Absolutely horrific renewal process and the complete exemplification of why the rental market is fundamentally broken. They offered me an above-market renewal, and when I tried to negotiate, they acted like I was crazy and that I was asking them to do something illegal. In previous years, they asked for a significant increase and justified it by saying it was just what the market supported, but now that the market isn't supporting increases, they still demand one. All I wanted them to do was to match my rent to the offers they were making on vacant units, but they flatly declined to even talk to me. This dragged on long enough that I was unable to give the 30-day notice. So I either have to sign the above-market lease or pay an exorbitant month to month payment until I move. Highly do not recommend. read more

Wow, there are some Negative Nellie's in these reviews. I reviewed about the last 15 reviews on here and I have to say that I think most of these people are just stupid and don't understand how renting works. I have lived here for 4 going on 5 years and have never had any major issues. In fact I've had no need to even communicate with management until recently, with a service request and the new lock system that they installed. When I first moved in I believe Ashley was the manager I dealt with and she was kind and got me into an apartment on short notice. More recently I've been dealing with Wendy I believe is her name (although I keep calling her Amanda) and she has been fantastic. I work with dozens of property managers and associations where I work on a professional level and there are some not so great managers out there and some are great. With that said Wendy is one of the great ones, she is kind, caring and considerate and has handled my issues with the upmost professionalism, she is a real asset for the Towbes Group. Regarding the negative comments, I think too many people are selfish and only have the ability to see things from their own perspective and can't recognize other peoples struggles and responsibilities but still expect you to acknowledge theirs. In turn you get people that are upset that something didn't happen the way they think things should happen, but guess what? That is not how life works and living your life this way not only makes you selfish but stupid and immature as well. This place is the best bang for your buck all the way around. All rent is expensive currently, good luck finding a place with this quality and an in unit washer and dryer for this price in Ventura, it is unlikely that you will. I would recommend living here to anyone I know here and in fact I have. No renting situation is perfect but the management team seems to strive for perfection and as I said that's all anyone can ask for. I have lived in a handful of apartments in my life and this one was by far the best! I lived here to two years and only recently moved because I ended up buying my own condo. Otherwise, I would have continued to live here because I loved it so much. Not only are the grounds and units very clean and kept in excellent shape, but Wendi and Jennifer in the leasing office are amazing! They are both so friendly, professional and kind and they often put together free events for the residents. For example, I attended a paint and sip event, a DIY tie dye event for National Tie Dye Day, and most recently I attended their DIY welcome mat event. They provide all of the supplies as well as food and drinks for all of these events. They come up with the most unique themes and it was always so much fun to meet the other residents and craft together. I have never lived anywhere that hosted any type of events for the residents so these were wonderful experiences. Ralston Courtyards also provides a washer and dryer in every unit and parking is a breeze. I really cannot recommend this place enough. While the apartments themselves were semi adequate, I feel it is important to warn future tenants about the lack of empathy, responsiveness, and respect from the management team. During our time at Ralston Courtyards, we found that maintenance requests were only deemed important if there was a "catastrophe" such as a fire or flood (which we did flood once during our residency here and our outrageously high water bill was never addressed). Otherwise, requests were addressed at leisure, if at all. The management team was unresponsive to phone calls and emails, making it difficult to connect regarding any concerns we had. Our move-out process was particularly frustrating. We reviewed our lease agreement and understood that if we left at the end of the month, we would not need to sign a 30 day notice. However, we were almost bullied by one of the office managers that we would have to pay regardless for the upcoming month because we did not give a 30-day notice. We were personally responded to via email after management spoke to the CEO confirming that we were actually correct. That we would not have to pay if we left the last day of the month. Yet, the office manager was incapable of presenting us with this information prior and continued to repeat herself that "we were responsible for next month's rent" with no empathy, understanding, or professionalism. In light of our experience, we strongly suggest that potential tenants consider other options for their housing needs. The only good thing about this place is Abel - the maintenance man, so sweet and kind. read more

