Warning: Document EVERYTHING if you rent from this apartment complex. Thankfully, I kept all communication through email, photos because without documentation this situation could have been much worse. I lived at this property for about 4 years and moved out in January 2026. I purposely waited until after receiving my deposit to leave a review. Honestly, my first 3 years here were great. Back in 2022, management and maintenance were responsive, friendly, and helpful. Parking was my only real complaint because residents are not guaranteed even one reserved spot, but since I lived near the leasing office, guest and neighborhood parking was manageable. Because our experience had been positive, when my partner and I decided to downgrade to a 1-bedroom apartment, we chose to stay at the property and transfer units. Unfortunately, that's when everything went downhill. Parking became an absolute nightmare. We were placed on a waitlist for a carport for about 5 months, despite there being several visibly empty spots. We even knew of one available space next to our new unit because the previous tenant moved out the same day we moved in. I was told they would contact us once we were off the waitlist. Eventually, we were offered a parking spot for an additional +$70/month. Shortly after paying for it, people repeatedly parked in our assigned space. When we contacted management or asked about towing, we were told they could not tow a vehicle unless it had been parked there for more than 48 hours. Their "solution" was giving us stickers to place on the cars ourselves. So after coming home late from work at 10 PM, if someone was in our paid parking spot, we were basically out of luck and forced to park in nearby neighborhoods and walk a long distance home. Management offered no real solution. The biggest issue came during our lease renewal. In June 2025, we requested a 6-month lease renewal instead of a full year. I communicated consistently through email with a staff member named Misty, who reassured me multiple times that management was reviewing the request and that we should continue paying rent as normal. I followed up monthly and continued paying rent on time every single month. In September 2025, I received an email confirming our renewal, but there were no details regarding new rates or lease changes. I assumed our rate stayed the same. I even replied thanking them and submitted updated ESA paperwork and pet information as requested. I was told everything was "all set." Then on October 30th, I received a call from a new management employee informing me our apartment had been marked as VACANT. I immediately forwarded months of prior email communication proving we had been actively communicating with the office since June. He thanked me, reassured me everything was fine, and asked me to resend our vehicle and pet information because the office apparently did not have updated records. Then on November 18th, ironically my birthday. I received another call saying we were suddenly past due by over $900. Apparently, management had decided to retroactively apply increased rent charges and additional fees dating all the way back to June through October 2025, despite never finalizing or clearly communicating those changes to us. This created weeks of stress, confusion, unanswered emails, and constant follow-up calls. At one point, these charges were added on top of our already expensive monthly rent of $2,700+ for a 1-bedroom apartment. After 4 phone calls and 5+ emails, the incorrect charges were finally removed in December 2025, and we agreed to the updated rent for our final months because by then we already knew we were leaving. The entire management team felt completely overwhelmed and disorganized. Staff turnover seemed extremely high, communication was inconsistent, and nobody appeared to know what was going on. For a property managed by Cushman & Wakefield, the experience became shockingly unprofessional. To make matters worse: - submitted two maintenance request 1 for our air conditioning unit, wasn't working. Maintenance came a week later (flooded our hallway carpet, left a big fan. Said they'd come back for it to finish us. It stayed with us until we moved out) O ur dryer as the clip broke in the rotator (or something) they said they'd need to come back once ordered. Went the last 5 weeks with no dryer - Two scheduled move-out walkthroughs were completely missed by management - We experienced delays getting responses to emails and voicemails - Our security deposit was delayed 2 month - We eventually received only a partial deposit refund with NO itemized receipt or explanation just a check in the mail At this point, I was simply relieved to be done with this place. I have every email, photo, and piece of documentation saved, but I no longer wanted to continue fighting with management after moving out. I would absolutely not recommend this property to anyone. read more

