Just to avoid confusion, this is a review of Premiere Property Management, LLC based in Reston, VA, and more specifically of Helen Manning. She is the rudest agent I have ever had the misfortune of dealing with. I reached out to her regarding a townhome for rent in Winchester that had just dropped in price. My email to her was clear, concise, and friendly, yet she somehow misread it and shot back an *extremely* rude response. (If you own the townhouse in question, I feel sorry for you and suspect the reason for the price drop is because property management is rude to those who show interest.) Some of the negative reviews truly surprise me. Helen has been terrific to work with and PPM signed on with me in the midst of a difficult situation with the current tenant and they did a TON of work for months before ever receiving a penny. They were integral in getting the Reston Townhouse back up to a rentable standard in this are and managed to get a terrific renter at market rate. Overall: 2/5 - Do not recommend using this company to manage your property. The owner is nice but wont be the one handling your property. Tenant Placement: 3/5 -They were able to find a tenant quickly. The tenants themselves were a nightmare but hard to forecast that. Maintenance: 1/5 -Hands off approach. The manager never stepped foot in my house. Everything was done remote - which can be ok but when I am getting charged $200 to replace AA batteries it becomes a problem as they simply forward all maintenance requests to a handyman with a min fee. Additionally, the contractors they use are not good as mentioned in other reviews. Payment: 2/5 - Payments were prompt but wrong about 30% of the time. The software they use doesn't work well which means you must be on top of the invoices every month. Comms: 0/5 - There were times when I was trying to contact the property manager for weeks with no response. One time, I finally got her on the phone and was greeted with "Hello, I am in the middle of an emergency, what do you need?" I guess with this company - the homeowner works for the property manager? Weird business strategy. I did receive a better response from the owner - but not the way to manage property. read more

Correct management company no error as the nightmare with you all continues. I had to beg them to check on my house;after you sign your agreement with them they just collect their fee. No customer service. Helen acts like she is doing you a favor and never has time to actually do what she is paid for by the homeowner. Erin takes no accountability. Stay away from this company! Hi to all who will be living under this property management, Honestly, if I could i would've given this review a zero! They are the most terrible and unprofessional property management i've ever had in my life time! They will not help you and leave you high and dry for you to question why you ever chose to live there! The property had problems upon problems that they wouldn't help fix. Years and years of extra bills because of the horrendous plumbing and ceiling problems. I had to sleep in hotels and fix the problems myself because I couldn't live there. They won't help you at all! I wish all the best if you choose to live at a property managed under premiere and beg for people who are looking at living at their properties because you'll regret it like me!!! I wish I would have taken the reviews seriously. I was in the military and moved a lot. I have rented from a lot of different property management companies and landlords over the years. I have also owned homes myself so am realistic regarding repairs and maintenance and try to treat rentals as if they are my own. Premiere Property Management was the worst experience I have ever had. The staff was extremely rude. We were cussed out and hung up on numerous times if we could even get someone on the phone. I never met anyone in person which is also a red flag for me. I ended up leaving the lease early because I couldn't take it anymore. The city told us our place had electrical issues not up to code and they didn't fix it until we had given them notice and intended the sell the place. Our neighbors had also contacted them over the years regarding concerns for the property and were also cussed out. Save yourself a lot of stress and stay away from anything to do with this management company. I anticipate they will have a snarky response to this review and deny all of this. Please trust me, don't do it! I used a pseudonym out of fear of retaliation. Because I know they will try to claim I'm thinking of another Premiere Property, I rented in Northern Virginia. read more

I hired Premiere in 2020, amidst the hardest times to be a tenant and a landlord.... They were solid! Erin and Lesley are very good professionals and are always a phone call or text away. No value add. They forward all requests from the tenants without first enforcing lease rules to protect your property. Their maintenance providers have terrible ratings. They are slow to respond and when they do, they don't address your concerns from the full email. They also don't fully respond clearly communicate with tenants. They can't even get payments to home owners correct. Check your statements. The negative reviews all turned out to be true, including the one they claim doesn't apply to their business. read more

