at, or considering, my home. Management and the workers at Plaza Del Rey are a joke. Very strict rules. They will constantly harass you. I was parked in front of my grandmothers house for 20 minutes and they towed my vehicle. She received a warning to remove some items from her back yard patio. She was told she couldnt have a motorcycle or a work out machine on her back porch. They also gave her visitors tow warnings on their cars even though they were parked in visitor parking with a visitor pass. The workers are very rude and always ride around the park in their little golf carts with a mean look on their face like they hate their job. Plus the space rent is going up to $1600 a month. rent is excessively high. i noticed that other mobile home parks have their rent at $1650 when plaza del rey has it for $2200. making it hard for someone to sell their homes. i find it unfair that other parks in my area (sunnyvale ca) have a lower rate of rent. each year newcommer pay more and more. on top of all that the guest parking rules are excessively abused. i can't have anyone over because 1. they need a guest pass, and 2. there's security starting to tow at 10:00pm like wtf is this bullshit. i can't have anyone over anymore because of these guest rules. i don't reccomend newcomers because rent always increases here every year and it due to the owners. fix this issue it's unnecessary, rent is already too high. read more

PDR has been great place to live. They do not allow residents to walk their dogs only because to many disrespectful residents only took their dog for a walk in order for it to crap in a neighbors yard instead of their own. So no more. As for kid parks, it was originally designed as 55 and over, no need for a kiddy park. The park is quiet and clean and the management is very pleasant if you work within the rules. So recently I have been visiting my good friend at this park, and eventually he received a notice that I can not have my car out in the guest parking at night, and the park didn't want to give me an additional guest sticker and I had to park a couple miles out because this area has NO parking and I can't use the guest parking without a sticker. Eventually the notice turned into a warning and that warning turned into a simple threat that if they see a car they will tow it away. How can my friend be paying for this place and can't have anyone visit me with all these rules; that if I left my car there another time I will get towed. I don't feel safe having my car in the guest area anymore, I have to constantly check if my car is still there (feeling paranoid). the managers here are always maintaining here and watching everyone like a hawk, there's no freedom. I don't recommend living here, there's to many rules and literally no parking! They should change the rules for US visitors. I have lived in Plaza del Rey for two decades. The park was built in the mid-1970s and is still a beautiful place to live. There are many amenities including pools Jacuzzis, a billiard room, a game room, and large meeting rooms (located in the main clubhouse). There is an active social club that arranges many varied activities for the residents. There were occasions when previous management teams were not quite as friendly and efficient as current management. Overall, the family who owns the park does an excellent job ensuring that the park management keeps PdR as clean, beautifully landscaped, crime-free, and peaceful as is humanly possible. In all my years as a resident here there has never been any disturbance or incident that has affected my life in any way. I agree that the rents keep getting higher, and I hope it doesn't mean that many of us will have to move out eventually. Everything gets costlier. I'm sure the cost to pay for the park's beautiful upkeep is expensive too. I am very happy to live here, especially when I hear horror stories about other parks! read more
