Very efficient! Pro Vac cleaned my mom's 2600 sq foot home in about 2.5 hours. My mom noticed a difference in the air quality immediately.

What a blessing that I contacted Swain Co. Mike Smith of the company inspected the issue proposed a fix that included a drainage system and sump pump. He also assured me that they could take care what ever issue they may find down there. His estimate was very reasonable. The work started when they said it would. WHAT A WEIGHT LIFTED FROM MY SHOULDERS. When the three man crew arrived and introduced themselves and the supervisor outlined what they would be doing and when they expected to complete the job. The supervisor, Efrain, and Salvador and Eddie gave me confidence I was in great hands. Now this is something you hardly ever hear anyone say anymore; but I have never seen three men work so hard and professionally as those three did. Efrain kept me totally abreast of the progress with before and after videos. I know I have restricted myself in the past to restaurant reviews as my wife and I are foodies. But I learned there are "artists" in other fields of work as well. Swain Co and their people are one class act as ND I would hghly recommend them for any crawl space, foundation or basement issues. You won't see them advertising on TV like other companies because they don't need to. Word of mouth by previous customer service have kept them very very busy.

    Basement Flood Protector

I had Basement Flood Protector out to my home in the spring of 2024 for a major waterproofing job…read moreon my personal residence. The job involved a full interior drain tile system and exterior dig/waterproofing on 2 sides of my home. I waited 2 summers before writing this review because the effectiveness of their work can really only be gauged over time. This week, we had torrential amounts of downpour that went on all night. Prior to the waterproofing, my basement would have had water seeping in from the block foundation walls, back basement door, and up through the cracks in my slab. I'm happy to report that my basement stayed completely dry. Since this job was done in April 2024, I've only had 1 instance of water. I immediately called Basement Flood Protector and, because their work has a 10-year warranty on the exterior and lifetime warranty on the interior, they came out and immediately remedied the situation. No water since. This was a big job that I did a ton of upfront research on and quoted 3 other big/well-known waterproofing companies. The reason I went with Basement Flood Protectors was: 1) Sales Process: John was my contact at Basement Flood Protector. He did not put on the big sales pitch and presentation I got from 2 of the other companies. He was straight shooting and was clearly the expert in waterproofing, not just a sales person. 2) Responsiveness: Basement Flood Protector answered all my follow-up questions and concerns whereas other companies seemed to dance around some questions. As an example, when asking one of the other big competitors the cost for an exterior dig, rather than saying it's not work they do (or want to do) the sales person verbally quoted me some unrealistic/high number. Another major company completely ghosted after I called/emailed 3+ times to try and speak to someone about moving forward with the job (feel like I dodged a bullet there). 3) The price: They were notably better-priced for the work I wanted done. Hope this review helps someone as waterproofing can be intimidating. I had an excellent experience with Basement Flood Protector.

About six years ago, they installed my backup sump pump, and just this week, they replaced my main sump pump. Both installations were seamless and hassle-free. I never felt like they were overcharging for their services. They were transparent and upfront about everything. I've had the pleasure of speaking to Dan a few times, and each interaction has left me even more impressed. If you're looking for reliable and trustworthy service, give them a call. You won't be disappointed.

Scheduled the work. The crew was again prompt in starting time. The lead and I discussed the job. There was a problem with the intake for my furnace, it a 3 inch PVC fitting. They didn't even consider moving it over 6 inches. That would make the window open properly. About a week later, the window leaked, caused water and mud to come in all over the newly laid flooring. The window was and still off by 1/2, this causes the window to not open. After my phone calls, especially to the manager, Jeremy. who ever had the balls to return my call, I ended up talking with the salesman "christian". He dragged the phone Conversations out for over 2 weeks. And still, the end result was no results. I contacted a local foundation contractor, he stated that the entire window was installed wrong. The installation included improper insulation, inadequate gravel, below the window and the window itself. I asked Christian to split the repair cost, estimated to be $5,000, he dragged his feet again, and No return calls from "Jeremy". After another week of waiting, Christian finally responded. Crossroads would fix "Their PROBLEM for another $6,200. He alsi stated that the company doesn't fix other vendors windows. He didn't tell me this until the disscussion and it was never discussed at the initial estimate meeting or by the crew. My contractor is doing the work for $ 2,500 and I WIKLL meet A representaive of the entity IN small claims court.

However, there were 4 cracks to be filled. They filled 3 but not the worse one. They said it wasn't in the contract. They would do it for $175.00 cash. I only had a credit card so they left it. I have the picture they drew showing what was to be done but the manager said I was wrong. He told me he would send them back for $500. Seriously?? The picture shows the length of the repair job. 16.5 feet, I measured my area....16.5 feet. So the worst crack across the threshold of my porch is still there.

After replacing the sump pump, and clearing the drain pipe inside the window well, we continued to get some flooding every time it rained I began to dread the sound of rain. I contacted a company that does foundation repairs, and found them to be too expensive. In desperation, I decided to look at some reviews on Yelp, and boy I'm glad I did! The reviews for Dry Basement Solutions immediately got my attention! Reviewers mentioned how competent the company is, and remarked on how fairly and honestly they were treated. Well, I contacted Tim, and he came out right away and explained how he was going to repair my foundation damage, with a warranty included, and offered a fair price. I knew then that I had found a reliable, competent, and fair company to do business with! I trusted him immediately, and he did not fail me. They were punctual, and not only repaired the foundation, but they also, for a very fair price cleared my window well drain and lined my window well with River Rock to ensure better drainage! Every time it rains, I run down to the basement to look and there is no water on the floor! Hallelujah! I really can't say enough good things about Tim and his company Dry Basement Solutions.
