I have lived at this location for almost 7 years and have seen it managed by several different property managers. The current property management company over Haven Park Apartments is Princeton Property Management. The also manage The Jax, The Ava and several other locations between Portland and Washington. In the time they have been responsible for managing Haven Park I have had a maintenance technician enter my home without permission which I made complaints about a year ago that they continue to refuse to address despite my continued efforts to foster a conversation. I have been threatened to have non rent amounts that are past due sent to collections without them ever having established a time period within which such actions would be taken and no mention of being sent to collections present in my rental agreement. In prior years under their same management I've never had threats of having my accounts sent to collections despite carrying past due balances for the majority of a year. I always clear the balances and the most recent event was only 30 days old at the time I requested a conversation on the topic over 6 weeks ago. They still refuse to get in contact with me. They even refused to answer an emergency repair request that I input for over 3 weeks as they continued to dodge responsibility for these actions! I sent emails to every email address they have on file, spoke directly with Alena who confirmed receipt of the emails and stated that she forwarded the emails to corporate, left upwards of (no joke) 25 - 30 messages for them across every voicemail box they have that I can find online and they still refuse to speak with me. This is the worst management company ever to exist in Oregon. I have had nothing but a horrible experience here. Among many other issues, the worst one is their lack of communication. You will never be able to get a hold of anyone, and when you do you will be told absolute lies. I literally cannot express it enough, DO NOT RENT FROM THIS MANAGEMENT COMPANY. I have gone to them with multiple issues and nothing has been resolved after being told they would. The most recent issue I tried to get resolved with them was when I called them to tell them about how our neighbors across the street have been parking illegally at the end of their driveway, making it so we are unable to get into our own driveway. I called the company and finally got ahold of a really nice woman, or so it seemed. She assured me that she would deal with the problem and gave me the "proper" email to email to get my problem resolved. It has now been over 3 months and I never heard anything back from them and our issue was absolutely not resolved. The woman told me she would be contacting the neighbors to tell them to stop. Last night I talked to the neighbor and they told me they were never contacted from the management company that promised me they would contact them. This is one of the many issues we have had. It is extremely heartbreaking to know that after so many attempts, our management company STILL doesn't care about our happiness and well being. Upon moving out they charge you for wear and tear which is against the law. I left the apartment clean and they charged me for ridiculous things. It is not the previous tenant's duty to pay for the painting of the walls to prepare for the next tenant. These rental companies do this because they know they can get away with it. I am a current resident at Rochelle Apartments in Portland Oregon only because I was denied a transfer of my lease & a request to be let out of my lease during my first month here!!! If I knew that residents didn't follow rules like no smoking of any kind on the property...yes that means NO METH, NO MARIJUANA & NO TOBACCO. Dumpsters gone through multiple times daily, loud rowdy drinking congregating in parking lot or back behind buildings late until 1, 2, 3 AM. My complaints to management, whom are onsite but only closed up in a basement office, seem to have no effect on any of the unbearable nuisances. I would have never given over $2800 to move in and reside in the "hood ". PRINCETON PROPERTIES OVERSEES THIS COMPLEX & HAVE FAILED TO MAKE IT LIVABLE. ZERO STARS as others have said. Save yourself the frustration, do not live in any of their properties. They falsely advertise what amenities they have on their websites and printed brochures. And do your own tour of the properties/apartments as the photos used online are not what you can expect to have if you are a tenant. They do not care about tenants, just profit. Everything is about their bottom line and not about a tenants quality of living. I was informed that there is an "organic growth" in my apartment via voicemail and would have an inspection. I emailed to clarify as I was not told anything about this previously and I have received no response. So now I am just left to wonder if there is mold in my apartment. (I ended up finding out after sending another email that the manager had called the wrong person...) Toilets are old and inefficient, but not replaced because they "work well enough." Maintenance is rarely completed because they hire one person to work on multiple properties. My property had dead rats in the pipes and their is dog poop all over the property. The laundry rooms are old and not maintained. Parking isn't enforced and the company will lie about what amenities the property has. They do not respond to emails EVER and while the receptionist will answer the phone sometimes, nothing is accomplished. Crest