I am working with the lender and Anand Shivaprakashan has been our contact to obtain our escrow/title items. We have been waiting 3 weeks for our request to come back. I have followed up 6 times and just received an email today where they are asking what it is that we need. I have sent the request now 6 times. It's 3 weeks later and our loan is being held up from moving forward. We cannot request the CD because we don't even have title fees back yet. Hopefully we get what we need back today. I have tried calling and it goes to a call center in India! Even though I am getting emails from the staff (they will reply about other stuff but won't reply back to the request I need for my title paperwork), when I call to speak with the them, the call center person in India says they have gone home for the day. What? I would NEVER recommend this company to anyone, ever. read more

I don't even one to give this place one star after all of the headaches they have caused. Please see the synopsis below and do not use this company. ----------------------- I completed a purchase (closed) on a Washington, D.C. property back in the April 2015 timeframe. Altisource/Premium Title Services acted as the seller of the property, via a local real estate agent, as well as the Title Company for the closing. Here I am several months later (October 2015) with no official deed that ownership of the property has been transferred into my name. I have talked to several people at Altisource/Premium Title Services and while some have been helpful, none have been able to provide an actual deed. What's worse, the county in which I bought the property does not acknowledge me as the owner. This is a very big concern and a growing headache. At this point I am seeking legal action against Altisource/Premium Title Services as they are not willing to rectify the situation or even provide me with a reliable contact. The transfer of the deed into my name is the responsibility of the Title Company, Altisource. They need to complete the job, ensure the property is deeded to me and that the county is notified of thetransaction. read more

Stay away from this company! Hubzu.com, Premium Title, Real Home Services Solutions, Ocwen, Altisource...It's all the same company and they are TERRIBLE and in my opinion, a SCAM. First, the "bidding" process. It's rigged. There's a userID that will bid with you to drive the price of the home up, and then they stop bidding...and conveniently, they stop JUST after the reserve price is met! It's a total con. You can't PROVE it of course, but if you do like I did and TEST the theory by bidding on a few different houses and you'll notice the same userID is bidding on those houses too in $1,000 increments! But, I'm SURE it's just a cowinkydink. :-) Anyway, after you "win" the bid, you will be inundated with emails from AltiSource to sign the contract and send them the Earnest Money Deposit, which can be significant. My EMD was over $8000 on a $291k sales price. They say you have 2 or 3 business days to get them the documents or they will cancel the sale, but you'll never know you actually have time to read their nearly 40-page contract, because they hound you and your realtor (who is also kinda hounding you too because it's their sale) with email after email until you get them what they want. All they want is that contract signed and your money. And at this point, they know you're excited b/c you just got a "good deal" on a home! You feel victorious b/c you just "won" a bid! You're all in and they know it and they bet on it. You read the contract and see that it is completely one sided...but this is a great deal, right? You'd be a fool not get this house! You're going to be optimistic about this! But if you're smart...WALK AWAY. Do not sign anything. Do not send them any money. There, you're done. See how easy that was? Now for all us hardheaded folks that signed their evil contract anyway and sent them our money, this is where it gets really good. So, they are going to insist that you use their title company, Premium Title Services. Look me in the eyes..."Do not fall for this. It's not worth it". Got it? Nah, of course you don't. So you agree to use their title company because they're promising to pay for your title fees and give you some small amount towards closing (mine was $450.00). You think, "Using their title company should make the process easier, right? And I'm already out-of-pocket a lot of upfront money, so this is a sweet deal, right? Right?" LOL, no. So a few weeks go by, and your lender starts sending you Closing Disclosure documents and you see that none of the Seller paid fees are what they said they'd pay. So you shoot Premium Title an email that says "Hey, what gives? You guys are supposed to be paying for these title fees at Closing plus $450." No response. Crickets. They will completely ignore you. After about a week or so, I contacted an attorney that sent them notice to abide by their agreement to pay closing costs related to the Title fees. I thought, even shady people hate to be threatened by a good for nothing Lawyer, so that'll straighten them out. But, they ignored my attorney too. No response. No acknowledgement. They don't care. So, approximately 2 days before the original closing date, they told my Agent that they were dealing with a "title issue" and could not close on the previously agreed closing date. I, for one, was shocked. No contact from them regarding the Closing instructions, completely ignoring calls and emails, and didn't even tell us where closing would occur here locally 2 days prior to? I'm still in shock...I mean, everything was going so smoothly! Anyhoo, the contract gives them an auto-extension of 30 days to close if they have "title issues". I was majorly annoyed, but that that point, no sense in with fighting "the man" about his evil contract...so I let it ride for another 30 days. On Day 29 of Round 2, I sent an email to them saying "Pursuant to your contract, you will need my approval to extend the closing beyond tomorrow, which you will not receive. So give me my money back." (I didn't actually say "So give me my money back", I said it prettier than that). They sent me an addendum that states that the contract is terminated and that I will receive the entire amount of EMD funds back. I sent it back in an email and asked that they send me a copy of it once the seller has signed it. Long story short...I am still getting the run around about getting my money returned to me and getting a copy of the signed addendum. I am going through the process now of suing them in Fulton County, GA in an attempt to at least have an outstanding judgment against them so that I may keep that glimmer of hope alive of ever seeing my money again. In all seriousness, this is a scam. These people are shady and unethical, and even if you're totally OK with that, they're incompetent. I hope my experience has given you pause and helped you to make a smart decision...which is to RUN (not walk) away from this ridiculous company. read more

