Progress Residentials' Email Transfer Process left me and my family without a residence 1 week before transfer date to residence selected January 13th, for $1740.00. They did not Reserve the requested residence for tranfer and rented it out around January 30th!!!! My Retention Specialist, Lori, did an Emergency Retention Request for our current residence at $1935.00. When going to Rent Cafe to make my rent payment, there were over $2500.00 due. I made the $1935.00 payment. On March 1st our Electricity went out and my daughter was informed by (text message) that another party requested disconnection of the Electricity, which caused my daughter (who works from home) to be disconnected from her job. After 7 years as a Renter, no late payments, this negligence has now allowed the Energy company to add additional fees to our bill for the disconnection. Smh read more

My family relocated to Fuquay Varina, NC in November of 2024 rather suddenly and did not have time to fully review the company we rented from. I wish I had done my homework. Just for clarification we always paid early, and moved out of the house 2 months before our lease ended. Yes, we continued paying rent even though we didn't live there. We moved out because we bought a house (as was our intention from the outset). The customer service is terrible. The company will nickel and dime you to death with extra charges and fees. Progress Residential was good till now. Stove went out on Thanksgiving. Heat went out next day. Put in 2 work orders. Jonathan from Progress Residential came out today. Fixed stove and said heat fixed. Heat has yet to come on. He felt. We called and between my wife and I on hold for 2 hours and no one answered. Coldest night of year. This is THE WOREST I HAVE DEALT WITH PROGRESS RESIDENTIAL SO FAR. No one even answered when said 2 minutes, then 5 minutes, then 15 minutes for an hour. Now no one home tomorrow. Better fix it tomorrow. Update call and get 4 different people who are suppose to the "emergency department". Can't come out until tomorrow. Reimbursement for hotel or buying $350 worth heaters. I wish I could give zero stars, because that's what Progress Residential deserves. My time renting from them was frustrating enough with slow maintenance responses (though the actual repair guys are great) and poor communication, but the real nightmare began when I moved out and they tried to nickel-and-dime me out of my security deposit with bogus charges - specifically for interior painting that was nothing more than normal wear and tear. After living in the home carefully for my lease term, I left it in excellent condition. I never hung anything on the walls - no pictures, no shelves, no nails, nothing - specifically to avoid any potential damage or marks. There were no holes, no scratches, no crayon drawings, no pet stains, no smoking damage, or anything beyond the faintest scuffs from everyday living. Yet, Progress deducted a significant amount for "Damages - Interior Paint (Level 1)", claiming it included "touch-up work and/or primer for a wall/room," full "corner to corner" repainting in the master bedroom, "color change" in the master bathroom and kitchen, and "a few light touch-ups around." This is outright ridiculous and, frankly, feels like a scam. Minor scuffs, light marks, and any slight fading are classic examples of normal wear and tear - something every tenant knows and landlord-tenant laws in most states (backed by HUD guidelines) explicitly protect tenants from being charged for. Normal wear and tear includes things like faint furniture scuffs, small marks from daily life, or gradual paint fading over time. Landlords can't charge for routine touch-ups or full repaints just to "refresh" the place for the next renter - that's a standard cost of doing business in property management, often expected every 3-5 years.Even worse, they claimed "color changes" in rooms like the bathroom and kitchen. I never painted or altered any wall colors - I didn't get written permission because there was no need; I followed the lease to the letter. Any perceived difference in shade could easily be from normal sunlight fading, lighting variations, or even issues from previous tenants or the home's original setup. How am I supposed to be responsible for that? And the description admits it's mostly "a few light touch-ups" - no mention of excessive damage like large holes, stains that couldn't be cleaned, or negligence on my part.I formally disputed this in writing, citing standard landlord-tenant laws and HUD guidelines that clearly state minor painting needs are not deductible from deposits. Began our lease at the end of august with plans to move in this past week. We moved in and it's been one problem after another. Our fridge has a disgusting mold smell that causes me to nearly vomit if we open the fridge. Now our AC has gone out and we've made multiple calls and emails and had no success. It's 88 degrees in our house currently. They did bring a mini fridge in response to that issue, however cannot provide a timeline for when our fridge will be replaced. Unfortunately for us this was what we could afford at the time. we are getting ready to move out in a couple of months and I'm stressed that this company will find any little thing they can to try and either charge us or keep our full security deposit. When you are getting ready to move out