They attempted to charge us for rent ready repairs we completed ourselves…read more when confronted, they changed the list of items to exclude what we did and added a few more items they did that weren't agreed upon. The new list still had the same charges as the old which was way over priced. They removed a freezer without our knowledge and refused to reimburse us for it, claiming we agreed to have it removed. Their front door lock didn't cover the paint on the door so they decided to paint the whole door which was never approved by us then charged us for that. Our new outside light was stolen and mysteriously replaced. Due to the discrepancies in the invoice list, we requested a list of items they are charging us for and in addition provide information regarding a $300 charge for material. They said they would charge us $77 per hour to give us such list and refused to work with us. we simply asked to be able to see what we were paying for and to have the items we did not agree upon deducted from the invoice and they refused. In addition, they did not offer to return or reimburse us for our freezer that was removed without our knowledge or permission. pretty reasonable requests with no willingness to work with us. moving forward we will not be using this company. I can only imagine what a nightmare it would be to continue.

We recently used it to get a repair done on the oven. Welch contacted the repairman and set up times where I would be home. They took care of all the paperwork from start to finish. I have been living in their unit for three months and so far, everything is going great! They are also easy to reach and always call back when I leave them a message.     Significant Security Deposit Deductions at Move-Out…read more We rented a newly constructed home managed by Welch Randall and were the first tenants to occupy the property. Shortly after move-in, we documented several incomplete construction and finish items, including unfinished staining on a stair tread and other minor deficiencies. We reported these items and followed up multiple times during our tenancy. Despite those requests, the issues remained unresolved for the duration (1.5 years) of our lease and were only addressed after we provided notice that we would be moving out. Prior to move-out, Welch Randall provided an extremely detailed cleaning and move-out checklist along with a pre-move-out walkthrough identifying potential charges and estimated costs if items were not corrected. We took those requirements seriously. My family spent approximately 24 combined hours cleaning and preparing the home. We cleaned appliances, bathrooms, cabinets, closets, floors, baseboards, windows, and the garage. We also mowed and weeded the yard before vacating. After move-out, our $2,195 security deposit resulted in a refund of only $138.59, with approximately $2,056 withheld for cleaning, carpet services, landscaping, repairs, maintenance items, and other vendor charges. Some of the items identified were legitimate. For example, a few small items were left in the garage, a wall paint touch-up used the wrong sheen, and certain maintenance items remained outstanding. However, the resulting charges felt disproportionate to the actual condition of the property and to the scope of work needed. The single largest charge was approximately $945 for cleaning. Additional charges included landscaping, wall repairs and painting, removal of a Ring doorbell that we had left behind, replacement of batteries and a door stop, removal of a few leftover items, and carpet-related services. To Welch Randall's credit, they provided documentation, photographs, vendor invoices, and multiple written explanations supporting their position, and they responded promptly to my questions and disputes. However, I strongly disagreed with the reasonableness of many of the charges and with the ultimate result. My overall experience was that maintenance requests during the tenancy were handled slowly, if at all, while move-out standards and deposit deductions were enforced very aggressively. Prospective tenants should carefully review the move-out checklist, understand the potential vendor costs, document everything thoroughly, and assume that even relatively minor deficiencies at move-out may result in significant deductions from their security deposit. Based on my experience, tenants should not assume that a substantial portion of their security deposit will be returned simply because they have occupied the property responsibly and made a significant effort to clean and prepare it for move-out.

    I've been a solid renter in the same property for going on five years, and the amount of times this…read morecompany Froerer, specifically Lance has broken the law and violated my tenant rights is astonishing. Yesterday, the most recent event I called a maintenance request because my stove and oven had broken. Mind you I replaced the stove myself because I was so scared to call because Lance is constantly screaming at me about everything. A friend gave me their old one, and it simply fell apart. Anyway, instead of sending maintenance Lance came over, looked at the stove and said it would need to be replaced. He then demanded to do an inspection without a 24 hr notice. Mind you, I have surgical tubes hanging my chest right now, and had a double mastectomy 4 days ago because I am fighting stage two breast cancer. I had literally just gotten out of the hospital 45 minutes prior to him arriving. My house is clean, and I am in full compliance with my end of the lease. He told me if I did not let him do the inspection right then and there he would be fining me for the stove. According to our lease he is responsible for replacing the stove. And retaliation is illegal. I told him I'm so sorry, but he was going to need to give me a proper 24 hour notice as I was feeling sick, fighting cancer, and was terribly sore from surgery still and needed to lay down. He started screaming in my face and threatening me, and so my son who was almost 18, had to get in the middle of us and tell him to leave. Froerer takes no disciplinary action against this. This is not the first time he has yelled at me and taken retaliations steps for me, holding him accountable to obeying the law. He also refuses to grant me access to my water bill every month and then gets mad at me if it's late. Legally, he is required to provide me a copy of my water bill every month but refuses. And whereas I have cancer right now I cannot go down to the water company this month and argue with them about releasing the information to me so that I can pay it. In the past he also charged me $300 to replace an old, nasty garbage disposal that stopped working. He has been nothing but a pain in the butt. I would not recommend renting from these slumlords.
