Disappointed and Deeply Concerned About Safety at Jensen's Marina As locals who have been loyal guests of Jensen's Marina for years, it brings us no joy to write this review--but our recent experience was so upsetting that it must be shared. During a family stay at the marina, unauthorized individuals were somehow allowed access to the property. These individuals not only stole valuable personal belongings directly off our boat, but they also interacted with our children while on the premises. It was a terrifying experience that no family should ever have to go through, especially in what is marketed as a safe, family-friendly environment. We trusted Jensen's because of its long-standing reputation in the community, and we've recommended it to many friends and fellow boaters over the years. That trust has now been completely shattered. Even more disappointing was the way the incident was handled afterward. Despite the seriousness of the situation--including the emotional toll on our children--our claim was unfairly denied, and the resort failed to take any responsibility for what occurred. Guests should feel safe while staying at any resort. Sadly, that was not our experience here. We are now pursuing legal action and will be sharing this story with the broader boating and fishing community to help others make informed decisions about where they choose to stay. We urge ROYAL SHELL PROPERTIES to reevaluate their approach to safety, security, and customer care. Until then, we cannot recommend this marina to anyone. read more

Royal Shell handled my property for 3 years and then summarily dropped us as clients when the Tenants did not renew their Seasonal lease When the Tenants damaged some parts of our property we asked Royal Shell to intercede, but they would not because they also represented the Tenants (a conflict imof interest). One of the property managers literally yelled at me for not agreeing to a certain low rental rate. We asked that she be replaced, which is when they dropped us as Landlord clients. That is no way to address the situation. I would steer clear of renting though Royal Shell. read more

This review for the Naples location. Non-existent customer service. I am trying to book a rental a year in advance with a healthy budget and Dawn seems not to be interested. After an attempt to use their online chat feature, calls that weren't returned, and emails, she made excuses like now is not the time, we've been busy bc of the hurricane, etc. All of these are understandable, but a quick note acknowledging my attempts to communicate is really all I need. I didn't email her back within 24 hours when she was finally ready to go, and now I'm unacknowledged. I work in a service industry, my expectations are very reasonable, but your poor showing has me floored. Will take my business elsewhere. We have been using Royal shell on and off again for decades. I am close to the point of never using them again at all cost. I can name off so many negative experiences that it's incredible to me that the company still does robust business. We just finished staying at a house in Captiva, which Showed in the description that the pool was heated. What a bunch of crap! Flat out lie. Royal shell even sent somebody to the house to fix the heat, and they claimed that it was fixed, and the pool water never got above 74°. What I was hoping was going to be a week of playing with my grandchildren in the pool, never happened because of the cold temperature. We walked up and down various streets and talked to renters with houses all week, and I visited various other rental places for condos, and all of the pools were somewhere in the 80s. This is just another of many issues through the years. Last year I was told that the condo that we were renting for a month! Had the best Wi-Fi and Internet speed that was possible in that area of the island on Sanabel. It was barely faster than telephone speed. Again, a bunch of crap. Worst customer service ever! Do not expect a call back from the emergency service and if you need help on Sunday or after hours with a last minute registration, your out of luck. Personally would use someone else to book your vacation; and owners be aware that you might be loosing clients because of their inability to work off hours. If you ask me I rather rent my unit for the week as opposed to having it vacant, simple business sense. Empty rooms don't make money. Tried to get info on a $700+/night property on the beach in Bonita Florida through Trip Advisor. Emailed the company, zero response after 24 hours. Now I'm not interested anymore due to the fact if they lack customer service just to email, I can't imagine if anything was to go wrong with the property once there, you'd never hear from them. Decided to go through Sotheby's Rentals on a place in Naples, Florida. Have used them in the past and they are excellent, top notch customer service. If you rent your home/condo in south Florida through Royal Shell, you might want to rethink this company. They aren't working too hard to rent your property. read more

