Maintenance issues: since moving in our washer had flooded the entire bathroom 4 of 5 times and stopped working mid cycle so many times they had to give us a new one after about a year and a half of being there. The new dryer they gave us began smoking and almost caught fire on one occasion. Our roof in the bathroom leaked during a rainstorm which they told me was due to the vents on the outside not being properly maintained. We had a huge hole in our ceiling due to our upstairs neighbors which they couldn't fix for days due to the upstairs neighbors having an extra lock and refusing to open the door. We had so much water damage that caused mold all over the apartment because they just patched it up without actually fixing the moisture. UNSAFE- there was all types of sketchy people hanging around, people got their cars broken into, packages stolen, drug deals happening out in the open. I had to call the police several times on my neighbors for getting into domestic fights at all hours of the morning with a female screaming for help. After i brought this along with the other excessive noise concerns management did absolutely nothing. The "courtesy" officer is a joke and does not enforce noise at all. There was multiple times when many police were called to the complex one time an officer told me there was someone with a rifle threatening someone in their apartment For the price they're asking the apartments are ridiculously old and run down. There are MUCH better apartments for less money within ten minutes of here . Don't waste your money here

The office has a genuine concern and care to make sure everyone is happy and they are always responsive to residents' messages. I don't think you will find any property management team that is attentive to the resident's experience regardless of the outcome. The aesthetics of the building are always maintained, the apartment units are spacious and very comfortable, and the residents here are generally very polite and friendly. The only negative experience I've encountered were noise disturbances. The building construction in terms of noise reduction is virtually absent which is no fault to Bozzuto since they inherited the building but what is truly most unfortunate is that you may encounter an extremely selfish resident living above you where they have absolutely no concern for stomping, dropping objects, slamming doors/cabinets and dragging furniture daily across the kitchen area floor even during Fairfax County quiet hours. Fortunately the noise from the Fitness Center to neighboring apartments did improve due to consistent efforts by the property management team's repeated communication efforts to residents to be mindful of slamming weights on the machines and floor. Unfortunately, their hands are tied when attempting to resolve noise disturbances generated from a resident's apartment, especially if they are living above you. Again, their well meaning efforts are limited if the resident(s) is too self absorbed and recklessly selfish to show any regard to and respect for other residents and how their indifference has a negative and unhealthy impact on other residents ability and right to live in an apartment where they are able to sleep and enjoy reasonable peacefulness. Nonetheless, I would definitely endorse living in this apartment community because of the exceptional quality level of customer service that the property management team consistently delivers to its residents, the friendliest of the residents, and the aesthetic appeal of the building and apartment units. If a normal noise level is key or most important to you, then this may not be the place for someone with this requirement.

Let me tell you something, throughout my life, this community has been my best experience of living. Very comfortable. I'm now renting a townhouse in Wheaton, MD, from an owner, and oh boy, every day I have a problem with one part of this home. But living in TGM ridge was completely different. When we moved-in, everything worked as it should be. There is no issue with appliances or bathrooms etc. Even if sth happens, the staff was responsible fast and polite. I do totally recommend this community from every point you may consider to live in a great apartment. If you look at the community map at the first page of their website, the community consists of 3 relatively attached phases. I lived, with my family, in Cupids Dart Ct location, in CONWAY floor plan. The apartment was 1bedroom, 1-den, and 2 full-bath. The den is actually like a bedroom, the den has large window + closet, so that was my child's room. Look at CONWAY floor plan. I really recommend it. The community amenities are up-to-date and fantastic. They had had a plan to update all apartments, but due to the pandemic, it's delayed. Although the apartments are better than most in the neighborhood, I wish they had upgraded my apartment before I left! So this is another thing you may consider when you wanna see the floors: if they are updated or being updated or not. I hope my review helps. I really didn't find any negative point to write about it for them. Maybe I wish they assigned designated tags for residents' cars and their visitors/guests, but that was not a major challenge. We felt harassed and discriminated. She said to go back where you came from and you cant be here, when she was parked in the "future resident" parking.

