We sold our home is South Carolina PRIVATE sale ~market value ~ during the crazy market 2021. It was a sellers market when folks were paying 20-50K plus over sales price. We were moving back to NC with no opportunity to purchase a home. FINALLY found a home to rent through PROGRESS. We signed the lease with only ONE "representative" photo, had never even saw inside. Fortunately, the home was OK and the neighborhood was fine. HOWEVER, getting in touch with this company and dealing with any issues throughout our two year lease was a complete joke and nightmare! They are the most non-customer, friendly and apathetic company with zero follow through on anything we had ever reported! My husband had to replace plumbing issues with the toilets because after over two months they said they were backed logged and it was not an emergency issue. There were other maintenance issues we ended up paying for and doing ourselves due to lack of cooperation with this company!! We were fortunate to find a home when the market loosened up a bit. Trying to communicate with anyone in this company was like trying to speak to the President in the White House! RIDICULOUS! Fortunately, we will never have to deal with these people again! I reported that the sump pump went out and they let the basement sit in partially flooded waters for 3 weeks, if i had not complained about this endlessly I think the basement would still be flooded. Progress would go several days without a reply to my multiple emails. Also smelled cat pee in the carpet in the master bedroom and reported this on the day I moved in. It took many complaints and 2 months for them to change the carpet. I would stay clear of any Progress Residential rentals. They do not seem to care at all. read more

They start off great communicating but completely slack off, throw random fees in the middle of the contract leases. They take forever to respond back to your requests. Dealing with progress residential, and more specifically with "blue chip maintenance", the contractor they use has been a nightmare. I would give this company zero stars if able. My front door was broke when we moved in. The bottom of the door was intact, but could be bent pretty easily and was one swift kick from breaking. The first visit came relatively quick after only a day or two after being reported. The guy took a few pictures and said the door will probably have to be replaced. Not a big deal. The next visit however took 2 weeks to schedule and when you're talking about a security issue with 2 kids in the house, not ok. But we were patient and waited. When the guy came out to fix the door, turns out he basically redid what the first guy did plus take a few measurements. Completely unacceptable. After a few conversations, and not receiving an update the next day like I was told, I called 2 days later and was told the door would take 30 days to build and then be installed. I told blue chip maintenance and progress residential this was not going to work and they need to get a generic door installed while we wait on the custom one. I was told I would receive a call the next day to see what they can do. Another 2 days passed with no update so I call them back and they tell me because of the HOA, a temporary or generic door isn't allowed and I would have to wait. At this point almost a month has passed with a broken front door, 2 children and a brand new puppy in the house, and me being gone on an out of town trip. Unfortunately, I had to get angry with these people for them to take me seriously. The customer service was awful and I was hung up on twice by the guy dealing with the issue, Darryl. Completely unprofessional. After 4 days of arguing they send out a worker who had no idea we needed a new door installed. He says he was told the door just fell of the hinges and needed to be put back on. Finally another two days pass and someone finally comes out to get a door installed. This has been incredibaly stressful. Blue chip maintenance and progress residential apparently have no standards for customer service or safety of there renters homes or person. Their lack of professionalism and timeliness when dealing with safety issue on a home is appalling and I would steer any person wanting to do