    This is one of all of the buildings requiring major repairs over the summer. It was completed but now is covered during our recent rains.

    Every trip to the pool begins with wondering if you're waisting your time. You dip into the jacuzzi to find it cold or luke warm at best. If you do brave the conditions, you start to notice the slimy build up on the tile and that's enough for you to want to make a run for it!... It's still a beautiful warm day to relax under a cabana. Maybe read or nap....until the jack hammering on the surrounding units kicks in, echoing throughout the complex. Unfortunately all of the construction defects and poor pool service have been a problem for the last 2-3 years and there doesn't seem to be an ending anytime soon. Bottom line, you don't get what you pay for.

    Fire pit that has been blocked off from use for over a year

    Renting at Portside has been a major disappointment. They raise the rent $200 or more every year for most tenants, making long term plans to stay at Portside impossible for average people who can't afford yearly $200 rent increases. The management constantly reminds you you're living at a "luxury community".... Where you have to work part time since they are severely understaffed. The property is 27 acres and management constantly uses that as an excuse for not enforcing the rules or monitoring or maintaining the property. If you move here, get ready to clean up dog poop often left around the neighborhood and clean your own hallways because there are only 2 cleaning people who work part time at Portside. You will be told by management to monitor anything you report, to take pictures for evidence and you'll be emailing and getting ignored by management for all your time spent doing the work the property management company should do. There is a man on our street who screams and yells at his wife and kids all day and night. Have to wear headphones to block it out. Police and security have been called for 4 years. Management does nothing, not even a warning notice. The managers lie that they give notices but do not. You will pay over $100 for garbage a month but garbage all over the property because the garbage valet is not properly managed and residents leave garbage out for days stinking in front of their apartment and management does nothing about it. The pool was closed for 6 months and there is no pool attendant, so get ready for random people who don't pay the high rent you do to poach the Portside pool and dirty it up. Homeless people wander in there - there is no full time security monitoring the pool as we have requested multiple times. There is a part time courtesy patrol that management has made clear works for THEM not for the residents. The manager informed us not to call them security. They advertise 24 hour security - false advertising. There is a gang of kids who ride around the community on electric bikes and harass residents, people walking their dogs, and the courtesy patrol. Nothing is done to stop them. Bikes get stolen all the time. You have to keep them in your apartment. Loud high pitched siren like smoke alarms go off multiple times a day because they installed smoke alarms next to the stove top and they're super sensitive. Many people can't cook without the smoke alarms going off. My entire closet fell down 6 months after moving and maintenance had to come in and rebuild the entire closet since the original builders did such a low quality job- this has happened all over the community. I have lived here for almost 2 years and they have never cleaned my windows. They send out emails saying they power wash and clean the windows every 6 months but that it totally untrue. I'm not sure where that portion of our rent that pays for the windows to be cleaned every six months is actually going because there's no transparency in terms of breakdown of what our rent is actually going to pay. There is constant construction going on because many of the apartments have flooded or mold has developed. All of a sudden a resident gets told they have to move to another unit with little warning and no choice. Pay $50 a month dog rent for nothing. They have dog poop stations with really cheap thin plastic bags that rip when you try to use them. The bag containers constantly run out of bags and are empty. Walls are super thin - you hear everything, whether on the top or bottom floor, even conversations through the bathroom vent. Management is overwhelmed with complaints so has a hard time addressing them all. There are occasional community events, but because morale is so low and many residents have to stress about where they're moving next, many residents don't attend. And many of the events are cut short and end early. But here's the worst part - the gaslighting. Instead of trying to actually solve problems, management will retaliate against any resident who stands up for themselves or others by lying about you or raising your rent $400 in one year. It's a real bummer living here. The manager Rachel shows no empathy or concern for residents. She has created a very gossipy negative vibe in this fishbowl environment where you have very little privacy. If you go out to walk your dog and don't feel like talking beware - there are people who live here who will go report you to the leasing office and exaggerate things because their feelings are hurt. This is definitely NOT a luxury community - lots of drama. Lots of MAGA. A MAGA neighbor screamed at me in my own apartment from the sidewalk and told me to leave the country since I don't support MAGA. Run far away! Update: Rachel's response is indicative of how she doesn't even bother to get to know anyone in the community. Not sure who "Erika" is. Not me.

    I live here and it's literally a dream. I get to wake up and walk my dog on the harbor everyday and then see the sunset. The apartments are modern and new. I live in the upper floor which I hear is better because the first floor can hear us quite a lot which is unfortunate. Great pool, fun community events. LOVE harbor mart and the coffee shop as well as all the small businesses. Hope they don't increase my rent so I can stay!

    I host it my event here at Portside! One of the staff member Autumn went above and beyond to assist me and make sure that I had everything I needed. She was very sweet and helpful, making my experience here even better!

First, they entered my apartment without any notice, no call, no text nothing. That's a direct violation of California Civil Code § 1954. I felt completely violated knowing someone came into my home without permission or emergency. Then, to make things worse, my car was towed without any warning. There were no proper signs, no notice, and no valid reason. I had to pay hundreds of dollars to recover my own vehicle because of their negligence. Keep in mind I was there for a year so carpet was as good as could be expected but there were no major stains or damage and I cleaned everything immaculately. I had given $600 as a deposit so they took it all plus I owed a balance of 54 dollars. They charged me $290 for painting, cleaning, $150 for carpet cleaning, and utilities were 145, which was correct and some administration fees. In over 40 years of renting various units, I had always received some or all of my security deposit but not with Camino Ruiz. They explained that no matter how well I left the apartment they brought in professional cleaners so I should've even bothered cleaning. All these chargers except for utilities are excessive and not to receive a portion of the deposit is disappointing and ridiculous. As I mentioned I had a good experience for the year I was there but the thing I'll remember most because it was the final memory I have is losing all of my deposit. Always paid rent on time and was a responsible tenant but I guess to Camino Ruiz it doesn't matter. So beware make sure if you plan to rent here or are moving out any time soon that most likely you won't see much if any of your deposit returned.

The model unit they show you is nothing like the actual apartment you move into. Mine was beat up, poorly maintained, and full of broken appliances. The dishwasher smelled like sewage from day one -- it's been replaced twice and still doesn't work. Maintenance is lazy and dismissive; they came three times for a slow drain and just poured something down it each time without ever fixing the issue. If there's an easy way out, they take it. The jacuzzi didn't work past 9 p.m. for months until I insisted it was a timer problem (which it was). The gym and fire pits are frequently broken, and many of the "luxury" amenities are in constant disrepair. Recently the hallway reeked of sewage while another resident had their washer and dryer replaced -- clearly a larger plumbing problem. When I first moved in, I had a severe allergic reaction, most likely from dirty air ducts or vents that had never been cleaned. Despite all this, my rent jumped $200 from year one to year two. Homeless people rummage through the trash areas at all hours, and management does nothing. For what they charge, it's borderline criminal. I'm moving out next week and fully expect them to find an excuse to keep my deposit
