Since having moved to Portside early this year, the experience has been wonderful. The sea air, the convenience of so many amenities nearby and neighbors that actually say hello to you with a smile (and you can tell they mean it. There is a pleasant glow in their eyes). Nima owns and operates the Portside Harbor Mart. Along with his staff, Nima runs a flawless and very clean operation. The staff is always friendly, quick with a smile and a joke, and the store has all the essentials at a very fair price. Along with wonderful seaside views, there is the affable Portside staff. To borrow a line from the movie Fight Club, "the staff really listen to you instead of just waiting for their turn to talk." Staff member Autumn was instrumental in our decision to move here. Autumn is beyond kind, her spirit highly energetic and infectious and has never failed to get back to me when I have any questions. Complimented by her willingness to help, Autumn also apprises us with local events in the area, whether live entertainment, food trucks and the like. Charmaine and Clay are equally terrific. Both Charmaine and Clay are always so accommodating, even letting me borrow a power drill along with other tools while we were moving in. I had a good experience with management here overall. It's a quieter community. If you're younger and looking for a more lively environment, this probably isn't the best fit. Quiet hours are 10pm-8am, and they are pretty well respected. We decided to move after our rent increased by $150, but there are definitely some nice perks here. One big plus is the electric vehicle EV charging stations, you won't find any apartment complexes in Ventura with this many chargers. They also have Amazon package hubs on-site, which is very convenient. I never had a package stolen, but if you do run into any issues, Clay is the person to talk to. A downside for me was that barbecuing on patios isn't allowed. A few grills are located on-site. I'll miss the black cat that used to wander the complex. Most of the people here are nice and friendly, though some can be pretty strict when it comes to rules. Management is good with emails which I really liked too. I don't like calling randomly. They seem to be understanding of all points of view. Frederick is the best by the way! He's the best maintenance guy I've ever had (and I've rented a few times) and he's so nice! No complaints with the team here. I think they are pretty reasonable for the most part. We were only here a year. There's also some hard water here but we added a filter to the shower and sink. read more

Every trip to the pool begins with wondering if you're waisting your time. You dip into the jacuzzi to find it cold or luke warm at best. If you do brave the conditions, you start to notice the slimy build up on the tile and that's enough for you to want to make a run for it!... It's still a beautiful warm day to relax under a cabana. Maybe read or nap....until the jack hammering on the surrounding units kicks in, echoing throughout the complex. Unfortunately all of the construction defects and poor pool service have been a problem for the last 2-3 years and there doesn't seem to be an ending anytime soon. Renting at Portside has been a major disappointment. They raise the rent $200 or more every year for most tenants, making long term plans to stay at Portside impossible for average people who can't afford yearly $200 rent increases. The management constantly reminds you you're living at a "luxury community".... Where you have to work part time since they are severely understaffed. The property is 27 acres and management constantly uses that as an excuse for not enforcing the rules or monitoring or maintaining the property. If you move here, get ready to clean up dog poop often left around the neighborhood and clean your own hallways because there are only 2 cleaning people who work part time at Portside. You will be told by management to monitor anything you report, to take pictures for evidence and you'll be emailing and getting ignored by management for all your time spent doing the work the property management company should do. There is a man on our street who screams and yells at his wife and kids all day and night. Have to wear headphones to block it out. Police and security have been called for 4 years. Management does nothing, not even a warning notice. The managers lie that they give notices but do not. You will pay over $100 for garbage a month but garbage all over the property because the garbage valet is not properly managed and residents leave garbage out for days stinking in front of their apartment and management does nothing about it. The pool was closed for 6 months and there is no pool attendant, so get ready for random people who don't pay the high rent you do to poach the Portside pool and dirty it up. Homeless people wander in there - there is no full time security monitoring the pool as we have requested multiple times. There is a part time courtesy patrol that management has made clear works for THEM not for the residents. The manager informed us not to call them security. They advertise 24 hour security - false advertising. There is a gang of kids who ride around the community on electric bikes and harass residents, people walking their dogs, and the courtesy patrol. Nothing is done to stop them. Bikes get stolen all the time. You have to keep them in your apartment. Loud high pitched siren like smoke alarms go off multiple times a day because they installed smoke alarms next to the stove top and they're super sensitive. Many people can't cook without the smoke alarms going off. My entire closet fell down 6 months after moving and maintenance had to come in and rebuild the entire closet since the original builders did such a low quality job- this has happened all over the community. I have lived here for almost 2 years and they have never cleaned my windows. They send out emails saying they power wash and clean the windows every 6 months but that it totally untrue. I'm not sure where that portion of our rent that pays for the windows to be cleaned every six months is actually going because there's no transparency in terms of breakdown of what our rent is actually going to pay. There is constant construction going on because many of the apartments have flooded or mold has developed. All of a sudden a resident gets told they have to move to another unit with little warning and no choice. Pay $50 a month dog rent for nothing. They have dog poop stations with really cheap thin plastic bags that rip when you try to use them. The bag containers constantly run out of bags and are empty. Walls are super thin - you hear everything, whether on the top or bottom floor, even conversations through the bathroom vent. Management is overwhelmed with complaints so has a hard time addressing them all. There are occasional community events, but because morale is so low and many residents have to stress about where they're moving next, many residents don't attend. And many of the events are cut short and end early. But here's the worst part - the gaslighting. Instead of trying to actually solve problems, management will retaliate against any resident who stands up for themselves or others by lying about you or raising your rent $400 in one year. It's a real bummer living here. The manager Rachel shows no empathy or concern for residents. She has created a very gossipy negative vibe in this fishbowl environment where you have very little privacy. If you go out to walk your dog and don't feel like talking beware - there are people who live here who will go report you to the leasing office and exaggerate things because their feelings are hurt. This is definitely NOT a luxury community - lots of drama. Lots of MAGA. A MAGA neighbor screamed at me in my own apartment from the sidewalk and told me to leave the country since I don't support MAGA. Run far away! NOT a "luxury experience." There are some amazing people in and around this community including my dog owning neighbors, Clay, maintenance staff and everyone at the Harbor Mart. There are however several issues that do not render this to be a luxury community experience...so be mindful of the value you are receiving when paying a premium to live/work here. Many of the amenities are not/have not been in working fashion...yet rent increases while value realized decreases. The hot tub has not been hot for coming on a year now and this is after the entire pool area was closed for several months for extensive servicing. I and many others have submitted countless work orders to no avail. Management has no visibility to their chosen front door locking system and the life of the battery within the mechanism. I have been locked out of my apartment overnight without advanced notice. My office and pet were locked inside at the time with no way to get inside of my unit. At which point, after-hours & on-site support was unresponsive, non-existent and unhelpful. I have submitted work orders strictly for the front/only door lock 3 times in less than 2 months. Retailers living and working in the community have a very hard time securing foot traffic to maintain a healthy/profitable business and cycle out of the community with regularity. There is a large outdoor bike storage structure right out front of the leasing office for some reason as it is never used due to the robust bike theft of locked bikes in the area. The EV Charger service stopped without any advanced notice and has been inoperational for months. read more

