A1 left the best impression, so I met with them in person. Once I talked to them, I knew I found the right one. They were very welcoming, professional, accommodating and made me feel like I was part of the family. You can tell they take pride in their business. I've been with them for 3 months now and I couldn't have been happier. Day and night difference from my last property manager. The communication is excellent. The owner calls me himself to explain everything that's happening with few projects I had. The tenant is also super happy with A1 since they took care of every concern that was brought up. A1 takes care of everything. I don't have to worry about anything. I know my property is in excellent hands. read more

A1 extorted an extra month's rent from us after we left. We moved out largely because they said they never agreed to a contract they signed. Then A1 had the audacity to use their privileged position to baselessly force us to honor our side of that contract. Owners please consider that A1 may engage in illegal, unethical, abusive behavior on your behalf, subjecting you to the fallout. 3/23/18: We sign a 6mo lease with A1 having agreed that we will go month to month at the same rent afterwards. A1 also hands us a previously unmentioned addendum to sign which says we will give 60 days notice in exchange for the month to month, which nobody in the office can explain. All the following quotes are verbatim excerpts from our emails: 4/2/18 Laura from A1: "the owner agreed to allow you to go month-to-month after the initial 6 month term without a rent increase but as a concession for allowing that option he asked for the 60 day notice". 4/17/18 We belatedly agree to the new obligation and drop the signed addendum off with A1. Laura: "Received the addendum" A service issue with the dryer leaving clothes damp was reported within the first month of the lease, and despite at least 4 reminders on my part, the vent clog was only resolved after the lease ended. 9/21/18 Me :"I want to reconfirm that [we] are planning on ... month to month." A1: no response. 9/23/18 The 6mo lease ends. 10/8/18: A1 office: "the owner of [your place] was not interested in continuing with a month-to-month rental. And so I've attached a 30-day notice form as an option for you." It is only a half month after the lease. This first reconfirmation of month to month is them pulling out. Bummer! A1 has never sent us a lease renewal to sign. We start negotiating. 10/16/18 A1 sends the first lease renewal offer. Laura: "[The owner] never agreed to month to month at any point previously; it has always been a minimum of six months. I will point out that the original property that you applied for was a minimum 1 year lease term so I am not sure why we are going over this again... We will need to receive the signed lease renewal not later than October 19th or we will have no choice but to provide the you with a 30 day non-renewal notice and you will be required to move by November 30th" Wait what? How could they have never agreed to month to month when there is a contract addendum and email saying they did? 10/22/18 Me: "We do not intend to sign a lease. Are you going to give us a 30 day notice" 10/23/18 Laura: "you signed an addendum agreeing to give 60 day notice to vacate" and requests us to turn it in asap to avoid "negative consequences" Wait Wait Whaaat? Nice credit I have. It would be a shame if something happened to it. A1 gave us notice on 10/16/18 that we would have to move out by 11/30/18 and now they want us to stay until 12/23/18? Before Xmas? Come on! 10/23/18 After that, we drop off a 30 day notice. 10/24/18 Laura: "We fully intend to enforce the [addendum] wherein the owner reluctantly agreed to your request for a month-to-month arrangement following the expiration of the initial term of September 24, 2018 and in return, you agreed to provide sixty (60) day written notice of your intent to vacate...The [30 day notice] clearly shows that you are not willing to perform pursuant to the agreement. Therefore, you will be charged rent for November and pro-rated rent through December 23, 2018". Wait wait wait whaaaaaat? Now all of a sudden after we gave notice the owner is back to having agreed to month to month? A lot of good that does us now. We move out before the 30 days notice we gave. We don't pay for the extra month that we were not there despite threats and insults from Laura at A1. When applying for another rental, Laura the enforcer tells them something that convinces them not to rent to us unless we pay the protection money. Because we want to have shelter and there is no time for legal remedy, we relent and pay A1 their extortion money. Landlords have a legal obligation to mitigate damages by filling early vacancies ASAP. We left the unit better than movein, ready for immediate tenancy. Yet the only nod towards finding tenants I saw on craigslist during the 60 days was a coming soon announcement, date unspecified. Sadly possession is 9/10 of the law. Heavy A1 pulled privilege and "won". After my online review, Laura publicly implied month to month was never discussed with us or the owners until renewal request: 5/21/20 Laura: "When you were contacted by our office regarding a renewal you requested the option to go month-to-month. I reached out to the owners to discuss your request with them" Taking A1 at their 10/16/18 word, they never contacted the owners about month to month when they put that in writing. How many of the contradictory statements by A1 were the owners privy to? Was A1's motivation for this tenant abuse to avoid admitting their mistakes to the owners? read more

