First and foremost, if you intend on having any unexpected life changes I would suggest a different complex. MetroMark makes you sign a 90 (NINETY) Day Lease Break agreement, and I fairly certain when you are breaking a lease you generally do not know THREE months ahead of time that you are breaking this lease. In my case it is that I was offered a job on the west coast. Secondly, they also do not allow subletting. So even if you find a suitable person to take over your lease, they won't allow it. You also are not allowed to add a roommate until your lease is over - so couples looking to potentially move in together please be aware of this. Lastly, they will not work with you on the renewal amounts. This renewal cycle they wanted to raise my rent $450 - and while the potential new renter I had in line was willing to sign the renewal if they met him halfway, I was told that the amounts were as they stand. Yes, it is a pet friendly community, but most people don't pick up after their dogs (I am a dog owner and while I appreciate the available dog bags people rarely use them). The only reason this is a two star and not a one star because I am frankly very angry they are not willing to work with their residents when it comes to life changing events, is the cleaning staff is very kind and do their best to keep the building clean. Do with this review what you will, but please make sure you take a look at your leases before you sign them - especially since this place has shown they're just in it for the money grab. Ask for a lease example for any place you apply to and make sure the terms fit what you are looking for, because frankly if the last three years have taught us anything, you never know what life throws you and I suggest finding a more sympathetic apartment complex.

I ended up having to find a place in Boston from afar (and then move sight unseen) and was able to easily browse open apartments on their website and then work with a staff person to get photos of the place I'd eventually live in and secure a lease. Moving in was super easy--I think I just paid a $250 deposit apart from first month's rent--as was moving out. I leased a one bedroom apartment while I lived here and it was clean and spacious. The bedroom was big (several feet to each wall on every side of a queen bed) and there was a walk in closet that had room for not only my dresser, but also storage space for plenty of boxes--lots of cabinet space in the kitchen and a coat closet in the main room, too. All of the appliances were new and nice and I only once had an appliance issue (an electrical problem with the dishwasher, which the staff fixed right away). I'd also never had a washer and dryer in an apartment before, so that felt like a luxury. All of the appliances were energy- and water-efficient, too, which was great. I lived on the sixth floor of my building on the side facing Washington Street and the bus depot. I never especially had street noise issues and only once had a noise problem with a neighbor. I also lived next to the elevator and never heard it. I will say that even facing mostly away from the train tracks, I heard (and felt) the trains constantly. It didn't especially bother me since I already slept with ear plugs in and my bedroom was carpeted, but I can see how it would be an annoyance for some. I always found the MetroMark staff to be polite, helpful and responsive (I most recently most often was in touch with Jaz in the office and Joel at the desk--both great people!). The one time I needed after hours maintenance help (small issue with my AC during the summer), Joel was super helpful. I did also think that the building management did an excellent job trying to keep residents safe and informed during the pandemic. I never really used the common spaces at the buildings, though they looked nice. I did find it a little odd that the TV lounges didn't have cable service, though the computer/study area did have good wifi and a printer. The one thing that I did use a bit was the gym--nice weights, treadmills and bikes, but it felt small sometimes for how many people were using it (especially at night). I never had a car in Boston and it was nice that the building had several Zip Cars in the parking lot, though I eventually preferred using the Enterprise rental location down Washington Street for longer trips. The location of the building and the neighborhood were both outstanding. I worked downtown and my commute door to door via the orange line was about 35-40 minutes. Jamaica Plain is a great neighborhood and having the expansive green spaces of the arboretum, Franklin Park and the Southwest Corridor so close was fantastic. South and Centre streets in JP are great little main streets with lots of good restaurants and bars and independent shops. One thing that I didn't love about my lease terms (though the language was very clear) was that the month to month option was extremely expensive. That said, I renewed my lease twice and my rent did not go up one dollar in three years, which was amazing to me.

Ultimately our high ceilings and natural light sealed the deal. After moving in, the leasing office has treated us like family. When we need packages sent off but don't feel comfortable leaving them outside of the package room, they're there to help. When we have questions about our lease, we just walk into their office. Last week, I swung by to talk to Tim and Svetlana about options for renewing or lease. They both sat down with me for twenty minutes to discuss our options. The community here is great, and the leasing office makes us feel like a family. Thank you guys!

