Worst agent Ever- PLEASE READ-Visiting my elderly parents at their 2 family house in Brighton the other evening. We see unfamiliar people on porch. go out to check and discover they are filling out rental applications for the upstairs apt. When I questioned them, a woman appeared out of nowhere and said she showed them the apt and she had a key. When I asked who authorized this, she said her company. My parents were there and informed her that they never authorized the showing or the listing. That they had received a call and advised the caller that they were not going to show apt until after renters moved out and work was done to apt. The agent, Stefanie Krauss then lied and said she got the key from Phoenix Properties(FIRST LIE) We asked for her card, which she gave, We asked for the key back and then she said it wasn't the key(SECOND LIE) She refused to give key , then got in car and drove away. The upstairs tenants said that she had showed the apt that evening to other prospective renters. They had no idea what was going on. I proceeded to call the office and and spoke to Christian who advd us that he has detailed notes that the listing was approved. First he said by one name , then later changed the name to the other owner. We asked for the key. He called Stefanie and then next thing we got a call from Stefanie as if nothing had happened. We demanded the key and she told us if we wanted key, we had to come and get it.I drove to company at 900p at night with 4 kids in the car to make my elderly parents feel safe and secure that no one else had a key. When I arrived, I was met with attitude (no apology) and a bogus piece of paper with no signature auth renting the apt. Both Christian and Stefanie were rude, arrogant. Stefanie proceeded to tell us that they have many properties and they dont know every landlord, because they are working for renter, not landlord. Seems to me, without landlord, there would be no renters. Work for service industry for major company, and first rule of business, customer is always right. Seems to me that Stefanie and Christian never learned that rule. I really believe that Stefanie and Christian are forgetting that there are many other companies in the area to choose from!!!!!! read more

Tommy Alexander was FANTASTIC!! If I could give him six stars I would. I used to think realtors were just expensive middle men, but Tommy was well worth the money. I saw an apartment I loved and went to check it out with my roommate. He also showed us a nearby apartment with better lighting at the exact same price in the same location which was very relevant to our needs. We went in on the latter but our application was rejected due to pets so, as we had requested, he immediately put in an application for the back-up apartment that we had initially seen using the same forms and checks we provided. Very cooperative, helpful, and fast. As we approached the signing of the lease we learned there was some complication over the heating of the unit (it had been advertised as H/HW included but apparently the landlord had just installed electric heating for the coming year, which can be quite expensive) so after some back and forth he ultimately offered to discount his entire personal commission of the realtor fee to cover our projected heating costs for the winter. Here is where I was truly impressed though: After weeks of slow or no response from my potential roommate, she backed out of signing the lease altogether, leaving me with just a few weeks to find a replacement and sign or risk losing my entire deposit and being completely homeless come September (the most hectic time in Boston rental season). Not only did Tommy help answer multitudes of questions about the process of finding a new, suitable roommate, he even took the initiative to put up an ad and get leads HIMSELF, all while assuring me I would get the apartment. ***Every near-daily, neurotic, panicked text I sent was answered INSTANTANEOUSLY, even after the guy had docked his ENTIRE personal commission on the rental.*** That is just downright classy. Ultimately I got a new roommate, moved into the apartment I had first fallen in love with, and so far all seems to be going well (knock-on-wood). When I paid the remainder of the realtor fee, I honestly felt like I it was well deserved, and I had paid for quality services rendered from a knowledgeable and helpful professional as opposed to someone simply unlocking a door or printing out a form. The easiest rental experience I've ever had. And I've rented in competitive markets like San Francisco, Vancouver! The hardest part was figuring out that the Boston market is really broker-dependent. Friends told me that even when they used Craigslist and did all the leg work themselves, they still had to pay the broker fee. So you might as well use a broker that will do some work for you! The second hardest part: getting a broker to call you back. Granted, I looked in late July for August or September 1. My husband was transferring into a different program, and literally between acceptance and orientation, we had 3 weeks to figure out our cross-country move. This also happens to be the busiest time in a broker's calendar... I had some very nice conversations with several brokers elsewhere. Some of them said they would call me back, and even after talking to me, never got back to me. One did but was not very responsive. A friend of a friend recommended Holden, and he was awesome! Right away, he nailed a time for me to meet him, set and tamed my expectations, and was very responsive. When we met up, he took me to 11 places, and even let me return to one, so I could finalize my decision. 