Reached out based on a mailer to get a rate/fee quote. Worked with Ashlee Kinney. Quoted a rate but would not quote a fee. After a week of back and forth, she runs my credit without my authorization and then quotes me an origination fee of almost 3%. When I questioned her, she claims it was an error. When asked why she ran my credit without my approval, she stated I should have known when I asked for an initial disclosure, even though she ran my credit three days before I asked about the initial disclosure. Now I get 70+ calls a day because the credit bureau sold my information. Highly do not recommend. read more

Constantly calling from 100's of different numbers trying to peddle their scam mortgages. I've notified them several times over the phone and in emails that I have no interest in their company and want to be removed from the call list to no avail. Their employees can't figure out that my 1.2% VA loan is much better than the 6+% loans they are trying to force on me on a daily basis. You can clearly tell that their 5 star reviews are fake and that this is a scumbag company. I have been recording their phone calls without their consent, as is legal here in CO, and have them on audio multiple times acknowledging that I am on the Do Not Call List and have requested the phone calls stopped immediately. I have started working with Phil Weiser's (CO SAG) office to file harassment charges against the company and it's officers. read more

I received a letter in the mail and they wanted me to re-fi with them but the loan/sales agent could not or would not tell me what it would cost me to re-fi. I do not trust any company or mortgage company that can not tell you the cost up front. read more

UPDATE (3/2) - They are now trying to increase our fees on one loan because they say our income ratios are off. I asked for proof and as soon as they sent me the items I called them out for intentionally omitting income that is on our taxes (which they already asked for additional proof on and we provided). At this point, they are dodging my calls. I've left messages for the sales manager with no response. I'm going to try the owner, then it's just filing a lawsuit after that if we can't resolve this. DO NOT USE THIS COMPANY. UPDATED (3/1) - I have caught the company fabricating issues that have nothing to do with our information or our property as a reason to try and cancel one of the loans. This is comical at this point. Please read my warning below. DO NOT USE THIS COMPANY! - I am currently in the process of a refinance on 2 properties and it's been a NIGHTMARE. I have over 20 years experience in the mortgage industry with wholesale, retail and private investment and I understand the whole process. Take a moment to read this so you don't get STUCK like I am. We did a cash out refi on our primary home in September 20 with our credit union. Credit unions are notoriously more scrutinizing than brokers. We got through the whole process in 45 days. I wanted to then take advantage of the rate-and-term loan rates now that we did our cash out and payed off additional debt. The 3 main items of a loan are Credit/Income/LTV. These items are the top definers of where your loan fits in the packaging process. We are 750+ Fico borrowers with solid income (low DTI ratios) and our loans are 48% and 35% LTV respectively. These are simple deals that any investor would buy. I started with Prime Choice after speaking with a few others companies and the rates and costs they were offering met my goals. I had a COMPLETE PACKAGE of information for them since we had just finished our loan with the credit union only 40 days earlier. 5 MONTHS LATER - Communication is the WORST I've ever had with a company. I've even called out their managers on emails where they ADMITTED they weren't communicating with me. They seem determined to find issues that have nothing to do with our information and make a HUGE deal out of it. Remember, we just refinanced with our credit union so NOTHING in our documentation has changed. I've provided every detail and item requested by them quickly only to wait days if not weeks before getting a response. I can't change companies because rates have risen and I am holding them to their quotes, but if I can help EVEN ONE PERSON avoid this company, please PLEASE look somewhere else. Take it from an experience mortgage professional, property owner and investor. These guys are just winging it and getting lucky if they get some loans done quick. You don't want to risk ending up like me because at least I know details about the process to hold them to that the average person won't and it will only hurt you in the future. Good luck! read more

Very bad lender. The loan dragged almost 3 months and they ordered 5 payoffs without knowing the loan approval or without my permission!!!!! After paying $120 payoff fee, I got another $30 payoff fee requested by the same fax number 844-862-8782 on August 10 without my permission. They don't know what they are doing! Besides that the escrow they used tried to close my Heloc without my signature ! read more

