We purchased this home in 2019 for my brother. In 2021, my brother had to move out of state, and we decided to keep the house, and rent it out as an investment property. This company has completely destroyed our home. In THREE years, we have had no less than FOUR evictions. After reading through the reviews, I see that they require a portal to pay rent, and that portal rarely functions...hence the constant evictions. This house is in a nice neighborhood, and every single time they have evicted a tenant, we have had "squatters" more or less move in and destroy this house. We are then billed for THOUSANDS of dollars to repair walls, fix/clean/replace carpets, etc. THIS MANAGEMENT AGENCY WILL NOT VALUE OR CARE FOR YOUR PROPERTY. They literally do not care about the owners of their home nor apparently their tenants. I read one review below where the young lady mentioned the home owners coming by to look. I 100% understand WHY, and can and will tell you!!! Because the owners of the houses are also getting scammed!!! We are being fined by the HOA constantly because this management company is not maintaining the properties! We have also gone by our property to see WTF is going on. When you rent out your investment property, you understand that you are going to get an occasional eviction, but this many evictions in such a short amount of time is complete and total NONSENSE! We were notified in late February that they had approved and moved in new tenants. TODAY, April 12th, we just received notification that they are starting ANOTHER eviction process. To EVERYONE looking for rental property, LOOK ELSEWHERE. This place is not legit. They are shady, and if this is how they treat the properties they are maintaining and the owners of those properties...they don't give a crap about you, as a renter. To anyone who may be considering using this management company to manage your rental - DO NOT EVEN TNINK ABOUT IT!!! They have completely devalued our investment property, and they have charged us, the OWNERS OF THAT PROPERTY, thousands and thousands and thousands (we're talking about $20K+) of dollars to do so (and it seems they are doing their same to our tenants!!!) You'd be better served to rent a crane and a wrecking ball and just destroy your own investment. Or, simply pile your money up, toss a match on it, and warm your hands by the fire. There is NOTNING legitimate about this agency. Honestly, I would bet that even "Michael's" picture is fraudulent and fake. If I could rate this company with negative stars, best believe, I would do just that. READ THESE ONE STAR REVIEWS!!!!! READ THEM YALL!!! DO NOT USE THIS COMPANY TO MANAGE YOUR INVESTMENT OR TO RENT YOU A PROPERTY. When the ONLY positive reviews a place has is from their "employees", that says A LOT. What's even worse is that even some of the fake employee reviews can't even give this grimy company a five star review. RIDICULOUS!! With her help, we got the house repaired, updated, painted and listed in half the time we expected. Two signed offers above listing in the first weekend, even after she suggested we up the listing price $25K above a typical cut-off buyer searching amount. My brother lives in TX and I'm almost 4 hours away in AL from our mother's home. When she finally decided to move, it was sudden and she wanted to sell the house as quickly as possible. We expected it would take us till about July 4th to tackle the stuffed house, replace carpet, repaint walls, and make repairs. Alicia to the rescue! She was worth every single penny of her commission. She recommended contractors and facilitated repairs, arriving to let workers in, and locking up afterwards. She assured us we could and should target Memorial Weekend, instead...a month earlier. It would simply not have happened without her. We had two signed contracts before the holiday was over. The second was a backup couple, both above listing offers. And thank goodness she did so, as the first couple ended up dropping out after a few weeks. We closed yesterday...June 21. Two weeks before we originally thought we could get it listed. Alicia was extremely communicative and responsive, using Txts for timeliness and email for official documents. She confidently provided sage advice and recommendations whenever we felt in unknown territory. She handled 'remote signatures' and offers to pick up mother for signing. And, she handled some of our most critical time events, we found out later, from Colorado while on vaca, without any indication of impacting her time or lack of availability. Money already in mom's account. Cha Ching! THANK YOU ALICIA!!!

    Steer clear. Buyer beware…read more I can't stress this enough. Berkshire Hathaway is out to make a dime at anyone's expense - in my opinion and within my experience. Tom Faust has continued to rush my wife and I to the finish line of our house buying without having our best interests in mind. We trusted him to have our best interest in mind and we thought our discussions would be represented within the contract, but they were not. We discussed the portions of our contract with our realtor, Tom, but our contracts never seemed to represent our discussions. Therefore, we signed without reading every small check marked box - reasonably thinking that Tom had accurately depicted the contract in our conversations. He slipped in minor details that benefitted him, without discussing the changes with us first. For example, he decided to select to give up our due diligence period in a contract amendment [pertaining to fixing items from the inspection by the seller] without discussing it with us first. He proceeded to tell us that the new contract amendment only had two changes, which included the repairs to our home, and there was zero discussion about him checking a small box stating we would entirely give up the duration of our due diligence period immediately upon signing the amendment. A reasonable person would not assume that signing a contract amendment to have some windows fixed would lead your real estate agent to select giving up the duration of your due diligence period, without ever discussing the due diligence period portion of this amendment. It was a small box that was not noticeable to my reading eye, nor would I ever guess that a real estate agent would do something so reckless without discussing. If my wife and I were still in our due diligence, and it would have not been wrongly taken away from us, we would have backed out because of our terrible experience with Berkshire Hathaway and Tom Faust. In addition, he broke our buyer brokerage agreement. The agreement states that he isn't allowed to discuss familial status, school systems, and anything that would negatively impact our determination of the house buying process. However, when we were looking at buying in Smyrna, Georgia, he told my wife and I: "If you repeat this, I will deny it because I'm not allowed to discuss the schools, BUT Smyrna has the worst school systems in the county, which will directly impact your resell value." My wife and I had been looking in Smyrna for over 6 months and this directly impacted our decision. Not only did he violate this fair housing law but he negatively put us in a situation that Berkshire Hathaway will not remedy. Berkshire Hathaway is truly the worst and we express this opinion and experience to help save others who are facing similar issues.

We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. Try renting from this company; you'll be glad you did.

The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.