Without a doubt the most incompetent work product ever. I don't think any of their staff is trained in even the basics of settlement services. They hide behind emails. You can't get to a supervisor. They blame everyone but themselves for delay when it is their portion of the process that isn't resolved. Incredible this place is in business with all the consistently negative reviews. We had a great experience with Hubzu & Premium Title. We were very concerned after seeing other reviews, but everything went fast & a smooth closing too. A big plus for us was that we were familiar with the foreclosed Condo & we knew the Bank completed the foreclosure process, so we didn't expect any title issues. Also, it was a cash deal with no contingencies. Premium Title recorded the Deed within 2 days of the Closing, yes I checked. That's amazing considering the local title companies take weeks here to file the Deed with the County. Good Luck. read more

These folks don't know what they're doing. They don't answer questions when asked. If they answer they come back late and with only minimal information. The bulk of their closing papers showed up an hour after our closing time. Conveniently at 6:00, which is when their offices close, so there was nobody to talk with about questions on the documents. While their address is in Atlanta, GA, everybody we dealt with had an east Indian name. They appear to have outsourced their help and are getting quality to match their cheap prices. Real estate involves too much money to deal with a cheap title company with questionable quality. Find someone else. read more

The deeds are now processed for recording after contacting customer service repeatedly. The error in the deed is also corrected. I update to 3 star. Deed not recorded at county after three month of settlement. We bought two houses from hubzu and settled by Premium Title service. Both hubzu and Premium Title are subsidiaries of Altisource. . The deeds for both houses have not been sent to counties for recording. Since we will resell the house in a few days, we cannot close the transaction without a recorded deed. I have calling and emailing the deed recording department that the customer service person gave to me for a week. But, nobody reply my email or answer my call. It seems like that the department does not exists. I have urgent need to record the deeds for the houses closed three month ago and I cannot even get hold of anybody on the company who can even take care of the matter. read more

In my 10 years of real estate this title company is horrible. Outsourcing to another country this experience is a great example of why not to do it. Everything was messed up from day one, trying to get title company information to lender, Addendum, receiving buyer funds via wire, getting title docs to lender for signing. Insisting my buyers loan docs be provided when the lender was signing in their own office with their own notary. Not good. Also PADding the HUD...big no no. Closing delayed extra 4 days, because they could not find the wire. Horrible. Now it has been a week and my closing packet has not arrived!! They said they could email one, um no thanks. That won't get me or my broker paid. Watch out for HUBZU auction sales-- not a good way to do business. read more

Next level of incompetence, have no idea where the good reviews are coming from. Currently in the process of purchase. Nobody EVER answer the phone, you can send emails all you want, its night time in India Ha Ha. For two weeks they send us documents for the wrong condo in the building and insisting on signing. My agent have send them all the paperwork back multiple times explaining that the address in there paperwork is wrong, they reply back with the same wrong address back next day and keep repeating that there is an issue with the title and names don't match. No sxxt Sherlock! Its a wrong condo! Its literally impossible to mess up so much, repeatedly, you have to be doing this on purpose or have some medical conditions. Finally i received the call back from the "manager" or someone higher up (supposedly). The guy in India told me to go and get the right paperwork from HOA, get the paid receipt, email it over to help the process and they will pay me back at the closing. So did i and paid $150. The email i got from them next day said that they decided not to pay me back for some reason and send me bunch of paperwork to sign with the same wrong address. They even got the title insurance with the wrong address. Incredible. If i had all the money in the world i would let those clowns play it out and see if they really manage to close on in. Don't be fooled by all the phone numbers on there web site listed in different states, non of them answer since they all forwarded to the same number in India. If you win an auction on HubZu hire the attorney or use the title company you trust. Don't let those clowns lure you in with incentives that you may never get. I closed on March 20th, paid $60.00 for overnight mail, today is the 31st and my recorder's office has not received the deed yet. I have over 20 years experience in Real Estate and this is by far the worst title company I have ever dealt with (and I've had over 100 transfers) Avoid at all costs!!!! When I do get to speak with someone, I have a hard time understanding them due to heavy Indian accent. and ... They talk over you and do not understand you either. Poor service... Premium Title & Altisource (their partner) are run from India's bedrooms: Staff are unprofesstional, rude, and horrible customer service. They NEVER ANSWER PHONE OR EMAILS. They handled the title search on my house and issued an Insurance policy. Later on, I accidently found out there was a lien on my house from the township. The township was never contacted by the title search person to discover overdue real estate tax and sewer charges. In short the title search was incomplete (none of the lien holders were contacted) due to Premium's negligence. I sent many email and left voice messages to Premium & their partner Altisource without success. DO NOT USE PREMIUM TITLE OR ALTISOURCE!!!!! read more