do not just go off that little pathetic move out instructions/checklist that they send you in the email. Go back into your lease and make sure you are doing whatever the lease is stating you need to do for Move Out! The email is very misleading and had I not asked the question I may have been out of some money. Move out instructions state that the house just needs to be broom swept and clear of any debris... HOWEVER, your lease says it will have to be Professionally cleaned (carpets too) otherwise you will get charged. I feel like this is where a lot of people may get tripped up and how this company blindly robs people. I sent an email about these misleading instructions to the point of contact who has been responding to me throughout my move out process but when I sent that specific email, there was no response. Guess they already know what it is they are doing and how they get over on people. I have heard and seen some other stories but I agree with the other low review rating of this company. By all means do your best to stay away from renting with Progress. Upon move out, they REQUIRE you to get the property professionally cleaned or else you'll be charged almost $500. Not only did I get the place professionally cleaned and spent countless weekends tidying the property up, I was charged over $1,000 upon move out when you could barely notice I even lived there. Their management takes ages to respond and don't give you full answers to important questions. My property did not come with a washer and dryer, so I bought a set. Upon move out, the place I was moving to already had a washer and dryer. I offered Progress my set to help the property out but was told I'd be charged if I left it. I didn't leave it but was still somehow charged over $1k total?. Make it make sense. Steer clear! Not to mention, I paid my rent on time every month. Not once did they have an issue with me paying rent late. EDITED: Come to find out I was charged $56 a day (total of 12 days) because I was unsure about my living situation and let them know on December 29th, 2023 that I was not renewing my lease. But, because I informed them 48 days before the end of my lease and not 60 days, I was charged $672 total for just that. I REPEAT, STEAR CLEAR. Also, going back to the response times. I was emailed about this review and was told to call a number. I've called the number twice, no answer and emailed them. It's going on 6 hours and no response. The company lost / claims they never received a payment that I sent via certified mail, with confirmation delivery. It's been three months and still I cannot get anyone to help me. My lease is constantly in eviction status, as I am unable to stop payment on the cashiers check. I filed a complaint with the BBB. Progress Residential replied - said they found the missing check. Said they would credit my account the missing rent, and the three months of late fees. It's been 10 days, and they still have not done this. I called tonight, same run around I've been getting for the past two-and-half months. I can never speak to a supervisor, I'm constantly told one will call me back in 24-48 hours. I read reviews before we moved in. And I thought this is probably from an angry tenant. Well let me tell you!! This is by far the worse rental company I've ever dealt with. Good luck with actually getting someone to return your call no matter how serious the issue is!! The property is filthy of trash and dog poop. Sometime you can't even walk on the side walks because yep dog poop is there. I had my brand new car broken into and then a couple months later stolen!! They charge you $250 as a holding fee to keep a property off the market and IF you are denied they will reimburse you. That is laughable as of course, they will approve all applications so they keep the $250 with increasing security deposits and adding fees up the whazoo!   They said I was approved but had to pay two months security, administration fees, rent, pet fees and a smart home monthly fee of $35 every month even if you don't want it All within 12 days. They say you choose your move-in date. BULL! Actually, the date is 12 days from date you fill out application. For a person like me, $250 is a lot of money and if you want extension, pay ANOTHER $250! All in all, I would've had to pay out of pocket almost $6,000! Avoid renting from Progress at all costs. They absolutely take advantage of tenants. They will drain your security deposit of every little thing they can find and will charge you for damages they did not fix from prior residents. Their homes are disgusting, they do not clean between tenants. They send you a ridiculous move out checklist requiring you to do extensive cleaning that is beyond what any management company I have ever rented from, but none of those things are done before moving in. The property we rented was so nasty when we moved in we cleaned it for two full days before we could even move into the property, after requesting it be cleaned prior to us moving in and being assured 'all homes are professionally cleaned between tenants'. Come to find out, that is at the responsibility and expense of the tenant and if it isn't done, they just charge the tenant a bunch of money and apparently still don't clean the property. I called to get a better understanding of this requirement and was told that it does not matter the condition of the