I have been a Provident customer for years, have made my payments on time. I recently made an additional 5k payment and instead of applying the payment to principal Provident applied it to the next months payment. I called to have the payment applied to principal and it was. Provident issued a statement showing the next months payment had been made which caused my bank to not make the next payment. I received a notice of a late payment. I immediately made the payment and called to request the late payment removed. I was bluntly told no, and that they would not be removing the late charge in spite of the previous mistake they had made in applying the principal payment. They basically told me to kick rocks. read more

Had my mortgage with this company. During refi we agreed on rates for a rate lock. I made it very clear the rates and terms for my lock. Once final paperwork was received, the terms and rates had gone up. Broker says it was because the rates changed overnight and because he locked it in there is nothing more he can do. I said shouldn't I have been told the rates changed BEFORE he locked it in, so that I could have made the decision to lock or not? My question was totally ignored read more

I have been a customer for over 4 years. I have always paid on time. This past year I also prepaid a large portion. There is more equity than debt for my house. In short, I have been a good customer. My main complaint is I have never been late and always pay on time and within the 15day window. This week I was one 2 days late and they charged me over 62.00 for a late charge. When I called and explained I had cancer surgery in June and have been waiting for over 90 days for the hospital to reimburse me for my cash overpayment-and as soon as I deposited that check I paid immediately. I was told that, and any reason is non-negotiable because they have to pay their investors. Literally that is what I was told. There is no option to waive a late fee-because of Provident fiduciary responsibility to shareholders and investors. If it were possible, I would cancel my contract with them and transfer to another company. Additionally, they have continually shorted my escrow now for duration of my loan. So, the original mortgage contract I signed for a payment on my original loan has been more than 200.00 per month since Provident assumed my loan coverage. How often does one sign a contract for a payment plan and then have to pay more every month than what you legally agreed to and signed a contract for? As a business owner myself, and a human, if a person explained they had a life threatening medical expense due to cancer surgery and then that person had to with 3 months and fight with the hospital to get a refund for almost 9K in cash prepayment-and once I did and it was deposited, I paid in less than 24-36 hours, you could, if you wanted to, waive that fee. You chose to ignore ones medical hardship request despite always being on time and paying. If I had a choice, I would not use them and I would not recommend an organization like this. I spoke to two individuals, a rep and then a supervisor. Sad, to treat customers with such a lack of empathy and understanding. I DO NOT RECOMMEND ANY COMPANY THAT WILL NOT WORK WITH SOMEONE WHO EXPLAINED I WAS LESS THAN TWO DAYS LATE DUE TO HAVING TO PAY FOR CANCER TREATMENT AND SURGERY(and all those medical bills). read more

Today, December 2nd, 2025, I attempted to obtain the loan balance on my account. I was told to state information that is not intended for identification purposes. Ty, the manager, did not offer any alternative and stated he would not help. I stated I would provide any other information i.e. date of birth, mother's maiden name or other identifying information, however he stated he could not help and promptly indicated he could not help. It's amazing that with all the technology, Provident Funding will not offer an alternative to identify a long standing customer. I did not have these issues before, and was always given the loan balance, which is concerning. read more

I called customer service today to ask for a monthly statement. They told me if I use a coupon book and mail in my mortgage payment I can't receive a monthly statement. They said it's one or the other. That is an insane policy and seems illegal. I should be able to mail in my mortgage payment and get a monthly statement after making payment. Be careful... My mortgage was just transferred to them. I completed the required steps and opted for automatic WD. BE VERY CAREFUL: -I copy and pasted my routing number in and it changed the numbers. I corrected it. -I copy and pasted my account number in and it didnt have a feature to allow me to see what was pasted. I made the mistake of trusting it. A few days pass and I realized my payment wasn't debited and then I got an email saying the routing number was entered incorrectly and they were charging me $25. Turns out the routing number was correct but the account number had been changed just as the routing number was but I couldn't see it. I called in to correct the issue and ask for the $25 fee to be reversed. They said no. I asked for a supervisor and after 15 minutes was hung up on. I then submitted a ticket and did get a call the next day but the result was the same. Bottom line, their software stinks and is not up to any standard of a company that you would want to trust with your mortgage. BE VERY CAREFUL when working with this company. It is very clear that they are more interested in collecting fees. read more