I don't currently live on this apartment, but i have to admit that i was planning to, and so close to get 1bedroom there. The management are a little hard to catch but they were the nicest people ever, the apartment is clean and well taken care of. I didn't took the apartment only because it was a little small for mye and the fact that the bathroom is not separate from bedroom was what took me away . was hoping to get our deposit back and only got $273 back because they charged us to replace the carpets (which were fine besides some stains that we hired cleaners to deal with) and to paint the walls and baseboards. not sure why painting the baseboards was necessary and not sure why we got charged for it, as there was no damage done. we've also been trying to get ahold of someone from the office and of course no one can respond. this place has treated us like a joke the last few months and we just want to be done with this company. read more

RENTER BEWARE-Office staff at Ralston Courtyard is the worse I've every delt with. They take NO responsibility when they screw up or give wrong info. They make appointments, then act like you're bothering them. It started off when I sent my move-in deposit by Certified Mail from out of state. I got a text from USPS that it had been delivered to the Ralston office. Ralston lost the check, denied it had been delivered & tried to blame USPS. Miraculously it was found at end of day. Unfortunately, it was too late for me to back out. Every time I asked simple questions for clarification on some info they put out, instead of clarifying, they acted like it was a bother or gave answers that didn't make sense. At end of my 10 month lease they were going to raise rent to a ridiculous amount...I was so done, so I moved. I take good care my homes, when I left the apt., it was clean & in good condition...they took $300 out of my deposit for cleaning 1 small bedroom carpet that wasn't dirty or damaged. I give up, they definitely aren't worth the frustration anymore. It's really a shame, if they were well managed it could've been a great place to live. I know I'm a really good tenant & I take good care of my homes. Never had any complaints when I've move out...Too bad the Office Mgmt. at Ralston Courtyard don't seem to care about keeping good tenants, they just Suck! read more

The office staff is IMPOSSIBLE to reach. Leave a message and you might hear back. Reported vagrants deficating near resident parking and trashcans multiple times - no response. A maintenance man entered and repaired the washer on our balcony without notice when he would be there. Was a victim of a serious assault, with police reports and hospital visits we logged in to pay rent on the 6th (we have NEVER been late). Explaining the reason for the delay- the portal was closed and we were told after day 5 rent must be paid in cash or cashiers check. With the stress of the assault and feeling unsafe, I left to stay with my parents. We have records of many many emails and phone calls attempting to pay the rent without having to drive several hours back. We then had a death in the family - again reached out "we have had unusual stressfull events, we would just like to pay the rent". No assistance whatsoever from them to just accept all monies we acknowleded we owed. On the 15th of the month they filed a complaint with the court suing for the money- this was only 10 days after being blocked from paying online and despite almost daily attempts to give them their $ the only offer they made was to leave our grieving family, make a 6 hour round trip drive and hand deliver cash to their disrepectful and unsympathtic staff. They did not serve us the noticed (which they filed on the 15th) until the 1st of the following month- when we attempted to then FULL PAY 2 months of rent along with fees. We were directed to find an attorney. I am responsible and while going through a horrible trauma, dealing with the loss of a parent, I just wanted to pay my rent. Yes, it was 5 days late, but at that point they will no longer allow you to simply log in and pay it? I offered police reports, hospital records, death certificates and was met with rude unsympathetic brush-offs. Read other reviews...This entire organization is AWFUL! Mediocre service support when appliances experience issues. Continued inability to fix even simple appliance problems. Lack of communication when service will occur. EXTREMELY frequent use of the "permission to enter form" you sign annually as a resident here. Maintenance staff show up whenever they see fit with not so much as a call to let you know they will be coming by that day, or a call to let you know they had performed maintenance or, in some cases not even a door tag on the door. Rent costs not at all proportionate to the complex and amenities. Consistent issues with street scum and vandalism. read more