I run a down payment assistance program for a non-profit company, and have worked with many title companies. This one should lose its license. They received our lien documents a week before closing, and acknowledged receipt. At closing, our funds were used, but no lien documents were sent with the mobile notary. It took them 2 weeks to disburse the funds and pay Realtors, 2 months to record the deed and 1st mortgage lien, 3 months to acknowledge that they never used our lien documents, and 4 months after closing, their solution was to email the documents to the buyer and ask him to find his own notary, sign and complete the lien documents, and then mail them back to Premium at his cost. I have been bounced around emails, ignored, referred, and they will still not fix the problem. I would recommend buyers refuse to work with this company, even though Ocwen uses them for REO sales. read more

I bought a house through HUBZU over 3 months ago. I have spent thousands fixing it up and went to get financing only to find that Premium Title has yet to get my deed recorded. I have written, no response . I have called, no answer or response to voice mail. Now due to lack of financing, I am about to lose out on a house I have been eyeing for a year. As an investor, I will never buy from HUBZU again and if I ever have a deal contingent on Premium Title being the closing agent, I will walk from the deal. PATHETIC!!! read more

BEWARE of using Premium Title through Hubzu/Altisource. I was the winning bidder on an auction for a manufactured/mobile home. Title documents contain language only mentioning the parcel of land, and I am prevented from getting utilities activated at the mobile home as documentation does not reflect ownership of the mobile home. When at my county building, I also learned that Hubzu/Altisource/Premium did not pay the taxes that I had to pay them at closing - nearly 6 months prior. Premium also did not file the (inadequate) deed with the county. The only recorded filing was the copy that I sent to them (because I lacked confidence in Premium). At this point in time I consider Premium Title little more than a SHAM company that Hubzu/Altisource use to sell properties that they have no legal right to sell. I have asked to gave the Deed/Title corrected to reflect ownership of the mobile home, which was the subject of the auction, but have not had a substantive response. It looks as though I may have seek legal help to not only correct the title issues, but to explore legal remedies regarding the practices of Altisource & Premium Title. read more

If you have an option to go with a different title company, do it, no matter how much incentive is offered to use Premium Title Services (Altisource). This has been the worst and most frustrating company I have ever worked with. DO NOT chose this company, even if there's incentive (i.e. via the online auction site hubzu.com). It's not worth it! My wife and I chose to look past the pages of bad reviews we found on this company (also look at Altisource Title as they are connected) because of the sellers offered benefits in working with them, but we had 3 months of closing extensions with no communication about resolution. We would have gone back and paid thousands more to avoid working with this company. They let us know less than 24 hours before our original close date that we couldn't close. We had to buy a storage unit, rent temp housing, and lose tons of money from utility activation/deactivation, contractor rescheduling, and buying over 3 months of temp housing. This company is a money making machine with NO desire to take care of their clients, nor to fix any problems. The public needs to be protected from these kinds of companies. They are making peoples lives miserable and profiting off it. read more