4 hours later, housing found and I was done. Towards the end of our time, Holden received word that a landlord had denied an application for a family who was moving up from DC. He was a little distracted, hustling to figure out what happened and to make things right for this family. I honestly did not mind because I knew, when I flew back to CA and for some reason my application fell through, that Holden would have hustled for me. I was in Boston for 2 days to find a place to live. I had a realtor from another company who "forgot" to find any places for me to look out. In a panic I was on Zillow and Trulia and anything I could find because I was starting work in a few weeks. I found a place that seemed ok and e-mailed Shant as the add instructed. Within an hour I had a response that the place would not accept pets (I have a cat) but what sort of pet do I have would I be interested in a list of other options. Within 2 hours of my practical melt down from Realtor failure Shant had a list of 5 places within my budget, specifications and allowed pets. He was even able to set up viewing of the few for the next day while I was still in town. I arrived at the first it was perfect, decided to continue with the next and BAM!! SLAM!! The most amazing place I've ever seen! All in my budget, exactly what I wanted and more, never expected some things but Shant asked me if I could would I like parking and laundry in unit...I mean yeah I do, but didn't think it would happen. I left the next day approved to rent, and a place to live! I will say Shant is so fast with communication but I had to remind him about a few messages to the landlord and such, but I think honestly I was jumping the gun. I'm used to a medical facility where everything happens fast and maybe not every landlord answers the realtor questions in the time frame I wanted. Best experience I've ever had from terrible breakdown and abandonment to an extremely helpful staff all around, Shant the best, and an easy process for paperwork. 5 stars isn't enough to express how much I have enjoyed my experience with Preview from beginning to end. I was moving from the Midwest to Boston in April, which is apparently not a "hot" time to be renting. I was referred to Shaun through a friend of friend and I couldn't have been more blessed to find him. I am willing to admit that I was ultra high maintenance from the start, with one million questions and absolutely no idea about where I wanted to live, or in what type of structure. Shaun went out of his way to make me feel comfortable and like I was working with a friend and not a real estate agent. He gave me time to process the places we looked at and didn't rush or push me into anything. He is the definition of waht patience and kindness should look like in a person that you want to work with. I still consider him my first Boston "friend" and would not hesitate to work with him again, and would reccommend him to anyone looking. Then on top of everything the owner Adam reached out to me just to welcome me to the area and say thank you. His touch of kindness rounded out what was already a perfect experience. So you don't think I am biased, I did go out with multiple other agents and this is the only place that i felt respected and welcomed. Everyone else I saw was pushy and showing me just junky places to live and not listening to what was actually important to me. If you don't work with this company and these people then you are only letting yourself down. read more

We were looking for a five bedroom apartment sort of last minute with people moving in from out of town. The whole process would have been difficult with anyone, however, Preview Properties and our Realtor Dustin made everything so much easier and much less frantic than it would have been I assume with anyone else. We called Dustin after seeing an ad of his on craigslist and we made an appointment to meet that same day! He showed us five houses. He gave us space to talk and think and look around without trying to hard to sell the houses. I really appreciated that because the salesman attitude of most realtors is so intrusive on something that should be a very personal experience (choosing your home). There was never any pressure to deposit -TODAY!- like some of the other realtors we spoke to. It turned out that we found a really really amazing home that we weren't sure of because of the price and Dustin was able to work with the landlord to lower the rent substantially. After we had deposited getting the rest of the money together to move in was difficult with people living in so many different places, but there was never any pressure or negativity from Dustin. He allowed us to be comfortable and take our time and work everything out in a very non-stressful way, which is exactly the opposite experience I've had renting my two previous apartments. Working with Dustin was refreshing. I feel like I could be friends with him now that all the professional stuff is over. read more