I'll be surprised if the rotten wood and plaster don't fall off and whack someone in the head. Appears that nobody is doing property management or maintenance very well lots of issues and we just got unload..... Although we have had AC problems and pool problems on top of the other items they have been prompt to repair once reported. All These items should have been corrected before a guest arrives. We rented two properties at Loggerhead Cay in Sanibel through Royal Shell Vacations. The only reason I am giving this review a 3 star here is because the rental, check-in and check-out processes were very smooth and the staff was very professional and friendly. Otherwise, this would be a 1-2 star rating. The issue started when we checked into one of the units - especifically Unit 522. The minute we walked in, the unit felt dated, old and more importantly very dirty. I was extremely surprised based on the fact that there are specific guidelines regarding health issues with the present COVID situation. The ceiling fans had so much dust on them that it felt they had never been cleaned. The blinds in both the living room and master bedroom were broken making it impossible to sleep in in the mornings due to all the light coming in. More surprising was the fact that all the missing blinds were in the closet but yet noone took the time to fix them prior to our stay. The staff did promptly respond to my complaint but I feel that they should have prevented this situation if the unit had been properly inspected before our stay. I feel I overpaid for this property based on the estate of the unit. Hopefully they will consider the request I've made for an appropriate credit. Too bad because the island does not have a lot of pet friendly properties which is the main reason why I chose it. Should you consider a stay here, make sure you choose an appropriate unit that has been updated and more importantly that is clean! read more

We had a horrible experience with royal shell. If you have an emergency and are forced to leave your rental early don't expect any compassion from this group! We are very disappointed in the way that they handled our case. Everyone has emergencies and in our case we had an immediate emergency with one of our children at home. We checked out and flew home. Still dealing with the emergency as I am trying to sort out all of the details and trying to get a partial refund. Royal Shell tells me to contact VRBO, which is where we booked to rental, and VRBO is telling us to contact Royal Shell. Then I find out that if you don't purchase travel insurance (through royal shell) you get nothing... Travel insurance for royal shell was not offered when booking through VRBO. Very disappointed with royal shell! Don't use them unless you have a lot of money to throw away. Rental was just ok, people sucked! read more

Do NOT book with them. They charge you $100. Just for reservation fee and $150. For a damage fee. This is NON refundable. We love Captiva and have been vacationing there for over 20 years. We have used the other rental companies for the very large,very expensive homes we love for our entire family. We clean up before departing so the maids don't have to work so hard, then I take photos of each room for proof that we have been respectful of the renters lovely homes. We rented 2 places this year and spent over $7,000. We also sent 4 other families to them. They get 40% from the homeowner each time they book. These fees Royal Shell charges to the renters is STEALING. Use VRBO and save some dough!! read more

We've been vacationing in Sanibel and Captiva on and off for almost 20 years. Often we've rented through Royal Shell and they've always been outstanding. Our most recent trip in August 2018 was cut short due to the Red Tide and we decided we would leave our beautiful home on Captiva 9 days early. When I called Royal Shell to discuss the refund options the staff were very helpful and suggested I stop by one of their offices. On arrival at the Captiva office I was met by a young man who knew I was coming and quickly sought the manager. She (Megan) had already contacted the owner who graciously agreed to refund us any days we did not stay no questions asked. This type of service is why I would recommend Royal Shell Vacations if you're headed to Sanibel or Captiva. We're sad to leave and sad for the islands and all of the gulf coast that is suffering due to the red tide, but having a business understand and work with its customers is very reassuring. They made a difficult decision more manageable, for which I am very grateful. read more

I just want to give a shout out to Royal Shell vacations. We booked in early January, pre pandemic. At that time they gave me a 48 hour hold on our house so I could round up deposit money from family members. After the pandemic hit they were in constant contact with us. Even going to the house sending pictures of the beach equipment on hand so we wouldn't have to pack extra supplies. We had some unforeseen circumstances that were unique to our travel and they waited patiently for us to make our full payment. We never had any radio silence from them and they contacted us weekly with updates. We were returning customers and will be from here on out. Sunset Hideaway vacation rental: I am surprised that this rental gets 5 stars on RSV and VRBO. We had several issues. Some were out of the control of RSV but this property does need some TLC. The Pros: Great layout for 4 couples Good supply of linens, towels & FREE beach towels (looks like they may charge for them now) Nice neighborhood, good location Great media room Kitchen is fairly well stocked (pots & pans, dishes etc) Upscale appliances Nice outdoor kitchen Plenty of outdoor seating & lounges The Cons: Lanai area was very dirty, spiders & cobwebs everywhere. I spent time sweeping and trying to get the ones I could reach. The entire house needs a good power washing. The lanai was the main deciding feature for us selecting this house. Two sections were torn & missing at the top, RSV said it was from a recent storm. Pool was leaking Pool features did not work (infinity pool & spa jets) Pool was murky when we first arrived but it cleared up after a day Master shower temperature valve was broken off and very difficult to use Master shower door did not close from inside the shower Bedroom showers have no shelf to put anything on, soaps, shampoo etc Front door key didn't work on one of the sets so we thought we had the wrong keys til we realized the 2nd set worked Wine fridge not working AC upstairs quit working on our last night Skimpy supplies (dishwasher pods, TP, paper towel) They obviously clear EVERYTHING that the previous renters left, including salt & pepper All bedrooms had desks EXCEPT the master suite. This house has great potential but for the price we paid (and that has increased) we expected much more. Hopefully the owners & RSV will see to these issues so that future rentals don't have these issues. read more