I lived here for five years from 2020-2025 and would strongly warn future tenants about a mandatory $295 move-out cleaning fee that is NOT disclosed anywhere in the lease agreement, which raises serious legal and transparency concerns. No matter how clean you leave the unit, you will be charged. I hired a professional cleaner and completed a move-out walk-through with the head of maintenance. When I told him I had lived there for five years, he was clearly surprised by the condition of the unit and commented on how well it had been maintained compared to what he typically sees. Despite this, I was still charged the full $295. When I questioned why this mandatory fee wasn't disclosed upon moving in I was told by the office manager a sorry excuse , " i've worked in this industry a really long time and all apartments do this" Rule enforcement here is highly selective. Certain tenants were repeatedly reported by multiple residents for clear lease violations, including smoking inside their unit and allowing their dog off-leash, yet were allowed to remain for over a year with no meaningful action taken. Rule enforcement seemed to happen only around scheduled inspections, with a sudden wave of lease violation notices appearing after management gets called out by district managers for lack of enforcement.(see photo of bamboo lease violation I got when other tenants had bamboo still up for months after I got the violation) To be fair, I did have surrounding neighbors who were genuinely kind, respectful, and easy to live next to, as well as all maintenance employees were very friendly and helpful! That was one of the few positive aspects of living here. Over my tenancy, the property changed owners twice and went through constant staff and manager turnover. Once Cushman & Wakefield took over management, the experience became noticeably more corporate and impersonal. Office staff turnover increased, tenant communication declined, and issues were handled inconsistently. I would strongly advise residents to carefully review the lease renewal notices that are posted on doors each year and do the math yourself. In my case, the proposed increase exceeded California's allowable rent cap under California Civil Code §1947.12, which limits annual rent increases to a maximum of 10%. Once I raised this concern, my emails went unanswered for 5 months, which ultimately pushed me out. This property is marketed as a "community," but under a large conglomerate management like Cushman & Wakefield, it functions as a for-profit operation with little reinvestment in residents. Mailboxes are frequently broken into without meaningful security upgrades, rents increase year after year, and overall quality of life steadily declines. It started off like a dream, like I found the most perfect apartment and complex in Ventura! By the end, it was an absolute nightmare. If you move here I highly recommend to document everything, get all terms in writing, and ask very direct questions before signing your lease!!! read more

Since moving into this apartment it has always been hard to find parking. If you come past 5 pm you have to park outside. People that don't live here continue to break into the pool either by jumping it, or messing with the lock. It is not secure, and once they're gone they leave their trash behind. You get one key to access the gym,pool, bathrooms. If it gets lost it's 75.00 for a replacement. I have also never see n the property manager ever smile. But they Day porters and maintenance is on top of it. read more

We've lived here for almost a year and we've experienced a lot Manager turn-over, but the one who's continually assisted us, and we've watched truly run all day to day operations has been the Assistant Manager Misty. We've repeatedly been ignored by the Managers, even when situations include reports of running water, over-flows, serious parking problems with a lack of handicap parking for all of the handicapped tenants that are being leased to, of which there are two disabled individuals in our household as well. We have truly appreciated Misty, as I know so many other residence appreciate's as well. It would be fabulous to finally see those who work so hard here, including some of the gentlemen & women in maintenance see some recognition and appreciation by their Corporation. read more

I told her about my current living situation and how I wanted to get outta there ASAP(but like in a few weeks cause of the holidays and all.) But Bianca was super AMAZING, getting to know me and my whole situation, answered my questions about the place and even gave me a recommendation about an awesome dumpling soup spot in the area. My sister recently moved to these apartments and looking around, the apartments and pool side area are very nice and well kept. We were looking for a place to host my son's 2 year old party and my sister told me about being able to rent out her apartment's clubhouse area, so that's what we did. The clubhouse room was very spacious and even included a separate room with a couch and tv that we were able to set up our video games in. There was also grills that were first come first serve, so it was very convenient for a party. Their staff, specifically Bianca, was so helpful in helping us set up what we needed to have the party there. She answered all our questions and was just so helpful! read more