business with these people in the opposite direction. The people I worked with directly were Sarah and Darryl. I do not have last names. Darryl especially seemed not only incompetent in dealing with this issue but unwilling to make any effort to get the job done in a timely manner. Sarah started off professional but turned indifferent toward the end of dealing with this issue. I will never again deal with these company's after my contract is up and advise other to do the same. My roommate and I just leased a home through Progress Residential. The turnaround time from applying to leasing took 3 days total. Every representative provided great customer service. Our resident relations specialist,Gerri Lambright, was second to none providing us with exemplary customer service. She was extremely knowledgeable about the area, very patient and she has the most pleasant spirit. We are thoroughly happy with the decision to join the Progress family and will recommend this company to anyone looking to rent in great neighborhoods. Wish we had read reviews on Progress Residential before renting a home in Zebulon this past year. The organization seems intent on keeping as much of the deposit as possible, tacking on obviously fraudulant fees of "less than 21 day notice to vacate". You call, and the response is, you are correct, you should not be charged these fees,", however no one will remove them saying, "we can't, it's a problem with Accounting." We've written up there actions so far to the Better Business Bureau if you care to read the full report: "Per the lease, they require 60 day notice of termination of lease. Our lease was to terminate on 9/15/2020, so on 7/8/2020, we filled an on line form of our notice to vacate. We received an automated message from Progress Residential telling us they were sorry to see us go. When we logged onto our account, a charge for $1,186 had been posted on our account. It was label insufficient notice 21 days. We have filed a case with Progress Residential and every day we call them and every person says that charge shouldn't be on our account as we gave more notice than needed, but we have to wait for the right people to look at our case. Spent two hours on the phone trying to complete move out inspection. All I could be told is Jose will call you. I asked can I speak to him? Was told he doesn't have a number. This company wants to nickel and dime you. Had to pay for professional cleaning to move out of one property but when we moved into new rental a progressive property it wasn't clean at all. The rental rate they charge is always hundreds of dollars higher then what it should be! Stop coming into neighborhoods and buying the houses to charge much more then the other rentals in the area. It is hurting the community when people leases are up for renewal and they check the market rate for the area, it shoots up much higher because you're taking over and over charging! We have lived in a rental and have done business with Progress Residential for over 5 continuous years. It has NOT been a good experience. They will always serve their bottom line first. Will they respond to issues and maintenance requests? Yes. Will they take the cheapest path to resolution regardless of its efficacy? Most certainly yes. Even if you spoon feed all the most perfect information and data they will send their own companies repairman and drag their feet to send an expert when needed. I have experienced a litany of instances where they took the cheap path- which didn't work- just to eventually come to the realization that they will need to schedule a true technician in that field to come, electrician, HVAC, plumber, etc. This process plays out while you have to wait or even worse spend more money. Prime example being when I told them for 1.5 years that there had to be an issue with our HVAC. Our bills had gotten higher and other obvious signs something was wrong. They sent out their own repairman and tried bandaids that never really worked. When they eventually sent a HVAC company he shut it off, said don't use it and it was completely replaced. The HVAC technician was shocked that someone troubleshot the issue so poorly. This is just one example. Don't rent from these greedy clowns. read more

