So, if you're looking to buy a property, need a property manager for your rental or just to rent in a peaceful neighborhood, try to avoid RAM-Enterprise properties at all costs. If you currently use Ram as a property management company, you should check your investment property ASAP because they sure aren't. You may also want to find a better management company. It wasn't until we decided to threaten to break the lease due to them being in violation of the contract that they actually gave a rat's ass to do anything about it. Around the time we moved out to leave, had charged just late fee on rent that was never late at all. During post move out, they said we were eligible for a prorated rent because we left halfway through the month. Not only did we not get reimbursement of that prorated rent but now they are saying that we owe them over $400 after I basically spent the last 2 hours cleaning the inside of the apartment and left it in a cleaner state that it was in before we moved in. A1 left the best impression, so I met with them in person. Once I talked to them, I knew I found the right one. They were very welcoming, professional, accommodating and made me feel like I was part of the family. You can tell they take pride in their business. I've been with them for 3 months now and I couldn't have been happier. Day and night difference from my last property manager. The communication is excellent. The owner calls me himself to explain everything that's happening with few projects I had. The tenant is also super happy with A1 since they took care of every concern that was brought up. A1 takes care of everything. I don't have to worry about anything. I know my property is in excellent hands.

They helped me negotiate a 6 month lease and then a two month lease once my yearly lease ran out. They refunded 41% of my security deposit when I departed; which I thought was fair, given the wear and tear of nearly two years on the flooring, etc.. I don't think I could have done any better with a private landlord, because the arrangement would have been less predictable.

They have charged unreasonable costs for "cleaning dirt" which does not exist in any of the photos provided on move out. They charged $425 to "clean" a 1370sqft house that was completely empty and cleaned by our family before we left (took a cleaning company 17 hours to clean). In addition, we were also charged $185 to landscape the yard 1 tiny tree, and all rock backyard. Our initial deposit was $2700 and we received back $1619. They stole $1080, just to make money from a young family of 6. We understand reasonable costs for clean up after someone vacates the property that is why we are currently disputing the charges as unreasonable, asking for $471.50 back out of the remaining $1081.00 left of our deposit. This would leave $610 for Bloomtree to clean 488sq ft of carpet, 882sqft to wipe down "dirt" that does not exist and any additional "15% coordination fee for vendor charges". Stay away from this company!
