They are dishonest in the most dangerous ways. Black mold is growing all over the bathroom and they say it's your fault for leaving the bathroom door closed while showering. There are no bathroom vents and instead they blame the tenants. They say, "it's just mildew, we will wipe it down and paint over it." I loved my apartment. It was very spacious and relatively quiet. Management relies heavily on a chat bot to answer questions which causes a lot of confusion. Maintenance requests would be answered in a reasonable time. The trash was never picked up on time. We'd go weeks without the dumpster being emptied. They do schedule tours of your apartment to potential tenants once you give notice that you're not renewing, so be mindful of that. They also charge for every little thing, so make sure you follow the check out list precisely. read more

Angie, the leasing agent, was deceptive from the start, and both the assistant manager and property manager seemed far more interested in escalating problems than solving them. At no point did management make a genuine effort to provide solutions or address concerns professionally. I would strongly advise against renting here. Beyond the poor management, the utility costs are outrageously misleading. I paid more in monthly utilities for this apartment than I did for an entire single-family home--approximately $270/month here versus $160/month in a house--due to the way they categorize and present utility charges. Their explanations around these costs felt intentionally misleading and deceptive. Between the dishonest leasing practices, combative management, and inflated hidden expenses, this has been one of the worst rental experiences I've had. I paid over 15,000 for 14 months. I was a great tenant. They took 195 of my deposit because they said apartment wasn't cleaned. Moved out on 12/17 and received check out list on 12/19. I am 24 and received all my college apartment deposits back. It was cleaned and the pictures they sent were ridiculous. Seems very unethical. When we moved in, the place was dirty. Blinds full of cat hair and stove had not been cleaned in years. I expect to clean a new apartment . On move out, they say we left a tub dirty and did not dust off a fan. The real issue is the tub is old and was painted before we moved in. The picture is peeled paint not dirt. I can tell you the place was spotless when we moved out. I made sure we left the place better than we received it. Peeled paint and a dirty fan cost us $75. To start I moved into a dirty apartment (I made them aware to which they told me to remove all my items from the floor so they could come clean TOMORROW -a weekday the day after I moved in) -dead flies throughout apartment including fridge and freezer -light fixture in kitchen was covered in a weird substance -cat litter throughout apartment I had to scrap it off the floors in certain areas including closets (previous tenant had 2 cats) Dirty hallways and staircases (dead bugs spider webs general outside debris) -they "clean" every tuesday or so. Roaches, rats, and lost deposit... My apt was not very clean when I moved. I took pictures of everything before I recleaned everything myself. They never gave me a parking pass with my key so I had to drive to the other side of Cincy to get that. The walls/floor/ceilings are super thin and you can hear ever little conversation. I had some issues with mice under the sink and leaving poop. At night outside there were always cockroaches everywhere. Had two come into my apt. One alive by the doorway. The other was dead in a folded shirt. They had a recycling bin that never got put at the curb. I put it out a few times cause I was tired of not being able to use it. When I moved out I had a video on how clean the place was. They didn't give me my whole deposit back even through I had dated documents and pictures of it being that way when I moved it. After being asked for the pictures and me sending them multiple times I just gave up because they just stopped responding. Pretty astounding the reviews here. I thought our experience was a one off. We rented a unit from this company a few days after it was listed. We signed the lease and went through the background check and paid our deposit. A few weeks later, months before the lease was supposed to begin, we ended up buying a home. Wow I wish I had looked at these reviews before I applied for 59 dollars. I applied online based off the criteria they required and the look of the unit. They Corresponded with me the following day after I paid my app fee with questions making sure I understood all of their fees via text. Now lets talk about that first. The rent is advertised as 795 for a one bedroom. Plus a 125 utility fee, 99 dollars one time administrative fee. You still pay your electric on your own. You pay them 125 a month for trash, water, sewage and gas. So why not just say the rent 920 a month?? Duh I was told I didn't meet the credit criteria which they Supposedly very strict on. There website clearly states credit has to be 580 or have a co-signer. I was told I had to have a 620 credit score or better which I don't. I do have a combined credit score of 580 or better which is why applied for 59 dollars!! Beware of their practices folks! They are not a honest business. I would give them zero stars if I could. They steal your money and will call the cops on you. During the pandemic I lost my job and was placed on furlough which took a couple months to figure out. When you call them as a current tenant, they would have a voicemail stating that they were closed, however upon calling the new tenant number, I found out that they actually had people in the office. But just to help steal new people's money and not help with current tenants. I came up to the office to speak to someone about my situation and they told me the manager was out of the office. I told them I would wait and sat on the stairs outside their office where they proceeded to call the cops on me. Even the cops were confused why they were there and why