Take every review you read on here with a grain of salt... most people are rating one or two bad experiences. I currently live here and it is above average, way better than all the apartment complexes I've been in with friends. There are no weird/ bad smells, trash is contained and easy to dispose of, the personal spaces are huge, moving is easy with the way they help you, and the staff is by far the most professional you can get. I will say if you have an issue definitely talk to them because they will do something if they can. Personally, I've had a bad experience and I wouldn't hold it against them because of the way the staff handled it and still continues to check in with me. Will be looking at renewing my lease! My daughter is on her second year there and the office is unorganized. Every month they email me saying they have not received her rent. Charles Schwab mails our rent directly to them each month. The check goes out on the 8th of the month to give them plenty of time to process it by the 30 of the month. They seem to always lose it and then charge me $75 late fee. I have provided bank documentation showing the checks are mailed. It is clearly their cluttered unorganized office that misplaces/ loses our checks. read more

Literally live anywhere else. If u order a package, u will not see it until a week later and management does NOT care. All AI assistance, no one is ever in the building to help. Stuff is constantly broken. If u want to save time, money, and ur patience, do not live here. It's terrible. read more

Not only is this a great area to live in-- with one of the best services that I've seen from any high-rise in Ann Arbor, but the staff is incredible. I have lived in the building for 3 years, and have referred a ton of friends. At this point, I no longer feel confident in referring ArborBlu, and suggest you look anywhere else before the building. The office employees used to be incredibly helpful, and go the extra mile to help in any way possible, but the current team seems to only be motivated to do the bare minimum. Multiple times I have asked for help with trivial manners, only to be faced with a tense responses that are un-necessarily accusatory. It's not like I was asking the building employees to do anything like rocket science, but instead to double check that a package was double logged into the package system. On the note of the packages, the building no longer safely manages packages. On numerous times I have had packages deliver, only for them not to be in the system or package room. The previous management had agreed to hold my packages in the office, after a $1500 package went temporarily missing, but the new management has decided that this is now too big of an ask of them. Finally, and most importantly, the elevators in the building rarely function for more than 24 hours. I pay a premium to live on the top floor, but have often found myself late to class. Not only is this incredibly frustrating (I have waited 20 minutes for an elevator before) but more importantly, the building has no idea how to fix the elevators, or whats causing them to break. I have spoken to the staff from the elevator company on numerous occasions, and am now on a name to name basis with some of them because of how frequently they are on my floor. This issue has become so severe that ArborBlu has put up signs around the lobby with instructions as to when it is safe or unsafe to step onto the elevators. Overall, the management quality has decreased severely and they no longer care about residents, only that payments are made on time, and the building's elevator situation is horrid. I lived at this property for 5-6 years, and never once had an issue. Management has always been very welcoming, friendly, and accommodating. The maintenance team is phenomenal; they are very communicative and complete maintenance requests in a timely manner. The building is well-managed and kept in pristine condition. The office also organizes many resident events which was nice. I always looked forward to Popcorn Fridays. I would recommend this property to any University of Michigan student, as it is located in the best spot of Central Campus. read more

Having lived here for about 2 months now I have definitely enjoyed my time here. William, Emily and Lauren in the office are always super friendly, professional and quick to help with anything I need. Service requests are handled quickly and the staff are quick to make sure everything works once the requests are completed. The location is also great and convenient, a 3 minute walk to the Business school and plenty of food and entertainment options just across the street. However the walls are thin and over the weekends the noise from the bars nearby can really be heard especially on the lower floors. read more

DO NOT LIVE HERE!!! Emily Hawes the property manager shouldn't have a job at a McDonalds let alone manage a building. The management has made living here absolutely miserable. They make you jump through hoops and hurdles just to use amenities you already pay for. On Sundays, the amenities are open from 1-4pm (3 hours!!!) because they claim they can't manage if we are being safe since they aren't in the office. Don't live here, it's the worst building on campus and you will regret it. read more

Worst apt complex in Ann Arbor they forced me to walk up 13 flights of stairs when I had a broken foot and refused to discount my rent for that month. Their elevators consistently go down and reassure everyone that we won't experience any problems which is clearly a lie. They don't hold accountability for anything. They manipulate people with free popcorn and energy drinks because they know what they are doing is wrong. read more

It's a pretty nice building and the staff are really nice and helpful. The walls are fairly thin, and I can hear almost everything my roommates are doing in their rooms. Also the elevators break somewhat frequently, I have had to climb up & down over 10 flights of stairs a few times already and I have only been here a little more than a month. The amenities are nice tho, I wish the rooftop patio was open later. read more

I have lived in Arbor Blu for a month now and have enjoyed it greatly. Emily, Lauren, and William in the office are always super helpful when I come in with questions. Every time we submit a maintenance request the maintenance team comes super quickly and fixes the issue immediately. There have a been a couple issues with the elevators recently, but the Arbor Blu team has done an amazing job at notifying the residents of these inconveniences and helping plan accordingly. Additionally, if you ever need someone to talk about Bachelor/Bachelorette/Bachelor in Paradise with Emily and Lauren will always welcome you into the office for a debrief. read more

Amazing apartment building! Amenities are amazing, especially the study spaces. Any time I have needed maintenance they have responded within the day and work to resolve the issue. The office staff are very helpful and friendly! I can't recommend Arbor Blu enough, the location is hard to beat and it's not noisy. read more

