It really fathoms me how there is a lack of professionalism when talking to an assistant from this company: impatient, improper, rude, and even uncivilized. It really makes me wonder how they are still in business. Perhaps the endless fees they charge you like a $25 "showing fee" just for them to show the apartment to potential tenants helps keeps their business afloat. I've been in contact with an accounting assistant from Prime Student Housing for a few weeks to sublease my unit and I have been met with nothing but condescending and disrespectful responses from a sad excuse of an assistant. If you're looking to get screwed over and get charged a fee for that, this is the place to go. If not, stay far away from this student housing services. read more

I have had many different leasing companies in Ann Arbor, but Prime was by far the worst. Prime would repeatedly enter our apartment without notice (and even walk into our bedrooms while the occupants were sleeping), would never tell us when maintenance was coming, and repeatedly would try to stick us with charges that we were not responsible for. If you are looking to live at The Lion on Walnut street, I recommend choosing a different apartment building with a different leasing company instead. read more

Um. I have no idea why you think the internet here is fast but I believe you are mistaken. Not only do they block all P2P sites, which is understandable because P2P sharing like limewire / bittorrent is illegal but SKYPE? You can't even download from any legitimate download websites that utilizes p2p. In example, any video game update / patch (i.e. WoW, Starcraft, Rift, any Steam product the list goes on.). They shut off your internet immediately and make you pay a fine when you use any of these p2p programs. Yes. Skype is p2p. So if you have friends / family / lover in another country that you want to skype with or just skype for the heck of it because it's cheap, that's just too bad. Do not live here. Yes, internet isn't everything but let's be honest here. It's 2011, it's too late for this internet nazi business. Oh Btw. They shut off internet every night at 2:00 am for a good half an hour. Comcast Business solutions has a monopoly on this place and you will not be able to sign up for comcast. Speeds are throttled and I have pictures to prove that anytime past midnight it slows to a 0.64 mbps. Oh dearest me back to the stone ages. In Forest Place, the apartment I reside in, all the heater covers are in shambles and I was told that security deposit can be just considered last month's rent. The only way to avoid this is not only document everything on the list when you move in, but to photograph everything that is damaged as well. It's sad that such a beautiful city such as Ann Arbor is ridden with terrible apartment complexes. Between this place and UTowers I think I would just choose to live away from campus. P.S. Granted, Prime Student Housing is not to blame for the internet, but they made a bad choice in going with Campus Internet Connections. Also I rated them as such because they do not give us the free option to choose our internet provider. Also, I do not like to leave voicemails when I call an office, I expect a human being to respond to my questions and complaints at 3:00 PM on a weekday. read more

I lived in the Forum on State and Hill for two years through these guys. I can confirm 100% what JJ said. At least in our building, the internet was terrible. It would have random 5-10 minute periods where it simply wouldn't work at all, and (more frequent) periods where the speed would legitimately drop to dial-up speeds. Notably, there were four or five times during the course of our residence there where it went completely down - for two to three days at a time. For undergrads who legitimately require internet access this proved to be a bit more than a slight inconvenience. One more thing to note - over a weekend our door frame was broken, and their repairman couldn't come until the next day. Okay, whatever, that's fine, as the door still locked. However, they charged us the repair fee ($200+) plus a lockout fee, even though they didn't come the next day, and they refused to remove it. AND when we inquired about the ~$350 bill, they coincidentally found an $85 "service charge" that was "accidentally included." My advice is to stay away from them at all costs. read more