they weren't helping me. Fast forward to me moving out, I spent an entire week cleaning the apartment, leaving it much cleaner than when I moved in, but they stole more than half of my deposit from me and charged me $100 because I left hand soap and some toilet paper there. Now they refuse to answer my emails and questions about the questionable charges. They prey on college kids by renting them shitty apartments that are beat up and torn apart and then continue charging the tenants for problems they know exist. Stay away from them! Updated review: These people play games upon games clearly because they didn't like my HONEST review and are now attempting to retaliate any way they can. After leaving the unit, they charged me and i never received a letter in the mail or anything like they said they would send. So after a month of waiting it took me to contact them about it and then after finding out about the charge i asked if they would allow me to pay it online because when i tried to it didn't allow me and TRISTA assured me i could. Then when I went to make a payment I wasn't able to pay it online. I then talked to someone else about the issue and she told me she opened up the payment portal to allow me to pay it online and I once again could not pay it online when I attempted to. And not to mention she seemed more concerned with having me remove my previous review. Then i get a call from collections about the payment a few days after I spoke to someone else in the office as if I haven't attempted to work with them on my payment due to the lack of communication from the office. These people aren't very friendly and play dirty when you speak out about issues going on ! Prestige Property Management is hands down the worst organization to rent a dwelling from in Cincinnati. Don't be fooled by these 5 star fluff reviews raving about how great their maintenance department is because they provided a quick response to your clogged sink or your toilet isn't flushing properly. Don't get me wrong, fixing these types of issues is important as a renter, but more importantly how do they treat you as a person. Does your landlord value you as a person, does your landlord show empathy toward their tenants, does your landlord attempt to build a sense of community within each of its properties, and/or does your landlord aspire to build long term value with its tenants. As a tenant Prestige Property Management views you as a herd of cattle occupying their land. When the chips are down you can't trust them to do the right thing. When you might encounter an issue that is a little more serious than a clogged sink or your toilet isn't flushing properly - this organization will throw you under the bus. Then put the bus in reverse and run you over one more time. Case in point. Lived in my building for 2 years, some of my fellow tenants lived in the building for 10 plus years. The landlord decided to sell his properties to Prestige. Once purchased, Prestige gave everyone on a month to month lease 30 days to vacate the day they took ownership, for others they had no intention of renewing leases, and some were quoted an inflated unreasonable new rent if they stayed. Point being instead of engaging with the current tenant base building long term value with great tenants, they booted everyone to the curb simply because it is easier for them to remodel the building with no tenants occupying the building. Saved themselves a few bucks while causing an unnecessary upheaval in people's lives. A few of the tenants were elderly with limited resources. The business model described above is common with Prestige; myself & my fellow tenants are not alone in experiencing this. Hopefully you can avoid the hassle of dealing with this feckless organization. Technically what they did was legal under the law. But was it the right thing to do ... clearly no. Other property management companies would have handled the situation differently. Would have engaged with the current tenant base, remodeled the apartments incrementally (as people moved out), etc. Two other property management companies to consider are Towne Properties and Uptown Rentals. Both of these organizations treat their tenants fairly, with empathy, and as a human being ... not like a herd of cattle occupying their land. I have rented from both Towne Properties & Uptown Rents in the past - you will have a much better experience with either of these organizations. read more

OH MY LORD. I can NOT believe I haven't written a review for this place. Literally the scum of the earth. I was a college student at UC and this was the first apartment I had ever had. Imagine me and all my innocence moving to the big city. This is exactly what this company wants. Naive young students to take advantage of. I am a lot of things, but naive is not one of them... A lot of people know this story because its one of the most hilarious experiences I have ever witnessed in my entire life but here it goes: The upstairs ceiling in the bathroom often fell through with loads of poop and pee that would overflow so bad that it would make the above ceiling cave into my bathroom. (When I look back on this I have no idea why I didn't call the heath department). This happened three times during our stay here and each time we called to complain they told us to clean it up ourselves. So we would sop it up with towels and basically puke to death while cleaning it. One time and I kid you not, we came home and there was a post it note on the door saying, "Please return my cat to Apt 7." I looked at Justin and laughed thinking haha. We walk in and sure enough there is a freaking cat in our apartment. This time the ceiling fell through and to give up a picture of how huge this gaping whole was a CAT literally fell through it!!! This was the last straw. We left the apartment and this was only the beginning of our horror story. Three months later my dad calls me up and says I have a subpoena to appear in court from rentclifton.com. It doesn't say why, it just says we are being sued for $3,600 dollars. They picked the wrong couple to mess with. Justin and i had no idea why we were being sued but we went down to the public records office and looked at all the claims that rentclifton.com had and it was like nothing i have ever seen. There were files upon files of claims suing these young college kids for no reason what so ever. Or made up reasons I should say. Long story short, we go to court, the landlord shows up in sweatpants, a tie dye tshirt, and wet curly hair with a printed out picture of a door being open against my binder of evidence with signed affidavits from other tenants. Our docket comes up the judge says "Why are you suing and where did you come up with this $3,600 number do you have receipts?" She says she is suing us because pipes burst and caused damage in the Apartment in January (we moved out at the end of November). The judge then says, "So this occurred two months after they left." She says yes. He says, "then why are you suing these two?" She says because when we vacated the building they didn't shut our door entirely. He replies "your maintenance men don't check the apartments when tenants move out?" She said no they didn't until January. He looks at me and says there is no case here, your negligence led to this, and you have wasted my time. The WORST part... they put us through hell and she was there suing three other students that day after us that didn't show up and the judge had to rule a default judgement. here was an incident a few days ago regarding Prestige's management; it was poor and horrible. I am a tenant here (at one of the Prestige's property), all my information including my vehicle information and contact all in files on Prestige app. The assistant manager sent out the staff to come tow residents and non residents cars without notify ahead of times and the fact I have my permit pass in my car and it was still towed. I had to email, texts and called at least ten times to get a hold of anyone. The experience was horrible because instead of trying to solve the issues the assistant manager (Brittany Hall) refused to help or even care to solve it. On the first day when I went to picked up my keys and paperwork to live/stay at my apartment, I was given permit pass for my car and I was told to just put it in my car and the staff did not say to put it specifically at a specific spot nor it was on the paperwork I got. So I proceeded to just put it on my dash in my car (it was a cheap thin sticker that if you get it wet it will rub off and only stick on one side so of course I did not stick on the outside of my window due to rainy weather). Again, I was not told to have the permit pass right on the windshield (of where Brittany claimed to where it supposed to be) it seem like Prestige trains the staff different ways because I received different information and then being charged for their miscommunications and the issue was not being handled professionally. Brittany Hall continued to apologized and was not able to put me through or trying to solve issues. After long hours of phone calls she then replied to me back with $100 credit back but the towed was $176. So, I wasted a day of not knowing where my car was with missing my appointments for that day. Then I had to pay to get to the tow place later (with no reimbursement from Prestige) then I had to pay $76 on top. This was so terrible because the staff never answer the phone for anything. But yet they seem to always free to send staff in and out of buildings to knock on tenant's doors all day and even going in to their rooms without permissions (that was also another issue). I asked her politely to let us know ahead of time because sometime the staff would annoyingly knocking and disturbing our work or school time and the staff would / will enter our rooms anyways if we do not open the door for them. That is trespassing and invading our personal time. I had contacted Prestige about another incident in the parking lot that someone has hit the back of my car and I would like the footages with certain dates and times (I emailed, called, texted and no one reposnse- this was months ago). So I brought it up when they towed my car and Brittany Hall (assistant manager) promised me to look through it and will get back to me, and I still have not received any emails or phone call or texts back. read more

What a joke of a company. For two (seemed like longer) years I stayed in a property owned by Rent Clifton. Unfortunately it was a continuous stampede of incidents that looking back now leave me amazed at what actually happened. To make it perfectly clear, I only moved here because the school year was starting and the pickings were slim. For the hilarious story on getting sued by them reference Cindy's review. I will throw some other incidents at you. First of all, the bug situation is unlike anything I have ever seen. Look, I realize bugs are a problem in Clifton, but at least act like you care about helping the situation. Every so often "Bug Spraying" signs were posted yet, no one ever came to spray. When we called to ask they said they would come over. Yet, once again, nothing. I finally came to the conclusion that this was a hopeless request. Next, our kitchen had spots for eight cabinet doors. What we actually had were maybe 5 1/2 doors hanging on for their life. The others were broken off or supported by a can of fruit cocktail strategically placed under (true story) to hold them up. Once again, continuous requests for repairs went unanswered and I stopped calling. I'll throw one more at you because this review could go on forever if I talk about all of the problems. Rent Clifton does a good job of taking advantage of students who don't know any better. I have witnessed countless times when a Rent Clifton employee has blamed a student-tenant for damages and made them pay for damages when it was clearly not their fault. Duct tape in place of a window in a door, garage doors hanging off of their hinges and inoperable, burst pipes causing flooding, and the list goes on. This