I live here and it's literally a dream. I get to wake up and walk my dog on the harbor everyday and then see the sunset. The apartments are modern and new. I live in the upper floor which I hear is better because the first floor can hear us quite a lot which is unfortunate. Great pool, fun community events. LOVE harbor mart and the coffee shop as well as all the small businesses. Hope they don't increase my rent so I can stay! read more

Portside is not a great place to rent, so if I were you look elsewhere. This whole place is consumed by flooding and mold. They have also pushed many tenants out by raising their rents to ridiculous amounts once their leases were up if they had any problems. They move in new tenants to units that have been flooded out with the same problem to only happen over and over again. The staff is unprofessional and they will gossip about each other, and any tenant with issues. This is a vey toxic community that is going downhill fairly quickly. read more

This is regarding the public event held on Sat April 19th. The Easter Event, I do understand this was probably the 1 st one held considering this is a new area /building in the area. However this event was advertised and there was a lot of kids there. With that being said the egg hunt was held in doors 3 differnt lines with kids AND THE PARENTS going in all kinds of directions which ultimately left my daughter in tears bcuz the eggs were gone within 3 min. Not only did I not see any eggs after waiting in one of the 3 long lines for 20 min I also seen ALOT OF ADULTS grabbing eggs for their kids which was not fair to the kids like my daughter who were left without any eggs! Please do better if deciding next year to do an event like this . Maybe do the egg hunt in one of your many grass areas and have the parents wait around the gates and watch from there! When I first reached out to Charmaine for a rental. She was most helpful. I completed the credit application and was approved. I waited five days and did not receive a lease. I left two voice messages and one email. When she did not reply to any of the messages, I sent another message stating that it was clear they did not want me as a tenant. She called several hours after that message. Another four days later I did not receive a lease. I requested a refund of my $500.00 hold money. They said that it would be refunded. Two weeks later, I have not received the refund. Due to reasons beyond my control, I had a very tight deadline for relocation. I felt I was strung along so that they could withhold my $. read more