I'm sorry to read about the negative experiences that others have had. I've always had great experience w/Provident. On two occasions I accidentally paid $2 less that what I owed, and while their computer understandably considered this "payment in full not made," it only took one phone call to explain the situation and everything got ironed out by a very pleasant call center person ("Cliff"). One of the fixes even involved having Provident re-run last year's mortgage interest statement, which has to be a lot of work for my $2 error. I've found that when there's a hiccup in a large corporate system, if I call in politely, willing to accept blame, expressing appreciation for anything they can do, the results are always better than storming in with guns blazing. The call center people are humans, and we all respond better to politeness than anger. I will add that I originated my loan with another lender, which then sold it to Provident. I'm always a little nervous when one of my loans gets sold, but Provident handled it seamlessly. read more

If I could provide less than one star I would. Underwriting is very difficult to work with. With a score in the 800's and a stable income with a nationwide company they still put me through an invasive application process. Then they denied me due to marital status. If you apply for a mortgage with this lender, be prepared for excessive scrutiny of your life. They say they are a Christian company. read more

I was notified by email at 5:59 pm on May 1 that my mortgage was transferred to this company. The email stated that I had until May 2 to register my account and sign up for automatic payments but a "welcome letter" would be arriving in a few weeks. Upon getting on the website (NOT the way I was planning on spending my evening) it was clear that if payment was not made by the 5th, there would be a hefty fine (not to mention credit score effect). That welcome letter most likely will not come before the 5th! My point is that if I were elderly, had not checked my email, or was out of the country, I would be too late to make my payment that is due on the 5th. VERY POORLY DONE! AND I HAVE NO CHOICE OR CONTROL IN THIS TRANSACTION. After reading the reviews, I am even more upset with this "company." RUN if you can. read more

I have an adjustable rate mortgage that has adjusted upward steadily, which is not surprising, given the Fed's steady rate hikes to lower inflation caused by record money printing. But greedy Provident Funding just raised my rate again after the Fed lowered rates but 50 points. Nothing I can do but accelerate my payoff and complain publicly, so that's what I'm doing. read more

Ty the "supervisor" was incapable of making a $25 decision to promote good customer service for a long term on time paying customer. I rarely take the time to leave a review, but Ty Petersen, Employee ID #4606, a Customer Supervisor earned this 1-star rating. Provident Funding purchased the book of loans from Fidelity Bank. I set up new auto payments through my bank. The most recent payment was not received by Provident Funding. I spoke with Ty and explained the check must have been lost in the mail, that I fixed the problem going forward by cutting out the bank and setting up direct autopay through Provident funding, and asked my $29 late charge to be waived. I offered to email proof the check was sent. Ty confirmed he had the authority to waive the $29 late fee, but wasn't going to. I explained I had never missed a payment. I hope Ty Petersen's boss helps him understand what it means to be a penny wise, pound foolish. I would highly recommend finding another institution for your business. read more

This company took over my mortgage from Liberty Bank. The experience has been nothing but negative. My mortgage payment went up 10% per month for them to get an "escrow buffer" from me because they "like to have the buffer just in case". You know who needs a buffer? EVERYDAY PEOPLE, not Provident Funding, a 1.2 Billion dollar corporation. Liberty didn't need this, why does Provident? On the plus side though their phone support customer service agent Mike was well informed, articulate, and understanding. I give Mike a shining gold star, so this company gets 1 overall. read more

Refinance costs were almost $10k and not disclosed until the final signing. I recently sold my house and paid off the loan and then still took $3,650 from my escrow account for lender forcezed hazard insurance. This was not disclosed to me until after the fact and was conviently the exact amount t I had in escrow. I have paid the loan of and still recieve phone calls and emails about purchasing other products or referring friends and family. BEWARE! Worked with another lender for my new mortgage and it was a completely different experience. Also, the mortgage reps on their customer service line are clueless and unable to answer basic questions about your loan or refinancing. YOU HAVE BEEN WARNED!! read more

