    Extremely frustrating experience…read more Before signing my lease, I made it very clear that having a reliable A/C system was a necessity for me. I explained that I understood repairs could take a few days if something needed to be fixed, but I never expected to deal with ongoing A/C problems for more than 2 months. Since moving in, the A/C has repeatedly stopped working. I have now been informed that drywall will need to be removed so that ductwork can be installed to vents that were apparently never connected to the A/C system. Finding out that the home has missing or improperly connected ductwork after moving in is extremely concerning. I also never received a move-in inspection before taking possession of the property. Because I rented the home sight unseen, I expected there to be an opportunity to document the condition of the property when I moved in. That never happened. Now I'm almost positive I'll lose my security deposit even with all the videos and pictures I took prior to moving my stuff in. If you are considering renting through Marshall Reddick, I would strongly recommend documenting everything yourself, keeping all communication in writing, and thoroughly inspecting the property before signing or taking possession. And if A/C is a BIG make-it or break-it, like it is for me, then good luck trying to get them to put it into your lease contract. They'll just reassure you it will be just fine. Then months later during the summer you barely have A/C.

The first…read moreyear was bad as the sole contact person we had to work with never did any preventative maintenance and was a huge pain to connect with via phone and email. Then we were informed that this person was fired for non-performance and that everything would improve going forward. We had a two hour meeting with the new representative at the property and they promised us the world. After that meeting, they literally did nothing. All of the repairs we discussed, nothing was done. We would schedule phone call meetings and they wouldn't show. We spoke with the owner countless times and he just didn't care. In the end, they actually cancelled our contract because we had the audacity to ask them to manage the property they were being to manage. We found out that they had not been collecting utility fees from the tenants, costing us a thousand dollars. They didn't even have a lease for the tenants in the main unit. One of the new contractors they brought on board at the start of the new "transition" told us that he will not work for RPM anymore because they never paid him for the work that he does! One star is too many for these people. They can not be trusted.

We are based in Knoxville, TN…read more The house that we rented was beautiful but literally on the first week of moving in, we noticed several issues that needed maintained in the house and they continued to cancel our maintenance tickets over and over for no reason or communication. We had a hot water leak that persisted for MONTHS due to their negligence, none of the outlets for two of our three bedroom house worked, the fireplace went out and stopped working, the toilet in the main bedroom started leaking and overflowing. No one responded to our tickets, but clearly, they saw the tickets because they were cancelled by them over and over. It's been almost a year of living in this house and NO repairs took place until literally TODAY (and it was for one single issue, we still have all of the other issues waiting to be addressed). We cannot even live comfortably in this house that we are paying quite a lot of money for. In addition, we have NO idea who our property manager is. No one replies to any emails and all of the phone numbers they provided to us were not functional so we have no idea how to talk to anyone from AMH. The only person who replies to our emails is their AI bot, lol. They are the shadiest company I've ever had the misfortune of dealing with, DO NOT get yourself involved with them. Your money is better off going to a more respectable property management company or private owners.