home when I moved in, it is still my responsibility. Well, it matters to tenants when they move into a disgusting home, just to find out they are required to do extensive cleaning at move out and pay to have it done professionally, and the company can't even take responsibility for it or not be incredibly rude during the conversation where a tenant that is paying you nearly $2000/month in rent is requesting clarity to ambiguous language. I know the previous tenants had to have been charged for cleaning, so where did the money go? Progress didn't pay for the house to be cleaned either, or bother to send anyone to even sweep the house. If you are in a position that you must rent from them, document EVERYTHING. We left the home in immaculate condition, paid for a professional cleaner as well as cleaned it ourselves extensively, spruced up the yard with our own money and time during our tenancy, simply because we try to treat rentals as if they were our own home, and we take pride in where we live, and always paid rent on time. They still took a ridiculous amount of money from our security deposit, none of it being reasonable or with any cause and with minimal explanation. No conversation, just a letter in the mail with less than a sentence as the explanation for why they are taking so much money from your deposit, with grammar mistakes. If you are going to take money from tenants, at least try to be professional? The leases are written in ambiguous language exempting Progress of any responsibility to the home and making you, the tenant, responsible for everything, to the extent that a homeowner would be responsible for the home. Renting from Progress is having all of the responsibility of being a homeowner, but paying a multimillion dollar company that lives to extort their tenants and take advantage in any way they can. Not to mention, the home we rented had several issues that were never resolved, some of which were concerning from a safety aspect. The positive reviews are from their service people, essentially begging you to put in a positive review for them. The technicians that were sent out on our numerous service orders we had to place are charismatic and make you feel bad for them and feel like you should write them a positive review, but it is just so Progress has a high review rating. Absolutely terrible company. I honestly don't even know how to describe it... I have rented homes from several rental companies before and I have never ever had an experience as horrible as with Progress. Basically, every single thing they do, they do wrong. All of their employees are rude without fail, their policies and fees are draconian, and I regret renting from them so much. To briefly describe...when we moved into the home, it was damaged (broken doors, etc) and dirty (I found several used sanitary pads and broken human nails in and around the property...). They completely ignored my concerns, as they ignore or deflect every other issue you have with them. Throughout our lease, they were horrible at fixing or addressing issues by being rude, unresponsive, and ignorant. At move out, they were again unprofessional and extremely harsh. Let me start by saying, if I could give no stars to this rental company I would. Save yourself a lot of stress and do not rent from this company. The home we rented was great and no issues on that end however, Progress Residential as a rental management company is awful and does not care about its residents. When it was time for us to move out, we received no correspondence so after I reached out and was told to submit our move out date asap, we later began the move out process. There was no guidance on the move out process what so ever except for the fact that they have very specific rules that if you do not follow, they will keep your security deposit which included hiring an external company to clean the entire rental unit not just carpets as well as repainting walls (so what do they do as a rental company? your guess is as good as mine). I had to make so many calls and inquiries in order to ensure that we did everything right in order to get our full security deposit back. Which we did... technically... HOWEVER Progress Residential found another way to keep my money by saying that we did not give enough notice for our move out even though we went through our entire lease plus an additional month and we did not receive the appropriate move out/lease ending information until we sought them out resulting in a delay of less than a week of notice. They charged me an additional $500 plus for that delay that was the result of their lack of correspondence in addition to my prorated rent after move out taken out of my security deposit. I emailed and called numerous times, week after week to ask for a refund and kept getting told that a supervisor would call me and eventually my emails were blocked with an automatic response telling me not to respond to the email and that my case was closed even though I was not able to speak to anyone about my concerns for being charged the additional money. I visited my Progress account online awaiting my deposit. I never received my move out audit report. I had the home professionally cleaned and carpets as well and i was surprised to see I was charged a fee. There was also a fee for toilet which all were in perfect working order when i left. I was a stellar