My husband and I tried for nearly three weeks to get in contact with someone so they could represent our rental. Each time, the receptionist said they would leave a note for the person who handles rentals to give us a call back as she "just stepped out", or was on a phone call, in a meeting, etc. No one ever called us back. Don't plan on your whole deposit coming back to you!! When we moved in the house was filthy. We had it professionally cleaned. The master shower leaked out into the bathroom the entire time we lived there. couldn't get it approved to be fixed so I bought caulking and cut out the old and recaulked the shower my self. settling cracks through out the entire home. When we moved out we had all the pin holes from pictures filled textured and painted the whole place landscaped and cleaned. The place was in way better shape then we got it and they still charged us $1500 for cleaning, painting, landscaping, and repairs. Bunch of crooks! Horrible company to work with! read more

Rent Right included a "nondisparagement" clause in the lease they wanted me to sign saying that I would not write a negative online review of them. This ended up being a dealbreaker for me so I never signed a lease with them. Mike the owner says that there was also a "nondisparagement" clause in the application that I made online and that I am still bound by that, but I can't verify since the online application system only showed the application agreement electronically, ephemerally, and I will never submit another application with them. When I noted to Mike that such clauses are illegal under federal law, his response was that law is complicated and his lawyer approved it so he doesn't see any problem. I printed out a copy of the FTC website on the Consumer Review Fairness Act where it clearly says "the Act makes it illegal for a company to use a contract provision that ... bars or restricts the ability of a person who is a party to that contract to review a company's products, services, or conduct". When I attempted to give this to my Rent Right representative, they seemed to already understand the contradiction between the federal law and their contracts, because they refused to even look at the FTC info I was trying to provide. That was when our deal fell apart; the application fees we paid were supposed to give 48 hours to make a decision, and I wanted to sleep on it before the 48 hours ended in the middle of the next day, but Rent Right said I had to make a decision in just a few hours or they will release the property to other people interested. There were other contradictions in what Rent Right said: During the first walkthrough, Rent Right said I could have visitors (yes plural) who park in the visitor parking. During the second walkthrough another Rent Right rep said that visitor parking requires a tag and this unit did not come with any tags so no visitors could park there. During the first walkthrough, we asked if we could add a third roommate without going through approval (subletting) and Rent Right said yes. When I later pointed out that the lease says approval is required, Rent Right said we would indeed need approval and could not sublet. They wanted me to sign a lease saying I had received the CC&R document, when they did not have that available. I had a dispute with my prior landlord who said I owed some charges that I didn't actually owe. When I initially explained the situation to Rent Right they agreed with me that I didn't owe those charges and that would not stop them from renting to me. But after I had paid the application fee, and even after they told me I was approved, they said they would not rent to me unless I paid those bogus charges to my previous landlord. Because we wanted the Rent Right unit so much, we decided to write a check for those charges (over $1000) just to get the Rent Right unit. I am not one to usually write reviews but Rent Right definitely deserves a 5 star. I have been a tenant in one of their properties for 9 months now. We've had a few very minor maintenance issues that have all been solved quickly and efficiently. Tonight (4th of July) we came home at 11pm and our AC unit had stopped working while we were gone. I put in a maintenance request and within minutes got a text from Hunter and he offered to get us a unit in the morning. If we were to ever have an emergency that needed to be dealt with immediately, I know for a fact that someone would reach out to us within minutes to get us the help we need. This gives us peace of mind knowing that they always have our backs if an unexpected situation does occur. This company (especially Hunter) truly cares about their tenants and always go above and beyond to make sure we are happy and comfortable. I would confidently and proudly recommend Rent Right to anyone who is looking to rent in the Prescott area. Absolute scum. The properties are not kept up well and very dirty upon move-in. The move-out "inspections" are a complete joke and only serve to line RR's pockets with your security deposit funds. What kind of idiot pays someone $200 to clean an oven or $60 to "remove debris" (the "debris" was a single highlighter pen and a plastic cup accidentally left in a cabinet) plus a 10% "oversight fee"? They will also mail whatever is left of your security deposit on the latest day possible within the AZ law (14 business days) - not because it takes that long to process, but just because these people hold such a small amount of power within their own pathetic personal lives and this is the only way they can obtain that feeling. I hope their lives improve so that they can stop taking out these feelings of inferiority on good tenants. read more

