It's impossible to describe how awful this business really is. In 5 years they, Preferred Management and Kimberly in particular, have run our association's finances into near bankruptcy. A huge capital reserve fund has disappeared without any viable improvements whatsoever. During their employment HOA dues have increased by 90%, and a special assessment of over $400,000.00 was issued to deal with long time issues, actively ignored by the management company. It turned out it wasn't necessary. Preferential treatment has been given to former Board Members regarding repairs, landscaping, maintenance, pretty much everything. Kimberly Smith is constantly argumentative, obstructive, uncooperative, and combative. She has threatened other residents in other associations with filing criminal charges against them for their criticism of her company. Of course, she is once again incorrect in that only civil actions in tort are allowed if libel or slander is committed. The absolute defense against slander and tort is the truth. One cannot be threatened with or sentenced to jail over a civil matter. Kimberly is a nasty, nasty blowhard. Most of the Yelp reviews about Preferred Management are extremely negative. The only good one was posted by their long time business partner to whom they refer a lot of business and that business isn't good either Avoid this company and this person if you want to protect the value of your property. Landscaping, maintenance, and accounting issues weren't addressed for an entire year. Terrible people to deal with. I own and rent out a condo unit, unfortunately it is managed by this company. They constantly make threats to the unit owners, issue fines with no evidence and also make threats to my tenants dogs. Stuart is unbelievably unprofessional... just look at the email I received from Stuart. Not even my dogs, they are my tenants dogs, but comments like this should not be made in the first place. Preferred is a reputable and reliable business so please don't believe the negative reviews you may see here. As an owner and resident in one of their buildings I can vouch for Preferred and know that the most recent review regarding dog feces is out of context. This owner has simply refused to acknowledge that his tenant has been irresponsible and has zero regard for fellow residents in the building. When violations occur, unit owners should be aware there are consequences including being fined accordingly. After reading an unfair review here about PMI from an owner who rents out his unit to a person who has no regard for other residents in the building, I got to speak up! I love dogs and invested in this building since it's a pet friendly property with the plans of eventually having a dog myself. The problem are never the dogs, but their owners ! There is a tenant in the building who is a perfect example of an irresponsible dog owner, who many times in the past 7yrs I've lived here, does not pick up after her dogs' crap whenever they squat in the building corridors. She most recently did it twice, last week alone !! My wife stepped on her dog's feces on the first occasion last week, and even the building's super on the second. I brought it to managements attention who quickly had the cameras checked. Video confirmed this tenant. It has been an ongoing issue with this woman and she is one of the main reasons the building had to invest on cameras placed on the corridors of all three floors, since it's a normal behavior for her. Her landlord seems to defend her actions instead of having a serious word with her. How do you deal with a resident like this, you FINE that unit, that's how!! If you're a landlord collecting rent from that unit, don't get mad at the management company for the fine, get mad at your irresponsible tenant ! It's is not fair for the rest of us to have to walk to our apartments always alert to make sure we don't step on dog feces. Not sure how they managed to go this long without being yelped, but I'm finally here. (Please check out their reviews on yellowpages.com). This company is by far the absolute WORST management company I have ever encountered. I have been a renter at one of the properties they "manage" for over a year now and the fact that they are making money off this building is ridiculous. They are unresponsive, clueless and just don't care about their customers. I have had to call them on several occasions for maintenance issues affecting my unit and it seems I know more about the building than they do! I have also spoken to owners of other condos here and management doesn't even respond to them! The few times they have responded or answered the phone without being able to make an excuse to "call you back," they blow smoke with no follow through. They make it seem like they're doing me a favor by even answering my call. My neighbor told me he pays $400/month to this company. That means they are making $12,000 per month from this building alone and for what?! There is an awful marijuana problem in our building, which they have been contacted about several times and we have yet to receive any kind of written action, even though Kim (the VP) said in AUGUST she was on it and a stern letter would be sent to every unit. It's almost October! That must be a pretty stern letter. I have emailed the President, Stuart, directly regarding my neighbors and he's done nothing about it. Not even a response to the email. There's been a bad gas leak outside our building for over two months and when the owner of my unit contacted management, he was told there was no such problem, it was general maintenance. That was a lie. The utility company & Fire Dept was just here today and the leak still has not been resolved. Package theft is a huge problem here and because of it they installed a camera in the lobby. Made us all feel better! Until my packages were stolen yet again and I called PM to see how to go about obtaining the footage. I was then told the camera was not real!!! To give you an idea of how involved they are, take a look at the photos I've uploaded. The dates on these fliers are 2010 and 2011! These are the most recent fliers they have posted in the building! They also removed the bulletin board from the lobby and residents no longer have anywhere to post community fliers or information. The hall carpet on each floor goes months without being vacuumed. I know this because I saw a Cheerio on my floor sit there forever. They do not communicate with the owners or tenants about any problems in the building. The fire alarm in the lobby beeped for THREE MONTHS before being taken care of, even after several phone calls. After a bad leak on the second floor, the lobby was in horrible condition, without a ceiling and damaged drywall in the stairwell after a bad leak in a unit on the second floor and the repairs didn't start until over FOUR MONTHS later. In the winter, the snow isn't shoveled in a timely manner, if at all. I could go on but this is quite time consuming and just makes me that much more anxious to move. I posted this in hopes that condo and apartment owners will look elsewhere when trying to find a management company. There has to be a company out there with integrity who actually cares about providing great service when they are being paid for it. Stay away from Preferred Management. ***Update*** Apparently Preferred Management checks Yelp because shortly after I posted this review calling out the other negative reviews they received on yellowpages.com, they contacted YP and had all 10+ negative reviews removed! They even went so far as to disable future reviews from being posted. Pathetic! Why don't you try changing the way you handle your business instead of removing HONEST reviews exposing your faulty practices. Thank goodness for Yelp. read more