tenant the 4 years I was at the property never had a late rental payment. I returned to the property 2 days after i left to pick up a package and there was already a for rent sign in the yard. Needless to say, Myleka was the most professional and extremely helpful leasing specialist we've ever encountered! Thers is no need for me to get into my specific situation because we plan to move out in a few months. But all I can say to whoever reads this is, please don't rent or purchase any property that Progress Residential governs. They will kill you in fees. They build with cheap appliances make them look nice and when you have door knob issues, door issues, lock issues, ant issues, any kind of little issue it is the RESIDENTS RESPONSIBILITY. I have been living in apartment homes for 10 years, thinking this big home would be the last stop for my family it is temporary. The customer service is poor, maintenance issues are high. honestly i wouldn't even give them one star. one star would be too generous. i have lived here for 11 months and just renewed for another year (why, right? well i didn't save enough money to move out for next home's security deposit, so im stuck here for another year). i moved in July '23 and i have had nothing but bad experiences with them. For weeks after moving in i was going back and forth with them on how to obtain pool access and by the time they decided to finally help me the pool closed for the season. the key that was given to me after the pool closed turned out to be invalid because the HOA (which apparently doesn't communicate with Progress but expects the renters to, but that's not how it works it should be HOA directly with Progress since Progress owns the home, not me) started giving out new fobs and i missed out on the time frame to get one, but that is not my responsibility as the renter not homeowner. so now back to square one trying to get pool access and it's taking forever and i just renewed my lease for another year, which i totally regret. they love to email you that your case is resolved whenever you make a complaint even though you never once spoke to anyone about the issue, and that's their way of not dealing with things. and if you try to say anything else about the matter they say "well the case has been resolved" and that's that. so you really can't do anything further since they deemed it "resolved" yet nothing really was "resolved." yesterday i changed my email address with a Progress Residential representative over the phone because my email was hacked, and the next morning i get messages that me and my daughter have supposedly moved out and that we no longer have access to the security locks to the doors, we have a smart home. and also they randomly changed the door lock codes. yet the other 2 roommates were unaffected. but why were 2 of us randomly "moved out" and lose our security access??? i just renewed the lease, no one tried to move out. so i call and they tell me that if you change your email it can mark down in the system that we moved out. like huh? MAKE THAT MAKE SENSE TO ME PLEASE?! so now i am waiting possibly today or tomorrow or whenever they decide to allow me permission to A) live here (although i'm on the lease and B) have permission to open my front door of the house. it's so ridiculous the list can go on and on. i wouldn't recommend this place even to my worst enemy. read more

I've not rented from Progress, but I own a home in a neighborhood with many Progress rentals. They seem to rent to just about anyone and the properties quickly become rundown. The tenants across the street from me were evicted by Progress. They never mowed their lawn in the year they lived there. Don't bother complaining to Progress, they don't do anything. I worked in real estate for 30 years and Progress is the worst excuse for a real estate company I've ever seen. If Progress doesn't own any rental homes in your neighborhood, consider yourself very lucky. read more

Wall Street Slumlords ... pure and simple! I signed a 2-year lease through Park Avenue rentals for my current house. Three weeks after I moved in, I get notification that Progress Residential was taking over the property management. First problem: the plumbing for a water softener was not to code and as a result, the pipes would freeze in the winter -- particularly due to the fact that they were not properly insulated. I contacted Progress Residential to request that they properly weatherproof the pipes. They refused on the grounds that winters in NC are "too mild" to warrant weatherproofing. Later, I had storm damage to the screened in porch and it took them 2 months to repair. I had a birds nest move into the attic and blocked off 2 of the points of entry but not the other 2 so they are back for another 2. I had a toilet leak while I had been out of town for 2 weeks (fortunately had a pet sitter who came by every day and she caught it the first day ... but still caused considerable damage). Not only did I have to live in a house in the dead of summer with no AC and industrial fans that registered at 85 decibels 24x7 for 10 days, they took over a month to come back and patch the dry wall where they had cut holes in the kitchen ceiling. Because I didn't want to move, I signed another 2 year lease. At that point, my dog had been diagnosed with cancer and wasn't expected to live more than a few months. I had