place should be condemned The people that run things are the purest definition of slumlords. They take advantage of people, young people, usually students because they own properties that are so close to campus. They up-charge their units ridiculously high for what they offer and then try and charge you more for the lackluster condition of their properties. My recommendation is to STAY AWAY AT ALL COSTS! Try to find another property owner. I'd even recommend living further away from campus if you can find nicer apartments. I would never advise anyone rent from Rent Clifton and would actually help them search for other apartments if they were leaning towards a Rent Clifton property. I spent two years in a RentClifton.com property and it was by far the worst experience with a rental company one could ask for. The maintenance staff was unprofessional and unresponsive, the property was under-maintained, and the property managers and employees seemed purposefully detached--- in fact when i called the company to complain several times, their number took me to a non-affiliate third party answering service in Columbus OH (where they own no properties). Among the several grievances I had with them, a few stand out. One time my sink backed up with black sludge that nearly flooded my kitchen. When the maintenance staff finally came out 3 days later, they hardly did anything and I ended up cleaning up most of it myself. Also, there were several instances when the maintenance people came into my apartment unannounced while I was not there, and left evidence of their visits (sometimes in the bathroom...) My most serious complaint is that RentClifton.com withheld the security deposits of myself and everyone I knew in that building for virtually no reason (even after they asked everyone to move out before the terms of their leases expired). I talked to one person who even took them to court and won over their deposit, but RentClifton has yet to pay them back. My son is currently in a lease that started the end of August. He had a launder list of issues on his move in checklist that needed to be addressed. He put in the work order not once, but 3 times to only have the work orders closed out with maybe one thing fixed. My husband used to be an employee of this company and our son signed a lease prior to any exit of my husband. Since this point my sons work orders have not been addressed accurately nor with in a timely manner. To me, my son is being discriminated on getting his repairs done because of my husbands prior employment. I then called the office today in regards to this and was treated very poorly by McKayla (spelling I am sure is incorrect) when wanting to address this issue. She kept saying that blinds (which are still broken and came with the unit upon move in) are no longer being repaired. I then asked to speak with someone other than her. She quote the Fair Housing Act as to why they could not be fixed when this act is in reference to discrimination. When I then told her about my sons three work orders that were never addressed, she then refused to have any further conversation with me on his unit because I am not on the lease. Prior to that comment she had no problem in speaking about my sons unit with me. I do not recommend renting from this company at all. I have been living in one of Rent Clifton's houses for 6 months now and there a lot of good things I have to say about the company! I live a block from campus (an amazing location), live in a newly renovated house and pay really reasonable rent! When we first moved in, we had some things that needed fixed with the house because no one had lived in it for a year, but both the property manager and Rob, the maintenance guy, were more than happy to take care of any maintenance issues and/or issues we had with bills or house management. In addition to all this, the direct withdrawal payments have been really hassle free and even changing the amounts of the direct withdrawal is easy. They also have a very convenient office location near campus and are always available during normal business hours to talk and help their customers. read more

Couldn't get in touch with them for months they responded to the calls and emails from December in April. Then it took over a month to get the security deposit back after several reminders and they sent it to my old roommate who lived 2 hours away. When I first moved in they did not even notice that my windows did not lock!!! Then they waited a week to install "locks" which was just putting a removeable nail in our windows. Move in day: Rent Clifton gave us 1 key. The house had three doors, and there were three tenants. They gave us 1 key, and they didn't even know which door it went to. We had to break into our own house through a window. The house was dirty, the carpet smelled like pee. There was still laundry in the house from the prior tenants. They were supposed to paint and clean prior to our arrival, but then defended themselves against the disgusting house by claiming we signed to lease the house "as is".... Which I guess included the graffiti all over the basement of various body parts as well as the "c" word. The house was basically falling apart. The bathroom tiles were taped down with masking tape because there floor underneath was rotting. The tiles in my bedroom were also taped to the floor. Almost every single window was painted shut, and the ones that opened (maybe one or two did) did not have screens. The carpet in the living room was dirty and there were exposed nails. There were roaches that I assume were coming from the huge hole in the cabinets under our sink which Rent Clifton decided to fix by shoving a plastic bag in the hole. The people who work for Rent Clifton are basically slum lords who never pick up the phone or fulfill maintenance requests. We had to buy and install our own locks since they did not have the keys to our doors. We were never reimbursed for these locks/keys and on several occasions they threatened to drill our locks when we weren't