Terrible. I spoke with someone regarding renting from progress and went through every scenario on both myself and my husband. I was assured that there was no reason we should be denied and to go ahead and apply. I gathered everything needed and paid a fee of $385.00 only to be denied 8 hours later with zero explanation as to why. I emailed back and asked why we were denied and got no response. I called 3 times and each time I have been sent to different departments or placed on hold for over an hour or more with zero help. This is ridiculous. I would not have wasted my money on them if I hadn't been assured that we should be approved. And the worst is they won't even tell us WHY we weren't approved. read more

Not a renter, but having to deal with them to get a fence repaired on their rental property since NOV 2020 since their (renters) dogs want to get at my dogs. One incident resulted in their dogs damaging and taking off a panel of the wood fence, reaching through and grabbing my chain link AND biting one of my dogs. This company obviously has no moral values or professionalism in which they handle renters or maintenance requests. I have resorted to contacting the neighborhood HOA to get this settled so my dogs can play safely in my fenced in backyard. Point being, do not rent from this company. Found progress residential online and decided to give them a try. My Progress resident was AWESOME. Dan Buccola called me and we began working together to find the best fit for me. I have to mind you that I wasn't in the area but had friends do the visits with me on FaceTime. Dan answered all questions and was always prompted getting back with me when busy. He even went above and beyond to ensure the house I was getting was beautiful. I made a Yelp account just to come on here and tell you how horrible this company is. These people will take a $500 "holding fee" from you before they say anything about the insane charges that come with the house you get. $450 base fee for ANYTHING that needs to be fixed, whether it's a clogged toilet or something actually worth $450. With that comes the maintenance fee, admin fee (20% extra), and an hourly worker fee ($55/hr). It's actually impressive how much they've managed to tack onto without feeling an ounce of guilt. But to pay those fees you'd have to get the house first, and that's kind of hard when: A. Nobody answers your emails or calls, let alone works. (Siddequah decided to take the Monday and Tuesday before my Wednesday move-in date off completely). B. When they do answer, they speak to you like you just choke slammed a newborn in front of them. Don't waste your time, or your money. This is the garbage end of capitalism -- a Northern company that has come down to the South with the sole intention of colonizing and cornering the housing market, with absolutely insulting methods. Do the right thing and let the houses these people invested in stay empty until they can't afford to monopolize wholesome neighborhoods anymore. To Progress Residential: Cross back over the Mason Dixie line and pitch your $500 paint touch-ups to New Yorkers, because they won't notice. read more

I am active duty military, and I am looking to rent in the Raleigh, NC area. I will just put facts, and you can make you own opinion. For this company there is a pet deposit $300 per pet, plus $25 per month. I have two dogs, and I will need to rent for 3 years for this duty assignment. That's $1500 non refundable. They will not sign leases for longer than 2 years. That means rate increase for my last year. There is a strong rental market in this area, and this company has a seemingly dominant presence. They treated me like a number and my business was not special. If I didn't want the property "the next person is waiting in line". I will not rent from this company, but you may have to for lack of options. read more

I picked up my keys on December 29th. December 30th the garage door stopped working. I submitted a week order for maintenance on December 30th. The garage door or is still not fixed. Someone came out and spent half of an hour looking at it to finally tell me that they didn't have the part and would need to order it. It would take me three days - that was Monday. I've not had an update or a phone call or a return visit. Tonight is my second night in the house when no heat and temperatures below freezing outside. The thermostats indicated maintenance was required when I moved in. I turned in heat yesterday, or tried to, no heat just a burning smell. The fan motor doesn't work. I was told to use my fireplace because it had a blower and the maintenance guy would try to find some space heaters for us to use. I haven't heard anything about a space heater. The force had been running all day and I can't get the living room above 60 degrees. The upstairs is around 50. I'm guessing Progress died not consider no heat with freezing temperatures outside an emergency. This is ridiculous for the money that I'm paying and the fact that I've only been in the home for two weeks. read more

One star is generous. I typically never go online and give reviews for companies, but this has been the absolute worst experience. I moved into this property in March. I did not realize that there were major issues with the HVAC system for a few weeks. When I did realize there were issues, I opened a support case and they sent out a repair tech. The system could not be fixed because the tech did not have the parts. It took a little over a week to get the parts in and make the swap. About a week later I had to open a second case and this time different parts were replaced. The HVAC is working now, but the problem is there is a massive power bill hanging over my head. I have been on multiple calls, taking hours of my time to clear this up. I was last told the company would clear my ledger of the power bill at the end of May. I paid my June rent payment and instead of clearing the power bill from my ledger Progress Residential took it out of my rent payment. Now I am past due on rent, and they also charged me a late fee. Sitting on hold AGAIN for over an hour to talk to someone. I would avoid this company at all costs! When you read these reviews, listen to the low reviews, I cannot see how anyone that is not a paid poster would rate this company as 4-5 stars. read more

