When I took possession of the property there was a man waiting in the driveway to tell me that he has of easement across the property to an adjacent lake. When I called Gullet Title they would not respond back to me I have called many times over the last 10 months and Mr. Gullett just has a receptionist to call me and tell me that he's too busy to look into the problem. Since then I've had several visits to my property by people say that they want access across buy property every time I call Gullett title they just ignore me. This company is a scam they do not do a title search they just pencil whip it and when you have problems they will not support you.

Well I have a company for you! Gullett Title in Palatka, FL was used for the sale of my father's property about 2 months ago. They were extremely slow at answering questions, and even with my realtor constantly calling they managed to ignore a survey deadline for 11 days and almost caused the closing not to happen. The contract had to be amended to delay the closing date due to several delays made by the title company including the previously mentioned survey and confirmation of the binder receipt. To add to the mess, the buyer's remaining payment wasn't confirmed received until literally the hour of closing, at no fault of the buyer.    Fast forward just under 2 months and to the sale of my own property. We did not want to use Gullett Title in Palatka, but it was my buyer's first choice. My sale was supposed to turn around in a couple weeks. 1 week in, no binder was submitted by my buyer and after the fact  we found out the instructions for that process were not even emailed to the buyer until the day before the binder was due. Even then, my buyer never received those instructions. Gullett also never gave us a closing date. Because of their delay I almost lost my property deal twice. Thankfully my realtor switched title companies around lunch time on a FRIDAY (literally the day after hurricane Ian had come through) and by the end of that day I not only had a closing date, but the binder had also been received from the buyer. Also, just after I'd dropped Gullett Title in favor of a much more reliable company, my father received a call from his buyers, who had used a remote notary for closing, saying they never received ANYTHING from Gullett Title once my father had signed the papers. The closing on his property was over almost 1 1/2 months prior!  When my realtor contacted Gullett Title and spoke with the woman who facilitated my father's sales transaction, the Gullett Title representative acted as though she knew nothing about several parts of the transaction. As of the time of this writing the results of this issue are not known, but Gullett Title has continued to drop the ball on a sale that happened over a month ago and again on my own sale now. If you even hear the name Gullett Title in Palatka, FL don't walk, RUN AWAY as fast as you can!!!!!

    We found a Destiny Brand manufactured home with Lake's Housing Center that appealed to us…read more Robert Lake was our salesman. He was rather attentive right up until he was paid, and then it was very difficult to reach him for any reason except in the case of an upgrade request, then he was immediately available. Our home was installed by the crew he hired for installations. They were competent and did a good job of getting the home down our long wooded driveway and into place. During the installation the installation crew removed a box of siding from the house, and several loose panels as well, and loaded them onto their truck. When we asked why, they said that the extra siding was for another job. It was clear that they were very uncomfortable with the question and their answer. We also asked them about the holes in the siding that were left from the shipping boards, and we were told it would be a good idea to silicone them. When we had warranty work done by the home manufacturer, Destiny Homes, we found out that the extra siding was part of what we had bought with our manufactured home. Some of it was supposed to be used by the installation crew to replace the siding that was pierced by shipping boards that go on the home to keep the siding from blowing off on the road trip from the factory. None of that was done, and to this day, we are still waiting for the factory to send and install the stolen siding. We called Robert Lake about the missing siding. He did not address the theft, asked what we needed the extra siding for, and said he would supply any siding we needed. He has not sent anyone over with siding to replace the pierced pieces. Finally, during the sales negotiations for the home, we turned down several upgrades, and accepted some others. The upgrade we would have accepted in a hot minute, had it been offered, house wrap between the OSB and the siding, was not offered. Our home has vinyl siding over naked OSB. The life and durability against wind and moisture is greatly decreased by this omission. We asked the Destiny factory about why the OSB wasn't wrapped, and we were told it was an available upgrade from the factory. While I think a Destiny home is a pretty good product, I absolutely can not recommend Lake's Housing.

To clarify, my mobile home is not a "70s model", does not have any sagging interior walls or a weak floor structure. To clarify, at no time did any owner ever express an interest or suggest an appointment to visit my home and inspect the job site. Never. After Steve G's second visit, he stated there was nothing further he could do. I did not see any benefit of having Steve G to my home for a third visit. On the contrary, if anything, the risk of further damage to my home far outweighed any possible benefit. However, if any owner would like to schedule an appointment, please feel free to call me to make arrangements.