home if we did not provide them with copies of the keys. Out of the 300 times I have called Rent Clifton, someone may have picked up 3 of those times. My favorite phone call with Rent Clifton was probably when they took $365 out of my account for rent, then claimed I never paid them so they charged me a fee... when I called the lady who answered told me that it was not "her problem"... The year I lived in this house was, without a doubt, the worst year of my life. Rent Clifton is a joke of a company, and I know that I am not the only one who believes so. I know a few friends who also lived in Rent Clifton properties and never would again. I know someone that lived in an apartment in the same building as the Rent Clifton leasing office, and the company could not even manage to take care of those units. Said person had a ghetto drop ceiling in his kitchen to cover damage that they decided not to fix, and I think the lights in his kitchen may have worked 5% of the time. Last but not least, Rent Clifton never notified us when it was time to tell them whether or not we were going to re-lease the shit show of a house. Instead, they just sent me an e-mail saying "since you did not notify us about a re-lease agreement before December 16th, you automatically forfeited your security deposit".. Okay then. Please please please please please please never sign a lease with Rent Clifton. I can promise you it would be one of the worst decisions you could ever make. read more

Rent Clifton was a breath of fresh air this year. They're easy enough to communicate with and get things done when you ask. May not always be the quickest but you can only expect so much from a busy business such as themselves. The house I am renting now, especially for the price, is absolutely amazing and in a very great location. In addition, they will do whatever they can to keep as much of your security deposit as possible. Rent clifton owns a lot of property around the clifton area, and it's usually a good price. My particular apt had lots of storage, though it was an older building and could use some modifications (like fixing rusty pipes) but it worked for me as a tenant and was close to my school. I didn't have anything really break or wrong with this particular apt and it was a nice size for me and my roommate. The maintenance was very good, and usually came in the next day for the request. If you are to sign with them the management is very difficult to work with. They are non-responsive, and it's hard to figure out who to go to where the phone number is on the site and where to mail documents. I feel people cycle in an out, because every few months there was a new management. This would be the main reason to not give them anymore stars. Some examples are when viewing the apartment the first guy was high when he met up with my friend and her mom, and when it was time to pick up the keys they were "missing". So it took 3-4 days for my friend to move into the new apt when it should have taken a day to get a new lock on the door. During the spring it was very disruptive to our living situation to have a showing almost 2-3 times a week since march when we were moving out at the end of July. At one of these my roommate mixed up the time and was taking a bath. She apologized as she was in the bath and asked if they come in ten minutes. The girl refused and showed the apartment while my friend was in the bathtub. Last, I never got updates to whether a pipe leaked and that i would not have water, or if someone in management was out of office there wasn't an automatic reply. I feel like if the management had better communication with the tenants and realized this is a service it would probably have better reviews. read more

DO NOT go through rentclifton.com. They will lie to you about your maintenance requests being taken care of until you become a nuisance at which point they will completely ignore your emails, phone calls, and website requests-completely. I notified Tina from rentclifton.com in January that there is a bedbug infestation in my building. NOTHING has been done. Two friends of mine just signed a lease with them and were told only after signing the lease that if the washer and dryer break, rentclifton won't bother to fix or replace them. My broken fridge was "fixed" with duct tape. Apparently one of their maintenance staff was incarcerated for cocaine use-- they entrusted this person with keys to all tenants apartments mind you. If you find you have no choice but to rent from them, before you sign with Tina or Karen make sure you get EVERYTHING signed and dated because based on my own experience and that of others I know, you will most likely need to go to court. read more

Rent Clifton boasts very nice properties around UC's campus for students. These properties are very well kept, even if there is no one occupying the home. The maintenance requests are handled promptly, if not immediately, and leasing agents/property.managers are very helpful with everything. I have been with RentClifton since the summer of 2015 and they have always been helpful, caring, easy to contact, and pleasantly friendly. I have heard they went under new management, I'm assuming the old was not as amazing as management now because I have never had a bad experience. Karie and Kelley are both amazing with helping me find the right apartment and answer any and all questions I had for the buildings. The maintenance crew has always been absolutely delightful since I moved into my first apartment with them. I relocated to another one of their apartment buildings on Ludlow where I currently reside and have still received the same helpful service when I needed it. I may never leave! hahaha read more

Like another reviewer, I would also give this property management company less than 1 star and like one other reviewer I should have seen the warning signs. But, everything that's already been stated has pretty much happened to me. If you are thinking about renting a house or an apartment managed by RentClifton.com, think again.