Have lived here for about a month now and it's a great place for undergrad students! The amenities are always clean and the staff are so so friendly. The only downside is that elevators and fridges seem to have problems more frequently, but maintenance staff is incredibly responsive. Great place to live overall. read more

Very rude and are ripoffing tenants off . School closed but they won't lower rentals for students when others will. Charging $450 for each student in a 5 br apt is the fee to transfer names ($2250 )to sublease for 3 months ! plus $1400 a month (times 5)= $7000 a month with no amenities to use for rent. This is the biggest ripoff in times like these when no one works. They could give a break. Look elsewhere read more

Lived on the second floor and the noise from garage bar was unbearable on weekend, made our furniture shake with how loud it was and we were not notified about it at all or given any compensation for the inconvinejnce. Some of the stove tops were tilted in our apartment and the carpets are the worst possible material, everything gets caught and you can't vacuum it easily. The gym is also very bad, barely any equipment. The key fobs are also huge and awkwardly shaped and just so annoying to carry around, definitely not worth the price would not recommend read more

Very disappointing how they handled COVID. The common areas that you pay a premium for were all closed and they never even offered any form of rent reduction to reflect the reduced level of services. Additionally, even though the premises were virtually empty for the final five months of the lease, they went through the apartment with a fine tooth comb at the end of the lease looking for every opportunity to issue an outrageous invoice for what was essentially normal wear and tear on the furniture and appliances. I haven't lived here very long, but here's what I love: people are friendly, prime location, great staff, maintenance issues are fixed quickly, clean building, gym, study room with free coffee, hot chocolate, and tea, awesome rooftop lounge and deck, nice apartments that are a good size. Just moved my daughter in so this is first impressions. Move in experience was seamless, so many people around to help! Roommate was a prior tenant who stayed, but my daughter's room had been fully refreshed, and any small issues were noted on her move in sheet. They have been very responsive, removing her closet doors as soon as requested, as well as other minor questions she had. All in all really good so far and 5 minutes to Ross! For older reviews troubled by the security - wouldn't you prefer more safety than less? ‍‍ read more

Very negative experience throughout our entire lease. Management is beyond rude and controlling - you'd think they were RAs in a freshmen dorm room. It took 7 months to get the gift cards we were promised upon moving in, and when we were given the gift cards, they were $100 less than we were promised. Thermostat and ice maker were broken when we moved in. We were given a different floor plan than when we viewed the apartment and signed the lease, it was much smaller than the model room they showed us and didn't inform us. The fridge leaks water constantly and there was no way to fix it so we had paper towels in the fridge all year long to soak up the water. Our apartment had a loud, obnoxious buzzing all year long that cannot be legal, it is definitely a health hazard. Maintenance requests took weeks. Utilities are not included in rent, which directly contradicts what they told us before moving in. $65/person/month added to rent. The deck on the top floor was closed for two months "for repairs" April - June, even though no repairs were made during that time. Management is rude and abrasive, you have to check and and SHOW YOUR ID every time you get home at night, even if you have a fob that lets you in the apartment and even though there are cameras everywhere; it's a total privacy violation. Overall, I strongly recommend you not live in this overpriced, overrated building. read more

Terrible. I would give this establishment negative stars, if that was even possible. Quite frankly, this apartment and its management is absolutely atrocious. The building, along with its amenities, is incredibly lackluster given the ludicrous price we must pay as residents. There are a plethora of other options around campus providing greater services, management, and amenities for the same, or even lower, prices! The study facilities are simply a joke, and the gym is smaller than a decently sized walk-in closet. Management is extremely apathetic towards residents' needs, impatient, and, quite often, unhelpful. Additionally, there are a variety of hidden fees bolstering an already hefty residency fee. Furthermore, this establishment is akin to a modern prison with three sets of doors and nightly security guards who believe they belong to the CIA or some sort of federal service. How can one feel at home when he or she is questioned regarding their residency at this abominable establishment. I am absolutely disgusted with how this apartment is run and maintained. Essentially, spending nearly $2,000 a month here is like putting two grand down a garbage chute and hearing it crash against the cold cement at the bottom. Please, save your money and go elsewhere. read more

Absolute garbage. I'd give it zero stars if I could. And I will say this is my second year here (though I only re-signed due to old management). While the apartments are decent as compared to other properties in the area within the same price range (and I say decent, not good, because the apartment was unfinished upon our arrival and the cheap products continuously face issues), the management and "amenities" (or lack-thereof) make this place a complete waste of time, space, and money. We've had terrible experience with the new management, who came in this past year. For one example, the rooftop lounge, which apparently people rave about, is locked daily while the sun is still high in the sky. I once had to throw away $50 worth of filet mignon on a beautiful, sunny day at 7pm because the roof/grill area was locked. I went down to the office, which had its door locked, with an employee inside who ignored my knocks simply so I could grill myself and a roommate some dinner. Furthermore, the staff almost demonstrates an aura of distaste toward its residents and makes myself and others feel unwelcome in our own home away from home. The study lounge is not great, the gym is atrocious, and the lobby is getting smaller as I type this. They've put an extra set of doors into the lobby, making entering the building similar to stepping into a penitentiary off a prison bus, as we walk through to face a security guard every night who aggressively questions our residency, never remembering us from prior nights or even a ten minute trip to 7-11. I've never felt more uncomfortable returning to my place of residence. If you are considering this place to live, I beg you to consider Landmark or Zaragon to save yourself some money and gain access to much better amenities, management, and communities. I cannot wait to get out of here at the end of the year. read more
