I've rented through Lake CDA Property Management for several years. When I rented my current home,…read morethe listing advertised private RV parking. The property was delivered that way, and I had exclusive use of the parking for the beginning of my lease. A couple of months into my fixed-term lease, I noticed vehicles parked in the RV space. When I contacted management I was told they had decided to divide the RV parking into two separate spaces and lease them to other tenants for $100 per month each. No warning, no discussion. When I pointed out that the RV parking was part of what had been advertised with the rental, I was initially told it wasn't part of my lease. After I referenced the original listing, management acknowledged that the RV parking had been offered as an amenity with the unit, but maintained that a lease provision allowing them to "regulate the time, manner, and place of parking" permitted the change. After additional discussion and pointing out that "regulating" isn't the same as permanent removal, their solution was to permanently split the original RV parking area, allow me to use one of the two new spaces at no additional chage, and continue leasing the other half to another tenant. Then the owner of Lake CDA Property Management later called me. During that conversation, she confirmed to me that if I had been actively using the entire RV parking area before the new tenants moved in, it would not have been divided, and that my unit was the only one advertised with RV parking. Finally when asked if my RV parking would be restored, I was told it was impossible. My lease doesn't have a provision for RV parking and they have already amended the new tenants lease with the parking space. Overall, I am disappointed in everyone involved. The company, the employees, and the property owner. For years, I have never caused any issues, always paid my rent on time, been nothing but amenablem. Every step of the way trying to address this I got push back, underhanded tactics, and treated like I was causing the problems. All this for an additional $2,000, now $1000, in profit. Prospective tenants should carefully compare the listing, the lease, and any amenities they expect to receive, and get anything important confirmed in writing. Family owned and operated isn't a boon anymore, it's a buzzword.

When we contacted Leslie concerning our offer, she said the sellers made a counteroffer, but she didn't like the verbiage and was rewriting it. She rewrote our original offer, incorporating the seller's requests, which were electronically signed. We have done a lot of real estate transactions, and I have to say this was the most unprofessional transaction I have ever been involved with. We had to accept or reject with a 5p.m. deadline. By that time we only had a verbal summary of the inspection and had never been forwarded a copy of the preliminary title report. We had requested a time extension to evaluate the inspection but Leslie said the owners would not grant an extension. However, in retrospect, they did offer us a 24 hour extension which was presented to us after our 5p.m. deadline. One star is being very generous.

"IF" you are fortunate enough for Maria take or return your phone calls, you will be met with disdain and impatience, as she makes you feel like you are intruding on her time. She never stepped foot into my property until the bitter end when it was too late, and tens of thousands of dollars in tenant damage had already been done. Then she had the gall to insist the ridiculous amount of damage was "normal wear and tear" (normal wear and tear does not cost $40K and 2 months to fix). M-T also did not take any move-in pictures, which I consider malpractice in this profession. She did not look out for our best interests and consistently appeared to be pro-tenant. The cherry on top was M-T's slow walking the transfer of docs, reports, photos, accounting, keys and overall responsibility to our new property manager. If you want someone to just collect your rent and to treat you like you're an imposition, Maria is your go-to person. Otherwise, I believe property owners should run from this company and go elsewhere...you should expect better than having to deal with someone with a chip on their shoulder who doesn't even perform their most basic responsibilities.

After having our home a few years I figured it was finally time to write a review. First the…read moreprocess of after you get started is atrocious. Who doesn't use email? seriously. Numerous communication issues. When went with our bank instead of theirs and that not amplified the issues because they didn't know how to do it but one way but the management was also very rude about it always pointing out that's not how they do it. They even accused us of stealing the house because the bank didn't pay them immediately up on delivery of the house. Mind you it still takes 6 weeks to get the house set up after delievry. Also if you are a DIY for any part of this good luck. The sales people and management can't tell you anything. You have to try and get ahold of the people that actually build the homes. Also the reason we went with QVH is they gave us a much shorter timeline for the home being delivered than what actually occurred by a year. The set up crews were great people. The one shining light in this whole mess. The house itself is nice but drafty and can cold spots can be felt on the carpet in the seams. If you take a thermal imager around the house you will see tons of cold spots on the ceiling. We've had multiple LED lights burn out in the first 2 years. The vent too one of the rooms that was always cold turned out to be still sealed on the end and it wasn't until we put a telescoping camera down there that we figured that out. Some of the major issues we've had is the roof, shingles blew away when we got some 70 mph gusts, not rated for 120 like they said. Also major ice dams due to poor insulation. When we called them about the ice they said we need to shovel the roof off if it gets more than 4 inches. We upgraded the heat pump initially and it's been nothing but issues. Again not meant to be used in cold wintry climates so we have to use emergency heat system which sky rockets the power bill. Im sure there's more but this is what I remember while getting up this morning and seeing a giant power bill and feeling the draft that is always in the kitchen when I get my coffee.
