I applied online and received a response within 24 hours. Everything was clear, easy to access via email, and well organized. I tend to ask a lot of questions (just to make sure I fully understand everything!), and not once did Zoila make me feel like I was asking too much. She was patient, thorough, and reassuring every step of the way. The location is amazing--so close to everything, most places within a mile or less. There's a park right across the street and my kids absolutely love it. I'm so grateful I made that call to check availability because we truly found our new home. The laundry rooms are convenient, you can go to any (they provide you a map) the playground is perfect for when our little one gets bigger (just no swings but still pretty cool) Amenities like the jacuzzi, pool, and gym are also such a nice plus! Especially when it's night, viewing the stars from the jacuzzi is surreal. Our neighbors are kind and considerate, and we've had no issues with noise or disruptions. The brand new appliances in our apartment are a nice touch too (they also have washer and dryer hook ups) They also offer something called flex pay which is convenient for us to split our rent at the beginning and middle of the month through a 3rd party , really really nice AND it helps build credit The management team is on point too! You can submit a request to fix / adjust any issue that arises on the resident log in or text them ! So I had a cut of date on when I had to finish completing my lease I had it in writing in an…read moreemail,by California standards an email is in writing,so since we didn't finish the lease process fast enough even though I had 1 more day to complete it they told us since we didn't finish the lease in a timely manner they went back on there written word and bumped up the price,so i had to call there CEOs office and tell them how there not honoring there written word,so I get a call back pretty quick and cypress point management says they'll honor there word after all, then they said we have to finish the lease by 12 midnight even though there written word said the next day around 2,don't know why they were rushinge but they lost a lot of potential business,so I'm definitely not moving here and gonna tell everyone how I was treated,these people need some real training in customer service, and I will also be consulting a lawyer unless they want to settle out of court

Also don't move here unless you want to wake up with a ton of ants in your bed, and all over the apartment, I have zero food out and my kitchen was covered in them, this place is discussing, can't wait tell my lease is up. Despite being touted as a "luxury apartments" they are anything but. Let's start with the cons... Size: Tinniest bathroom ever, you couldn't find a worse looking bathtub in an rv. Safety: on 2 separate occasions I was startled into fight or flight mode by the sound of a screaming woman and all dogs in the area barking. It was horrific and neighbors said woman suffered a hand bite from a dog that wouldn't let go. There are LARGE DOGS on property, AGGRESSIVE BREEDS that you would not expect to see in an apartment community. It was rumored that a temporary/acting manager allowed this for a time without knowing any better. At times I was nervous to even be at or around the dog park. Storage: There isn't any, some tenants actually use their pantry for storage. Pests: Silverfish galore, they like to crawl into kitchen drawers and hang out in bathrooms. -Rats, I've seen a total of 2 scaling the exterior wall during my stay. Vehicle safety: My car was broken into and rummaged. Maintenance; A/C filter was never changed. Management: Unpleasant, unprofessional and argumentative. Within 2 weeks of Taylor coming on, I was packing up. Management made a habit of sending annoying emails (see the attached). EV charging station: Hopeless. Tenants fought over and hogged the only available spot, despite the 2 hour time limit. It became so problematic that cars would park next to the occupied charging station and snatch the charger cable out of the vehicle parked in the stall, and connect their car to the charging unit. Turnover Rate: It's high. In 2 years there I had 3 separate next door neighbors, 3.All the original tenants had ended their tenancy and by the time I moved out I had become the last man standing. Construction of a new complex directly next door complete with a pool. Imagine waking to seemingly endless construction noise. Imagine when the building is occupied, it'll sound like a party every night during the summer and the 2-story building obstructs any possible view. Amenities: No swimming pool, not a luxury building. Amenities: No gym, again...not a luxury building. Dog park: Tenants aren't compliant in picking up their pets waste, pet park is listed on Google maps so random locals take advantage, you pay. Menace kids take over the dog park, place food on the fence, set up forts and hold tea parties. Design: It was super annoying the way the water from the kitchen faucet would always run off onto the counter and down the floor. Sink is shallow and there was little thought behind the design. Now for the pros... The property landscape is nice, but it's pretty much meaningless unless you're a bird or a squirrel.

Quiet hours are 10pm-8am, and they are pretty well respected. We decided to move after our rent increased by $150, but there are definitely some nice perks here. One big plus is the electric vehicle EV charging stations, you won't find any apartment complexes in Ventura with this many chargers. They also have Amazon package hubs on-site, which is very convenient. I never had a package stolen, but if you do run into any issues, Clay is the person to talk to. A downside for me was that barbecuing on patios isn't allowed. A few grills are located on-site. I'll miss the black cat that used to wander the complex. Most of the people here are nice and friendly, though some can be pretty strict when it comes to rules. Management is good with emails which I really liked too. I don't like calling randomly. They seem to be understanding of all points of view. Frederick is the best by the way! He's the best maintenance guy I've ever had (and I've rented a few times) and he's so nice! No complaints with the team here. I think they are pretty reasonable for the most part. We were only here a year. There's also some hard water here but we added a filter to the shower and sink.

Unfortunately since it's legal now you can't really say or do anything about it.. whether you like it or not. It's something people have to get used to. It's 2018. We really love it here and are happily continuing our stay here at Ventura Terrace and recommend living here happily.

I have lived at Via Ventura since August 2019 and felt compelled to leave this review after seeing…read moresome of the recent reviews, which have some extremely untrue statements clearly left by disgruntled people who make this place out to be something it is not. I went to UCSB where I lived in apartments with paper thin walls and ceilings where I could hear someone vacuuming above me as though they were in my apartment and had my apartment shake with every beat of someone's music - this is NOT THAT! Via Ventura is the most quiet apartment complex I have ever been in and the sound insulation is quite good! The maintenance staff here are very attentive and timely in responding - I have been very happy overall with them. The units are spacious with large walk in closets, in unit laundry, and good sized patios. They have not raised my rent as much as they could have (10% per year), which makes me feel they are not trying to squeeze every penny out of tenants that they can. Since I have been here my rent has gone up between 0-9% at renewals, depending on the year. Most recently it went up 5.6% and the year before that only 1.7%. I first started in a one bedroom unit and moved to a 2 bedroom unit during covid for only $100 more a month - they did not raise rates during covid! I love my apartment overall and have not found another complex in ventura where I would rather be. This is a complex primarily made up of young professionals and families - not people partying or engaging in any kind or criminal or other undesirable activity. My neighbors have always been polite and respectful. I have occasionally seen homeless people walking through the complex to get something from the recycling bins but there is by no means a "homeless problem" here. I do not live in a unit where I can see the pool area so I can't speak to that but there are cameras that face into that area so I imagine the management would be aware of anyone who shouldn't be there. My main two issues which made me take off a star off is the fact that the patios have no hose hookup option which makes it very difficult to keep the patio clean. I recognize they probably can't change that, but nonetheless it is quite inconvenient. I also dont like the $40 parking fee they added as there did not used to be one - why now? Overall though, as far as apartments go, I have been very happy and Via Ventura does seem to care about the happiness of the residents - they recently held an event for residents to come plant herbs and get a charcuterie cup and have held other events periodically as well such as an ice cream sundae bar and a decorating contest during Halloween. Oh and the leaf blowing only takes place on weekdays when most people are at work (I see them come through on my ring camera) - so that isn't really something you can complain about...if you work from home you will be subject to these kinds of things no matter where you live.