paid a pet fee on the initial lease which transferred to the second lease. I also made the renewal people aware of the fact that my dog was dying and I would more than likely want to get another dog during the second term. They assured me that this wouldn't be an issue. Fast forward to last week: I finally had to put my beloved dog to sleep. I adopted another dog. I contacted Progress Residential to let them know and they removed my dog from the lease and added the new dog. Today I get a call from Progress Residential advising me that I had over a 300.00 balance on my account. I asked what for. He said there was a 300.00 pet fee for the new dog plus "pro-rated pet rent". I tried to explain that I didn't get an "additional dog"... I "replaced" a live one for one that had passed away. He said the lease clearly stated it was a 300.00 PER PET fee... I also didn't notice that they tacked on a 20/month pet rent for the new dog because I didn't have that before and figured I was just changing the terms. The guy said they COULD have charged me an additional 500.00 plus 20 bucks per day because I supposedly had an unauthorized pet (the new dog) -- even though I notified Progress Residential as soon as I had adopted him and it took them several days to make the change to my lease. To add insult to injury -- this transpired after my AC had been broken for the last week and it has been a long drawn-out process trying to get it replaced (see my review of "Rapid Repair Experts"). So in the last 2 weeks, I have had to euthanize my beloved dog due to bone cancer, endure a house with no air conditioning, take several days off from work for the service calls, and now am in hock to these crooks for an additional 700 bucks over the life of the lease because my dog died and they took advantage of the situation by modifying the terms of the lease. If you rent from these jerks, hope NOTHING goes wrong with your house or you will wait weeks or months to get it repaired. In addition, if you have a pet that dies and you want to get another pet, be prepared to have to endure the pain of losing your pet AND losing even more money if you wish to adopt another pet. I suppose they aren't pure evil -- I did get a beta fish earlier this year and at least they aren't charging me a pet deposit for him... or for the birds nest in the attic...yet! I could live with not having the AC for the last week... I could live with the terrible response time for repairs. I could live the fact that when I had leaky roof, they "cheaped out" and patched it with black shingles on a brown roof which makes my house look trashy. I could even live with their constant nagging emails about how to avoid HOA violations (hint -- don't keep broken toilets or cars in your front yard!). But to have them treat me with the lack of respect and take advantage of my dog's death for their monetary gain -- that is inexcusable. Couldn't even wait until the first of the month to deal with it... one week after my dog dies, a demand to "pay up"... I haven't even paid the vet for the euthanasia yet! And I figured THAT would be the expensive part. I was wrong. On the plus side, given their history of stealing security deposits, at least I'm not going to sweat trying to leave the place in perfect condition when I move out. Paint less than perfect or dirty showers? No problem... paid in full! read more

Rented this house for 1 year. The house has 2 hvac units, 1 for 1st floor and 1 for second floor. When we call they send their guy out first. Nice guy but he doesn't fix the unit. They finally sent an HVAC company and while they did install the proper T-Stat with an emergency heat capability, He did not fix the regular heat that comes from the heat pump. Waste of time, now if we want heat it is emergency heat and the bill was $359 last month. Twice as much as my home in MI. Using space heaters now. Garbage rental company. read more

They will not verify my rental history with a potential future landlord, stating that they "we are currently not completing any verifications of rent". It literally would take moments to validate it but they refuse to without specifying any reason. read more

if I could give no stars that would be most accurate. Save yourself the headache. From the application process to now being a resident, I have had to deal with employees who are incompetent and lack training. They over charged my account on several occasions, and if you aren't mindful of what you already paid and should be paying this company will totally rip you off. Luckily I know better, however it's a ongoing battle to get them to correct any errors on their end which have been many. The Homes are cute, but don't be fooled, they are made out of play-dough. I have been waiting for them to properly make a minor ceiling repair for almost two months. They sent out one employee who up-front said the Repair was out of his league and that his directors should hire a third party contractor. The Director of this department -Joseph Hyberg sent this same employee out again telling him to "try something different"...not one failed attempt but two. His actions prove he Isn't cut out to be a leader. He totally put his employee in a very difficult Situation of having to complete a task that he wasn't skilled to do and is the cause of the work looking worst off than the Initial damage. This director is also a liar - citing