I'd really like to thank these guys for ripping me off of my security deposit. Take my advice: Make sure you do the walkthrough with them before you move out so you can see what they are trying to charge you for, and make sure to get a copy of the previous tenant's list of damages so they don't try to say you did it. They do have some amenities, such as a conveniently located office if you are a student and supa dupa fast lightning speed internet set-up in all their apartments. I really enjoy Prime. I am subletting an apartment from them for the summer and told them that a few repairs were needed. A repairman came the next day and fixed it all. I've never seen such a fast response. We also asked that some mattresses be removed and again, someone came the next day. Also, the people staffing the office are kind and get things done quickly - for me this is an ideal combination of characteristics you want in a landlord. I don't know about the internet speeds, because we pay for internet ourselves through Comcast (about $30 a month), but this is pretty standard for all Ann Arbor Housing. This is a rating only for the 610 SOUTH FOREST AVE apartment (The Forest) when I was a grad student at UM approximately 7 years ago, so a lot may have changed (caveat). Unfortunately, this was hands down the worst apartment that I have ever lived in. I take partial responsibility because I was coming to UM for a grad program, from out of state, and based on the location of the apartment, I decided to sign the lease electronically without ever seeing the place. If I had seen this apartment before, there is no way I would have signed the lease. Lesson learned! Starting with the exterior. The apartment complex looks really old and rundown from the exterior. There is a green tarp at the entrance that was completely stained all over and some really old school mailboxes. The exterior just looks really odd and rundown. If you put the address into Google Maps or look at the few pictures online, you can kind of see what I mean. The interior is even worse. All of the single apartments have a studio layout. When I moved in the whole apartment was coated in cigarette smoke (from the former tenant). Even after cleaning thoroughly, the smell was still there throughout the year, and almost all of my clothes were permanently affected by the smoke smell (even after washing them). To this day, I regret not talking to management about this and getting out of my lease. But I was younger and less wise then. The rest of the apartment just kept getting worse. It is a furnished apartment but I took one look at the old stained flimsy mattress and decided I could not sleep on it. I slept on the couch for the whole year (after I bought a couch liner). The apartment looked like it was straight out of the 60s. The walls where exposed brick which had a really faded color and was not well maintained. The carpet was completely worn down and nasty. Old dirty cabinets, old appliances, and not to mention the kitchen is directly next to the bathroom and the master closet. You can't really call it a kitchen because there was literally no space at all to even really stand in there. The bathroom and especially the shower were just plain disgusting. The tile in the shower looked so old and dirty, that I had to completely cover it with shower mats. I still get nightmares thinking about going in there. I lived underneath some students who would have parties on the weekends, and the music and bass would be so loud that it would sound like the party was right in my apartment. Also in the year I was there, a couple of huge ceiling leaks when it rained. Luckily it happened right above the bed that I never used. When my lease was up, I could not leave fast enough. It was a nightmare living there for me, but maybe they have completely renovated by now. If you are considering the 610 S Forest Ave (The Forest) apartment with Prime Student Housing, PLEASE VIEW the apartment in person before signing any lease. read more

I have had really good experiences with Prime. Previous tenants left the apartment in less than optimal shape, and when I explained the situation to Prime they urged me to fill out the damages sheet so that I wouldn't be billed. Repairs have been addressed within 24 hours of my calling in, which is faster than I ever experienced. Very helpful! read more

In this review I will list some of the upsides and downsides of living with Prime Student housing and make you informed of what you are signing up for. Specific Apartment: 610 South Forest (some complaints will only apply to that property, others to all) The issues: 1.) Internet. In my opinion one of the most important things in apartment searching for college students now is internet connection. They have fallen well beneath the bar in this aspect. They gave us a sales pitch of "free high speed internet" and though the internet is free I don't see any rational way of justifying it as high speed. I have screenshots of speeds with my cell service and speeds with their "high speed internet". The screenshots show that their "high speed internet" at it's best day we have ever had was less than one third the speed of my cell reception. If we want to do anything reliably on the internet we are tethering from our phones which I view as totally unacceptable. We are unable to watch any online videos or stream anything without letting it buffer first with around 1 minute of buffering per minute of video. And forget about streaming anything, not happening. There is only one internet provider that we are able to go through on our own if we wanted (AT&T) and it starts at $50/month. So there is a potential solution to the internet problem if you want but it will cost an extra 50/month at least so budget that in. (This might apply only to 610 South Forest) 2.) Maintenance. If anything breaks in your apartment (which it will, and some things might already be broken when you get there) it could take a while to get fixed. There have been a few things they agreed to fix and didn't follow through. My impression is this is definitely partly because of the maintenance company they contract and I do not think they are intentionally avoiding these things, but regardless we have had to remind them multiple times on multiple occasions this year to get something fixed. Some requests required four reminders and took over a month to get fixed. At times the Prime manager was very helpful and chewed out maintenance, and at times not so much, but if you keep reminding them it will eventually be fixed. Lastly, when the maintenance gets done it is quite shoddy and will clearly break again at some point, but hopefully not within a year, so that's a problem for the next resident, not you. On the plus side they don't charge for any fixes, barring them taking it from security deposit. (This likely applies to all properties) 3.) Laundry. This is a small issue but is very annoying. There are no machines in our complex and we need to walk ~5 minutes to another building for our laundry. It is a short walk but is terrible for the 5 month winters here, especially because when you get there machines are frequently busy. They have 4 (if they are all working which is not a guarantee) washing machines and 4 (if they are all working and again not a guarantee) dryers for what I would guess is around 200 tenants. It is $2 per washer per load (so likely 4-6 dollars there) and $1 per dryer per load. So doing laundry is a least $5 probably and typically costs me $12 because the machines are small so I have to do 3 loads, and here's the kicker, the dryers don't dry your clothes. In my most recent wash I paid for the dryer twice and paid for an extra 10 minutes each time and my clothes were still not dry after. I once met another tenant down there who complained this was his 5th time paying for the dryer and his clothes still weren't dry so he hung them up. Again, this is a small thing but no one likes doing laundry already, so bad machines and walking out in the cold in your spare clothes is very frustrating. Lastly, if they told you laundry was free make sure you get it in writing, because otherwise it won't be free. (The walk applies to at least 610 South Forest, the machine issues apply to at least 610 South Forest and Forest Plaza) 4.) Lighting. The lighting is very bad; the only ceiling light is at the very corner of the living room so the majority of the room is very dimly lit. There is no hallway light near the door so that is very bad as well, just a very poor lighting setup. Not really their fault but still something you will need to deal with. (Likely only applies to 610 South Forest) Positives: 1.) Location. 610 South forest is a great location and the rent is reasonable. 2.) The couches that came with our apartment were nice. Anyways, if you are aware of all this before signing the lease it will be a good place to live, unfortunately we were not so it was a slight surprise for us. Lastly, if you are living with them currently and have similar issues, please share them so that hopefully Prime can address them. read more