Ralston Courtyards is a pleasant mix of all the apartment amenities you could want(washer/dryer in unit, dishwasher, large patios etc.) for an affordable price. They have everything you need, heated pool, spa, gym, and friendly neighbors. The interior doesn't have granite countertops but who needs that crap when your rent is cheap AND you have a washer/dryer. Definitely a solid "in between" the fancy $2100/month apartments. Why pay so much when Ralston has everything you need. The beach is 5-10 minutes away and there's a lot of great restaurants in the area. From the initial tour to our final move-out inspection, Angela and her staff were amazing. They were all friendly, caring, and quick to resolve our issues when we had any. The complex itself is clean and well maintained. They have a heated pool, jacuzzi, a small gym, and plenty of community events where you can meet and mingle with your neighbors, and a security guard at night (the police station is also right down the street also). Had we not bought a home, we would have definitely renewed our lease. Never had any issues with noise or our neighbors and just felt it was a pleasant place to call home. Pros: Close to the freeway and plenty of shops nearby. Nice washer dryer. Cons: I wouldnt call this a luxury apartment. The countertops are a plastic stone pattern. Cabinets, kitchen appliances and flooring are very basic. They'll raise the rent by at least $100 each year you renew. Big issues were as follows: Ants. No matter how much they spray, they come back. Hard water. Not even a Brita would cut it. And this comes from someone who would drink from the tap in SD. Combine this with an old dishwasher, alot of our plates and silverware got stained. Management. Odd emails being sent out. Several scheduled power outages for the complex which forced me to replace what's in my fridge and freezer. No offer from management to make this better. Just told to deal with it. Had to call them out with proof on the move out concerning overcharges with "cleaning" and "repairs". What irritated me the most was they had no proof these charges were warranted. read more

I moved here in December just as they were opening. The service is excellent: the staff is very helpful. There were some initial problems (my bathroom shower bar was broken; the dryer wasn't hooked up to the gasline) and they were fixed within one day. I like the clubhouse (free wi-fi) and the gym with its cable and 42" flat screen TV. I like that there was a storage unit with my garage parking space. Also, there wasn't a lot of chemical smell from paints and carpeting when I first moved in: I suspect they used low-smell paint or aired it out really well. My only complaint is that the water is seriously hard here -- they did warn me about it, but I've never seen anything like it. It means that there's white spotting on my glassware from the dishwasher which even JetDry can't seem to combat, and the same white spotting in the shower and on the faucets. However, that's my only complaint. Otherwise, it's a safe and well-managed facility. It may be a touch on the pricy side, but well worth it. I'm glad I live here. read more

I lived here for 3 years and I am moving out in two days. I really loved living here and the staff is great. Any time I had a problem with my appliances, it was fixed within a day or two. The complex is beautiful, nice pool, nice roomy apartments, but I am forced to leave. Also, there is no sound insulation in the walls or ceiling. I can literally hear my upstairs neighbor's cell phone vibrating. The only reason why I am moving out is because this is the second year in a row that they are raising the rent on me $100+. I was paying $1425/month for the 1-bedroom. Last year they raised it to $1530 and if I were to renew in May, it would have been $1637/month. Um, screw that. I'm moving to Colony Parc where I'll be paying $1470/month. Let's see, $1470/month or $1637/month? Yeah, I'll take $1470. read more

Great place to live if your gonna be apartment dwelling for a little while. Only complaint is that it's new construction without air conditioning. If your going to build a brand new complex, PUT AIR CONDITIONING IN THE APARTMENTS!!! Other than that, we truly enjoy living here. Close to the 101 and easy access to major roads in Ventura. Just a note to say how nice it's been living here, I love the amenities this complex has to ofter. I'm enjoying the swimming pool with my gradkids and at the same time barbequing our favorite meals. I'm also enjoying the club house with free wi-fi, so when I do have problems with my internet, it's nice to just go there. I have dropped my gym membership since I moved in last Febuary so I'm saving $$$. Everyone here is so nice from the gardner, the nice cleaning ladies in the morning and especially the staff. I love that I'm in walking distance from everything that I possibly need. My family and friend are very impress when they visit! I would recommend Ralston Courtyards to anyone that's looking for a nice place to rent. read more