View apartments are absolutely horrible! the garbage doesn't get picked up enough and tenets continue to dump furniture and hardly ever put the garbage in the container. Because they are too cheap to pay for the garbage to get picked up more frequently the RATS are out of control. My family and I are scared to walk to and from our car because the rats are everywhere and they don't run from us. (the rats aren't scared of humans yikes!) Also, due to the garbage pile up I can not open my windows because the horrendous garbage smell comes into our home. THE LAUNDRY ROOM- The laundry room is unbelievable... The laundry room is piled up with garbage and last night HUMAN FECES!!!! I have never seen it cleaned since I moved in. The washers smell as bad as the garbage and they raised the cost to 1.75 to wash and 1.75 to dry. Princeton Property Management seems to think they are above the law. On several occasions during one event multiple members of the team tried to justify their actions of criminal mischief and intimidation concerning my legally parked vehicle. I have been told so many Faldo things and backtracked versions of their actions I had to become their biggest nightmare. Tenants have laws to protect them and I am currently trying to get this management company to remove an illegally placed tow notice (criminal mischief) from my vehicle. If I try to contact Gabe (apartment managers boss) it always goes to voicemail. He finally called after I left message requesting his boss' contact info. He assured me he would get back to me after legal team reviewed situation. That was 4 working days ago. I left a message, still no response. So, they are trying to find a way to justify my managers actions even though it was illegal and viciously taken. I will not back down and I have left reviews every possible place I could find. I would leave 0 stars but it is not an option. My husband and I moved into the Kristin Apartments in late 2015-- while the rents were flying up all over Portland. From the beginning, they were clearly trying to maximize profit off the situation, charging us easily $300 more than our neighbors who had moved in 1-2 years prior. Rents flew up every year and the building and maintenance were complete sh*t. The place was in shambles, they didn't keep it clean and the management's representative, Stella Mims, was regularly clueless or making untrue statements to us. But all of that was even manageable - we needed a place to live. But then, in October of 2016 we received a community newsletter on our doors (will attach a photo) reminding us that the presidential election was on Nov 8, where our nearest polling place was and a reminder to "Make America Great Again". Most of our community were Latino immigrants, and as we all know, they were extremely targeted by Trump and his followers during the campaign and now. We contacted the property management company to complain. We made it clear, we would have had a problem as well if it said "Stronger Together" which was Clinton's slogan. It should have reminded us the election was November 8, where to vote and NOTHING ELSE. As we tried to complain, it became very clear to us that everyone at Princeton not only had a problem with it, they were all on the Trump train and stood by the slogan. They only apologized after we called some non-profit tenants rights organizations who politely reminded them of the laws and how inappropriate that was. We had just signed a year lease, so were stuck giving our money to these awful exploitative racist slumlords until October 2017 when we went month-to-month. Since moving in (September of 2018), I have had both exceptional experiences with Princeton Property Management and larger headaches than are worth the trouble with some of their staff. On the maintenance side of things, I am extremely satisfied. When I moved in I had a strangely low shower head that I only had to tolerate once. I put in a work order, was called that day, and it was fixed by the next. The maintenance crew (specifically Rob, Marco, and Garret) are incredibly timely, efficient, and super clean. You can't even tell when they've been in your unit. I've never had to wait longer than a day to have an issue attended to and they're informative and communicative along the way. In the last two years this maintenance team has responded to a dozen work orders timely and effectively. When the matter is for an office specialist, a leasing agent, or an office "manager", I have had one really good experience and many many less than desirable experiences. There seems to be an overall theme of inconsistent knowledge base of not only the rental units themselves, their amenities, and what's being advertised but there's a large gaping cavern in the level of office level and management accountability and customer service skills. Any concern too big for the office (and I'd give that percentage an upper 90) lacks communication and professionalism in a way that is unfortunate for anyone currently living under lease. In the multiple times I have observed or dealt with the local Salem PPM office and their in office employees, I have been disappointed and typically needed to go higher up on the ladder to PPM Portland. Once an issue goes to a corporate voicemail or email inbox, things are fixed at the office level in less than 24 hours time. I'd hate to advocate going up the chain prematurely but I'd also like to give the accurate review that; when renting from PPM Salem, it is less than likely your issue