He understands more than you would think of the people he rents to without letting it on, but this is an advantage because he filters people well when moving in- aka drugs addicts which LA seems to be rife with and they hide it very well. With his stewardship I never feared new tenants, and repairs were done within the necessary time frames. He was reasonable, accommodating, and a genuinely nice guy. He was never too in anyones business, or too in the way, while always being a consistent presence. I noticed a review to this effect: "I would have to agree I have attempted to lease a rental a few times as a Single Mom with a school age child and he is incredibly unresponsive --" I would like to note I am fairly certain I was the tenant rented to. I had inquired one day prior than the two others who came (two other women, and I distinctly remember the name plus the dates align) I was actually the first woman, yes single woman, to apply. Yes, later he found out my boyfriend would be moving in but not when I applied, called, and emailed. I called and made all arrangements. I left a voicemail as a woman and he called me back within 45 minutes. He asked me to wait so that he could get a larger group to show and then two others joined the next day. Both other women who arrived did not put in applications that day. I did so as soon as I left the apartment and got the background check done within 45 minutes. I was not discriminated against, I really think this is a misunderstanding, and a case of "early bird gets the worm." I don't know how the person commenting would even begin to know who was first come first serve, or who got it based on what, or how many showings it had. I know I waited for a group and he had other showings too. I had no issue calling as a single woman and chatting with JP. I would like to note I have really never had a better manager in Los Angeles. I just explored these reviews because I wanted to highlight him since I am so happy with him.

I recently had to suddenly move from one of their properties (at 27 Eastwind in marina Del rey)…read morebecause of a mold issue caused by a leak in the wall of my bathroom that they did not properly fix. When I moved in there was a bubble in the wall from previous rain damage, and they simply just patched the wall and did not fix the source of the leak, leading to mold growth from recent rains. I had to throw out countless shoes and clothing, as well as towels, my dresser, my bed and mattress, my printer, two of my most expensive bags, and various other items because they were covered in mold. I moved 4 days after discovering it because of how horrifically it had spread. I alerted them on a Thursday (when I found the mold) and didn't hear back from them until Monday, at which time Luis was simply only concerned with doing an inspection of the apt since I said I was moving out, and wouldn't acknowledge the mold at all. While they have been seemingly accommodating about my breaking my lease a month early, they have been less than sympathetic about how much money I've had to spend to replace everything I've lost. I've spent $4k moving and replacing everything. I haven't involved a lawyer, or gone after them for damages for my things, and also the rash I developed and had to treat medically. I've wanted to make this as non confrontational as possible, and they've taken advantage of that and been slow to respond except to request I do them more favors in my move out process while not at all acknowledging or having compassion on my situation. They are saying they are going to send a "final statement" with my deposit in 3 weeks even though I have pleaded with them to please expedite the process. Zero compassion. Zero accountability. I do NOT recommend this company. They do absolute bare minimum, and do not care about tenants. Oh and my heater never worked in my apartment for the 11mos I was there. No good.

In regards to 7215 Willoughby, I've now lived here over a year and could not be happier. The coronavirus pandemic make me especially grateful to have a safe, well-maintained place to #StayHome. I've survived numerous horror-story worthy apartments throughout my years in Los Angeles (see Elit Property Management review) and can't imagine staying quarantined in any of those. No bedbugs here, no cockroaches, no ceiling plaster randomly falling throughout the day, no cracks in walls, no noisy neighbors, and no crappy nor delayed repairs. Hallelujah is not a strong enough rejoice, but it's the first word that comes to mind. Drex, who is the Hagrid/Dumbledore of our vintage-style Hogwarts, lives onsite and is both helpful and prompt when it comes to repairs (which are rare, unlike in other rundown apartments I've lived). He actually called all tenants earlier this month just to make sure everyone is okay. Hurray for actual human beings. It's just as important to review amazing businesses as it is atrocious ones, and this WeHo gem deserves recognition. Five stars for making this the ideal lockdown location.

If you ever want to pay someone $675 for a poorly researched, badly written and factually…read moreinaccurate home appraisal, then this is your company! If you're lucky, you might even get a passive-aggressive letter from the owner after you politely respond to the appraisal with a list of errors that were made in the report! Owned by Netra Lauderdale (a top candidate for the most incompetent home appraiser in the state of California), this company has expertly proven that they do not have the slightest clue about the real estate market in the territories they cover. In the Fall of 2012, my wife and I were purchasing a triplex in Burbank and Netra's company was selected by our bank to perform the appraisal. Considering that we had made an offer to buy the property for well under the going rate of triplexes in the area, we felt very confident that AmerAppraisals would be capable of studying the area and accurately pricing the property for well over our offer price based on other similar Burbank sales. How wrong we were. When Netra's report came in, we were shocked to find that she had somehow appraised the house at over 20% below the true market value! Of course we understood that it's natural for an appraiser to come in a little off of what's expected, but for the difference to be this extreme we immediately knew something must be wrong. How could she have missed the mark THIS badly, we wondered? It was quite simple, actually. To start, of the five comparable properties Netra chose, four of them were so far from similar to ours that we were immediately laughing as we read the report. It was at that moment that we knew we were dealing with someone who hadn't a single clue how the Burbank housing market worked, and clearly could not be bothered taking a break from her incompetent existence to do any research. Of the four (in)comparable properties she chose, two were far north of ours and saddled up right next to the Burbank airport, while the other two were not even in Burbank but the neighboring city of North Hollywood! For those unfamiliar with the area, North Hollywood is a rent controlled dump that is in no way comparable to the city of Burbank or its surrounding area. But, because she was just most likely not interested in doing her job and chose to just rush through the report, Netra actually specifies in the appraisal that the NoHo properties are NOT rent controlled, and even continues on to explain why they are great properties to use as comparables! More laughing. As for the fifth property, much like the other two Burbank properties, it one was far, far north of ours and located right alongside the I-5 (hello freeway noise). If Netra had even taken a moment to study the city of Burbank, she would have realized that the most valuable properties are in the southern part of the city and homes begin to lose value as you travel north. But, because she is terrible at her job and clearly phoning in the work people are paying her their hard earned money to perform, she did not do this research and instead decided to try and take our money and run. Unfortunately for Netra, she did not cover her lazy tracks well enough and provided plenty of evidence for our bank to review before issuing us a chargeback of the $675 fee she tried to steal from us. Better luck next time, AmerAppraisals! Also, shortly after receiving the news that AmerAppraisals had failed, our bank agreed with us that a new appraisal was in order. We quickly hired another company to perform the work and, to nobody's surprise, this time the appraisal came in much higher and more true to the real market value of the home. Crisis averted, lesson learned. Never again AmerAppraisals!

It's overpriced, the landscaping was done when we first moved in. Now it's not done at all. The place is old. When something breaks uou have to put in a work order for everything and sometimes it takes weeks to fix. The best thing is that there are cars parked there from when we moved in 3 years ago, yet never towed. But she managed to tow ours? These apartments used to be the best deal in town not worth $1199 for a two bedroom. I clearly don't recommend. You can get a much better deal with a pool in Laughlin then here.

The message made it pretty clear she didn't think it was worth her time to show me the unit. Showing apartments is literally the job of a leasing manager and to dismiss a scheduled applicant with a last-minute heads-up like that is just poor practice. I had set aside time in my day for this, and the lack of notice or professionalism was frustrating. First impressions say a lot, and this one wasn't great. If this is how prospective tenants are treated before even signing a lease, I'd think twice before renting here.