If I could give zero stars I would. Customer service is horrible and their business practices are unethical. For example homeowners are charged $40 for the management company to perform a walk through when a tenant moves out. Another example. Each month homeowners are charged an $8 administrative fee. Really? Why am I paying 10% for you to manage my property? I could go on and on but I won't. It is just such a relief not to have to deal with them anymore, it is not worth my time. My face to face experience with these people were polite enough, and their conversations made me think they were pretty lax about a lot of things; NOT. BEWARE, they will nickel and dime you for every single item on both tenant and landlord side. Despite the maintenance hotline your forced to pay every month (which is bogus, every repair I requested I had to follow up with multiple emails and phone calls directly to the rental company to get my request through). My main concern is that they use your deposit to do a turn over, I'm not sure this is legal, I followed their cleaning list to the letter yet they still sent in a cleaner, I slaved on the yard and they still sent in a landscaper. I may as well have trashed the place and I think I would have been charged the same. It didn't help that my move in pictures of the yard were taken in November and I moved out in April when everything was green. Of course it doesn't look like it did in the fall. No joke, I was given pictures of a water ring on the counter from my cleaning bottle; tenant charge, a scuff on the base board; tenant charge, a half inch smudge in the fridge; tenant charge, a Velcro sticker on a light switch that I believe was maybe for a fan remote? (There when I moved in); tenant charge. Note this is not a new house, it was built in the 50s and it's pretty rough. Does anyone have any advice because they took over $700 of my $1200 deposit and none of it was for "damages" I'm thinking this falls in the category of charging for wear and tear? read more

The A1 facility is a very nice, clean, well organized, and professional looking building. However, it seems that they will do anything to keep as much money from you as possible when you move out. When I moved into the property There were far more issues then I expected. Lots of minor problems like having to fix light fixtures, replace toilet float, etc. we visited when the painters were there and noticed that they had the doors taken off. When we moved in we noticed one of the bedroom doors wouldn't close so I had to swap the doors to where they were suppose to go. I also had to spend a whole day on the roof cleaning the gutters out because they were non functional due to being severely clogged. I repeatedly contacted them via eMail and finally by phone to let them know we received our new dog and will need to go through all the steps to sign contracts, agreements, and deposit what we need. Finally I spoke with someone on the phone and informed her that we had our dog in the home and she said she would take care of it. I assumed she would send us information on the next step to take or when and how it works. Never heard back from her and when we moved out we got charged penalties for having a dog. I understand that money is kept to pay for cleaners, painters, and basic maintenance needs. But looking into this places hIstory it seems that they are pretty consistent with their issues with renters. Either way I'm glad that I purchased and don't have to deal with that company. All of the people were very nice people. I do not think they are bad people. Having said that, my overall advice is to avoid this company as a renter. If you are a property owner seeking a management company, you will surly be taken care of at the cost of the renter being not taken care of. read more

I would never recommend this company for managing properties. I had to make three calls routinely before they would address any concerns regarding my cabin in Highland Pines. The staff had a huge turnover so that says something right there. I found Laura Ruiz to be terribly rude. I called three times to see if my tenants were staying for another year and on the third call, Laura said they were moving and that I had broken the contract by not giving them 30 days notice.Terrible customer service. WOW!!!! IF, IF I had read all these earlier sad reviews, perhaps I may have been inclined to seek out another rental management company. As it was however, I did not read reviews at that time and I am so glad I did not. We signed a contract with A-1 Rentals to rent out our personal home in a development in Prescott Valley because we tried renting it out on our own and got burnt to the tune of over $8000.00 !! Our "tenants" damaged our home inside and out as well as skipping out on rent monies owed us. Even Small Claims Court could not recover the money lost for us. We then turned to A-1 Rentals. They interviewed prospective tenants and found the perfect match for us. We gladly rented at a lower price than we required but the rent was ALWAYS ON TIME. Any maintenance issues were immediately addressed by A-1. They would contact us for approval which we always gave and then we would get a bill. Whether it was an off hours concern or working hours, it was handled for us without any problems. We would strongly recommend Sam and Ada and staff and crew to anyone owning and desiring to rent out your property(ies). They are top notch. I am unable to get a straight answer from these people, yet they were quick to take my money. I applied for a rental and NEVER hear back from them. I called twice and was sent to a voice mail both times (different voice mails, mind you) I was told by a person answering the phone that the rep for the property I applied for was out on leave and someone was checking the voice mails. It has now been 30 days since my application was received. I have yet to speak to anyone and the home is still on the rental market. Houses in this area rent faster than they can post, so I think either the property management is slacking or the owner of the unit is too picky. Either way, I wont use them again. Its not hard to pick up the phone and call me! I usually answer. They also have my email address, so there is just no excuse for not contacting me. read more

