    4 stars. For your perspective, I give myself only 3. They say never read the comments. So I read…read morethe comments. If that's all I had to go by, I could imagine that FirstService Residential (FSR) employees are the devil's spawn, dedicated to making HOA living pure hell. But I've met the devils spawn and FSR people ain't it. I have worked with FSR people both as a director and resident of a large FSR association client. I've had residents scream in my face. Sometimes I deserved it. I've also run companies and had my own employees. Anyone who has done that knows the full range of frustrations in dealing with the public and one's own hires, and that's where I start. I see the stress that ANY property management firm is under. An employee can be a flawed human being. Hell, I'm a flawed human being. That employee is caught between company policy, the law, a resident's requests/ demands, and a dysfunctional Board that doesn't understand that it doesn't understand what it's doing, turning every little decision into a combat. That's stress. I've seen our FSR reps under some truly remarkable pressure for extended stretches of time, and I've wondered why they didn't just quit and walk away. But the FSR managers, customer service associates and corporate officers with which I have dealt directly have all proven to be decent people trying to do their best under a killer load. They try hard, and succeed in providing timely decent service more often than not. On balance, I am thankful. 'Coz otherwise, I'd have to do it all myself, and get screamed at every day. By you. A few thoughts. Who or what stood in the way of your request for service? Was it the hired management company, or was it the board which gives them direction? Does the board president have it in for you? Your own behaviour? Was your issue something that the management company has been given blanket authorization to deal with right away, or something that required board approval at next month's meeting? Was it an issue with the CCRs or Rules&Regs, which you haven't read? Have the directors themselves read the CCRs, or are they the little tyrants we have all experienced at some point? Is it something a simple lawyer's letter would solve? Is it a major, deep-pockets lawsuit? Have you made any attempt to learn the financial, practical and regulatory constraints imposed on the association and management which make your request problematic, before you race to the bottom with comments such as we find here? Is it possible that FSR needs you to help them solve your problem? Two cents. Study up, get the CCRs, By-Laws, Rules & Regs. Read (ugh) and understand 'em. Learn what management can and cannot do for you on your issue. Attend board meetings, study how the directors behave towards the managers. Are they good people? Are they competent? Have they even looked at your application? Are they following the law and the rules themselves? The comedian Tom Lehrer one wrote: "Life is like a sewer. What you get out of it, depends on what you put into it." Don't be the problem, and, if FSR is falling down, be the guy who helps them solve their problem, so they can solve yours.

    Our HOA had a meeting tonight which I am at aghast to see one of their employees pretty much…read morerunning the meeting and displaying a smirk here and there of comments from the homeowners instead of being a neutral observer and take notes. The employee didn't even bother to stay and left for whatever reasons. The litany of complaints were directed to poor management style. Does FSR ever oversee their employees job performance or just give them carte blanche power with no accountability?

    We have used Euclid for going on 2 years now to manage our 92 unit condo property here in Pasadena…read moreand they have been quite responsive to us as a Board and to unit owners. With all fairness to complaints by any of our unit owners, I personally follow up on them and in researching them I have found that often is the case that nobody reads their CC&R's or R&R's or in the case of repairs they didnt understand the difference between HOA and owner responsibility. I have also encountered unit owners that feel that just because they pay their assessments they should be able to do what they want and when they can't the Board or property management is all of a sudden a bunch of neo-nazi's. Property Management manages the property. Your governing documents, or contract, should explain their duties so that even they understand what the requirements are for being YOUR property management. Cooperation is also key. If they have to deal with hostile unit owners then unit owners are going to be substantially unhappy no matter what and it adds stress to the relationship between the HOA and property management. If you have Board members who allow throwing fines at people without due course or who are essentially running amok then they are a liability waiting to happen. Do something about it. Your governing documents have procedures in them for recalling members from their positions, use them. No Board is above the law. Before I get any flack for any of my comments or for being on a Board, I'll remind that I'm a homeowner under the same governing documents as our unit owners and as a President of our Board I make sure I am always in the loop of what is occurring between Euclid and our HOA. Be pro-active and not reactive. Any property management should work for you, not you for them. That's the way it should be. In the end, if you don't like them then replace them.     MGR Property Management, formerly known as Whitestar Management, is by far the worst property…read moremanagement company I have ever dealt with. As a homeowner, I pay hundreds of dollars each month for their "management" and HOA services, yet I receive little to no support. I live a quiet life and simply expect my front yard to be maintained, as covered by the HOA fees. However, every time I submit a landscaping request, it gets ignored, closed without resolution, or met with vague responses that offer no real assistance. For example, the front of my home has had dead plants for nearly a year. (12 months) The landscapers removed them but never replaced them, leaving empty holes in my yard. The irrigation system is also faulty--some nozzles don't work, others barely drip water, and some are completely blocked by rocks. Despite multiple requests, nothing has been done. I have never missed or been late on an HOA payment, yet my simple requests for basic maintenance go unanswered. In the four years I have owned this home, the community has gone through at least five different property managers, which speaks volumes about the turnover and lack of consistency. I strongly advise against working with this company! Save your money and choose a management company that actually supports its homeowners and takes their concerns seriously. _______________________________________________________________________________ I have already communicated with the Director multiple times via email and phone, as well as with several individuals from the company, including the community manager and assistant community manager. Unfortunately, no resolution, assistance, or support has been provided. The only request I am making is for the missing plants in front of my home to be replaced, as outlined in the bylaws and CCRs (Exhibit C, Section 1.7), which state that the Association is responsible for maintaining front yards, including landscaping. My request has always been simple and remains the same. I am readily available by phone or email, yet no one has made an effort to provide homeowner support or reach out to resolve this matter.
