I'm writing this review from an OWNER who is having the agency MANAGE our rental. This place has no business handling owner rentals or renting the house out to tenants. We purchased this home in 2019 for my brother. In 2021, my brother had to move out of state, and we decided to keep the house, and rent it out as an investment property. This company has completely destroyed our home. In THREE years, we have had no less than FOUR evictions. After reading through the reviews, I see that they require a portal to pay rent, and that portal rarely functions...hence the constant evictions. This house is in a nice neighborhood, and every single time they have evicted a tenant, we have had "squatters" more or less move in and destroy this house. We are then billed for THOUSANDS of dollars to repair walls, fix/clean/replace carpets, etc. THIS MANAGEMENT AGENCY WILL NOT VALUE OR CARE FOR YOUR PROPERTY. They literally do not care about the owners of their home nor apparently their tenants. I read one review below where the young lady mentioned the home owners coming by to look. I 100% understand WHY, and can and will tell you!!! Because the owners of the houses are also getting scammed!!! We are being fined by the HOA constantly because this management company is not maintaining the properties! We have also gone by our property to see WTF is going on. When you rent out your investment property, you understand that you are going to get an occasional eviction, but this many evictions in such a short amount of time is complete and total NONSENSE! We were notified in late February that they had approved and moved in new tenants. TODAY, April 12th, we just received notification that they are starting ANOTHER eviction process. To EVERYONE looking for rental property, LOOK ELSEWHERE. This place is not legit. They are shady, and if this is how they treat the properties they are maintaining and the owners of those properties...they don't give a crap about you, as a renter. I used this company because we needed to rent a house, our business was taking off and we were'nt sure where we wanted to buy. East cobb is a safe neighborhood . The home was beautiful at first and then after a few weeks it started to fall apart.. The closet in the master bedroom fell apart, the chandelier in the living room was hanging on by a freaking rubber band, the carpet was tough and old , the AC took forever to start up, the toilets would constantly clog, the sink in the kitchen fell down (we called management to fix this not even 3 months into our lease, which they glued). a month into our lease the downstairs bathroom flooded so bad -- ruining pretty much of all the flooring on the first floor, and damaging some of our items. We thought we would get an apology letter or something, but no I had to reach out to these people letting them know that due to this inconvenience we were unable to run our business properly, and were not able to use the entire house they we were renting for $2000. For about two weeks we had contractors in our home ripping up floors, scaring our pets, making so much noise and disrupting our business. They came back with a proposal stating that we would get a rent abatement. We did pretty much after begging them, our electric bill went up sky high due to all the fans and air equipment they had us running none stop. I would not give this company a dime, they are shady as hell. Our rental property was on the corner, and the lady behind us was selling her home, she complained every day to the HOA that she could visibly see our grill, and trash cans (THEY WERE IN OUR BACKYARD). She called the HOA, and then proceeded to come over and smile in my face asking us If we could move the items to the side of the house. She even requested that the one woman next to us who's husband had recently died not even a month ago to fix her fence LOL, I cannot make this stuff up! saturday Michael called my phone with a nasty tone ( i still have the voicemail), yelling at my fiance and I stating that we were doing something wrong. I called him back (no answer), i sent emails letting him know that I dont tolerate the disrespect not as a paying tenants, not as a human and not by anyone. I felt like the racism was coming out from the home owner behind us and I expressed that to him, and he agreed. So I'll give him credit for that but the way he spoke to me that day , I never looked at him the same. I could'nt.... He came over to to view the property, he asked us if he could peak into our bedrooms (INVASION OF PRIVACY MUCH) I agreed, we have nothing to hide. His remark at the closing was that we need to hang up our clothes and put them in the closet, and unpack the boxes because it appeared we were not living here. LISTEN, I planned on staying here for 1 year ONLY! Half way into my lease I found a realtor and begin my home buying process, because I knew there was no way in hell I was going to keep living here. The entire company is just weird, The contractors they hire are there to spy on you, they come all up in your home and report back, the owners came by the house plenty of times, even while I was walking my dog, I waved to them and they acted as if they were just strolling. LOL it's the weirdest thing I ever encountered and this is not my first time renting a home. I believe they purposely mess up the online payment system so you can be late for payments I had one late payment due to their system being down. Their response? Come in and give us a check. I wasn't in town, so obviously I couldn't. and they were not very accommodating.; A system that you paid for to have your tenants pay their rent is down and this is your response? A joke! Advice to michael and beth .. Remember property owners make you money but tenants give you that money!! YTreat everyone fairly and have respect no matter age or race. We have absolutely NOTHING to discuss so don't bother sending me your phone number or email to discuss. I have worked in property management, with some of the top ranked companies in America. I have owned a home, rented a home, and rented an apartment. This experience with this management company has been by far THE WORST. Sad that I'm renting a home that likely has mold and mildew and I have 3 small children. The staff is the worst, from the president to the receptionist. There's been times I've gone without AC. I was warned by many about this company, they warn you to document everything because they will try to charge you for everything and place you at fault (this came from their own contractors & staff). Had I known then what I know now I would have never rented from this management company. Do thorough move in inspections because they do the bare minimum with their turns (flipping the unit before the next resident moves in). I currently have holes in my walls, active leaks, a broken yet running dishwasher, issues with plumbing that resulted in an extremely high water bill. Contractors told them I had a running toilet they took their time yet offered me no compensation for my water bill. Paint bleeding through from the previous residents paint job ( they charge you all of this money yet they use the cheapest flat paint on the walls, this is so they can charge renters for damage. And so they can do bare minimum touch ups during turns instead of doing a thorough paint job). Please rent elsewhere, companies like these need to be put out of business. I rented a home from them that was infested with cockroaches. They said I was overreacting. After three treatments they went away mostly. I was late with rent due to a job loss. They charge a late fee after the 5th, $75, before 9am on the 10th its $75, after 9 am on the 10th they charge another $150 + $75 late fee. By the 19th its eviction notice, plus attorneys fees etc. my rent one month went from $750 plus $75+$150+60=$1035. It was impossible to try to get back on track with all the fees, there was no forgiveness. If you refused to pay, your balance was held over and deducted from the next month making you late again. Therefore the vicious cycle starts again. Hated dealing with them read more