My 1-year lease ended in mid-June 2014 and I enjoyed living at Ralston very much. Management was friendly and responsive and the amenities were great. The unit was very clean upon move-in and I loved having a small patio outside my front door. I was steps away from the pool, which I used often. I see only three negatives. First, the water is hard; all glasses and dishes I owned ended up with mineral spots and gritty stains and chemical treatments in the dishwasher didn't work. You have to hand wash with lemon juice or vinegar and hand dry immediately to avoid this. Second, the lack of air conditioning, although in fairness I only really needed it in about 4 weeks of the year. Third, the south complex (between the pool and Victoria) is much better than the north, from what I have heard from others. I lived in the south section and loved it. I didn't have issues with neighbors' noise. read more

We have really enjoyed living here and have never had problems with management or maintenance. The location is great! Super close to the freeway, shopping centers and my favorite place- Trader Joe's! My husband and I had such an enjoyable stay! We would have stayed if we didn't have to move for our jobs. Vanessa and Debbie were so patient and kind to us. We also had our wedding at the on site club house and thanks to them it was perfect! I would recommend this apartment complex to anyone who wants fast quality service and a nice place to live!! Before you consider one of these apartments be aware of their pricing structure. I was looking for a place for my brother and it appeared to be perfect. A considerable amount of time was spent with staff identifying the right place and timing. It wasn't until the very end that we were informed that they will not rent to people who can't prove a consistent monthly income 3 times the price of the apartment they wish to lease. Savings accounts and IRA's/CD's will not be taken into consideration. Nor will proven track record of excellent credit and consistent on-time rental payments. Knowing this up front would have saved their staff and me a lot of valuable time and energy. For Fair Balance, I believe this should be stated in their brochures next to the pricing structure. I don't agree with their policy and would hate to see others in a similar situation waste their time, Unfortunately in our economic times, jobs come and go (along with monthly incomes) but people with other resources are often more steady. Go figure that they are seen as undesirable tenants. read more

Pros: Great Location- walking distance to grocery stores, dentist office, emergency clinic, a vet., multiple restaurants, a nice pub, a pet store, a clothing store, and harbor freight. Management- this is a pro and a con but the pro outweighs the con. If you have a problem with something breaking or needing an exterminator there is a very speedy response. The fix usually occurs within the same day or the next. While the manager are nice, it seems they are afraid to confront noisy neighbors when a complaint is made. I have known other residence who informed me they complained and nothing changes. Upkeep- The gardener is nice and works 5-6 days a week, so the property looks very nice and clean. Cons: Noisy and inconsiderate neighbors- Few people pay attention to the quiet after 10p.m. rule. One neighbor has what seems like their entire family visiting every weekend and sometimes during the week. During their visits they like to crowd the pool area. I am all for family visiting, but when it comes to a couple times a week and filling up the pool area where other paying residents would like to relax, it becomes a problem for me. Thin walls- We can actually hear the neighbors phone vibrate through the walls. I am also able to hear the neighbors TV in a room with an unshared wall. The courtyard amplifies the sound, so when people are in the courtyard talking in the middle of the night it will keep you up unless you are a heavy sleeper. Security- I have heard of multiple cars getting broke into in the complex. I am not sure but, my thoughts are it is the kids from the neighborhood behind the complex. Water- The water here is extremely hard. The Gym- is extremely small. It is free to use and even with its small size you can get a decent workout in. The problem is if there is anyone else in there it seems over crowded. read more

Ok this place was good for a few months since it was new and is well maintained in the common areas. Unfortunately this place is now home to very loud, rude and uncivilized residents next door to me. The walls are very thin so this type of thing matters a lot. Some people are just highly aggressive and behave in an uncivilized manner and I truly wonder what can be done about their degeneration. It hasn't been a month since these creatures moved in and I'm already fed up with them enough that I've decided not to renew my contract after it's up. This place is quite possibly the worst place i have ever lived. I leased here for a year and had my car broke into twice. There is ZERO security presence. I thought this was Ventura!!! When I mentioned this to management she just shrugged her shoulders and told me I was not the only one, it happens frequently. I moved out four months ago and gave up on ever getting my deposit back. No matter how clean you leave the place, you will NOT see one dollar of your deposit. Finally, the last straw that led me to write my first ever review online was the fact that without notice, they sent my account to collection for rent that I have transaction history of paying!