I think this is a very good community! It's relatively new and it has had its bumps along the way, but the community managers and property owners are "all in" on making this a great place to live. The community has everything going for it, location, people, management, etc., etc. Once the community lands the retail attributes (restaurant, coffee shop, market, etc.) that were promised when I moved in, my rating will move from 4 to 5 stars. If you are considering renting with Portside at Ventura Harbor or their property management company Greystar, you might want to consider again. While renting at this so-called luxury property, we dealt multiple issues. The most egregious being that the main property manager, Katie, improperly updated their back of the house ledger and didn't reflect it in the resident portal. This lead to an approximate $500 surprise charge, several months after her oversight and inability to do her job, and just months before us preparing for a move out of state. Then after move out, we received a final bill in which they over charged us by $40 and refuse to correct the mistake. Eight months after moving out, with email proof from their own employee confirming the mistake, they continue to ignore the oversite. The final water bill is very questionable as I paid the water bill that came every month without fail and it should only be deferred by possibly 1 month. We've asked for proof of the utility charges besides their back ledger which has been wrong before, and all they do is send the same thing over and over, with 3-month gaps in communication, despite email proof of mistake their property manager made. We had a toilet that ran constantly due to faulty internal tubing (not the old style toilets that you can fix easily) and we didn't discover this until we got an enormous water bill. They adjusted some of the charges off since there was no way we could have known and it was due to their shotty plumbing. They said they had to audit our usage after fixing the problem because somehow they thought us 2 could use over 23k gallons of water... they realized that was impossible so finally credited us but it seems like they are trying to back charge us for this credit after leaving since they won't really explain these final utility charges or show proof as to why they added up from many months in the past since we always paid every month. Looking at the BBB site they have had over 300 negative posts in 3 years, and over 100 just this year alone. I will never again rent with Greystar again. We sent them supporting documentation written by their own employee, and they ignore it, and don't communicate for months on end, and then choose to harass us on the last business day of the year (a Friday), in the middle of the afternoon. And when we call back, we get voicemail every single time. Don't believe their statement about being empathetic to what everyone dealt with in the last couple of years. It's just Corporate Lies. Now for the property itself: When we moved in, we communicated that I live with PTSD, and that peace and quiet was extremely important. Paying over $3500 a month, I feel that request to be reasonable. What we got was a neighbor who would leave his weekend party garbage sitting outside his door leaking on a regular basis, attracting ants and other pests. Or playing his music so loud, that the only relief was to shut the windows to block out the noise. Or multiple photos taken of tenants letting their dogs to run loose and crap without picking it up. Those are just a couple of the incidents that happened, and I have a paper trail for each incident. And the building itself, first good rain that occurred while there, we ended up with water damage because cheap construction. We had a toilet that ran non-stop for over a month, and the washer dryer unit, didn't work on day one when we moved in. The only thing that was world class was maintenance team. They were class A employee's, probably underpaid and overworked. As I said, I will never rent from this company again. They are crooks, who do not stand behind their so-called mission statement. They show no remorse for their inability to do basic accounting and will not communicate in a timely manner with the threat of sending it to collections. But don't take my word just check the BBB site, same documented treatment of former tenants over and over. Same bull crap canned follow-up explanation. read more

Just got keys to Portside! The development is without a doubt the best apartment living community in Ventura. The design of this property over its 27 acres on the water is stunning! Very impressed with all of the amenities on site (huge pool, entertaining areas, doggie park etc), as well as the top notch units themselves (appliances, fixtures, etc). It brought real life to the Ventura Harbor without a doubt. Very happy with everything! Onsite, Raliene and Karen took care of every detail from application to keys and made the whole process go extremely smoothly. Unfortunately Portside lost a star from me this week. May want to avoid first floor apartments as some people aren't considerate about parking huge vehicles in front of your door for long periods of time, even when the rest of the parking is wide open. Asked office for help by sending a gentle notice about being considerate of others when parking long term, but they won't. I have to call the City to see if I can have them ticketed or towed. My apartment doesn't have a lot of natural light and I try to get additional light through the front door. Other than that it is a wonderful place and dozens of neighbors and visitors introduce themselves and their fur babies as they stroll by. I recently leased with portside and the process was a bit bumpy with their third party company they use to verify income but the actual managers and staff at portside are amazing to say the least. I started out working with Charmaine and she made sure I knew all of my options she was definitely on top of everything! She was able to continue the process even when we ran into outside problems which is important when you're urgently looking for a place to live. I finished the process with clay and if I could hire that man as my personal assistant I would! Every problem I had he had the solution and I mean FAST! he set up my gas for me and everything else that I needed done. Give that man a raise he works too hard! I was flying out of state for business the same day I finalized my move in and he made sure everything was taken care of, even walked me to my unit! The level of care that they show for their tenants is just unmatched. I won't forget Rachael either the main office manager such a bubbly person really good energy to be around and she also is very attentive in getting things taken care of! Javier In maintenance is top notch he put me in the guest suite while he fixed my leak and I mean same day less than an hour! He's been here since construction and knows his way around the buildings and how they function. He asked me if there was anything else I wanted to bring to his attention and gave me the solution right then and there and set up a time to come and fix everything for me! read more