My family moved into a progress residential home in April of 2021. It was a quick move due to old rental being full of mold and my family having high levels of toxic mold in our bodies. They did an inspection prior to move in which shows picture of leaking pipes in master bath. At 11pm on move in day I went under the bathroom cabinet to find a flood and large amount of mold covering all sides of the cabinet. Water had flooded under the flooring and damaged the molding in the master bath, hallway, 2 bedrooms hall bathroom hall closet and living room. I contacted progress residential the next morning. They didn't see it as an emergency and scheduled for service guy to come out in 2 days. When he arrived he said he can't fix it. The leak filled a 12 quart pan every 1 1/2 hours. This leak went on for 10 days. I consistently called about fixing the water damage. I had mold growing on the base boards and had to scrub them clean because progress wouldn't take care it. Needless to say this caused my mold toxicity symptoms to flare up and I ended up in the emergency room with a 103.5 fever and bronchitis. In June I finally got them to come out and evaluate the trim which read 26% and above moisture readings. Jon took pictures of readings and forwarded to progress. They did nothing. It has been a constant struggle to get someone to take the water damage serious. I had an environmental specialist evaluate the house and she took picture of the damage and took readings on the house. Her report stated that the walls needed to be removed 4 feet up and floors needed to be pulled up. Reports with pictures and lab results given to progress residential. They still ignored and 2 weeks ago closed out the case. I called the next day to have the case opened again and a manager finally came out. He took readings and now most of the house is reading at 17.5 % or less so they are saying they won't fix it. They ignored the fact that Jon their service guy took readings 7 weeks out from the water damage at 26% and above which I watched him take the pictures and attach and send to service manager. And also ignoring the fact that I had mold growing on the base boards in my sons bedroom. Service manager returned today and put a home in the bathroom wall higher than the floorboard where the water damage was and said it was fine. He did take out trim work from bottom of vanity which had mold on it and on interior wall in the corner. Also can't forget the fact that all 3 faucets were leaking when I moved in and both bathrooms had mold under cabinets. They used regular spray paint and sprayed over mold damage and the cabinets smell so bad. I start coughing hours after being under the kitchen cabinet. I hired the Mold Law Group who is getting reports together for the other house I moved out of and have a feeling I will be adding this house to the lawsuit. I'm suppose to start mold detox soon and I can't start program if I'm still in a moldy environment. So disappointed in this company. Their secretary told me they would only look at the bathroom wall. I told her it all needed to be remediated. She said apparently we are not going to make you happy so we will let you out of your lease to move somewhere else. It was expensive to move into this house and it has everything we need in it. I just want the water damage fixed. And don't forget the fact that rent has went up another $200-$300 a month more for the same type of house since April. read more

We moved into our home last July and Progress has been great except for two issues. First, the house was dirty when we moved in. Our lease states that we must have professional cleaners clean the house when we move out. So what happened with the previous tenants? If the previous tenants failed to clean then why didn't Progress take care of it before we moved in? Second, we had a confirmed maintenance repair scheduled and the repair person did not show up or call during the agreed to time. The confirmation letter clearly states that we would be charged $75 if nobody was home during the confirmed time. So what is our compensation if we were there at the confirmed time but the Progress person was not? It seems only fair that if we are penalized for missing a confirmed appointment then Progress should be penalized if their person misses the appointment. However, there is mysteriously no statement about any penalty to Progress in the confirmation letter if they miss the appointment but the tenant is still present. read more