I have been a real estate agent/broker since 2008. I have used various different title companies throughout my career. I had by far the worst experience with this title company than I have ever had. My buyer's purchase contract was executed on 2.12.16, lender had docs to the title company on 2.26.16, closing was supposed to be 3.3.16. The TITLE COMPANY had to extend closing multiple times due to failure to do their job. I have NEVER had a title company have to extend closing. Anytime you tried to communicate with them, they would not respond until it was the day to "close" and they would respond saying they had to extend. We had to go as high up as we could in their management triangle to get to the top as even the next to the top would not do their job. This title company was chosen due to it being a foreclosure property with HUBZU. If you have the opportunity for your buyer to choose the title company if they pay for it and you see this title company as the sellers title company, I highly suggest the buyer pay for their own title company. My buyer was stressed, through this entire process. It was the worst experience ever with trying to close a deal and I do not wish for anyone else to have to go through it. Oh by the way, we finally closed on 4.8. That is right, over a month later due to the title companies incompetence, lack of communication and flat out laziness. Just as a note, the title company I had to deal with was Altisource in Coppell, TX (in the family of Premium Title Services in GA, which we did have to deal with some of their people as we got higher up in the management chain. I will say once we reached the top, the file was finally able to be closed.). I do business in Galveston, TX. read more

Like other reviewers, I have had nothing but problems with Premium Title. I purchased a house on Hubzu in July. Paid cash. Closed on August 3, 2015. The title has still not been recorded with the county. Unfortunately, my county will not turn on the water until the deed is recorded. My realtor and I have contacted the company numerous times. All calls and emails go to India. I cannot speak with anyone with any authority. The only response is: "We are looking into the issue." Obviously, the house is not livable without water. My next step is to file a complain with the Better Business Bureau and to contact a lawyer. read more

I work in the mortgage industry and I would not recommend this company at all. My buyer chose them because they said they were offered a discount if they used Premium Title due to purchasing a bank owned property at auction. He is regretting his choice tremendously. closing has already had to be delayed twice because little things keep popping up that they never told the borrower about before. Trying to get the closing disclosure correct has been an absolute nightmare. You are dealing with people in India and although they do respond to emails and calls, the actual fees that they are charging do not make sense and I am not lying when I say we have sent back the closing disclosure no less than 10 times to try to get it correct. And we still have not settled. Please, please do yourself a favor and use a local title company or at least a reputable one. I do not see where they saved this customer any money either. If anything their fees are higher than any other title company I have seen. read more

My husband and I elected to use Premium Title for our home purchase through HubZu and we had a flawless experience with them. I'm honestly shocked to read all these negative reviews or perhaps like a previous reviewer said maybe things have changed but our experience was nothing short of perfect! Every agent we worked with was very professional and were awesome at following up with all parties involved constantly to keep the process moving and drive us home to the closing finish line! Buying a home is a stressful process but Premium Title and AltiSource helped streamline everything. All of their emails even list their supervisor name and number for you to reach out if you're not satisfied with their service or have any concerns. Management even reached out to us during the process to ensure we were happy with the level of service we were receiving which I thought was great from a customer service perspective as many businesses don't let you talk to management unless something goes south so it was nice to have someone higher up check in to see how things are going. Yes some agents were out sourced but they were all fantastic, professional, clear and thorough in their communications so we had no issues whatsoever. Even after we had closed on our property I had to reach back out to Premium Title a month later to get a copy of a document that I misplaced and they were super responsive and got me what I needed fast. I wouldn't hesitate to recommend them and would definitely do business with them again. read more

Horrible communication. You can never reach anyone. All you can do is leave messages and hope for callbacks at the weirdest times. They asked me the same questions three or four times. They did not provide the buyer with HOA docs. Closing date passed and I could not get anyone to answer the phone. The answering machine talks about the Atlanta receptionist supposedly busy. All staff is in India. I am flabbergasted that this is even legal. I asked for two weeks to have my case elevated to the supervisor without avail. The person handling the case had not the slightest idea what she was doing. No clue how a closing goes and what is needed. She was very polite but completely ignorant of the procedures and details. After the buyer sent all the funds the closing date passed by without any communication. I could not reach anyone, not even a receptionist. I got freaked out and called the "title company" and through the escrow departments disbursement department I finally got a living person in India. Paperwork arrived with a new closing date (3 days after the actual closing date) Buyer signed and sent back. We will see how long keys and disbursement takes. Don't ever use them. They are by far the worst we dealt with. I am just hoping they record the deed correctly. I repeat: DON'T EVER USE THEM!!!!! Unless you love Stress and the sinking feeling that a client will drag you and everyone involved to court. read more