This is the worst and highly unprofessional property management service I have encountered ever in my life. If you are dealing with Erin or Grachel, it would take forever to get an answers from them and it wouldn't be any useful response. I'm a home owner and also rented various houses in different states because of my job profile. I'm highly educated professional with a lot of industry and public relationships experience. We rented this house in VA "online" when we were moving from TX. It was our bad we didn't do viewing and thought what could go wrong. There were number of issues like ashes in the fireplace, furniture left by owner, plumbing issues in kitchen and bathrooms, lawn wasn't mowed, air conditioning wasn't working, wiring issues, spiders and insects in carpet. There were just too many issues. I followed up with emails and pictures. I also even told the house is "not in living condition" and I would like to break the lease. It took months to follow up and get things done, and some of them they didn't even bother to fix. I have been told to throw away any furniture item you see in house. I wasn't notified for the gas service (I specially asked) and later there were late payment charges every month on my account. I was delayed for monthly rent by "a day" and $300 was charged for late fee. Now it was the time to move back to TX because of Job. It was COVID pandemic situation and I asked if I could do month to month lease to avoid risk moving during peak pandemic with my family. The answer was no, of course, and there wasn't any consideration for the situation. Anyways, I took chances and decided to move. I got the house cleaned up as per their recommendation, followed up everything what needed to be done. I moved out around end of June. There wasn't any response for the account closing and finalization of deposit money. I followed up after 6-8 weeks because the account was showing around 4K+ $ due on my account. It was funny because I was expecting a deposit money return and it was showing I owe them 4K+ money. Finally they admitted it was a mistake and they would revert the charges. Early sept they told me the amount they are deducting from deposit with these details. There were no other explanation - Details for the $800 deduction - $450 - Landscaping - $175 - Paint touchup - $200 - Gutter Cleaning Repairs - Damaged Blinds - $650 - Damaged back porch storm door - $350 - Damaged front storm door - $350 - Damaged Shower door seal - $100 - Damage Sink stopper - $50 - Basement vent - $50 This was surprising because all these damages were pre-existing and written down in move-in inspection report. I'm paying for something which was already broken? And I don't know what to say about landscaping and gutter cleaning because I did send pictures of lawn when we moved in. It was in disaster condition. When I asked, I was told they understand my "frustration" and these damages and deductions are decided by owner. I'm not frustrated rather disappointed and I never deal with owner. This is their responsibility to educate owner and look at evidence. It wouldn't matter to me if the owner is uneducated or an idiot. You can't throw excuses because of owner and it simply shows you don't know your job responsibilities. Anyways, I had to tell them that I just don't want to deal with unprofessional and immature ppl anymore. Its hard earned money! I do work hard to give a better life to my family. The 1 year stay wasn't easy and moving in pandemic was the worst. It's October and no news from this management. I don't recommend them. Please stay away! read more

Occasionally, when showing one of their properties I would notice an issue that needed to be resolved. In each circumstance they were quick to respond. Bottom Line: you should use Premiere Property Management if you want a company who provides personal attention to you and your property. I rented my home three years ago for the first with another company and it was a nightmare. The company only did the bare minimum leaving my tenants frustrated due to lack of communication and multiple "staff" members who did not communicate with each other. So, I was in search of another PM company and interviewed three PM and chose Erin and Lesley at Premiere Property Management! I met with them both and interviewed them for quite a long while due to my previous bad experience with another company. I ended up choosing this company because of the long-standing careers of Erin and Lesley and the "premiere" services they offer that the other companies didn't. During the rental process, they did all the background checks and "sifting" of potential tenants before sending a good candidate to Me. There was constant communication and "check-ins" through out. I have owned and leased out many properties across the country using the services of property managers. I cannot think of a worse esperience than this company. I informed them in the beginning that communication was important to me. That happened to be their worst quality. They never called me on the phone, but insisted on email. Then they didn't read the complete emaiI and seldom responded, so I didn't know if they got it, read it, or were going to take action and if so, what action. The only action they consistently took was to collect my money. If an issue came up with the tenants, they forwarded it to me without comment and wanted to know what to do about it. They failed to maintain my property. They contracted out a periodic inspection, only when I asked, and then failed to review it or make repairs to damages as needed. They said that was my responsibility as the owner. I suggest strongly that as a home owner and landlord, you look elsewhere. read more

As a Owner, this is worst company to represent owner with damages done by tenants when tenants vacate or move out. The company is quick to say wear and tear; even though owner knows damages fall under excessive wear and tear, abuse, or neglect. They try to bully landlord to accept subpar reimbursement charges to repair the damages by sending threatening emails with court if owner don't agree with reimbursement charges. They are quick to place blame, accuse or make false statements of the owner leaving property in bad conditions without substantial proof and poorly video that is dated few prior to tenants move-in and also, while owner was prepping the house; therefore, to justify tenant wasn't at fault or left the property on good standing or their definition of wear and tear. They argue with the landlord by communicating through emails with bullying tactics using walk in video that is not thorough video, don't require tenants to complete move in checklist to give to the owner. or documented conditions of the property from them as well as tenants, but quick to say this is owner fault of the condition of house and most of damages fall under normal wear and tear, life expectancy of the house, or items depreciated. They discredit me and my character, by accusing me of trying to make a profit, trying to use the security deposit to make enhancement, or making repairs to condition prior to move in as well as making false statement on when I purchase add on or did improvements to my house prior to signing a contract with RPM. RPM is shady management company who only want to collect and get pay. Any issues concerning damages caused by tenants, conducting thorough inspections or handle repairs and maintenance all falls on the owner. After they give you all bells and whistle, nightmare begins. They're unprofessional and rude. They charge for everything by nickel and dime the owner, but collect pennies for reimbursement charges the owner to avoid going to court. I rather go to court and let the judge and make a decision on this matter. At least I will trust a decision from the judge, then being forced to settle by RPM who can not be trusted to make a fair decision between tenant and owner. read more