I've been using A1 Properties for about 6 years now and am VERY happy with them. As an owner of several properties since 2004 I have used a total of 3 property managers. A1 is the best. They have been very professional and timely. I highly recomment them! I'm sorry to read the "don't use them" reviews from tenants. Being an owner I have to say that I've had my share of tenants who trash my property and get mad when they have to pay for the damage or who try to claim that it wasn't their fault. On the other hand, I am very happy with tenants who keep the place clean and pay their rent on time! I give my OK for repairs that are needed as soon as I know about them. My phone number has always been valid however I was never contacted via phone. I dont believe I have had the opportunity to speak with Laura even though I have emailed her twice and was contacted by the book keeper Leah. I am not questioning the timelines and yes this is a year and a half later I was just hoping for a detailed charge of repairs and that was simply it. Reason I requested the detailed charges is because the apartment flooded ruining my furniture which I had to store in the garage which the owner left open during a monsoon season then said it is safe to move back in 30 days later but he requested to paint it and said they would work around furniture which he than painted my furniture! I dont know why I was in constant contact with an owner when my contract was with the property manager. Therefore the unit had fresh paint new carpet and new flooring throughout. So what were the repairs. There is a reason this office has a lower rating. This is water under the bridge at this point I am just adding my review for those who would like an opinion. read more

This property management company should be ashamed of themselves. The property I rented from them was deplorable. It was filthy and disgusting from the moment I moved in. In fact, they had to get a cleaning crew in (again) the day after I arrived. They told me they had a cleaning crew there for 10 hours prior to my moving in which had to be a flat out lie. Floors were covered in a fine layer of gunpowder from the prior resident. Baseboards and window sills were covered in dust, dog hair and cobwebs, windows don't work properly, sliding glass door barely slides and had no locking mechanism, windows and screens are filthy, master shower drips constantly, blotchy and mis-colored paint touch ups in every room, garage floor and cabinets were covered in gunpowder, water filter in refrigerator needs changing, backyard covered in weeds and so much more. I wish I could post pictures because I took 150 of them and sent them to the manager to keep in my file for reference when I move out. I'd never, ever recommend A1 Properties to even my worst enemy. A-1 found a tenant who paid rent on time and left the property in good condition at the end of the lease. We have been working with A1 since early 2012 and have no complaints at all... sorry for the others who have had a different experience. They have been extremely responsive to our needs, our tenants needs, and have been very pleasant to work with. Their vendors are fair with pricing and do a great job. We have worked with another popular property management company that is much larger... we prefer A1. Rental properties / tenants are all different in their needs so it can be difficult at times - this can be a tough job... not everything can run perfectly when you are dealing with so many different factors. We rented a wonderful house from A1. We told them ahead of time that we would possibly be staying less than a year even though the lease was for a year, because we were moving out of state (after we sold our house) and had to help my elderly parents move as well. Tammy told us that it should be no problem as long as they were able to find someone else to lease it after us. We gave them 30 days notice, I FOUND THE RENTER, and they still charged us well into the next month because they had to have an inspection after we handed in the keys and they would NOT (they were adamant) even schedule the inspection until then. We cleaned the place before we left (carpets professionally cleaned) and they had someone in to clean and charged us for 9 hours of cleaning!!! $1200 they kept from our deposit! When there were issues with the property that needed to be addressed it always took them weeks to a month to send someone out.