I have recently purchased a property from Hubzu/Altisource/Premium Title Services and it is an absolute nightmare. This company is not competent is anything that they do. Everything from responsiveness, customer service, responsibility and respect for a timetable is an absolute joke and I would not even wish my worst of enemies to have to deal with this company. Signing: - My expected close date was late August. All of the documents have been signed and sent to the seller WAY in advance to make this expected closing realistic. I am now expected to finished the closing of my property next week, over a whole month late. - I have had to meet with 3 separate notaries on three separate occasions to sign the paperwork. The second meeting was due to the title company forgetting to send 12 WHOLE pages of the agreement the first time it was sent out to be signed. The 3rd Time is because even after all of the paperwork has been signed and sent back to the title company THEY LOST THE FINISHED AGREEMENT and thus my lender NEVER RECIEVED THE FINISHED AGREEMENT. - These mistakes have cost me over a month of time for me to work on my house before winter, along with a lot of money and time out of work days to meet their mobile notaries because they cannot figure out how to do something correct the 1st, 2nd or 3rd time. - I have also been expected to pay an additional fee for the 2nd and 3rd notary signings due to the incompetence of Altisource. Wiring: - 1st wired payment was the "Earnest Money Deposit", this went fine after someone finally was able to give me instructions on how and where to send the money to. This response took over a week even though they demanded that the money was sent within 48 hours of the Hubzu Auction closing. - 2nd wired payment was the amount due for the down payment of the loan, I spoke with an "associate" from Altisource and they gave me the exact amount needed to be wired. I took this amount to the bank and had the fund wired later that day. - 3rd wired payment was because a week after the initial down payment wire, they claimed that I was $30 short despite them telling me the exact amount they needed on the previous transfer. - Each transfer has a transfer fee that I have to pay, so the unnecessary 3rd wire, I still needed to pay the fee even though it was due to Altisource's incompetence. Hubzu Auction: - This property was held for auction by Hubzu after the property had been bought back by the bank at a sheriff's sale for $60,000. I was the winning bidder on Hubzu with a bid of $80,000 (well above the price the bank paid for it). - The next day Hubzu emailed me telling me that even though I was the highest bidder, I had not yet won the home. Instead they MADE me improve my bid to secure the house and the minimum bid was $88,000. 10% higher than my WINNING Bid!!! - This seems like a very unethical business practice. Knowing the previous purchasing price by the bank, there is no reason that my original $80,000 couldn't suffice. Customer Service: - Due to the terrible instruction given from Altisource every step of the way, I have been forced to try to ask "representatives" at Altisource for clarification. Too bad that every email or call takes at least 48 hours for an answer. Even when a response did come back, they were not helpful in the least bit. Everyone I spoke with had absolutely no clue what they were talking about or anything about this process. - There were countless emails between the "representatives" and my Lender and many times Altisource was asking my Lender to take on tasks that are clearly meant for the selling party to handle. They showed no responsibility and still continue to show complete ignorance in a process that they claim to be experts at. - Even when Altisource is requesting that I contact them immediately for an issue, they do not pick up the phone call or reply to the email within the typical 48 hour time frame. The customer service here is non-existent. -At first we thought it was the specific "representative" we were dealing with so we went up to their supervisor and they were just as bad, if not worse. Overall, Altisource/Hubzu/PremiumTitleService has made this experience a living hell. They have cost me a lot of vital time and money due to their incompetence in everything that they do. The only way I see this company improving is it is shut down because nobody should every have to jump through these many hoops of incompetence for anything. Maybe things have changed? I used Premium Title for a Hubzu purchase. They were the title co and I elected to use them as the closing agent. Had pretty low expectations and prepared myself for a bumpy ride, but they did a heckuva job. Everything was thorough, all documents were easily taken care of online (I mean, it's 2017, I literally just bought a property online and did 99% of all of my signing on my smartphone...this is crazy). You have to know there's a timezone difference because everyone is based in India, so don't call at 5pm on a Friday and expect a response. You will get sent through an assembly line of about 4 different people who handle your transaction in various stages of the process, but all are professional to deal with. To the people who leave bad reviews because closing dates were extended: look, it's Real Estate 101 that it has to close first...so don't hire the movers, etc until it does. Worst title company! Stay away at all costs. Horrible communication. Bad with coordinating with the lender. I'm the buyer's agent in a deal pending now. This is the second time that I have dealt with them. They delayed closing several times, we had to keep getting extensions. By the time I got the signed extensions they were nearly expired. I am a Realtor of 13 years licensed in 3 different states. Never have I experienced such incompetence. NEVER will I use this title company again no matter how much they say it will "benefit" you in your Altisource transaction. I had to run all over town to obtain a lien certificate (title company's job) because they never ordered it. My client closed 2 weeks late because of their silly internal processes. They do not care one bit about the buyers. They did not communicate well with one another and kept saying they did not get the lender's instructions, even when the lender provided proof of such. Now, these lovelies are sitting on my commission earnings two weeks after closing...so illegal in the state of MD.
