Long version: My fiancé and I were looking for homes on the Westside and had spent 3 months by ourselves looking at open houses. We were ready to find an agent to work with us. After a bumpy experience with an agent who sold my NorCal home (project management was not his strength, and he wasn't detail-oriented at all), I resolved we needed to find a great real estate agent for our home purchase in SoCal. We we ended up phone screening 3 agents and also interviewed them in person, each for 1-2 hours. JD really stood out - from our conversations with him it was clear he knew the area well, was extremely detail-oriented and wasn't bothered at all by our numerous detailed questions, and he made it clear he was responsive and available a lot of the time, including after normal work hours. That was huge for us as we both work full time so we needed someone who could work with us in the evenings. We are so so glad we went with JD. He was extremely patient and responsive throughout the time we worked with him. He emailed us listings immediately after we signed the contract with him and we picked out 4-5 homes to check out during open houses on the next Sunday. Unexpectedly, we fell in love with one right away (after seeing homes for 3 months we knew what we wanted right away). The next day, Monday, JD was extremely patient as my fiancé and I debated if we wanted to put an offer down and if so, how soon - we were waiting on the sale of the other home to get the funds we needed. He gave us great advice and that we shouldn't be scared to put an offer down if it truly felt like the one, and we might as well try so we have no regrets, even with a contingent offer. Just a note about contingent offers - it's nearly impossible to get a contingent offer accepted in the current LA home market (we were warned of this by the multiple agents we interviewed when we mentioned we had to wait on a sale to get funds). That night at 9pm after we had some time to talk through the decision with our families, we made our decision to go ahead. JD patiently made himself available, and we worked on the contingent offer and got it out right around midnight. (THANK YOU JD FOR BEING SO FLEXIBLE WITH YOUR TIME!!). JD helped us navigate the offer process really well and even though two other higher offers came in, the seller took ours! Part of that was thanks to JD's stellar reputation in the housing market here - the listing agent had had a great experience with JD previously and knew he brought good clients who would make the sale as hassle-free as possible. So, the lesson here is go with a reputable agent that other agents in the area know and will want to work with. JD is one of those :) Throughout all steps of the process JD was clear in telling us what we could expect/what was coming next and extremely responsive (typical email response time was immediate to within a few hours). Would highly recommend JD and we plan to work with him again if we have further LA real estate needs in the future!

Since I am staying in a decent place that is 7 minutes (including traffic + traffic light) away from work right now, I am really not trying too hard to look for a place. From my random desire to get a one bedroom and expanded the scope to a 2 bedroom, JD made sure every place we see has parking spot ( Josie's #2 Priority), nice bathroom, awesome closet... and most importantly located within 10 minutes away from my work!!!! We loved the place and everything seemed fine at first. My husband and I agreed to put in an application. This is where things took a major turn. Lorraine demanded documentation that is far above and beyond what any property management would ever ask for. My husband and I own property, and she demanded for us to send her our tenants confidential information. I looped in my property manager, who is a licensed broker, and she refused to accept anything other than what SHE wanted to accept by putting the burden on "upper management." There is no upper management, she just says this to get what she wants. Not legal. She also demanded the deposit to be paid via Venmo. Why Venmo? So shady. However, I loved the place and reluctantly sent it via Zelle. When it came to getting a receipt, she all the sudden needed to go to the dentist and couldn't send it. So at this point she has all of our info, personal docs, and $2,900 of our money and we have nothing. Just text messages and a prayer. The following day we are wondering why she hadn't received a verification of employment through my husband's employer yet. Well, we found out she didn't know how to download a PDF and didn't know what an Authorization to Release information form was. This is required for employers to provide employment information. She was so quick to invasively take our money, personal information, sensitive documentation, but is not professional enough to attach the necessary form? Then try to blame the employer? We have this ALL documented. We even got my husband's supervisor involved to prove Lorraine was at fault. ALL IN EMAIL! Furthermore, Lorraine had APPROVED our application with a higher deposit (lower credit score than 700), but after one week of back and forth stress and threats of losing our deposit (over her incompetence), I did some research, and I started to ask her questions. Who's the owner of Hermosa PM? What's your broker license? Who do YOU report to? How do you not know how to attach a PDF document? Why do you text only and not send anything by email? Why do you only use Venmo? She instantly refunded our deposit and wished us luck on our home search. Wow! I must have struck a nerve and was onto her scheme because she didn't like being asked any questions. Lorraine considers herself just a property manager of Hermosa Property Manager but does not know a thing about legalities and running a property management business. There is no broker license on the website. No official forms. Everything is done by phone call or text, but demands every personal document that could transition into identify theft. I have begun the process of reporting her to Urban Housing and Development and working with legal counsel because she discriminated against us by denying our application due to her incompetence and shady business. Not to mention, our personal information is now being intensely monitored because of how shady Lorraine is. Do not give her your personal information, there's something NOT right here. Let our experience deter you from renting from Hermosa Property Management, an untrustworthy entity. We see clearly now Lorraine is gone.
