My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. They attempted to charge us for rent ready repairs we completed ourselves…read more when confronted, they changed the list of items to exclude what we did and added a few more items they did that weren't agreed upon. The new list still had the same charges as the old which was way over priced. They removed a freezer without our knowledge and refused to reimburse us for it, claiming we agreed to have it removed. Their front door lock didn't cover the paint on the door so they decided to paint the whole door which was never approved by us then charged us for that. Our new outside light was stolen and mysteriously replaced. Due to the discrepancies in the invoice list, we requested a list of items they are charging us for and in addition provide information regarding a $300 charge for material. They said they would charge us $77 per hour to give us such list and refused to work with us. we simply asked to be able to see what we were paying for and to have the items we did not agree upon deducted from the invoice and they refused. In addition, they did not offer to return or reimburse us for our freezer that was removed without our knowledge or permission. pretty reasonable requests with no willingness to work with us. moving forward we will not be using this company. I can only imagine what a nightmare it would be to continue.

Secure Property Management as well as the owner of the house we rented did not give us back the…read moredeposit they said they would. They were hard to work with, unresponsive, the house was filthy, cobwebs everywhere, dust, fingerprints, mud, dirt, holes in the walls and on the floors and carpets. The toilet seats were also broken and gross, we replaced them with soft closing ones as soon as we moved in, Shower curtain rods since they were rusty and falling apart, and others. We had to have the carpets cleaned after we moved in since the house was such a disaster. We fixed some of the bigger holes since they would not. They said the owner did not want to be contacted and would not fix anything. When we moved in we called them to let them know how filthy the house was and they told us cleaning was subjective. We gave them a deposit of $2,400 this included a non-refundable pet deposit of $500 and a non-refundable leasing fee of $250 they gave us $1,000 back when they said it would be the full deposit of $1,650. It also took them over a month to return the $1,000 and only after we had called them about sending it. The house was 2143 Sego Street in West Haven, Utah. When we moved out we made sure it was cleaner than when we moved in and that the carpets were cleaned. We cleaned everything including the walls, windows, and carpets. Secure Property Management is not trustworthy, they will not give you back your money, are horrible to work with, and will not fix things. Do NOT rent, buy, or work with them! They will screw you over!

They are inattentive, condescending and argumentative in nearly every communication. They bend over backwards for the tenant, but treat the homeowner terribly. It is almost as if they forget that the homeowner, not the tenant, pays for their services. They say email/voicemail responses can take up to 5 business days. They stick to that, even so far as to respond to emails at 11:58 pm on the fifth day. Voicemails tend to go unanswered. I could go on and on. Avoid them!