These people are simply awful to deal with. They misrepresent property for starters, such as showing photos of a fireplace... and you find out after you move in that it is nonfunctional and never will be. Then they keep your deposit claiming you damaged things that were exactly as they were when you moved in. I've never damaged a property or a thing in my life! Neat, clean, no parties, no children. Yet, they like to accuse you of seemingly being a reckless slob. Somebody's reckless alright. I would recommend steering clear as they are not reputable in Marietta. Family-owned means nothing. But, if there is a property you really want offered by them, take photos and document every crack, broken hinge, or loose tile (and there will be plenty). And date your photos. #crooks read more

I rented from this company for about a year and it was a terrible experience. We noticed many little damages around the home the day we moved in, these damages were not mentioned in the listing. We sent pictures to the management company. No less than a week after moving in a pipe clogged under home and cause the entire first floor to flood water. We could not flush the toilet for a week. Different construction men at the home everyday for weeks. a few more weeks after being there the master bedroom shelves collapsed in the master bedroom in the middle of the night as my girlfriend and I slept. There was nothing on it we hadn't even unpacked our clothes at that time. The ceiling fan in the living room was loosely attached. We did not use it because we feared it would fall from ceiling.in a lot of the rooms only the bottom of the wall out let would work not the top. The kitchen sink bottom dropped out so water leaked under the sink as well. We had to call management to have someone come fix it, he pushed it up and glued it back. My stayed there consisted of constant issues around the house. After a while it was clear to my girlfriend and I that the home was not maintained properly. Everything was loose, cabinets, door knobs windows. The window screens on the outside of the home fell off one by one. The home was a corner property with no fence. We received numerous complaints to the hoa because of our trash cans being visible. The management company would side with the neighbors before even attempting to hear our side of what occurred. They even sent us emails saying they'd be stopping by. An employee from the management company stopped by and walked through every one of our rooms even our master bedroom, bathroom and closet telling us how he'd like each room set up. I felt like I was still living with my mom. After that I knew that i would be moving out at the end of the lease. Overall the company is just very unprofessional I wouldn't recommend anyone renting through with them read more

They were also very slow to reply to emails unless it was to be disrespectful about information/clarification. They also seem shady about final payments... Probably to get more money out of you. My friend and former roommate Layla has also written a review that perfectly sums up our experience with McCreary Realty. The only items I would like to add was do not be surprised if they do not seem all that concerned with any maintenance issues you might have. Our first weekend in the house, we had water coming in through the vents from the upstairs tub. We immediately contacted McCreary and after finally receiving a return call, we were treated like the issue was our fault. As if we had some how managed to make water flow through an HVAC vent. Moreover, I recently requested a repair to my upstairs bathroom which ended up being my fault, according to McCreary. Within a few days of having the repairs made, we received notification that they were going to inspect the property (one month prior to our one year anniversary). The very next day, I received a bill for the plumbing repairs made. The letter stated that I was required to pay the plumbing repair bill with the next month's rent. The following day I received a Late Notice for the same bill that I had received previously that also stated the plumbing bill was due the 20th of the current month. I was very confused and upset by these two letters and when I went in to the office to speak with N she preceded to get an attitude with me like she didn't understand where my confusion stemmed from. She also told me the Late Notice was a form letter that was automatically sent out. Obviously, they do not review the file before they send out late notices nor do they have any concept of how two due dates could possibly be confusing. Overall, while the house was lovely, the renting experience was not. It was, perhaps, the worst renting experience I've had. read more