he will schedule me for a repair and when I finally called after not hearing from anyone at Progress, I was told by Customer Service that this person never scheduled any repairs. I ended up having to reach out to his Supervisor- Tiffany Barber whom tried to get the ball rolling, but ended up allowing Joseph Hyberg to cancel the work of a third party vendor who was schedule to come to my home and make the necessary repairs. So I am currently still without a repair. After taking time from work for this repair, neither Ms. Barbara or Mr. Hyberg Had the professional courtesy to inform me of such, I called the vendor after realizing the worker wasn't at my home at his scheduled time. I had to find out from the vendor. Mr. Hyberg cancelled the work an entire week before my scheduled appointment and didn't find it Necessary to keep me posted. Week after week I have taking time off from work only to end up with times wasted and money lost. The lack of professionalism is beyond anything I have ever seen, these folk are seriously unethical as well with all the lying, overcharging on utilities and sending employee not once but twice to do a job that he wasn't trained to do. I can write more about how they try not to pay my realtor her commission but instead give it to one of their employees, until both my realtor and myself had to professional blast them in a email. Did I mention that they falsely advertise the home, citing it was a 3/12 bath, come to find out it was just a 2/12 bath. It has been one thing after another and if it wasn't for the fact my Husband had to start his job in just a short time, and considering we were relocating from another state and needed a place to live, I would have never proceeded with the application. We CANNOT recommend this co. They are developers who buy up a large portfolio of foreclosed homes etc Their fees are ridiculous. There is no customer service. The local office has no authority and high turn over. Their lease is not seen until you pay nonrefundable fee. The tenants are responsible for ALL MATTERS AT VACANCY INCLUDING NORMAL WEAR AND TEAR. I was a tenant for 12 months. They charged me to power wash their house, etc. Too many rentals to have to rent from Progress as they aren't affordable and charge high fees for everything. THEY want to own and earn profits while the tenants should pay for the maintenance of the homes. read more

RUN AWAY. Do not rent from this company! I moved out 44 days ago and still waiting on a deposit and extra rent paid during the month I moved out. It is so bad that I am contacting an attorney to find out why this company can get away with charging a fee for everything E.V.E.R.Y.T.H.I.N.G. and yet they can't be bothered to do what is required by LAW! 30 days is not 31, 32 or 44! NO RESPONSE. They are really nice when you are renting, moving in, but then the administrative fees add up real fast... and they are not pleasant to work with when moving out. read more

I decided to post as a homeowner that lives in a neighborhood where Progress owns property after reading Jim F's review on 1/27/2023. I completely agree with his post. In the time I've been in my home, I have seen Progress have no accountability for their residents. The people they rent to destroy properties and it effects other homes as well. I have seen people rent a few homes from where I live where they threw parties and the next day we saw their trash make its way to our home and others. We have seen police at Progress properties where drugs were seized. I can't imagine that a 3 bedroom house can safely house 9 people. I suspect that the person with the good credit gets the rental and everyone else just tags along. Progress doesn't care either, they just want their money. If you have an HOA look up your state laws to help slow down the takeover of your community by Progress (or any other rental company). For Progress, if you are reading this: TAKE ACCOUNTABILITY FOR YOUR RESIDENTS! read more

We sold our home is South Carolina PRIVATE sale ~market value ~ during the crazy market 2021. It was a sellers market when folks were paying 20-50K plus over sales price. We were moving back to NC with no opportunity to purchase a home. FINALLY found a home to rent through PROGRESS. We signed the lease with only ONE "representative" photo, had never even saw inside. Fortunately, the home was OK and the neighborhood was fine. HOWEVER, getting in touch with this company and dealing with any issues throughout our two year lease was a complete joke and nightmare! They are the most non-customer, friendly and apathetic company with zero follow through on anything we had ever reported! My husband had to replace plumbing issues with the toilets because after over two months they said they were backed logged and it was not an emergency issue. There were other maintenance issues we ended up paying for and doing ourselves due to lack of cooperation with this company!! We were fortunate to find a home when the market loosened up a bit. Trying to communicate with anyone in this company was like trying to speak to the President in the White House! RIDICULOUS! Fortunately, we will never have to deal with these people again! Please know if you are considering leasing a home from them, would be a huge mistake, and I would never ever suggest or recommend this company to anyone! I am actually a realtor so I've seen a lot.