I absolutely love living at Vanoni ranch. The apartments are so beautiful and spacious, and the staff is kind, polite and helpful. From the moment that I spoke to Bianca over the phone, she was able to give me a virtual tour, being that I was coming from out-of-state. We've been living here for nine years now, and we're very happy! The property is just gorgeous with two pools, hot tubs, community room and fitness center. The grounds are very well kept, and the leasing and maintenance staff are wonderful to deal with! Just the other day, Ronnie in Maintenance helped us out with a new bathroom light button - the very next day, even though it was a routine issue and could have waited a few days. Lived here for about a year and a half. The environment is nice. Two pools, a decent gym, lots of grass, and a mini park. Bunny rabbits run around the neighborhood and snails slide around each day. We had one rattlesnake get on to our stairs once, but the landscapers helped get rid of it. Despite that one instance, the complex is good for pets. The neighbors are OK. Some are a bit gossipy and some are entitled to the point where they let their dogs run off off leash and don't pick up their poop, but you'll find that pretty much anywhere. We had one neighbor yelling a lot from his car, but that settled down. The cops did show up occasionally during our stay for some of the neighbors; however we never really asked why when it did happen and it was never so much to point where we felt like the area was too unsafe. For the most part, people here are friendly. Management was attentive throughout. If we had maintenance issues, they addressed it quickly. Nice workers too. Every unit gets new carpet and fresh paint each time someone moves out, so the upkeep is constant. They could probably do more about the occasional graffiti tags, but whatever. Overall, Vanoni Ranch is a good place to live especially for couples and families. It was a pleasure living here. read more

I recently had the pleasure of going on a home tour that completely exceeded my expectations. From the moment I stepped through the front door, I was captivated by the size and space it had, the layout was both functional and inviting, with an open concept that flowed seamlessly from the living area to the dining space and kitchen. I instantly fell in love. One of the standout features was the stunning kitchen, equipped with state-of-the-art appliances and beautiful countertops that made it feel like a chef's paradise. Throughout the tour, I appreciated the patience from Robert who was very helpful and sweet. Very welcoming so thank you Overall, this home tour was an inspiring experience that left me dreaming about the possibilities for my own space. !DO NOT RENT HERE! To start living here is awful. The grounds are not well kept. They advertise lush gardening, while our walk way was covered in mud and weeds year round. (See picture)The water in the kitchen has a putrid smell like rotting eggs and when we called maintenance about it we were told " that's just the way the water is here". There are people shooting off fireworks every week at 2am in the street. In one year of living here the power went out 4 times in the middle of the night for hours! I have never had that happen at another complex. People dumpster dive and dig for trash in the middle of the day. There is NO parking and you have to pay for a spot. They don't even give you one spot with your apartment, again unheard of. Mold grows in the shower and toilets at extremely fast rates, I had to use bleach every week. Everything in this complex is run down and down right gross and dirty. Dog poop every where on walks. Old dirty broken appliances. The ice machine made ice that smelled like the rotten water in the kitchen sink. The dishwasher was so bad we resorted to hand washing dishes our entire lease. Now we have been out almost 2 months and they will not return the 1000$ deposit we payed. No receipt of itemized charges, which is required by law. I have emailed 5 times over the past month, haven't gotten a single response. I have tried calling twice and get the run around that they will look into it and call me or email me back. They never do. Do not rent here. Save your money and go literally anywhere else. read more

Overall a good experience, I want to stress most of the employees do not have problems and are very helpful and very nice. The office staff works a lot to make tenets happy to the point where they are overworked. The rent is very fair and for what you get in Ventura county it is awesome, I never had any serious problems with any of the amenities. The only maintenance issue we ever had was fixed above and beyond and very very fast. The neighborhood is pretty quiet except for the occasional homeless person looking through the trash. The negative - My truck and wife's car were broken into multiple times. Thankfully nothing of serious nature was stolen. Some of the neighbors can be very rude and act like they own the place and become Karen's very fast. There is next to no parking if you don't get off work by 3 or 4 in the afternoon good luck. The issues however are glaring and they are not with the staff at the Ventura location it is with the company that owns the property cushman and Wakefield. It took us over 3 months to get our security deposit back after 20 plus call and 10 visits back to the leasing office. Some of the policies that are in place are ridiculous, the biggest one was not being able to rent a garage and a parking spot. My wife worked until midnight and would get home late and had to park blocks away, when I saved a spot with a motorcycle I had neighbors call the office and complain even though we were parking two vehicles in one spot instead of taking up two spaces. read more

I lived at Vanoni Ranch in 2018 and again in 2023 and I have to say, the management team has only improved over the years. The entire office staff (most specifically, Katie and Lisa) are helpful, attentive, and extremely on top of things. I don't think I've ever seen such a lightning-fast maintenance team, either. I'm talking, 1-2 day turnaround time for any minor fix/issue that came up. The property is well kept, and super quiet. I was unexpectedly laid off and unable to complete my full lease, but would have definitely stayed longer if that weren't the case. I can't thank Katie and Lisa enough for being so wonderful and understanding. I highly recommend Vanoni Ranch! read more