will be resolved without a headache or a pain in your arse. Review of formerly managed The Rose Apartments Garbage was overflowing and would be piled on the floor of the garbage area during holidays, the managers should have added a second trash bin, how can one dumpster accommodate trash weekly for 96 units??? The only good people at this company was Rick and Johnny from Rose Apartments, Kelsey followed the leasing rules but made up lies about EV charging additional parking charges which were clarified by the actual owner of the apartments in person. In addition when an incident happened in front of my apartment and asked to review CCTV footage they would say nothing was found when indeed the camera was aimed straight at the area of incident and given time and date was provided! STAFFORD COURT APTS 5055 SW 180th Ave Aloha OR 97078 I wish I could give this place zero stars the manager is hardly ever there and is very very rude and a racist and she steals peoples personal information when my boyfriend first moved into that apartment I went with him and at that time we were just friends and she made it a point to ask if were were a couple and we told her no we were just friends but eventually that changed and after she saw me in the parking lot a few times she made it a point to walk over and ask me if we were a couple now and I said yes we decided to give it a try and we had been dating for about a month my boyfriend had lived there all together 4 months by this point. I am Hispanic and so is the manager and my boyfriend is Russian with a thick accent and she knows he's been in our country legally for a short time. She was nice kind of in the beginning but when she found out that we were together everything changed she started getting very rude and she demanded that I be added to the lease even though I had a lease in my name in a different place where I live and if I didn't do it she was going to have me legally trespassed off the property so I went in and filled out the paperwork I gave her a copy of my drivers license and then she wanted my fingerprints I've never been asked that before with the rental process so I started questioning her about why and she became explosive angry and she slammed her hands on the desk and stood up and started screaming at me that if I did not do it she was going to call the police and have a trespass order put on me right now so I did what she asked. When we moved out I had to speak with her and she got very angry from the beginning and screamed at me that I was not on the lease so she wasn't going to discuss anything with me! I thought I was so I started demanding to know why she took all of my information. I thought it was supposably to put me on the lease that is after all what she said and that was the package I filled out and she just screamed at me that she could not talk to me and she slightly shoved me out from the doorway and slammed the door in my face and wouldn't talk to us at all! I called Princeton Property and they have not even called me back so my advice if anyone is looking to rent at Stafford Court, DON'T YOU WILL REGRET IT!!! I lived in these apartments (gatehouse) for 3 years. Unfortunately I was a victim of domestic violence so I called the police when the incident happened and I had DHS involved so they vouch for me and wrote a certified letter to the apartment manager and also to Princeton properties so that I could put in a 2 week notice and move out. Unfortunately Princeton properties and gatehouse apartments do not support domestic violence victims and they wouldn't accept my 2 week notice (which is illegal) I still found another place and moved out 2 weeks later. Today (over 6 months later) I get a call from a bill collector stating that I owe gatehouse over $5,000 in rent and fees. This place is a complete disgrace. Anything Princeton I wouldn't rent from them they have tons of complaints online! Be careful. I wish it was possibly to give negative stars. I was really hoping for a positive rental experience as Washington station offers truly beautiful apartments. Upon moving in several things were dirty and broken some of which included the washing machine, shower handle, clogged sinks, garbage disposal, and fire place. Since I have moved in nothing has been fixed. Water pours in through all of the Windows on the one side of the house. I have been complaining about this for 3 months in fear of mold development. Anytime I request for this to be fixed a vendor comes out and nothing is changed. I am told by the property manager Michelle Z that another vendor will have to come to fix it and it's a never ending chain. It is now mid December and and I am still being told half a year later that my fire place will be fixed. This place is a joke. On another note, My roommate and I moved from across the country to live here. Michelle was very shady about parking and NEVER mentioned to us that we would have to share One spot for our two bedroom apartment. She definitely had us under the impression that we would both have a spot and parking was discussed several time. Having to share was quite the surprise after us both arriving here after a 40 hour drive. Like all the other reviews say... I lived at Crestview for two years as a roommate to a handicapped man with parkinsons who was the primary name on the rental agreement. He had the apartment for over 6 years, and for two years he paid the rent each month while in a nursing home. They kicked us both out on a no fault eviction. As far as I