This company is horrible, my building has them for the past few years. If you have an issue, they never call you back. They are unprofessional & the owner doesn't want to be bothered after 5pm or before sometimes. She came to our first meeting & said she has a weekend house somewhere & don't bother her. We have been through several property managers who rarely ever come to the building & if you contact them they send it to the owner Kimberly. She always tries to make it your responsibility & milks the system for whatever she can get extra. A copy of bylaws, attending more then 2 meetings, all at an extra cost. Preferred Management is a top-notch company and a pleasure to work with. Bill, Stuart and Kimberly are always available to reply to requests and questions. Whenever their presence is requested a the property, they have always obliged. We have been able to work with them to go digital for Maintenance billing, which has been a key issue for many of our unit owners. This has expedited payments and updates to our management reports. Weekly site visits keeps our property looking immaculate. Preferred Management provides services that many other management companies either do not cover, or will not provide. Their staff was very friendly and helped me find an apartment that was right in my price range as well as right in front of my daughter's school! We called management to inquire an electrical issue, and the initial person I spoke to - Stuart - was incredibly rude and would not let me explain my issue before proceeding to cut me off. Despite my efforts to continue to be polite and professional, he inquired if he was "allowed to speak" to answer my inquiry. He said he would call me back to discuss the matter. George Smith proceeded to call us and as he was explaining what the issue was with a fix to one minor issue we had (we had 2 I was inquiring about), my cell phone began to buzz a few times from text messages I was receiving - not in my control. He said, "Can you stop that? It is really annoying!" I explained what the noise was, and as it buzzed again, he said, "I can't listen to this, this is annoying," and hung up on us. Our garage has no electricity running in the outlets for us to use, and you would think they would call back or take care of their paying customers. Worst management company we've experienced! When we have snow or ice warnings, they do not treat the walkways and stairs. Our complex have several older residents, and this could pose as a HUGE issue for them if they slip and fall. read more

They use there snow removal company "Florio Landscaping"...they sent a contractor to repair a leak in the drywall and he set off the sprinklers creating $165,000 in damages. There contractor had no insurance and our buildings insurance took the loss resulting in a HUGE increase in our rates. Preferred had there company CBOSSOLINA without any vids ft the $165,000 in work. Preferred Management refused to allow cn do owners to use there own private contractors, ignoring there calls and forcing them out for several months. read more

I'm sure Brian R. gets great service from Preferred, being on the condo board here in Allendale. My experience is different. They threaten to install cameras in the garbage rooms to enforce recycling rules, but their rules contradict those sent by the town. Emails requesting clarification remain unanswered. The condo board President also does not respond to emails. Preferred was asked to have non-resident commuters parking on the property to be ticketed or towed. Nothing happened, I had to go to the police myself. They do keep the place up, I admit, but there is no venue for resident's concerns to be addressed. read more