We rented a small home in Chino Valley from them for one year. We kept the place up incredibly well, fixed home issues ourselves, bought all kinds of supplies to make sure the trees and lawns were kept watered and healthy (they were not when we moved in) and paid our rent on time every month. When we moved in we did not get a mailbox key for almost a month, had to clean a lot of garbage up under the porch and in the yard, but never complained. When we moved out and got the check for return of our deposit, they charged us $170 to clean the oven, $250 for debris removal and a 10% "oversight" fee on top. Maintenance requests were handled promptly by this company, the payment portal was easy to use, and they even sent us and our kids birthday cards in the mail, hand signed by the staff. They kept some money for the landscaping in the backyard, which was absolutely necessary, but I would recommend this company. I just cannot even begin to express my disappointment and overall disgust with this establishment. We have been renters for 6 years and have lived in three different properties during that time. This was our first experience with rent right and we have never been screwed over this badly. Our first rental company took a whole $100 out of our deposit, the second, a whopping $175. Seeing a trend here? Yeah, we take care of our stuff. Now here's where things get fun. We received our deposit back from rent right today, or what was left of it. They took off over $1,000 dollars!!!! Doesn't these seem a little fishy based off of our history? Yeah, I think so too. There are a few charges on there that I agree with, such as the yard. I don't want whine about how my mother in law was in the ICU out of state for over a month and nearly died, but she was and it was stressful and costly and the last thing on our minds were the weeds. We still managed to spend an entire 9 hour day cleaning this residence to make sure it was in tip top shape when we turned our keys in. Yet we have a charge for $400 for 8 hours of cleaning. Not only that, they charged us to clean the carpets when we moved and then again when we left. Total scam, based off of us having to pay when we moved in, shouldn't it be the new tenants responsibility to pay for that? I even seriously doubt that they are doing it that often. Guess that's where they make their money. They also charged us $95 for 2 filters, which are about $20 each at most. The funny part is we received a reminder to change our filters via email and responded that we had and then were still charged for it less than a month later. Please do not use this company, you probably work very hard for your money like I do, and will not appreciate being robbed of it. read more

Rent Right charged an undisclosed $100.00 "Hold Utillities Fee" (not in lease contract) in addition to the contract written 750.00 lease break fee. Renters beware! We left all Utillities on as required and still were billed. Good company I imagine, if you are an owner, bad if you're the renter. Called back within 5 minutes and was then informed by Robin that the home had applications that were going to be approved. Another undeserved star since "0" isn't an option. Stay as far away from Michael Yarnes and Jamie Nixon as possible. Jamie now has a new PM company called Top Notch Property Management. RR took complete advantage of us last year. Knowing that we were in a desperate situation, they proceeded to rent our home on our behalf to a business specializing in rehabilitation of Sevetely Mentally Ill adults WITHOUT OUR KNOWLEDGE OR CONSENT. Stuck in a lease (which, by the way was drawn on the incorrect form for a commercial lease) with a tenant we would never have leased to (due to the amount of wear and tear 8+ adults would (and did) do to our home) as well as being completely exposed to massive personal liability we were forced to deal with the tenants directly after being let go conveniently by RR. When I reminded them that they had a fiduciary duty to protect our assets, they fired US! They routinely billed us for the same work, on multiple occasions when THEY TENANTS HADN'T EVEN MOVED IN YET, claiming the tenants had requested this work (which they hadn't). When I proved this, they refunded some--but not all--of the fraudulent charges. We are out almost $10,000 due to their choice of tenants and the damage they did to our home. If Rent Right's goal is to permanently destroy your view on being a landlord, well they really are Top Notch at that. Jamie had the personality of a honey badger. Its been about a year since I moved out of the property I rented from RR, and to be honest I had finally just forgotten all of my frustrations with this company until Jamie Nixon requested to be my connection on LinkedIn and all of the terrible memories came flooding back from the nightmare experience we had with this horrible company. I have had nothing but great experiences with Rent Right, the owner Michael and Tony, who handles all repairs. Also, the inspections have always gone great. We just had a plumbing issue with the garbage disposal. Rich, my hubby, put a request in thru the portal on Monday. We got a call from Tony the next day letting us know that Franklin Plumbing would be calling us. They called the same day and made an appt for the very next day. We came home to a new garbage disposal and now I can run the dishwasher! (Running right now!) Thank you Michael for building a great business! Thank you Tony for being on top of our plumbing issue! DO NOT RENT FROM RENTRIGHT! I HAVE THE PROOF! MICHAEL IS THE WORSE LANDLORD! I paid $1450. a month to rent a property off of them. Huge deposits to move in but I did it. I have nice things (furniture, vehicles and household items- indoors and out) and keep them nice. I don't put my things in a place I would not like and take care of. I am a very clean person...so therefore I kept this property very nice. Rentright never had complaints. I paid rent on time every month. I even got 50 dollars off my rent from RentRight for being a good tenant. I got compliments from everyone including employees for RentRight on how nice I kept the place. I'm a single very hard working mother and grandmother. I raised them well and very proud of it. I have worked in the same business for 35 years now. My dream was always to move to Prescott. I was finally able to do this with my work allowing me to work from home now. So one of my daughters and I moved to Prescott from Phoenix. I have a few different things health issues that I needed to get out of the heat. We lived her for almost 2 years in Prescott. Before we moved in there the very first day I found out