Over all we really like living here…read more Pros: -Clean -updated (still in progress...will be great when its all done) -nice office staff -Brian, the manager is ON IT! Whatever you need he gets it done! So great! -good sized lots -great neighbors -quite Cons: -Cant walk your dogs (so lame!). I get that some people dont pick up after their dogs, but at least put in a small off leash area and give us pet owners a chance. There are so many unused grass areas. -No kid play area. As I mentioned before they have so many grass areas that would be perfect for something like this. There are so many kids in the park and would put it to good use. -Bad school districts. The park is cut out of the "Sunnyvale" school districts map so our kids are put in some of the lowest rated schools in the area. You pretty much have to do private school. -Cant rent the club house. Not even for a baby shower or something small (they have a two guest limit) -Cant have more then two guest on the property common areas. That includes the pool, billiard room etc. It would be so fun to have some friends over and play a round of pool but they are such sticklers on anyone who is in there it is ridiculous. The guard watches you the whole time! My husband, daughter and I have lived her for almost 3 years. We moved from Seattle after my husband was offered a job. We were SHOCKED to see home prices for this area. This was a more affordable option for us. We are very happy we decided to purchase a manufacture home and in this park. Over all we really like it. It is a great location from freeways and major roads. You have fresh and easy really close for last min grocery runs and not far from most things. You also have the VTA right in front of the park. The park is constantly being updated and seems to have more space then the other parks. I have herd quite a few story's about how unbelievably strict the other parks are (don't leave your pool towels out to dry in the sun, you will get fined) ...Casa is pretty laid back if you lay low and dont do anything crazy. We have awesome neighbors and have meet a lot of really great people in the park. I would move here again in a heart beat. I hope this helps. FYI: One thing to keep in mind when moving here...You must have GREAT credit. Since they really cant do much if you dont pay your rent they only let people with really good credit move in. You have to meet with the park managers before you can purchase a home. We live in a 2005 mobile home. With rent sewer trash water electric and gas it runs about 1100 a month. We run our AC quite frequently in the summer and heat in the winter. You do have friends in the park that do not have as well insulated house and their rent can raise up to 1500 a month. Also the two pet rule is more of a "guideline". The lady across from us had 8 dogs and they never said anything.

I have asked twice if the park electric meters will be removed as stated over three years ago. She refuses to respond. The concept of bank by mail is a mystery to them. My check is sent to the office early every month from my credit union. I have to call by the 6th of each month to see if it has been received because for some reason they separate the checks by the length and process the shorter length checks first. The banks really do not give a flying whip if all the checks are the same size. Simply noting in the app or webpage that my check has been received would suffice but that never happens. Each time I call I have to explain that "no, I can't tell if the check has been received by when the bank debits my account because the bank debits the account when I tell them to them to pay the bill." It is like requesting a cashier's check or money order, you have to give the bank the money first. This isn't a difficult concept. For some reason all the parking spaces near the main club house and pool are mostly all designated for the office staff, even some of the disabled parking was taken away. Then park has taken a very negative turn. It's about collecting rent checks, no longer community minded. I will add Corina is very nice.

Summerset Mobile Estates is a mobile home community of around 300 residents on the off skirts of Santa Clara; located in the small town very few people know of, called Alviso. Alviso, only quite recently (within the last few years) started seeing a lot of new building development-- new business are being built, newer homes placed, and a town library. 15 years prior, it was, for the most part, uninhabited--- only boasting Mom and Pop stores-- such as the now closed old VHS rental store and the old convenient store I used to frequent to get 5 cent bubble gum and slurpies with my dad. While there have been great improvements such as the widening of our neighboring levi and paved roads, Alviso still lacks mail service. All of the town's residence require a post office box in order to receive mail. (One perk of being part of the mobile home community is the free post office box upon signing). Despite this fact, we are minutes away from beautiful, natural hiking trails and the Alviso marina. We also are less than a mile away from the new Levi stadium--- and suffer a lot of the traffic congestion and noise it brings on stadium event days. In regards to the mobile home community, we are one of the few rent controlled parks in San Jose. Many of the residents have been here for ages, having generations of the same family living in the same park. While growing up, there was a larger kid presence, many of the children have since grown up and there are fewer families in the park compared to 20 years ago. With the recent rent increase however, this is beginning to change, since new homes are being placed on the market and families are now trickling in. The park has an established HOA who bands together whenever there are rental disputes or need for a neighborhood watch. The management has fluctuated over the years, it seems they tend to only stay around for 5 years or so before seeking newer pastures. Facility wise, we have a newly renovated club house with laundry, billiards, and kitchen area. There is also a pool, jacuzzi, and small playground attached right outside of the clubhouse. Overall, it is a pleasant place to live. I've been here all my life and recently purchased a home of my own in the park with my husband. There are some quirks, but I am glad I am here and thankful for having some great neighbors!

He is infact the manager of another mobile home park on the area and tried to run this one as his own by using Zoey as his Proxy. When called out he provides no paperwork reinforcing his accusations in person. His name by the way is Juan. So far the HOA is coming together to file a cease and desist against him and a formal complaint sent to the owners describing his actions and addressing himself as the manager, to get this place back to the community it once was. Aside from poor management this is a great place to live. BTW, moved here in 2007 and parents have lived here since 1981 and still enjoy their home to this day.
