We have been coming here for many many years. Our kids look forward to the annual vacation. It was always great but I think the place is getting run down now. The wild bunnies are cute but the grass is so dead - what do they eat?

SANDALFOOT DOES NOT CARE ABOUT YOUR SAFETY AND VIOLATES THE ADA…read more My family and I stayed here for the last 4 days. I am elderly and recovering from a recent hip operation. On the second day, we were informed that the elevator was broken and they didn't know when it would be fixed, which is an ADA violation. Then they told us it was fixed and safe to use, only to then reveal (after we and others had been using it) that it wasn't actually fixed and could "stop at any time". Our rooms were on the third floor and they didn't not offer us a room on the first floor until we brought up the fact that it is incredibly dangerous for me to be using stairs (and also an ADA violation), and when they did, it was only for me so I was separated from my family which is dangerous if I fell. My family had to help me down 3 flights of stairs, which was incredibly stressful. We received no empathy from staff. It is illegal to not provide safe exit routes for ALL tenants. The fact that we had to tell them that in order for them to begrudgingly offer us a room on the first floor is ridiculous and disappointing. The incompetent support team was very dismissive and disrespectful to my granddaughter. They even suggested that she sign a waiver saying that SHE would be personally responsible if anyone was trapped or injured in the elevator. That would not hold up in any court and is an absolutely despicable thing to suggest. They acted like I was an inconvenience. It put a huge damper on what should have been a lovely family vacation. Aside from the very illegal waiver they asked us to sign, undignified disrespect and general incompetence (their customer service is outsourced and does not communicate with hotel staff), they locked us out of our rooms before check-out time and didn't offer any kind of compensation for their carelessness. They also gave us a whole list of chores to complete before leaving which wasn't explained to us upon arrival. Their site should be more transparent about them expecting tenants to perform their own housekeeping. If you are elderly, disabled, or simply want to be treated kindly, please avoid this place. 0/100

I will say it's a bit pricey, but it was Memorial weekend and you are literally on the water. Not sure what the off season rates are but there's a 3 night minimum. The condos are fully furnished and equipped with all your needs. They even had beach chairs, beach towels and coolers available. The bathrooms were a bit grungy and outdated. But overall the condos are kept pretty clean. We had unit 3D3 and it was super spacious. Parking was right out front. There are several local markets in the area to stock up on food, albeit a bit pricey. I recommend you stop at publix before entering island. If ever in Sanibel again, I will definitely book my stay here.

When I politely asked for my steak to be cooked correctly, Amanda made me feel like I was the problem instead of trying to resolve the issue professionally. Her speech was slurred, she sounded completely off, and her behavior made us feel extremely uncomfortable and unwelcome. I have honestly never felt so disrespected in a restaurant before. The only positive part of the evening was our server, who was excellent and did their best despite the situation. I genuinely feel bad for the employees who have to work under management like this. A restaurant can only survive so long with leadership that treats customers this way. Unless management changes, I can easily see this place going downhill.

Views are great on the second floor; all others are obstructed. Room Service: Don't expect any. It's a timeshare -- they will not perform room service unless you pester them, and even then it's self-service. Bring all your own supplies, or you'll be out of luck. Service: Suspect at best. Dante will remind you of policies and procedures rather than offer customer service. He had no problem lecturing us early and often about how "it's a timeshare." We are Platinum status, but he didn't bother to check -- so if quality service matters to you, stay at other Hilton Grand Vacations properties instead. It was offseason and he wouldn't budge on anything, which is the reason for the one-star service rating.

We have been using Royal shell on and off again for decades. I am close to the point of never using…read morethem again at all cost. I can name off so many negative experiences that it's incredible to me that the company still does robust business. We just finished staying at a house in Captiva, which Showed in the description that the pool was heated. What a bunch of crap! Flat out lie. Royal shell even sent somebody to the house to fix the heat, and they claimed that it was fixed, and the pool water never got above 74°. What I was hoping was going to be a week of playing with my grandchildren in the pool, never happened because of the cold temperature. We walked up and down various streets and talked to renters with houses all week, and I visited various other rental places for condos, and all of the pools were somewhere in the 80s. This is just another of many issues through the years. Last year I was told that the condo that we were renting for a month! Had the best Wi-Fi and Internet speed that was possible in that area of the island on Sanabel. It was barely faster than telephone speed. Again, a bunch of crap. People all over the island have high-speed Internet, and they tried to BS us through the whole process. Really very dissatisfied with this company

Disappointed and Deeply Concerned About Safety at Jensen's Marina…read moreAs locals who have been loyal guests of Jensen's Marina for years, it brings us no joy to write this review--but our recent experience was so upsetting that it must be shared. During a family stay at the marina, unauthorized individuals were somehow allowed access to the property. These individuals not only stole valuable personal belongings directly off our boat, but they also interacted with our children while on the premises. It was a terrifying experience that no family should ever have to go through, especially in what is marketed as a safe, family-friendly environment. We trusted Jensen's because of its long-standing reputation in the community, and we've recommended it to many friends and fellow boaters over the years. That trust has now been completely shattered. Even more disappointing was the way the incident was handled afterward. Despite the seriousness of the situation--including the emotional toll on our children--our claim was unfairly denied, and the resort failed to take any responsibility for what occurred. Guests should feel safe while staying at any resort. Sadly, that was not our experience here. We are now pursuing legal action and will be sharing this story with the broader boating and fishing community to help others make informed decisions about where they choose to stay. We urge ROYAL SHELL PROPERTIES to reevaluate their approach to safety, security, and customer care. Until then, we cannot recommend this marina to anyone.

There were five of us staying, everything was nice, clean and in great working condition. I would suggest that the other bathroom be updated - while clean - it was very dated. We rented with close friends in June 2017 - we had a great time....The overall facility is older, I am guessing from the 1970's....well maintained, however, could use some updating. Would I recommend staying here? Yes. Great value. Great for families! Thanks for a very nice time.

When my eyes finally fell away from the view I could then appreciate the beauty of the condo. The renovations had been completed and when I looked around I could truly appreciate the efforts. The condo has a beach theme throughout that was beautifully subtle and not over the top. The bedrooms had good closets and dressers available. The bathroom showers were clean and had good pressure. There is a washer/dryer in the condo that works fine. The kitchen is quite large and has every kitchen utensil/small appliance I think you could ever need. (I am a very basic cook.) The mattresses were quite comfortable and so was the furniture. There are TVs in every bedroom and the living room. There are tons of hooks to organize, hang, and dry items. The screened in porch was fantastic. Having coffee on the porch in the quiet of the early morning was just amazing. Finally, my interactions with Sharon, the owner, were informative. You can tell by talking to her that she has put her heart into both of her properties. (She owns C36 which is next door too.) She also is dedicated to making sure that your expectations are met throughout the week. You cannot go wrong at C35. I guess I should mention what a great experience I had on Sanibel as well. Everyone was very friendly and fun. The beach was amazing. We saw Sea turtle nest and hermit crabs. We went to some amazing restaurants and saw great wildlife and vegetation. I am gluten intolerant and have never had so many dining out options where people are so well informed. I look forward to my next visit