If you're a fan of roaches and dirty / run-down houses, then Soulshine aka All's Good is the place for you! We couldn't wait for our Captiva vacation and were slightly skeptical of booking through Royal Shell as there were no reviews on the home. Royal Shell made check-in extremely easy and was responsive when we called the next morning after finding multiple large roaches crawling around the dishware in the kitchens. We have two little ones and also noticed the floors were extremely dirty, as the youngest had gray hands, knees, and feet, after crawling around a little bit. Royal Shell promptly sent pest control and someone out to re-clean the floors. Not wanting to spoil our vacation, we got to work washing / sanitizing dishes / utensils and vacuumed / mopped multiple. We repeated these efforts multiple times a day for the remainder of the trip, as each morning, there would be at least one more cockroach hanging out when we got up. We also stored all food in ziploc bags and kept all the kids bottles etc. in the fridge in an effort to evade pests. However, to no avail each morning, we awoke to more giant roaches. I finally reached my breaking point the day we were due to leave when there was a roach in the dishwasher. Additionally, throughout the week, we found more and more areas that hadn't been cleaned in who knows how long (dead bugs on window sills, etc.) and issues with the house (broken blinds, dirty / musty carpet, leaky sink, the list goes on an on....). I reached out again to Royal Shell, who sent out pest control again and asked that the manager reach out to me to discuss the issues further. The manager (Kayla) left me a voicemail, I returned their call, leaving a message, but haven't heard from them since. I appreciate Royal Shell's efforts to try and make things "right" but for the amount of money we paid to stay in this rental, I do not think we should have had to deal with these sort of issues. I can understand a roach here and there, we're from FL, I get it, pests happen, but this was an infestation and absolutely disgusting. Especially with little ones crawling / running around. And I now understand why there are no reviews - Royal Shell does not allow you to post negative reviews, they're simply sent to their management team and I have yet to receive a response. If you're thinking of renting this home or another through Royal Shell - I'd strongly encourage you to consider a different company with more transparency and better oversight of the property. read more

I should start by saying the house we rented was fine, but the management is bordering on dangerous. We rented a large house (Into the Mystic) on Captiva and it was nice. In other rentals with other companies, we generally get some kind of guide book or at least information (like when to take out the trash), we got one of that here. Not a big deal, just a little odd. the trip took a turn when I got violently ill late Monday night. Then on Wednesday, my two kids and father-in-law also got sick (we got tested, it wasn't COVID). When piecing it all together, the only common attribute for us 4 sick people versus the other 2 who remained healthy was that we swam in the pool. When we learned this, I immediately let Royal Shell know. The fear was that other renters would experibence this as well. While I am also not happy that we lost effectively 4 days of our vacation being ill from something that should have been clean. My voice mail to them was not returned, nor was my subsequent email answered. I called again on Saturday, then again on Monday, and still have not received a response. I can only hope that they have fixed this issue and other people are not getting sick. As for them taking ownership that this ruined our trip, I can only assume that they do not care. read more