Most people who write negative reviews are just angry about something that happened to them which didn't go the way they wanted. As a Yelp Elite, I prefer writing good reviews. Unfortunately I had the worst customer experience than I've had in years. As per another review about Provident's autopay issues, I had the same thing. I've been with Provident for over 10 years with 2 different homes. Somehow they refuse to admit they had any issues with their system. It could be that I was going to refinance at a lower rate with them and then decided not to. They needed to find a way to capture some extra money. A bank account which I haven't had in 3 years was put back as my primary without my knowledge. Therefore when the autopay was to happen, there was no payment. They charged me multiple fees for their error and adamantly refused to acknowledge any wrongdoing. They even encouraged me to file a complaint and write negative reviews. Who does that? They insist that no matter what, they're not going to reverse the charges even though I've never made a late payment in the 10+ years of doing business with them. By far they are the worst mortgage company that I've ever worked with in over 35 years of home ownership. Try to find a positive review for them anywhere. Our loan was requested on 7-30-21 with the online refi-application as an existing customer. We signed the loan papers for closing on 8-12-21, funded 8-18-21. No upfront costs for appraisal, waived as a current customer. I helped speed things along by sending the required information just a quickly as it was received. Having your documents ready and available. The credits paid all the closing costs for a no cost refinance. Everyone was fast with requests, responses, and communication was good. No hiccups along the way. I would recommend this lender. Be prepared with your documents and you can make it smooth sailing too. read more

My God. How are these people not in jail? As others reviewers have mentioned: "This company is fraudulent" "Crooks !!" They hold my current note acquired from my original lender. So - I figure I'll deal with them because I'm already a customer. Promises of a big cash out re-fi. But - had to pay $600 for an immediate appraisal for things to proceed. Big pressure applied. BEFORE confirmation of qualification. Super fishy - never ran into this. But hey - I'm already a customer. After the appraisal - no further verbal communication with my "loan officer". No response to emails. No way to call - unending hold. However - reams of statements and documents required thru their portal. Same docs over and over again - I already sent them! Then crazy stuff like "tell us about the house you recently purchased in Lafayette". What house? I own a house in Lafayette? They dragged this stuff out till the lock expired then got a letter saying I don't qualify. One reason was that I didn't disclose my auto loan. I have no auto loan - duh. Obviously this is just a scam to get the $600 upfront. Don't be a victim of fraud. Stay away from these people. read more

Horrible lender. First time after multiple mortgages I've had where you've missed a payment for a few days due to human error and lender refuses to wave an $87 late fee. Ps- I am a customer blessed to always be able to make payments early or on time, so this was no joke first offense due to a mistake. Not believing they were doing this for real, requested to speak to a manager, Dayton Rothrock, came on the line and stated that that was the contract you signed. This is by far the worst mortgage lender, the worst underwriting, the most time consuming process I have ever applied for a mortgage with. I have had over 20 mortgages in the last 10 years including multiple refinances. They had over 60 requests for various documentation and each document provided would result in more requests. Some of the requests are so stupid that you question if this company is even trustworthy enough to provide information to. Terrible. I wish I had never applied for a loan with this company. Here's the deal. With the Covid-19 pandemic, Provident Funding is helping its customers by offering up to 6 month forbearance on mortgages. HOWEVER, after the 6 months Provident will bill you for the FULL amount of the months missed. Lets assume you have a $2000 mortgage and you cannot pay it for 6 months because you are laid off from work due to Covid-19. After the 6 months you return to work only to find a $12,000 bill from Provident. How does this help? read more

They never communicate via phone, or zero responses to their emails. No appointments are scheduled. Once I made a late payment just over a day from the due date. I had great stress from work, environmental and refinancing hassle. I have never made a late payment in my life. I have an excellent credit score. I made a humble request to waive off my late fee, you know what? the customer service agents are so rude and they never bothered to show little empathy. This company is NOT customer friendly. Horrid customer service. My home refi process was the most miserable financial process I've ever endured. Provident's unspoken message was "we'll be happy to help you as long as you do 95% of the work." In exchange for being a great potential client to Provident, you'll be "rewarded" with a barrage of do-it-yourself deadline-driven cyberhurdles. I learned too late that the 11th-hour hurdle that Patryk S. (California mortgage consultant) threw my way didn't even need to be completed by me--it was actually Provident's responsibility. When I finally spoke to Patryk's supervisor (NOT easy to reach) he told me nothing could be done to even try to repair customer satisfaction, as they'd met their obligation by closing the loan on time. Hindsight tells me that it's better to pay a slightly higher interest rate elsewhere in order to be treated with human kindness. read more