I have been renting a property from Progress Residential for over 6 years and from day one I have had issue after issue. The house is beautiful and if buying was an option I would most definitely do so. My AIR CONDITION has been out for over a month and nothing has been resolved. I have spoke to multiple representatives about the issue but every time it's a different response. Multiple contractors have came to the property to assess the issue but still nothing has been fixed. We been in and out of hotels for a whole month to date. I have a small child who complains about the heat which at times can reach a high of 94 degrees. We have multiple fans going in the home but there is still no relief. Just hot air blowing around. I have expressed to them time and time again that we are asthmatic but that doesn't seem to register because we are still without air. Now there is no communication from progress what so ever. It's baffling how the tenants have to suffer due to negligence from the company and nothing is ever done but if rent is not paid then the company is able to add late fees or even evict you for that matter, WHY, because at the end of the day the company no matter the circumstances will always want their rent. Even though they put on the email back "Even though we stand by our charges....blah blah blah" The communication with the company is still bad and shouldn't take making a yelp review to get things taken care of. Terrible property management company. I would advise to steer clear. They are not responsive to maintenance requests and will keep your deposit regardless of how well you maintain the property. They also don't tell you that if you choose to stay past your first year lease, your rent will increase significantly each subsequent year. Initial rent rate is market value, however seems that they try to trap you into paying higher rent thereafter thinking it would be better than the cost of a move. Based on other reviews on Google and BBB, these are very common issues this company has. My husband and I have rented from 5 property management companies over the past 6 years and never did not receive our full deposit back. Prior to that, renting individually, neither have ever had our deposit kept either. They charge $500+ for things like touch up paint where normal wear and tear from furniture has created scuffs on the wall and also charged $500+ for damage done to the floor caused by sewage back-up that was reported to them and they did not respond promptly. In addition, they charged us to power wash the exterior ( never had a rental company do that!) And charged $120 for blinds which absolutely no blinds were damaged while we lived in the home. Overall, beware and I would highly recommend you do not rent from them. read more

We were residents of a Progress Residential home for 2 years. We were in adherence of the lease throughout our time there and requested for repairs as needed to ensure upkeep of the home. The security deposit Progress asks for should really be called a security FEE since they use most of it to pay for repairs that are unnecessary. They took over half of our $1,825 security deposit even after cleaning and leaving the home in good condition, leaving us with only $780.07. We were charged exorbitant amounts for paint touch ups (about $400) light bulb replacements and door stops (about $80), broken blinds, which were broken due to the poor quality of the blinds Progress decided to use. We rarely used all the rooms in the home so the touch ups incurred are due to "normal wear and tear." I contacted someone to dispute the charges outlining in the lease that tenants were not responsible for "normal wear and tear" of the home and the charges made fell under that category. Many of the Yelp reviewer complaining about the security deposit have responses from progress to email socialmedia@progressresidential. We included them in the dispute email and have not received a response. Their accounts people just want you to think they will entertain your dispute but they don't and shut you down so quickly. Stay away so you don't lose thousands from your security deposit!!!! read more

Again, this company has shown to only care about money! After I moved into a home at the end of June, 3 weeks later my garage ceiling started caving in. Found out the washer drainage pan upstairs was not installed properly and all the water was leaking in the ceiling. Progress tried to charge me, saying my washer was faulty and leaking. Took tons of pics and finally got them to fix it after 3 more weeks of fighting and constant calls. I get an email saying I owe an extra $879.00 for "materials". WTF?! Uhhh, no i don't. This was their issue of installation. No one ever answers the phone or return emails with this company. I've never had so much trouble with a residence in my life. I wish I had read these reviews before signing a lease. Worst decision ever. read more

STAY AWAY!!! Worst company ever. Not helpful at all! Applied for a house to rent from them and had to pay a $45 application fee, and a $500 holding fee. We had no choice but to pay the holding fee. The fee was supposed to be so they could take the house off the website while they reviewed our application. Well that's great and all, but we didn't choose for that to happen. You can leave it up for all I care. So anyways, we send in our application and over the course of a week and a half we had to keep sending in pay stubs and a bunch of other things that the lady kept "losing" I guess. After sending stuff multiple times, finally she had everything and approved us. Well we didn't want it anymore because we found something better while she took her sweet time getting back to us. They said we couldn't get our holding fee of $500 back because we had 1-3 days from the time we submitted our application to say no and then get our refund. Well it took them almost 2 weeks to fully get our application but they still won't give us our refund. It's ridiculous. They are so rude and sound like they have no clue what is going on. Everyone stutters on the phone and has to "ummm look up information". It's ridiculous!! Please run and go find some other company, NOT THIS ONE!! read more
