Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

UPDATE: 07/11/26…read more PILAR started charging bogus RUBS electricity fees to my rent... crazier part is that this fee wasn't being charged to every tenant.. ( I asked a few of my neighbors) after I kept telling her they had no right to be charging the lobby electricity due to the fact they raised my rent ( even though my apartment floor is falling apart amd havent changed anything) she would just give me bogus answers about what my old contract said... I told her many times that those charges were ilegal... she just threatened me she would ask their attorney... as that would scare me... well I told her I would report her to HUD... guess what.. I WAS RIGHT!!! HUD agent made her refund me all they charged me for the BOGUS RUBS fee and to stop charging... in retaliation .. she sent me a 3 days notice to pay my rent or quit... ( ive paid my rent late before and never was threatened with no EMAILS) I do pay my late fees but after HUD agent proved me right... same week she sent those two emails with dates changed on both and mailed one... ( which again is ilegal as per HUD, on a controlled property unless tenant owes more than what the property is valued which mine is 1800 , my rent is 1400.56... she should HAVE NOT sent them..) but again she doesnt care about breaking the law... then she started accusing me of having my dogs illegally as I paid only the deposit for 1.. when they took over my apartment building, I specifically told her my two new dogs were therapy dogs, 1 is even going threw ADA training and sent her the letter by my psychiatrist... which she lost... so she couldn't get me though that so started harassing me about my dogs barking all day... I have the texts to prove this as well.... I asked my neighbors.. which they did says they sometimes did bark but not all day like PILAR was accusing me... I have lived on my apartment for 6 years and NEVER NEVER had issues until this nasty ass property manager took over... now I even had to put a ring doorbell on my door and a camera inside my apartment to see if it was true my dogs bark so much like she accused me off.... and again I was right... I have video proof of weeks of my dogs being calm... Now this month of july... I am paying my rent late again ( personal sruff going on so I do NOT mind paying late fees) she again sent me the 3 day notice to pay or to leave my apartment... SHE DOES NOT CARE ABOUT FOLLOWING LAWS OR FIXING STUFF... If YOU LIVE ON A PROPERTY MAMAGED BY THIS AWFUL PROPERTY MANAGEMENT... CHECK YOUR RENT FEES... This property management company has been one of the most unprofessional and stressful companies my mother has ever dealt with. The conditions of this property have continued to decline because management allows disrespectful and disruptive tenants to move in without addressing the problems they bring to the community. The building has ongoing pest issues, including fleas which have made living conditions unbearable and sent my mother to the hospital. When my mother brought this issue up to Charu Badhwar and Beatrice Williams and inquired if the unit had been exterminated, the only thing Charu suggested was to get flea spray from the store. My mother had to go to the hospital due to this issue they were very unprofessional and rude. ( we do not have any pets nor have had any) My mother has experienced multiple serious issues while living here. She was verbally assaulted on the property, and despite several attempts to ask management to intervene and speak with the tenant responsible, her concerns were repeatedly ignored. No resident should feel unsafe or unheard in their own home, especially when management is fully aware of the situation. To make matters worse, management is extremely slow when it comes to maintenance and security concerns. The mailboxes were broken into, and instead of acting urgently, they took months to properly address the issue. During that time, my mother was unable to reliably receive important mail. This level of negligence is unacceptable. The noise issues are also out of control. Tenants on the upper floors are allowed to stomp, jump, and create constant disturbances at all hours without consequence, making it nearly impossible for downstairs residents to live peacefully. Management does nothing to enforce basic respect or community standards. What is most disturbing is that this company has also ignored incidents involving verbal harassment toward individuals with special needs. Allowing this kind of behavior to continue unchecked speaks volumes about the lack of care, compassion, and professionalism within this management company. Overall, this company has caused my mother an incredible amount of emotional stress, frustration, and anxiety.