This place has gone down hill. Homeless people everywhere. Homeless people bathing and peeing inside the pool. The inside of the units are way outdated. We need new counter tops and new appliances. Once something breaks it will never be fixed. (See pictures). Low income (ghetto) residents are moving in making the neighborhood bad. I have been at Vanoni Ranch since December 30th 2024. I waited 2 months for a townhouse with a garage, and I'm glad I did. One of the reasons I chose this place besides the garage ,was the close proximity to the beach, and resort style amenities. Full gym, 2 pools, 2 jacuzzi's, business center ,and 2 club houses, barbecues ect. I have a washer and dryer in unit. The other reason I chose this place was because the staff are top notch! The manager Katie has gone out of the way to accommodate me. Katie, runs a tight show but ,she is sweet as sugar. She is a Drew Barrymore Clon. She has gone out of her way to help me! Misty, the assistant Manager,, is another angel She offered to drive me to the grocery store when I had no food or car. Misty was an integral part of my move in decision, and she helped everything go smoothly.She has been helping with maintenance requests ad infinitum. Misty, An incredible human being who has gone through so much and truly cares about others and doing the right thing!Roni, the maintenance supervisor, has been fixing all of my maintenance requests , as it is an older building. He has a true gift of repair, and a good heart Roni has gone out of his way to make me satisfied!. I have watched Roni use things I've never seen before to repair my stuff. Roni doesn't play! Palabra!Last, but certainly not least we have The Lady.... Bianca. The native Americans would call her a wapea, a jack of all trades. If u want something handled, Bianca doesn't fuck around. I have lived through several different management companies at this apartment complex. For the most part this is a great apartment. The one thing though is the trash. I pay lots of money every month and have had a view of an uncovered dumpster for years. I have called and talked to management about this and they all tell me the same thing that the dumpster is needed for maintenance. Can't even tell you the names of the representatives because the turnover rate of the office staff happens a lot. Besides, why waste my time when nothing will be done. They don't live here and they don't hear people going through the dumpster all night. Everyone in the neighborhood knows about this dumpster and just use it for their trash. It's ridiculous at this point. This thing isn't even parked in a designated location. It's parked in a parking space for cars. I'm not making this stuff up. This is what I have had to look at for years. Children play by this dumpster. It's embarrassing and gross. (Please see pics). I don't want any backlash to happen to this place because I have enjoyed living here; but having to stare at trash when I pay lots of money is starting to weigh on me. Something needs to be done. If the management cannot do something then perhaps the public health office can. I would hate for it to come to that; but Vanoni Ranch needs to do better. I also understand how current times have made things harder to do; but this has been an ongoing issue for several years so that excuse holds no weight. I also don't want to be contacted because the office staff knows about this trash and continues to do nothing about it. It needs to be removed. We were looking and came across your Website. made an appointment with Derrick met with him the next day. Property & Grounds were Beautiful. The Apartments we're Clean and Spacious. The kitchen was a very nice size and the closets were big enough for a small kids room. The fact that all units come with a Full Size Washer & Dryer was the Cherry on top of a Perfect Viewing. the Apartment we viewed truthfully was what we had been looking for. I lived here with my family for 1 year and were very excited and happy to be in the neighborhood until we started to have many disappointments that were never dealt with from management. -Trash was a HUGE issue (just like the comment below see pictures) always full with mattresses/couches and strangers scavenging on a daily! -Pool and hot tub was usually dirty, cigaret butts and trash being left around the hot tub. -Dog friendly but residents never picked up after their pets even though the complex offered doggie bags (if the janitorial crew remembered to restock them) -NO PARKING ever! You have to pay an arm and a leg to have a carport or a garage. I've never visited a complex that does not at least give you one complimentary parking space for each household. Vanoni Ranch should be able to offer this since residents pay so much $ already. -Office team has had a huge turnover from just the 1 year we lived their and when we had a question or concern it was never dealt with. I am writing this review to hope that future residents take this information useful and bring this to your attention if you decide to live here. Best of luck! read more