I worked with Holden and Kristin to look at apartments in the Allston-Brighton area. I met with several realtors over the course of my apartment searches (both this year in the last two consecutive years) and Holden was by far my favorite. He was quite personable and frank with me, which I valued. He had prepared a list of properties for us to look at based on the one I reached out to him about. He even added one during our drive (huge plus - as a city dweller without a car, I can't tell you how much of a pain it is to meet realtors at properties all over the city). Holden has an easygoing demeanor which went a long way with the tenants who were not expecting us yet were happy to let us into their home regardless. He never acted like a "salesman" in the sense of pressuring but remained candid about how the market was faring this late in the rental season. He was also fantastic about email follow-up, checking in and also sending links to other prospective properties. He even drove me home (I live in the area) which was unnecessary but wholly appreciated! When he wasn't able to show my friend and I an apartment we were interested in, he lined up his colleague Kristin who was also friendly and informative. I ended up finding a place with another broker at a different agency but I would have much preferred to give the finder's fee to Holden for his congeniality and his professionalism. I would recommend Holden and Preview Properties to a friend for sure! read more

Preview Properties' Niki LaMonica was an absolute God send! She consistently went above and far beyond the call of duty. My roommates and I were looking for a new place for August 1st. All of us were moving out of our respective apartments and moving in together for the first time, which was already never wracking enough. But on top of that we had extremely specific schedules, demands and budget for finding our new place, which, according to the other realtor companies we tried before hand, was impossible and we need to just settle with whatever hole-in-the-wall they found for us. Not with Niki, she was fantastic. She never pressured us like most do just to get their commission. She was so personable and easy to work with. If the place was bad or not to our liking she would immediately go back to the office, that same night, and find whatever she could even calling landlords and rearranging showings and even keeping us from taking a bad apartment just because we were frustrated with searching!! And after all that wait, she hooked us up with the best place possible! Our place is amazing and huge, it's within our demands and budget, our landlord is fantastic and we are all living happily together. Hats off to Preview Properties for saving our apartment search! We had just had our lease denied by a private landlord because our jobs weren't "good enough" for his liking, despite making a collective income larger than most residents in the area. Whatever. In desperation, we reached out to Tommy Alexander, who listened to our sob story with no judgments and helped us find a spot that fit the bill exactly. After looking at roughly ten properties, we actually ended up signing for the first unit Tommy showed us! Tommy has been helpful in helping us plan our move, as well, reaching out to the current tenants and giving us the information we need. Preview Properties has a lot more "upscale" properties than some we had seen with other realtors. While some may not have fit our budget, they were far higher in quality than the "undergrad" units we had seen before contacting Tommy. As post-grads looking to start our professional lives, we couldn't deal with living in a closet anymore. Props to Preview for hosting quality properties that don't cost an arm and a leg for no reason. Bonus kudos to Stephen who helped us out when Tommy wasn't available to show us specific properties. 5 stars? Why not 10? I contacted Ross Mason about a few listings I was interested in, and he instantly got back to me with a list of more that he found suitable. I was having a really difficult time dealing with the first set of people I was meant to be rooming with, but Ross stuck through it the whole time. He was always readily available, which made things so much easier because I came up with a new question every minute. He also never has a problem with repeating himself, which was a great convenience because I'm a tad scatter brained. Ross was never pushy and he had our best interests in mind. Even when I completely backed out at one point, he was still helping me look for places, and when I picked up some new roommates he secured us with a beautiful hidden gem of a place. My experience with Preview Properties was without a doubt easy and smooth sailing (as simple as apartment hunting goes, that is). Ross was always on top of the game, and made sure I wasn't going in over my head or beyond my budget - he was genuine, not just "trying to make the sale". I just recently worked with Ross on my very first apartment hunt! I was very nervous about working with a realtor, but Ross could not have made me more comfortable. I really felt like I was going to look at places with a friend rather than a realtor, and he was very honest with me about each place we looked at. He also helped me see how each space could be used to the optimum, making suggestions about where things could go, etc. My roommates and I each needed easy parking and had a strict budget, and Ross was great about anticipating our needs with regards to each place he showed us. I have good things to say about this company overall, too. Between my two roommates and myself, we each inquired about several Zillow, Padmapper, Hotpads, and Craigslist listings. Several people got back to us right away, and it wasn't for a little while until we started to notice that several of them all work for Preview Properties! This tells me that they have a good handle on the market and that their staff is responsive and enthusiastic! My experience with Ross at Preview Properties made the entire apartment hunting process very easy. After looking for an apartment for weeks, with many other agencies as well as Ross, I came back to