They plugged in a washing machine that was specifically stated to not work and not be included in the sale of the home, and attempted to get it running, then LEFT it on when they left the house, so I came home to a broken washer making loud grinding noises and rocking back and forth (had been left this way for several days.) And the kicker is that the guy tracked mud all over my house AND used my bathroom and left the toilet seat up! (During the radon test installation - not during the inspection - he should not have even been in the bathroom let alone leaving the SEAT up. Yuck.) I ended up losing my buyer because of this guy's incompetent inspection.

When I arrived on site the majority of the inspection was already performed, which was fantastic. The inspector on site gave me a thorough walk around the house and explained everything exactly as it would appear on the report. Along with the inspection came a great deal of knowledge and experience. You could tell this company has a high level of integrity due to the extent the inspector took the inspection too. If anything, I think he's the victim of an industry that preys on naivety of home-buyers and the expectation of having an inspection done at any cost. Our offer was accepted on a small condo, and we hired Inspections Plus to do a routine inspection to be sure there weren't any issues before we had the inspection contingency removed. As background. the building is a bit older, but the unit is entirely updated with all new appliances. In the end I felt scammed. Maybe it's my fault for not reading everything more thoroughly before hiring them, but I wasn't impressed. Essentially we paid $275 for a technician to tell us that the craftsmanship of the unit is great. I was more concerned about issues with the building (possible upcoming repairs that would ultimately fall to us as HOA members) but none of that was really addressed beyond "You don't have to worry about that--it's an issue for the HOA." From my perspective, if I'm buying into this building, I have to pay the HOA fees which could go up if there are building-wide issues. I'm satisfied that our unit checked out, but I don't feel that it was that thorough, and I don't feel any more confident in the state of the building overall. I felt that this service was worth about $100, not $275.

But apparently, you can't just wake up and have all of this overnight... I guess one of the important things to home buying is a having (and passing) a home inspection. Yeah, we definitely felt like adults as we pretended to be on HGTV's House Hunters. But we felt like kids, and somewhat of idiots, when it came to understanding how a house worked. It was like a present with gorgeous wrapping, "ooooh" and "ahhhh" but then we didn't understand how to use the actual toy, "do we really need a back-flow protector thing-a-majig?" and "so you're telling me the structure is what?!?" (Cue in Dave from Harmony Home Inspections) This is where Dave works his magic and helps you figure out if the house is will be a money-pit or if it will be all roses and green grass. We used Dave on TWO home inspections. He did such a mah-velous job on the first one that we didn't hesitate to contact him for the second. He's almost like the last step in figuring out if the boyfriend/girlfriend.. err, house, is really... "the one," but he uses really cool gadgets to determine it! He spent his time everywhere in the home and even addressed our questions as we went along. He took pictures of all the spaces, including those where we pointed and said, "oh, is that... the M word? Mold?!" (Thankfully, it was not.) He walks around, crawls, kneels, shines a light, has a thermal thingy thing, and basically covers EVERYTHING in a home while making you feel comfortable that you are getting a really good inspection. My favorite part about Dave is his response to all your questions, "that's a really good question! (Insert answer here)" He sure made us feel competent, which in turn, made us confident that we were making a wise decision on this home. I have recommended Dave to others and hope that more realtors start to use Dave as well! I'd have to say, Dave is probably one of the most-enjoyed professional service man I have met and worked with. And that's important, since we're adults now and we have to make adult relationships. No more hanging out and gettin' crazy with those young cats at the Bootleggers...