I tried many times to reach them (phone, email, even walking in) to discuss moving to a different apartment, I was even willing to pay more (!) but was ignored. I also asked questions about my lease but was ignored. When gave notice, finally someone called and asked "what can we do" but was too late. Then they asked for my new address for the deposit, which I gave them. This was back in May 2023, and only recently an old neighbor told me the people who moved into my old apt had some mail for me. I picked it up, and low and behold, there was a letter from a collection agency trying to collect additional rent from me. Meanwhile they are advertising a free month's rent for people to move in?!! In addition, the homeless situation has gotten very bad, there were fires started in the trash bins, constant closing of pool/hot tub from people bathing in there, tons of theft, knife threats, etc. Not to mention, I had a consistent bug problem and maintenance told me to try a home remedy which did absolutely nothing. Have lived here for a few months. Very happy here. Wish gym, tennis court and retail facility would get open soon but worth the wait. Swimming pool and spa are great with an outdoor BBQ area. They are in a great location but we moved in a year ago and was promised amenities would be ready and they never were now on are way out they are just opening pool till 9pm. No restaurants ever showed up, no stores or retail just a nice new apartment complex with nothing to do and if you get off work at 5pm pool for the most part closed at 6pm when the community is full of 55 plus adults. Security is solid and patrol well. Staff are amazing but made a horrible mistake on my rent and I had to fix mistake December 15 right before Christmas smh... I am assuming they will stay fairly empty even though the housing market is crazy right now just because the price at $3300 plus for 1 bed room with average amenities and no retail. Probably best to just become a 55 and older community at reduce rents is my suggestion and I can only imagine the parking is going to be horrible once shops do open up then the home will become a tourist attraction with people hanging out around the community that don't even live there. It was a good idea but Poitou designed and way to expensive. For that high of rents it should have been gated but what do I know. Good luck Portside. read more

My wife and I moved into our two-bedroom place at Portside Ventura Harbor on January 3rd. Best move we could have made. The apartment is brand new, there is so much light in our new place, and the amenities are great. The gym is brand new with new equipment and it overlooks the marina. The pool is a junior olympic-sized, heated salt-water pool with three lap lanes. I've taken three long swims so far (training for a race) and each time I was the only person in the pool. The staff are wonderful people, from the folks in the office to the maintenance personnel. The seagulls tend to bomb the complex, but when you can see the marina from your windows that's the price you pay to live so close. I highly recommend Portside Ventura Harbor. read more

The amenities offered here you will not find with any other complex: brand new construction for every building, top of the line appliances and features in their units, along with their pool, tennis, fitness center, and soon to be plaza with dining and shopping, along with the peace of mind of their 24/7 courtesy security patrol. The management team is very responsive, polite, and attentive to any need we've had. We had multiple issues at Portside and are now dealing with their main property management company "Greystar". We have documentation of different billing oversights. Mckynzie acknowledged one particular $40 overage as incorrect and they still didn't correct it. They also have a back ledger that the tenants cannot see to make sure things are correct in real time. One incident is when they were "missing" several hundreds of dollars from us and several months after this accounting error they told us that we still owed them and that we were behind when we paid EVERY SINGLE month on time in the resident portal. You always expect a few charges when you move out, but this was ridiculous and with Katie's multiple accounting errors and not being able to see our ledger online, we know this is outrageous. Lynn at Greystar asked for email proof that I was told there was an overage. I sent her the emails and highlighted the ledger they sent to us at the end that showed the errors and she keeps sending the same ledger back and won't fix the issues. Threatening us to be sent for collections when their information in writing shows THEY are incorrect. Greystar property management has 300 poor reviews on the BBB site in 3 years, and over 100 in just the last year alone. Besides these issues we had multiple ant problems and couldn't enjoy our patio that isn't covered because seagulls bombed everything and destroyed my furniture (which cost us money too). When we had rain the water came through our ceiling and the tenants/shops across the way got super flooded. What is the point of paying $3500 for a 1 bedroom luxury apartment if you still have to go through the trouble of poor building quality and the headaches of a leasing manager that has a huge chip on her shoulder? Same with the overall Greystar property management company. We came here because my veteran partner has PTSD and we thought it would bring us peace being in a quiet community by the ocean. Besides the view and the incredible maintenance team (Javie, Freddy and others - not sure who is there now), it wasn't worth it. And now we are being harassed by Lynn at Greystar because they won't fix their errors that we have written proof of. Again, you always expect some charges at move out, but they aren't fixing the very clear errors. It's sad that I thought they would be a refuge for my US Veteran partner that deals with PTSD and other handicaps from his service.