HORRIBLE Experience! WORST Communications! In processing of the loan they give you time expectations and then fail on all of them miserably.. This would be fine except they do not keep you up-dated AT ALL and get bitchy and defensive when you start asking questions. Once approved, they then heap questions and conditions on you that should have been part of process earlier.. Their communications with Title Company are a total mess leaving you hanging with no clue when signing is and then when they tell you it is wrong as they have not communicated with the signing agent. Re-scheduled closing appointment 3x all issues on their end with telling us a time and not having their mobile notary notified of time. So now done.. funding delayed and delayed once again with no communications and an attitude. No paper work on where to send payment is due date is closing in.. Then no communication as we sent in our skipped payments to get ahead of the loan.. No word from them AT ALL. Heard loan was sold from new company and they sent paperwork showing early payments had not been credited, but now loan has been sold. The closing department agent refused to give us number for management or accounting.. After threats and abuse finally got a phone call back to find out they were still holding our fund and payments sent over a month prior were not credited. After a lot of complaining they are now sayin they are wiring the money to company they sold loan to and admit no fault at all in not just crediting the payments. They say this was supposed to happen automatically eventually.. Not sure when since payments had been made over a month earlier with no crediting and no communication and they did not start that process until we called making a fuss. Meanwhile we had made 3 payments not credited at all, so now when they send it they cost us interest on those payments for 2 months. GO WITH SOMEONE ELSE and avoid the hassle.. This is just the tip of this screw up iceberg! read more

We paid extra principal via ACH on our first month's payment in December. Somehow the extra payment did not get transferred to the new servicing company until February. Which means they were calculating our interest wrong the whole time. This is against the law! PCF said there's nothing they can do but write the servicing company a letter! How about get on the phone with the servicing company until it's resolved??? Nobody wants to fix their error. read more

Update: This company continues to bombard me with mailers designed to look at some sort of official legal or tax documentation. See included example entitled "notification of loan review" and bright pink paper clearly printed to look like an IRS form and citing a federal law. So shady. Downgrading my three star review to one star. Like the other brokers, this group constantly bombarded me with advertisements veiled to appear as government or legal documents. I get them constantly, at least a couple times a week and always disguised to give the impression of a legal or government document. I usually do not go out of my way to write reviews unless there is something amazing to say. In this case, since this individual just ghosted me, I am going to do him a sold on every review site there is. I was calling around to get the latest info on mortgage interest rates because the junk mail on refinancing is the only thing I receive, I figured I start calling around. I called Prime Choice Funding and started to speak with Mr. Scott Denissen. After some emails back and forth, I decided to go with another company because their rates and fees were higher than a couple different companies. Mr. Denissen then makes the offer (see attached) of $500 for a loan estimate that is locked in and has a better rate. At this point in the back and forth emails, I have two offers that is better than his. I provided him with the documents and he then kicked it back saying that my particular loan was not locked in. The VERY next day I sent Mr. Denissen a proper locked in loan estimate. I give him a few days to call/email me back, I figured he got busy, so I send him a reminder email. It has now been 3 days since the reminder email (I was still interested in doing business with this company if he could be at least match the current offer or beat it) and Mr. Denissen just ghosted me, still not a word from him this day. I will ever expect $500 from the word from a guy that I have never meet before, but to just completely ignore me when I am trying to do business with this company is just bazaar. read more

STAY AWAY. The company is terrible. I am purchasing a new home. I went on bank rate looking for a lender. I spoke with the mortgage person, he promised the world lowest rate and lowest fee. I said ok, i will apply. I did the online application enter all my personal information credit check etc. They wanted me to send up my doc. I explained to the person that they are on my business computer I can upload them in their portal but I can't email them.  I was told my rate was locked in and I was preapproved, Its been a week and I still cant get a fee sheet. Rates have gone up. This company has wasted my time go back and forth. DO not believe all the google reviews.  Because they wasted my time I did not get to lock in my rate with a different lender. I wish I would have saw all these reviews before I went through a process with Zach to get rates and then when I told him I didn't want to pay fees and he came back with 3000 in fees. I went to owning and they are taking care of me no fees. However Zach pulled my credit report just to give me a rate"when I told him what my credit score was so now that's a hit on my report very sad company and customer service. My broker Nash Hounanian was amazing. Not an easy loan with it being a VA refi, and my low DTI. During the process we were flagged for QC because of my self employment and low income and he walked me through everything i needed to do. He is very knowledgeable and patient and was a complete pleasure to work with. I'm vey grateful for him because i think he played a key role in the success in many ways. They lowered my monthly payment by over $100 and got me as much cash out as possible. read more