We have been in South Seas in Captiva at least 7 times in the past and we always had a great time. However, this year we rented through Royal Shell and it was a nightmare. We arrived on Christmas eve, the office was closed, and nobody could give us the key of the Villa. After many calls and complains, they gave us the code to get into our place. The place was in poor conditions, the electrical fuses kept blowing, no amenities, etc. We love Captiva but Royal Shell almost ruin this vacation. I love this company! They manage our property. Their reps are always responsive. Our place has been spotlessly clean when we stopped by to get some maintenance done. Janet C. is really good at explaining our options. When she has been out of the office, the rest of the staff always makes sure to answer our questions and takes the action we need. Their start up process was easy. They gave us some great ideas to make our property more marketable. Our guests are satisfied too! I contacted a few rental managers on Sanibel they were slow to get back to me. If they are treating us that way you have to wonder how they will treat guests! Royal Sh also put properties on the various vacation rental sites. So you won't loose out on that market. We recently stayed at a Royal Shell rental property on Sanibel Island on Jamaica Drive in Florida. As a result of our stay I have itchy small red bumps on my arms, legs and side. Bed Bug nightmare!!! I called to inform Customer Service and she repeatedly said it was highly unlikely and that they never had complaints about bed bugs. I assured her that I had photos and she requested I send them to her. I sent her the photos and never heard anything back from her. She promised to check the cottage and follow-up with me. I feel very confident that those bites that I received only after I went to sleep had to be bed bugs. The bite patterns, location, time of occurrence and bite size seem to be a text book definition of bed bug bites. I never received a call back after they examined the cottage. read more

Royal Shell was very easy to work with but Sandpiper Beach unit 406 was not great. The internet was useless, which made working or streaming impossible. That is a huge negative for out family. The beach equipment was old, broken and rusty and there were no beach towels. We ended up spending vacation time buying chairs & an umbrella to the tune of $200 and rented towels from Royal Shell. The unit furniture is nice and the master bed was comfy. The kitchen had zero extras like salt, pepper, tin foil or coffee filters. The coffee maker was unsafe with no auto shut off or auto drip stop. The complex is fantastic and if you are looking for quiet, this is the place to rent. We have stayed in other units and really love it. The grounds are very clean and the year rounders are patient with renters. read more

Horrible experience. We booked a two week vacation with Royal Shell in July 2021. There was a leak from a unit a couple floors above us that flooded one side of the building. We had water damage in our unit and water dripping out of a light fixture. Royal Shell sent a company to install a dozen fans and a huge dehumidifier. There was no concern for the safety hazard created by water dripping out of the bathroom light. Then, to make matters worse, our AC broke. It took about 2 days to fix the AC and almost a week to get all of the drying equipment out of our unit. They sent two portable AC units for us around 8:45pm on the night the AC went out. The water restoration people showed up around 9pm and didn't leave until around 10:15-10:30. This was delightful because I was attending my mother's retirement party and had to leave early because we had workers in our unit. I didn't realize that these units had to have the windows open so a vent could run outdoors. They wanted to use cardboard and duck tape to "secure" the window at the front of the unit where my 4 year old was sleeping. When I expressed that this was a safety concern, the Royal Shell employee gave me an attitude. I guess I was supposed to sleep well in an 80 degree unit with a piece of cardboard being the only thing between my son and anyone walking down the hall. We have 2 kids under the age of 4 and couldn't even stay in our unit for several nights. The water restoration company had removed a bunch of trim/base boards so there were exposed nails throughout the unit. This was in addition to decorations and pictures being taken off the wall and placed all over the table and fans everywhere. The water restoration employees were nice, but broke my wife's brand new hair spray bottle and left it on the porch until it was completely empty. Royal Shell offered you get use a unit down the street that wasn't on the water and was about .5 mile away from the units my entire family was at. We obviously didn't want to be inconvenienced by having to pack up and then repack into a new unit that was separated from our family (and across the street from the beach). Thank god we had family near by. My wife and I had to split up for several nights. I had to sleep on a twin bed (I'm about 6ft, 225) in a room with my 4 year old and my wife had to stay in a different unit on a twin bed with our newborn. After haggling with me about a refund for a completely ruined first week, Royal Shell finally agreed to request $1,058 back from the owners. A week goes by and I hadn't heard back from Royal Shell. I requested a card dispute with my bank but it was denied. It's almost September and I still haven't received a refund. I lost half my vacation because of being misplaced and aggravated, only for that aggravation to drag out for weeks because Royal Shell won't resolve the situation by refunding me $1,058. I DIDN'T EVEN ASK FOR HALF OF MY MONEY. Do Not book with Royal Shell if you can avoid it. They should be embarrassed at how low their customer service is. read more