Oh boy is this going to be a long one. Where should I start. I moved here from Fairfax in October…read moreof 2024 to what appeared to be "luxurious" living in Adaire. The unit I was shown was great appearance wise and so did the amenities. Probably 2-3 weeks of living here is when the ENTIRE buildings cooling towers (this system handles the AC) went out. While it was technically fall, it was warmer than usual and so my upper 22 second floor apartment was reach temperatures of 90 degrees inside with my balcony door open and the singular window in the bedroom swung open as well. This was the case for over a month where the building management did authorize a singular month of rent credit to all tenants and some. I'm not sure if graystar has owned this property from the get go but right after this event is when we saw "new management" come in and take over. Multiple floors had HUGE 8x4 holes ripped in them as contractors worked to fix the cooling tower system. On multiple occasions did the elevators shutdown and people were forced to queue extremely long waits of some even half an hour. Summer 2025 - the building / halls were extremely warm with temperatures in the halls reaching 80 degrees probably as a penny pinching way to save money on cooling. There's three - level 2 chargers for an entire building and a lot of Teslas/EVs so expect to need to check in almost immediately once a spot opens up. Not to mention one is in poor condition with the electrical cable obviously damaged and frayed. The fitness center door was propped open leading to the balcony and swarmed with the lantern bugs we saw so many of this year. The upper floor amenities were decent at best with the biggest plus being secured access garage for parking (we'll revisit this in a bit :)) and fitness center and rooftop pool with grill area. On October 30 my sports car was stolen from the parking garage level P2. Not only was it stolen from the secured access parking garage but they had also GAINED entry into the building. I notified PD after I had come back from Halloween weekend that my car was stolen and had asked the concierge if I could have the security footage provided to me for insurance purposes. I was told that it would have to be ran by the manager for the building. Okay cool, Monday comes along and I received a single email indicating that they had called the officer that responded but would not release any footage unless a form was filed by the PD officially. You have got to me kidding me. I'm at the whims of an overworked police department to secure footage of my OWN car being stolen??? Ridiculous. Not only that but I'm pretty sure no one from corporate at Graystar has any clue that this happened. So I will be following up through legal means as necessary. Just so many lapses in security in this building and so many issues that come as a result of extremely poor management. I cannot believe that my car gets stolen literally days before my lease ended but I'm so glad that it has. This building honestly needs to be sold off to another property owner because graystar obviously does not care. I have two points of commendation and it's solely for the morning concierge team who are not only helpful and nice but also care for the people who reside in this building. The maintenance team that handles the in unit repairs and upkeep are also worthy of praise as they swiftly take care of repair orders. Office staff / leasing in my opinion needs some serious work in order to manage this property. I DO NOT RECOMMEND YOU LIVE HERE IF YOU OWN ANYTHING OF VALUE. Will never recommend this building to anyone even if my life depended on it. I'm sure I missed something else but I'm so through with this place I'd rather forget I ever lived here. Firstly, we went without heat for three whole months and the excuse of the office was that there "was no one working in the front office". Read the emails. I had considered pursuing legal action at that time because again, we went THREE MONTHS WITHOUT HEAT IN THE WINTER, but I work full time and did not have the energy to pursue that, which I obviously regret now. Additionally, there is constant criminal behavior in my building. My neighbors are constantly getting into violent domestic disputes, of which I have had to call the police for many, many times. The walls shake in the middle of the night, enough to wake you up. We've had to report potential gunshots in the apartment near us. The entrance to the neighborhood was blocked off for a whole night at one point for a domestic incident in which a woman was strangled. I also had to call the police once because another neighbors front door was wide open, and the police believed that their apartment was broken into. They also tow CONSTANTLY. I've been towed while paying for resident parking, and clearly the office staff is too incompetent to be of any help, so I didn't even bother requesting my payment back. And the towing company are literally crooks, they argued to my face that my car had been on their lot for two days so they could charge me extra, when I had driven my car that night. I have a recording of the guy finally admitting that he was wrong, but only after trying to gaslight me for a solid 30 minutes. Now, I signed my "Notice to Vacate" form 10 days after the deadline established in our lease (which is a 60 day notice, more than enough time to find another tenant) after two and a half years of being a resident, and they're going to charge me thousands of dollars for absolutely no reason other than to be petty. I have allowed a LOT to slide by that doesn't align with my rights as a tenant, but if you're going to squeeze me for every goddamn penny, I'm going to make sure you earn it. Don't ever move here. Your life will be filled with constant violence from neighbors, possible break-ins, and potential illness from faulty utilities (and heat in the winter is a right, by the way). P.S. Good luck getting absolutely anything resolved with maintenance. The most recent maintenance request we made was through the "emergency" number because black sludge started coming out of our bathtub faucet. We left a voicemail and no one EVER got back to us!

Unfortunately, since the management change in 2022, the overall experience has declined significantly. Since the new management took over, I have experienced ongoing issues, including delayed responses, lack of follow-through, and an overall decline in service quality. Matters that should be simple often take days or even weeks to resolve, and communication is inconsistent at best. My most recent experience with parking highlights just how difficult and poorly managed things have become. I currently pay $75 per month for parking. My primary vehicle is in the shop, and I am temporarily using a rental vehicle as a replacement. Despite this being a straightforward situation, I was told I needed to either make repeated trips to the leasing office to obtain a temporary pass or pay again through their parking system. I made multiple attempts to follow their instructions and went to the leasing office twice between 5:05 PM and 5:18 PM during stated business hours. The office was closed, even though I had been told it would be open until 5:30 PM. This forced me to return again, wasting additional time and effort just to resolve something that should have been simple. There is also a clear pattern of unprofessional behavior in how the leasing office is operated. The office is frequently closed during stated business hours or closes early without notice, making it difficult for tenants to get assistance. On a separate occasion, after being told the office was closed due to "unforeseen circumstances," I returned the following day and observed staff inside the office casually socializing with outside guests who did not appear to be tenants. They were engaged in personal conversations during work hours rather than assisting residents. This kind of inconsistency and lack of professionalism makes it extremely frustrating to rely on the office for basic services. Tenants are expected to follow procedures, yet the office itself is not consistently available or operating in a way that supports residents. This is not an isolated issue. There is a broader pattern of poor management, lack of accountability, and disregard for tenants' time. It often feels like residents are being sent in circles rather than helped. Living here used to be a great experience, but under the current management, it has become unnecessarily stressful. There is a clear decline in service, organization, and professionalism. I would strongly advise potential residents to carefully consider this before moving in.