know the rent was always paid on time and there were no issues or concerns expressed to us. With a 30 day notice out of the blue, he ended up going back into a nursing home and I am having trouble finding any place to live. Every week, we are provided with an update for each property that outlines anything out of the ordinary going on, and a detailed review of all rental applications received. We lived under this management company twice now and BOTH times where HORRIBLE! Our latest and last experience was this past Nov 2013 into Feb 2014. I went into the hospital 3 days before Thanksgiving.....nearly died due to liver failure.....with all this came lose of work for a period of time and short term disability had screwed up on the whole pay thing do to an extension to time out of work. The end result of this made us late on Dec 2013 rent and Jan 2014 rent. The entire time from Nov 2013 to Jan 2014 I was in contact on a weekly basis at most with the management updating them on my health as well as the rent situation. Dec 2013 they worked with us no prob and Jan 2014 was good until the check to pay rent didn't show until the 16th and they had given us until the 15th. I can't control the mail and mail out there didn't even get there until 4-5pm. So the 16th hit, the check showed, I called them and told them I was getting it for them and they called me back while I was cashing the check and told me they had already filed with eviction court on us. We went to court Feb. 3, 2014 to what they called "mediation", I'm not sure why, because we sat down with the attorney for Princeton Prop and first thing he said " all I can offer you is get out", didn't even care to hear as to why things had happened. That is NOT mediation last I checked! So a family of 5, 2 infants, 2 adults, 1 disabled Grandma, 1 companion pet, and 1 cat were given until Feb 9th, 2014, yep 6 DAYS TO GET OUT in the middle of winter, very very cold, during a snow storm and to their knowledge no place to go. Now here is the kicker......our lease would have been up March 2014, yep that's right the following month all they would have had to do was say " sorry but we do not wish to resign with you.....you have 30 days". That would have been the humane thing, the right thing to do, but I guess Princeton Property Management is all about destroying people and their lives rather then build up and help better things. These people refused to refund my deposit and charged me for , touch-up paint , carpet cleaning, lost keys, etc,.... I am a viet nam era vet who is disabled due to Pancreatic cancer surgeries. I was forced to move so that I could have a family member care for me full time. I gave 30 day notice, but they still charged me for breaking the lease. They took over 30 days to close the account and then sent the final bill to my old address. I clearly informed them of my forwarding address. I got a call from a collections agent before I even recieved a final statement. I called them and was told the charges were accurate and correct. Been at quatama village for a couple years. We've had the water cut off for an entire day more than once, and had our apartment entered without permission or notice. Our front door does not latch, and when reported they installed one of those pathetic chain locks attached to the molding... that'll hold well. HORRIBLE HORRIBLE HORRIBLE! Do not rent from them!! Save yourself the headache, money, and your credit report, along with your time!! I am at whits end with this company and am now looking into a lawyer! Perhaps they will speak with a lawyer since returning my calls or giving me photos, or a breakdown of my move out charges seems to be an impossible task for them! First they put the wrong date on my lease so it's invalid. Then charge me an arm and a leg for "damages to my unit" however they can not and will not send photos of the unit upon my move out, they also will not send a breakdown of what they are charging me for. It's been months!! They also did not give me a move out report within the legal time frame of moving out, they also did not offer or complete a move out walk through. I've been calling to try and clear this up and no one, I mean no one can call me back!! I am appalled never in my life have I seen such poor property management. So unprofessional! I rented from the Salem office but neither of the two can return my calls. Perhaps they will return a lawyers? Also DO NOT RESPOND WITH AN AUTO RESPONSE OF YOUR APPOLOGIES! You want to apologize or not get sued try calling me back, email me, hell you can even snail mail me I don't care. Illegally violates their tenant's rights by denying them their legal rights to break a lease. Would NOT recommend.

I don't live in one of their properties, but I live adjacent to one and it is horrid. It took a couple of years and countless repairs to our fence before their tenants seemed to comprehend that it was not acceptable to kick in planks of our fence to create a shortcut between streets. Several neighbors that have windows facing the complex all woke up one morning to find that their windows had been shot out with bb guns. The noise level is completely intolerable at times, to the point that we all have the non emergency police number saved on our phones now. The ads for this particular property state that there is onsite property management, but according to the sheriff's department, there hasn't been in quite some time and the property management no longer seems to care - if they ever did. read more