there was a plumbing problem. We went up to get the keys and the neighbor came over and explained he used to live there and there was plumbing issues. RentRight also scammed him and his elderly wife out of deposits. Also I was told by employees that they had people out before for the plumbing issues. From day one I told employees of the problem of toilets clogging and not flushing. After many times of complaints they sent someone out (the first time)to pump out the pump because so called Grinder was getting clogged by paper towels and baby wipes. (come to find out it there was not even a grinder on the proprty also I do not use baby wipes my grandkids are both 3 and 9 yrs old and I do not put paper towels down toilets). I also have proof that those towels and wipes were there before we moved in. I have a recording of the employees talking about it too. Then I checked some things out that proved that. The smells around the place was so horrible. They kept giving me excuses. I knew what I was smelling. Smells of chemicals and egg smells. My bedroom window was over the the plumbing cap offs. So I get a visitor one day... the neighbor who used to live on the property telling me that the issue has returned... what happened to him why he lived there. The sewer from the place was running down the property, right pass the mailboxes and down the road. So I called again and from there was nothing but a clown show. They wanted me to pay for all the charges. Almost $ 900. also wanted it paid with my $1450. rent. Nope not doing it! They took me to court which I WON. So now I needed to move out. To move out you need your deposits to get into another place. We cleaned three days straight to make sure I got all my deposits back over 2000. Guess what they took the charges out of my deposits for their plumbing issues that were there before i ever moved in. So Michael kept over 1500 of my deposits and I am now living back in Phoenix. Well Michael, Michael's wife and children should be so proud of that dog (hes surely no real man) that takes advantage of people like that. Karma awaits for this dog! I will be back in Prescott soon just have to save more because of this dog but at least I will be buying this time around. Jamie N could be the rudest person I have ever had to deal with on any level. We rent a place on Cortez in Prescott. After one week of moving in the entire apartment complex had to be sprayed for bedbugs because the apartments were infested! I had to go out and buy extra mattress and pillow cases to prevent bedbugs from getting into our beds! Our apartment also has roaches. When we asked for our place to be sprayed we were told they will only do outside. I'm now trying to get out of my lease because the bugs are so bad. Jamie has been nothing but rude in helping me get out of my lease for the place being so unsanitary. She has continued to speak to me in a very unprofessional manor. I'm also a landlord of many properties in the Phoenix area and have a real estate attorney on retainer that will be sending a letter to break our lease. I will also look up the owners of this property and let them know personally how horrible and unsanitary this apartment complex has been taken care of by this company. DO NOT RENT HERE!!! read more

This company took over our lease when our building sold and have been so wonderful and accommodating since day one. Robin has been my point of contact for all things and if she doesn't handle it personally she will get me in touch with the right person. She is an absolute delight! When our lease was almost up and we wanted to upgrade to a new place. We found another one through rent right and it was perfect! Robin stepped in and helped us secure it that same day and with how quickly places get scooped up here I don't have to tell you how huge of a help that was. I agree with Trisha... Jamie is by far the most rude person I've ever met. Several times during our lease they attempted to invade our privacy nose into everything we were doing. We paid our rent on time we took care of the place. They put a clause that we were responsible for keeping the yard up. Had no idea that this thing turned in the weeds everywhere and they charged us just $800 by the time we get out of there the total fees that they were $1876 they took from our deposit. This was a $3000 per month rental charges $90 to clean spots at FedEx trucks and UPS guys did we had expensive new cars that don't leak. They nitpick everything. Can't tell you the number of rude emails and conversations I had with Jamie do not do business with these people.We have been out of there for three months they just had the nerve to send me another bill for 85 bucks to replace lights that were run over by UPS trucks or whatever they were solar lights is just crazy that they think I'm actually going to pay that. This is hands down the worst people to rent from in Arizona, I pay a lot of money to live in a "nice apartment" and it's horrible living conditions. No fire alarms, the AC unit is full of mold and makes the apartment smell and I become sick if I am in the apartment more than a few hours. Shower doesn't work, the apartment is infested with spiders, ants and ear wigs. The outside is not maintained... I have been fighting with rent right for over a year now and they have fixed absolutely nothing. The owners of rent right are extremely rude and virtually impossible to work with. Jamie is a fraud! They stole our $2,000 security deposit and tried to justify it with a bunch of bogus charges after we moved out. Stay away from Rent Right. We left the house super clean and in perfect condition only to have Jamie and her team come up with absurd lies to try and justify stealing our security deposit. This is how small, unregulated property management companies make extra money folks! Jamie was very rude to us throughout the entire 1 year lease period as well. Even after taking video and pictures of the house left in perfect condition and returning the keys, she still had the nerve to steal our deposit. They will be nice to you so be careful of this small, shady company. Worst property management leasing experience I have ever had.