Not Portside, not that new Clipper Ship development, not the border street project, not anything. The rooftop deck on the 17th floor with stunning views of the Seaport, Downtown, Zakim bridge, airport and Charlestown is something you can't get anywhere else. The 2nd floor pool deck, I literally spend every sunny day up there and it's not crowded Monday through Friday and has amazing views of the harbor and friendly neighbors to chat with. Great indoor amenities too if you want to host a dinner party, they have a gas stove and a pool table with a ginormous TV and sofas. Our Super Bowl party was a blast. There is a puppy washing room too if you are into dogs, and lots of green space outside for walking said dogs. We've met so many dogs since moving here. It's like a dog paradise. We moved here from Charlestown in November 2016 and they offer a 15 month lease which is awesome. Our first floor apartment has it's own door to the outside which would be even more useful if we had a dog. Everyday I can sit on my sofa and watch giant ships cruise by within yards of my window. It's breathtaking. The management and leasing staff are friendly, accommodating and always asking how they can make the Eddy better. They often organize great events for residents and provide free donuts, candy and ice cream throughout the year in the lobby. If something breaks, Jose the maintenance guy is right there to fix it and is friendly! 24/7 concierges are very nice and will notify you when packages arrive and Brandon will always open the door for you if he's not on the phone. We love Brandon. Brandon, please don't ever leave. Update: The restaurant here has improved, plus we moved 15 stories up so we can't hear the restaurant noise anymore. Five stars for the Eddy! The apartment we have there isn't 400 sq feet, it's nearly 700 for the same price. The management is on it and very responsive at Boston East.

Under 10 minute walk into Davis Square, and the 77 bus stops right across the street that will bring you right into Porter or Harvard Square. The units are also very quiet despite being right on Mass Ave. The staff working in the building were all great and were really on top of maintenance. This review was prompted, however, by the experience we had upon moving out of the apartment with Acorn Holdings, the owner of the building. We left our unit on August 31st after living in the unit for two years in great condition - cleaning counters, sweeping, vacuuming, and spackling any holes in the wall. The lease very specifically mentioned "broom clean" as the standard, which we honestly went beyond. However, when we heard from the property manager the next week they informed us they would be withholding $2,100 of the $3,000 in our security deposit. A couple things about that: - First, $2,000 of that security deposit was collected from us explicitly related to the two dogs in the apartment - $500 was charged upon move in and an additional $1,500 collected when we added a second. This is a dog friendly building, and there are many canine tenants. However, in the course of this experience we found out that these deposits are illegal in Massachusetts. - The majority of what they were charging was for cleaning the apartment (none of it dog-related) which is also not an appropriate use of deposit funds in Massachusetts: https://www.mass.gov/info-details/find-out-what-landlords-can-use-security-deposits-for - Beyond whether or not they are allowed to use the money for the things they were claiming, the amounts were ludicrous. For example, they claimed they needed to withhold $700 to clean the carpet in a single bedroom which had zero stains or rips, simply was a carpet in a 100 sq ft room that had been lived in for two years. So, they were withholding exorbitant funds they shouldn't have collected in the first place. We raised our concerns about this and stopped hearing from them. We sent several emails and attempted to speak on the phone with our property manager. We were ignored. 30 days passed and we hadn't even received the small amount they were saying they planned to return. Again, breaking housing regulations https://www.mass.gov/info-details/learn-about-returning-or-getting-back-a-security-deposit#failure-to-return-. It was only when we sent documentation showing that we were going to file a housing court claim (which could result in a $7,000 fine) did they reply to our concerns and return the deposit. This behavior would be inappropriate - and illegal - under any circumstances. But in the midst of a pandemic when folks are juggling economic stress with so much else this is nothing short of predatory. Overcharging, ignoring follow up, and hoping that the complexity of housing regulations would prevent pushback.

Save yourself the money and live in one of the many other luxury buildings in Boston. I ended up moving out after a slew of terrible experiences, and then was told by Anthony that he was "sorry that happened".

First of all, the Yelp ratings for this building have always been terrible and only recently improved when the management incentivized residents with a restaurant gift card to post reviews. So there's that. As others have noted, there are continued issues with the elevators and construction/noise from the Four Seasons across the street. In late 2019, when I was six months pregnant, I had to plead with the management to create a safe environment to walk our dog. At least twice, we were nearly hit by cars peeling around corners because the construction from the Four Seasons eliminated sidewalks and didn't create temporary walkways for pedestrians at that time. Unfortunately, 30 Dalton was unable to rectify this. This past fall, as Covid cases were rising, I had to ask management repeatedly to stop hosting gatherings in unavoidable common spaces. They had happy hours, manicure, and massage events (in the middle of a pandemic!) in the lobby of the building. Finally, they realized how unsafe this was and stopped. But only after multiple requests. The finishes in the apartments are very low quality. If we tried to vacuum while more than two lights were on, or use the Instapot and blender at the same time, we would blow the circuit. Several times we had to complain about trash smells from the garbage room wafting through the vents and into our apartment. Towards the end of our stay, in November 2020, we dealt with loud parties from other units. This never happened pre-pandemic and I can only assume it's because they lowered their standards for new tenants in an effort to lease units. We ended up moving to a new apartment managed by Related and it's night and day. The concierge is extremely professional and prompt in response. Further, we received three months free rent so are now living in an apartment that is 2x the size for approximately the same price we paid at 30 Dalton--and, instead of living across the street from constant construction, we are two blocks from Boston Common. To be clear, there are some very good people working the front desk at 30 Dalton (Zack, Marvin, and Carlos among them), but there are also some real bozos who never look up, ignore you when you walk in, and can't be bothered to push a button that opens the door when your hands are full with groceries you're towing a stroller. It's the little things that really add up to create an experience and, unfortunately, all those little things made ours a less than positive one here.
