I'm a contractor and truly appreciate working with a high-level professional inspector. Residential projects are now part of my past but a part of me remains skeptical of inspectors until I'm convinced otherwise. Charles has met and exceeded all expectations in his role as home inspector of a house we are purchasing from out of state. His communications have been timely, detailed, and clear. He was always open to discussion about our general concerns or questions. What's more, his reports were presented in a detailed, interactive format that was easily navigated and provided the creation of a repairs list (including many pictures taken during the inspection) to share with other parties in the purchase. His fair and comprehensive assessment of the conditions on the property and the ease with which his reports could be reviewed resulted in a smooth and more secure purchase process with no opposition from the sellers (including the repair request) or concerns from either agent. Lastly, the service included multiple inspection reports - sometimes required by insurance companies - and a lengthy phone discussion about the findings. His fee, especially when considering all that he offers, is a great deal.

If you want someone who focuses on the big spend items…read moreand goes out of their way to give you an accurate picture of home condition before you buy DO NOT CHOOSE this company. My inspector missed major defects that were not cosmetic in nature and had I known about these issues I would have either negotiated for a better price or walked away. Some were serious safety issue. Half of my outlets do not work. There was no furniture in the house yet he noted furniture blocking outlets from being tested. He said he couldn't inspect the dryer vent because of cabinets blocking that did not exist. He said the AC worked but did not seem to check the temperature at the registers and completely ignores visible mold on the registers and around the air handler. It was either incompetence or willful blindness but even if an inspection is visual only he chose to ignore major red flags. He only seemed to view things thru the lense of Oh that's cosmetic. Sure the well works at the well spicket but the aerator tank doesn't refill at all should when the house water comes out of the tap green. Sure the bathtub turns on but you missed a giant crack On the bottom of the tub causing wood rot. Sure the toilet flushes but you missed the discoloration on the shoe molding indicating a water leak. In 1 week of being here I've had to replace the entire A/C, do mold remediation replace multiple water system parts, repair an active leak in the wall, hire an electrician and hire someone to clean the dryer duct that was completely blocked from the wall all the way to the roof vent. His inspection report says there is no sprinkler system yet the system is right next to the house water system. I will add more photos and videos If needed. He sent me multiple links to review him but it said the links had already been used by someone else so he probably gave himself an excellent review!