Got a letter about lower interest rates for a re-fi. The rates said as of 3-3-2020. It's now 4-23 & I wanted to just get a ballpark estimate of where their rates are now. The guy said it was a loaded question & needed more info from me. I told him my credit score, employment length, house value & what owed and still no info. I didn't want a credit report done. I was being professional and he started copping an attitude. I told him I don't want to waste our time and said thank you and hung up. I received a callback from someone else there who left a voicemail and wanted me to call him back for more info. No thank you, I blocked their number. The first rep people reach needs to be more flexible, I wasn't asking for a specific number in writing, but he wanted my rate lock in paperwork that they would beat or give me $500. Prime choice funding agent Brandon Pratt made promises but provided beyond mediocre customer service. He promises a call back and e-mails but never follows through. I don't know what kind of a funding shop these people run when they have no basic knowledge of customer service or the principle of calling back the customer. Called in and filled out application, days later Loan officer Scott 'Rate Locked' me at the same rate I was already in process with at another lender, and said they could do the same loan, with no lender fees. 2 months later after all tax and paperwork submitted, at closing they changed the fees to almost the exact same as I was already in process with. Very hard to believe the broker added to the interest rate since they didn't fund the loan. All closing cost line items were scrutinized for efficacy and accuracy, and several--noted on original complaint--- were contested w/the broker. Broker said lender---you---wouldn't budge on several. In retrospect, I really question whether the effort and heartburn involved was worth the lower rate. Fine print, though legally signed off on, is so tilted in favor of lenders its part of the reason the CFPB was created. Seeing the wild swings in your reviews, there's something obviously erratic with your operations. read more

We went through the process and got a great rate. I was most happy with Steven Sher who helped along the way and was always available to answer our questions. The process went smoothly up and until I wanted information about where I send our mortgage payments too? I wanted to setup an online automatic payment, and also be able to view our mortgage online. Since closing I haven't been able to get in touch and our first mortgage will be due Apr 1, and I wanted to get a head start on setting this up so everything continues to go as smoothly as it has. I intend to change my rating to a 5 star when this happens as I have sent more than one message out to the loan processing Dept and to our loan agent with no response? Had a great experience with Prime choice. Our refi did take longer than usual but we were told upfront about that due to backlog. K Bruno was great to work with, got us a good interest rate and was responsive to our many questions. Processor Amy This was also super responsive, answered all our questions and worked hard. Find another lender. Had used once before and tryed to use again. Zach turned out to be a rude jerk and I will never recommend or use this company again. Hanging up on previous clients is no way to grow your business.  Since this company just sell off the loan we went with our current lender and they did much better. Hope you find the right company but it's not this one. Our lending process was the worst process I've ever been through! The communication with Terry and Chrystal was terrible. Days would go by with no feedback or updates. Several times I would receive last minute requests for documents that could have been completed days before. They did not manage the appraisal process at all, leaving it up to the appraiser as to when he wanted/needed to finish. They never communicated our closing date needs. They would continually make mistakes on the preliminary closing disclosures and would not take my corrections. DO NOT USE THIS COMPANY AS A LENDER! read more

I just refinanced a loan with Prime Choice Funding, the Keith McKay Team. I have purchased many homes over the years, prob in the neighborhood of 20+. Over the years, some things have changed considerably, not always for the good. Multiple regulations will do that. However, one thing that never goes out of style is communication. This is where they lack. Not once, until the loan was funded, did I actually hear from Keith. There were several members of his team that I did communicate with, which sometimes caused confusion, but overall, we sorted it out. Britton and Bob Lin were especially helpful....Keith not so much. It took longer than expected, sometimes docs were requested twice, and the rate was 1/4 pt higher than advertised, even with a 800 pt credit score, but overall, still satisfied. read more