Ross because he seemed to be the only agent who really understood what I wanted and could provide me with a variety of apartments that met with my qualifications. After choosing an apartment and signing a lease, we were presented with an issue which Ross handled excellently. The apartment landlord wanted to rent the apartment furnished, which was not stated in the lease nor at all communicated to me during the process. Ross understood my hesitation with taking the apartment furnished as I had furniture of my own and was completely one hundred percent sympathetic. He spoke to the landlord for me and came up with an agreement in which the landlord and Ross would move the furniture prior to my move-in so there wouldn't be an issue. During the move-in, Ross was very attentive and responsive to everything I needed. He even arranged to help me make key copies...overall I would recommend Ross 100%! read more

We listed our apartment with a big realtor firm in the Boston area and signed an exclusive listing contract, only to be left disappointed and with many unanswered questions regarding our rental. It was on the market for seven long months before we walked into Preview Properties and listed our apartment with Stephen Johansen. We wish we had done it sooner! We had an incredible experience with Stephen. From the day of our first meeting, he was there every step to guide us and has always been incredibly patient in addressing any and all of our questions and concerns. I had a great experience working with Holden at Preview Properties. To make it easier to keep track of the different apartments, he provided me with a sheet that listed all the apartments he would be taking me too, with all the relevant details for each one and space to take notes...exactly what I had been wishing I had when being shown around by other realtors. The line-up of places he had for me was quite extensive, with some good places, and he was quite upfront with me about downsides to any places. I didn't feel pressured at all by him, and he was very understanding of the fact that I had a meeting with another realtor shortly after him, and helped to make sure I could get to that appointment on time. In the end, the apartment I decided to rent was one shown to me by another realtor, and I found myself kind of disappointed not to be renting from Holden. Really can't say enough about my and my three roommates experiences working with Chad Abel at Preview. Our group situation was pretty close to a nightmare, we had two days to find a spot and we had a tight budget with some crazy needs - dog friendly, 4 parking spots, and none of us would budge on laundry or a dishwasher. Somehow Chad found us 4 great spots to look at on the first day. We quickly decided on our favorite and he negotiated with a stubborn landlord really hard for us. The next day while we were waiting to hear back from our first pick, he found 5 other spots so we could choose a plan B. He was adamant about finding us a great place to live before September 1st, even though trying to find one on August 31st is near impossible. We ended up finding a place we liked just as much as our first choice and is going to end up actually being a better situation for us overall. We signed the lease the very same day! However, Preview Properties went above and beyond the competition in helping us in our search. We worked with Kevin F. and were extremely impressed with him. Unlike agents at some other companies, he didn't waste our time by showing us units that were very expensive or in random locations, but instead stuck to our price range, location, and needs. We were only in Boston for a few days in advance of our move in September, and it was clear Kevin was committed and genuinely determined to help us secure a great apartment before we left. He made himself available (even on one of his days away from the office) and was in-touch throughout our stay. I had a wonderful experience working with Preview Properties. I had the fortune of working with Sarajane Mullins who is currently a student at Boston University. She was a joy to work with. Before looking for apartments with Sarajane I looked around with another real estate agent who was not nearly as personable, informative or caring as Sarajane. I never once felt pressed to buy or that she was trying to slip information past my roommates or me (something I felt a lot with the other agent I looked with). I am confident I got the best deal available for my roommates and I and Sarajane managed to stay well in my budget to do it. I couldn't have asked for a better real estate agent. Had a great experience here with Ross Mason! I met with probably about 5 different realtors over the course of my apartment hunt, and Ross was definitely my favorite. He was very informed and knowledgeable, drove my boyfriend and I to see the apartment (which is a huge deal, since the areas we were looking at have atrocious parking), and actually gave me all the information about the properties ahead of time via email... he is the ONLY realtor I met with who actually did this and didn't lie about any aspects of the properties! I really detest working with sales people as a general rule, and was relieved to find out that Ross was very relaxed and helpful and did not try to pressure us in any way. This made the experience very pleasant. We didn't end up signing with one of the ones he showed us, which is unfortunate because he was my favorite agent of the bunch. I would definitely recommend him! Wish he could have gotten my broker fee, it's going to someone I liked far less... oh well. read more