Rented with them at a couple of locations throughout my undergrad life, and for the most part, most of their apartments are old so there are almost always some construction to replace some of the old furniture/cabinets during the lease. For some reason internet connection isn't so good either although we used AT&T as our provider. Some of the people working at the front desk are super friendly and helpful which was nice, although there has been misunderstandings about some charges (that I guess the superiors know better) so we ended up having to pay an extra $30 fee for a cash payment for repairs. The new key system that they are using is also pretty weird because they assign a tenant to each key (when all of the keys look exactly the same) and when you return the wrong key, they will charge you for that instead of just readjusting the names in their system, which to me is pretty simple and shouldn't be charged? Maintenance is alright. Sometimes they're quick when it is Prime's responsibility to change something to comply with the law, and sometimes they're slow especially if it's a request to change blinds, for example. Account staff is not super friendly. Not an excellent experience, imo, but with the price it's kinda hard to beat. read more

Lived at Prime's Lawrence street property. The property is a bit dated, but it was clean and well maintained and in a great location. Prime was always very professional and maintenance was always very prompt at responding to my maintenance requests. In a city full of slumlord student housing companies, I was very happy that Prime was professional and attentive. read more

Poor management, the maintenance workers never fixed the things we asked for, they entered our apartment several times without giving us forewarning, the place is falling apart, we had cochroaches in our apartment (no, it wasn't our fault, we were only there for 3 months and the bugs were there the entire time), the terrace was mildewed, they have mandatory DirecTv service, the internet service is terrible (they don't allow you to use completely legal programs such as Skype), the parking situation is awful, and to top it all off, their pipes backed up and we had the entire building's feces fill up our bathtub... We told them about it, and they didn't even come clean it up. Not to mention their rental prices are exorbitant. Do yourself a favor and for the love of god don't get a lease here. read more

I can easily say that I have never been more frustrated or disappointed with a housing company. Everything is very poorly run, the office staff is rude, and accounting specifically is hard to deal with; she has lost track of our payments before and demanded us to pay the late fee (even though we had it on record that we paid rent on time), and was very short in answering any questions we had. The buildings are outdated and poorly kept. Maintenance has been a frequent in our apartment for an abundance of reasons, and they never seem to be able to keep up on the issues these old buildings cause. Not to mention the communication between the office and maintenance itself has been lax. We have required fairly important fixes and they never get here at a reasonable time or even send an email or call indicating they received our message (I do not see that as a maintenance issue, but once again an office issue). I can honestly say the rent is much too high for what we get in return. Completely do not recommend. read more

I spent a year at 344 South Division. The free "Internet Service" is terrible. The laundry machine routinely stole my money and you need to load money on a card which is really inconvenient since the only place to do that is the leasing office. The apartment wasn't ready when I moved in. Even though I asked in advance the furniture be removed before I signed the lease, I arrived at the apartment a week after my move in date (with movers I was paying per hour) to discover none of the furniture had been removed. This is AFTER I had called to confirm that the furniture had been removed. Despite promises to do so and lying to me when I called to confirm, Prime then refused to remove all the furniture and I was stuck with their ratty smelly couch, broken coffee table, lamps and random tables the entire year. I ended up having to pay the movers extra to take the furniture I couldn't fit in the apartment back to where they picked it up. Prime is not to be trusted and will promise anything to get you to sign the lease. Prime also charges a full months rent on the last month even though they force you to move out in the second week. read more