Royal Shell has been taking care of our property for two and a half years and they do an excellent job! We get great feed back from our renters. Their website is easy to use and they call back quickly when we have a question. We are so glad we did not go it alone and try to do this on our own. We rented from one of those a couple of times but when something went wrong it took awhile to figure out what happened and we had to do some of the leg work for the owner! Royal Shell has maintenance crew who are there in a jiffy! They are great. read more

In February 2019, I booked a vacation rental from Royal Shell and paid the required deposit, and received a confirmation e-mail stating my reservation was complete. The next day, got an e-mail from Royal Shell, saying the property was actually not available, and giving me 3 nearby alternatives (all significantly more expensive). I chose one, then about half an hour later received and e-mail stating that it too was not available, nor were the other 2 they had just offered me. This time, Royal Shell offered a property more than 3 times the price of my original booking. Luckily I was able to cancel the flights I had purchased for my family, but I have 3 very disappointed kids and I am never going to book with Royal Shell again. read more

I give it one star only because there is nothing lower. We came in to a unit (Sesgrape #3) that we could not park our king cab truck in. It requires a 90 degree turn as the pool is in the way. The renters next to us took their half out of the middle. We complained & were told they don't own the other units & would have to park at their office (2.3 miles from the unit). We went to SBL & were given a great place to stay. RS got in touch with us a couple hours later telling us we could park one truck at our unit & 1 truck in Unit 1. We couldn't park either truck at the unit as they are too long to make the turn. We decided to split up our family & went to the unit only to discover our spot was now taken by the next door neighbors & Unit 1 was blocked. We were told we couldn't get any money back even though we couldn't park there. Buyer beware!!! Skip Royal Shell and go to SBL. read more

Sent them a e mail, they called us within minutes. They also had us moved into a different condo within a hour. Also working with them through the Pandemic has been a breeze. Worst rental experience ever. DO NOT use Royal Shell. Rented "Boater's Paradise" Jan 2022 for 13k TOTAL rip off. We had to rent from out of state and trusted Royal Shell to provide a decent property for the money. We had two friends renting houses on Sanibel for similar amounts at the same time so we know what a rip off this dump was. I wouldn't have rented it for any price if I could have seen it but at the most they should have charged 1/2 what they did.They refused to come out to assess the property. We asked for a change of property or refund . they refused- told us to be patient, then never did more that replace the smoke alarm batteries and wash off the pool deck. They wouldn't even replace the entry lights- looked like the Aadam's Family house!-i.e. 2 of 5 lights worked and cobweb covered. I will post some of my pictures of the filthy furniture , windows, broken TVs etc, just disgusting. read more

We have rented from Royal Shell around 7 times on the last 11 years, and this year was my second really bad experience with them. That's a high enough strike-out rate that we will not be doing business with them again. There is another, newer, 3-initial company near the CVS (LOOK THEM UP, it's worth it, starts with S, ends with L) that is FANTASTIC, so we're done with Royal Shell. This year, we're in SW Florida for a month, we're already there, and with one week's notice, we get a message that we can no longer stay in our Naples rental unit because the owner wants to do "renovations". What's important in this story is that we chose a COMPLETELY renovated two months ago, perfect unit, so I immediately knew the owner just wanted to use their unit or have their friends stay there....and did not care that this left us high and dry. So you would think that Royal Shell would find us a comparable unit, the same distance to the beach, and not charge us extra? NOPE. They do absolutely nothing to make you a happy customer. I got a refund, but had to spend 5 hours of my vacation time scrambling to find a decent unit on VRBO with one week notice. Never again, Royal Shell! read more

We have used Royal Shell for several years; in fact we stayed at this house 2 years ago and it was fine. Now it is dilapidated and poorly cared for. Bathroom floors were not clean, mold In shower stall, recliner sofa doesn't work because a prong has been broken off the plug. There is not a single teaspoon in the house (lots of forks and knives, though). Stucco is falling off the several outside walls of the house, and wallpaper is peeling off the inside walls. Yesterday it rained and we could see why this is happening - the house leaks and water inside is damaging the surfaces. The pool will not stay filled - we have to add water daily in order to get the water level high enough for the heater to work. The maintenance man suggested that the pool may have a leak. For a $10,000+ Rental for one week, I expect a house that is in good, clean, functional condition in all aspects. Captiva Dreaming did not meet expectations, especially with the leaks during the rainy day, and I can't believe that Royal Shell is unaware of the condition of the house I would not recommend Royal Shell as their property management is not adequate. read more