I have a very bad experience with the loan officer John Briggs. 1. I received an offer in the mail and called the company for detail. My conversation with John started with John telling me that the offer was just an ad, and all it does is to set unrealistic expectations, and made it very clear that the actual rate I got won't be nearly as low as the offer. And then he explained many companies did it, and they are just one of them. By saying that, he is not only unprofessional, but unethical. 2. He then sent me an email to collect necessary documents to start the loan application. However, in neither our phone conversation nor email communication, did he provide his NMLS ID. According to the SAFE Act, it is mandatory that all mortgage loan officers provide their NMLS ID number with their initial communication with a client, whether that communication is written or electronic in nature. 3. I called and texted him with a question regarding rate quote. He called me back, and surprisingly said "oh, i just talked to you 5 min ago". And then after about half an hour, he called me back saying I'm returning your call, forgetting he just called me back already. His work is very unorganized. read more

I would not recommend this to anyone. The loan period extended from June to Sept. Twice I was informed of added cost. At the end of loan the loan documents were not correct with my wife left off the Trust Deed/Loan which is a major issue and Prime Choice Funding is not interested in correcting. There are other companies offering basically the same rates why go with go with a company that will provide you problems. I called Prime Choice Funding on May 15, 2020, to do a refi with Cash out. I talked to Scott, he was very interested to get our information. He connected us to the Loan Officer Daniel. We sent Daniel all of our information, bank statements, W-2, Mortgage docs, etc... Then we disappeared into a BLACK HOLE! We were emailing Daniel to get the status of our loan. NOTHING, Crickets from Prime Choice. Then about 3 weeks later, and I don't know why we waited 3 weeks, but we did. Then we were contacted by another loan rep. She told us that Daniel didn't work for Prime Choice anymore, and she could not elaborate any more. So we told her we had submitted all of our paperwork to Daniel, but since Daniel didn't work for the company anymore, we had to resubmit ALL OF OUR PAPERWORK again. I should have seen the writing on the wall at this point. But we continued with them. Now we are into June, and they told us NOT TO MAKE June and July Mortgage payments, because we would close before end of June, and your payment won't be late. Now as the middle of June is approaching, we asked about closing in June, they were very unclear as to when we would close. So we made our June Mortgage payment. Then on July 1, 2020 our loan rep asked us to submit our July Bank Statements, and mortgage statement. Clearly we are not closing in June and now we are not sure Prime Choice Funding even has capable employees to complete our process. Now it gets even odder! Prime Choice told us that the Escrow and Title company do not request Payoffs from the Debtors we are paying off. We were shocked! I have never EVER heard of a Title or Escrow that doesn't get ACTUAL PAYOFFS from debtors. We have made 2 payments on these debts while waiting for Prime Choice to get it together. So now our Payoffs are significantly lower than what is reported on the Credit Report. But that is what they are using to pay off the accounts. Finally on AUGUST 4, 2020, remember we started on MAY15, 2020. We closed. I have never had a worse experience with a Mortgage loan company, but it gets worse. The Title Company mailed the checks for payoff to us. 1 of the checks was made out to FCU and not the actual name of the debtor we were paying off. The told us to take it to the creditor and see if they would take it. Of course they refused, the check was not made out to them. They finally mailed us a check made out to the correct debtor. I would NEVER EVER RECOMMEND PRIME CHOICE TO ANYONE EVER!!!!!!!!!!!!!!!!!!!!!! I read all the 5 star reviews, it is my opinion that those reviews are from friends or relatives of the Employees and not actual clients. read more

Stay away from this company. They are not properly staffed to manage the volume of business they are struggling to keep up with. The first loan officer I was assigned was sub-par with providing service and left the company when the process was underway for about 1 month and no one in the company informed me. After several weeks of no communication I sent multiple messages and called to learn he had left another officer would be assigned to oversee the mortgage refinance. That triggered re-submission of the application. I had to drive the loan officer to receive updates on the status of my refinance. There was below minimal proactive followup with the status of the refinance. We had to sign the same mortgage documents multiple times. Their online portal process did not allow for a partial input of information to be saved and then continue another time. We ended up receiving paper copies of the documents to sign and then Fax back to their office. Very cumbersome. The support team relied on sending emails about 97% of the time and sometimes there were time critical signatures required and I should have been called to ensure a timely response as a professional courtesy. The process took 4 frustrating months. We were very relieved when the loan was finally closed. Never again. The most challenging refinance I've been through. We understand the market has been very busy and the workload is high but if good service cannot be provided to customers then stop taking more business. 5/29/21 Keith M., I recommend implementing a process of inquiring with a customer during the process of engagement to understand their experience. When one of your employees left the company no one proactively contacted me so you have a lapse in being close to your customers. The large volume of business is probably the reason. read more