Stains on absolutely everything. For $2,200 a week you would think that they could at least get some thicker sheets to hide the stains underneath. Renovations were good at 15411 Captiva Drive 1B Captiva Island FL, 33924 but 1A is way nicer, and seems cleaner - albeit a little smaller. Definitelly would've been way more worth it for that place. If they just could've cleaned 1B better, it would only have been a matter of personal preference of decor and layout. The stains on the pillow, sheets, comforters, walls, and showers, etc. were just unacceptable. When I contacted Royal Shell, they were nonchalant. One of the beds downstairs didn't even have a full set of sheets on it. If it were cheap, it might be more understandable. View of bay, and proximity to beach is nice - but if your accomodations are lacking, then it makes the whole vacation so much less thant it could've been. Also saw a bunch of cockroaches and the internet is iffy. Shower curtain is moldy and the rings are so cheap, that one fell off and rusted on the side of the bathtub in the matter of an hour. So, I am giving 2 stars because we did use this company for 15 years, renting over 20 properties on yearly and bi-yearly vacations. That said, since they had the monopoly on Sanibel Island we were happy to use them. So, we were there vacationing this summer and decided to book something for Thanksgiving week. We are Floridians, so we know everything about Red Tide and when it was announced that there is severe red Tide sending people to the hospital and killing millions of fish, I tried to cancel our vacation. Not only was I given the run around for the last week but the manager REFUSED to speak with me or return my calls. Instead, she made someone else deal with me. They first tried to get me to change my mind. Please be aware that I am cancelling 107 days before our trip so I was well outside of the the 90 day mark that they let you cancel. After getting nowhere and having no one promise me any type of refund on my $400 deposit I was just told that they will give me ONLY a portion of my deposit back, due to the fact that Red Tide is an act of nature. THIS MAKES NO SENSE. I don't care if I cancelled because I wanted to go to Tahiti instead, it's 107 days before our trip! I need no excuses and their lame excuse about Red Tide being an act of nature is beside the point. No one cared that we were longtime customers. We used KINGFISHER last time and will be loyal customers from now on. They were pleasant to deal with and accommodating. Royal Shell-you can continue without us. read more

We stayed in Unit 205 5/08/21 thru 5/15/21Tarpon beach condos managed by Royal Shell. My husband and I quickly found out that no one was checking these units for safety and function before our arrival. We had 5 service calls in the first 3 days for safety and malfunctions. Not how we wanted our vacation to go; management depends on their customers to do their job. On our day of arrival we realized that our 3 TVs weren't connected. We referred to our resort confirmation for a phone#....it's not there! Finally got that matter resolved Monday. The refrigerator gasket was detached and we had a lot of humidity/frost/ice. Unfortunately, we had bought our weeks worth of groceries on the way in. The guy who fixed our TVs said he just did IT. So wasn't until Tuesday day 4 until that our fridge problem was resolved. First time we used the sink disposal was a disaster. Was another day until plumber was able to come out after 5PM. Another day impacted. The filter on the air handler for the unit was completely plugged and needed to be replaced. The location and the actual condo was good despite really tiny bathrooms. Just super poor management. I requested 1 more garbage bag because I had to trash my produce and they would not honor the request...UNBELIEVEABLE! read more

Greycy was awesome at helping make our reservations and answered all our questions. White Caps Cottage #5 was clean and ready by checkin time; however, their checkin procedure needs attention. It's a matter of logistics and surely they can do better. Perhaps a different location might be considered. Their online app would never work for me and I had to search and search to figure out where to pickup key. We had to call office for checkout procedure. We've rented Florida beach lodging for almost 30 years up and down the Gulf and Royal Shell has been the one most lacking in ease of information. Most of the time General checkin/checkout instructions are printed everywhere. Royal She'll did make sure instructions regarding beach access, pets, noise level etc were readily accessible. Now that I know how they operate, I'd be ok to use them again. Greycy made up for the somewhat negative taste. read more

Quick response from the business once I posted this...seemed very willing to help and they are processing my request. It will take 3 weeks before I find out if what they told me actually happens...I will update then. UPDATE: received full refund as promised... I would use them again when we reschedule our trip. read more