I have used PCF for two separate real estate transactions, and each time Keith McKay has been my broker and worked tirelessly and diligently to get the deal closed and within a reasonable time frame. The first time I used PCF and Keith, I was a first time home buyer. Keith walked me through the entire process and "schooled" me with rates, appraisals, docs, etc. I could tell he really enjoyed his job and enjoyed teaching me the process of how buying a home and getting a good deal on a mortgage and locking in the best rates. He ran my credit, and in a time where I could've bought more house than I could actually afford, helped reign me in so that I didn't bite off more house than I could chew. When buying my second home, I did not hesitate to return to Keith and PCF. Again, we went through the entire process and when rates dropped, he made sure that I locked at the lower rate. At no time did I ever feel that he wasn't there for me to answer any questions. He stayed on top of the banks, realtors and loan processors to make sure that the deal got done. I highly recommend PCF and Keith McKay to anyone looking for a top notch mortgage broker and he will be the "man" I use for all my mortgage needs. read more

Keith McKay and Bob Lin of Prime Choice Funding are the best around for a refi. My husband and I received a mailer and I contacted them and it was the best thing I could have done. These guys are very professional and very knowledgeable about VA loans. Our loan was somewhat more challenging because we needed extra IRS documents that are a real pain to get. But these guys got them in record time because they knew the IRS game and how to go about it. This was crucial to our refinancing. They also will answer any questions that my husband or I had no matter how inane the question was. They answered us promptly and accurately every time. They will also work with you after hours and make your settlement a complete breeze. We had to do nothing to facilitate the refi. It was as smooth as silk. I highly recommend Prime Choice Funding and Keith and Bob! read more

We didn't at all have a good experience refunding with Prime Choice Funding. Our refinancing didn't go smoothly on our primary residents with Prime Choice at the end we left and went with another company where it all worked out so much smoother and was done quickly with no glitches. Going to the new bank we got better customer service, good rates, we don't have to pay mortgage insurance and our home appraised for 85K more than the appraisal Prime Choice Funding originally setup for us. read more

I started a refinance back in 11/2020, applied online sent all documents needed, only to get replies as to they need more documents,more info. I sent everything they needed all was clear but it seemed as they dragged everything. Needless to say 5 mos later i finally got the loan closed. what a relief. But wait here is more, so it was only 3 weeks after my loan closed that i needed to make my first payment. so i am waiting ti get an e mail or a call or even a letter in t he mail as to where to send my first payment. I e emailed them and got no response. so now it s 2 days past the 1st fpr my first payment and i figure the way things are being handled on their end i better call and make my payment over the phone.So they are very happy to accept it. ok good my 1st payment is done. 2nd payment due comes around and still nothing no e mail no letter no call so i wait a week to seee if i get anything. Nothing. I call again and only to be told my loan was sold to another financial institution.Well thank you very much for the heads up. Now im calling this new financial to make the payment and they tell me im 2 months behind on my loan. What!!!! They never recieved that first payment since primechoice sold it to them 2 months proir to my closing of the loan. OMG!!! I call primechoice and they said yes we recieved first payment and will forward ti to the new mortgage company. Hello !! its been 2 months! then they email me a letter stating they sold the new loan with a stamp date of the day i called. now my credit score is ruined and im still arguing with new mortgager because they say im late with my payments, These people are a SCAM! trust me when they tell you you have been approved 2 wks after you apply but take almost 5 mos to get you funded and dont follow thru with much needed info that you may need.they dont know what they are doing or as a scammer. do they.well now i have late payments on my credit report thanks to them.