Having to deal with McCreary Realty Management Inc and Michale McCreary, I agree with other reviewer that "excellent" customer service is the last thing you can get from McCreary Realty Management Inc. The best I have gotten is being called a liar and threatened a lawsuit after my comments on them raising homeowners association (HOA) fees more than 200% from one year to another. HOA bill comes from and McCreary Realty Management Inc and they cash checks from homeowners, but they are never responsible for anything, any time you try to talk to them about HOA they manage. I understand they are in the business to make money, but when economy is bad and there are not enough people to pay HOA fees because neighborhood is only built about 20%, you would think they would take it easier a little and hold off on making biggest return by ripping the skin off of the homeowners that already struggle to pay for getting nothing, not even offering "ethical dealings and commitment to excellence that had been the hallmark of the original family business." they pride themselves offering. Sad. The shame is on you Michael McCreary. We are now dealing with different realty management company and have much better experience. And no-one screams at homeowners the way you screamed at us. Everybody and their mother have tripple A BBB ratings; your company has it because BBB does not want to investigate you. They dismissed every claim from our neighbors. My experience with McCreary has been overall pretty decent. Seems a lot of complaints are posted on YELP and who am I to say otherwise? But as for me personally, I've had an ongoing, decent, relatively professional relationship with them thus far. I've been renting from them since 2010 and I'm still a current tenant. They're usually on top of their game in terms of response time and turn around time. I actually had surgery a few years back and fell onto a bit of a hardship in terms of a MEDICAL LEAVE OF ABSENCE FROM WORK. I wasn't exempt from paying rent of course but Michael did sit and met with me about my situation and helped me to reach a workable arrangement which not only demonstrated professionalism but compassion as well. Coming from the homeowner point of view, McCreary is the worst company to go with. Their communication skills are less than desirable--we actually liked to be kept informed instead of being blindsided by a tenant who has to be evicted due to unpaid rent. Between tenants, they demand an exorbitant amount of repairs be made (far more than the income received in rent for a year), so much so I'm certain they receive kickbacks from their contractors. Recently, they demanded $4000 in repairs be done to the house. My spouse was able to fly in (including hotel and rental car), recruit family and a carpet cleaning company, and complete most of the repairs for less than $600. McCreary has now come back demanding more repairs be made (ones they didn't mention in the first place). Furthermore, they claim they do an intense review of each tenant. Ours paid rent for 5 months of a one year lease (and the rent never covered the mortgage), which is money we are dependent on. In this economy, we have no choice to sell the house; we have to rent it out, because work moved us out of state and we owe more than we could sell it for. read more

My lease is on its third year with a property managed by McCreary and I have not experienced any big issues with the company and the property itself. During the time I've rented with them, we've changed the lease (added a new resident and a pet =^..^=) and we had no problems getting this handled by their office - it was handled very quickly IMO. As for paying rent, we pay on time for the most part but sometimes we need to pay late. The office assesses a small penalty to our account and we pay it - this has never caused any big issues. My only reason for a 4 star rating is that we've had a few minor repair issues and it takes a while for a maintenance person to get to the property. When we had a major issue (leak in a carpeted closet/storage space), they sent a worker to fix the issue fairly quick and handled the repair. In all, I am happy with the management company. read more

We rented through McCreary for two years. During that time they were very professional with us. They responded to requests right away. From simple inquiries of our account, to service requests, McCreary was able to give us an answer and often had someone by the house within a day if service was needed. My only disappointment with them was the the pre-inspection before you move in. They put you on the buddy system and that kind of screwed us at the end with an item that we did not write down in this inspection because we did not know to look. Had an agent walked with us, this may have been different. This may be an industry standard that I am not aware of as this was my first time renting. That being said, if I was in need to rent a house again or have them manage my property, I would most likely rent through them. read more

I would like to say a few things about this family run business, that do not go hand in hand with the previous reviewer Nicole V's comments. As a Nomadic professional who goes from Job to Job I find it very hard to find quality people in the housing Market who are willing to help someone like myself who has little credit and an even tighter pocketbook. The staff At McCreary took the time to listen to my long drawn out story about looking for a resonable place to live short term. They do not specialize in this kind of thing in the slightest but they took the time to assist me in going the extra mile to find housing I could afford even though IT WAS NOT THRU THEM. They didnt try to snowball, hoodwink or trap me into a lease I could not afford or did not fit my needs. The knowledgeable staff assisted me in finding short term housing and even offered to point me int he right direction to return to my hotel. I found the staff to be charming and pleasant and the office had an atmosphere of family. This was further driven home by the fact that the 1st 2 people you meet are the daughters of the owner and that the rest of the leasing staff seems to regard their boss in the same way. It is a True "family" business, and one that is disappearing from the american landscape at an alarming rate. That says something when you go to work everyday and are willing to work for your father or you regard your boss in the same manner with as much respect. I rented from McCreary for 3 years and while they were moderately good at taking care of repairs or issues when they came up, they were not timely. They always blamed it on not being able to get in touch with the home owner. It took over a week to have my hot water heater replaced which meant no hot water for a week, my compensation for taking 2 days off work and waiting for repair people to show up (which they didn't 2 days in a row) was $50 credit on my rent (hardly worth 2 days with no work and a week with no hot water. My real issue with McCreary however, came on move out. First, they have a policy that they will not give any rental information to your new potential landlord until you put your notice to vacate in writing AND pay they entire remainder of you lease in full. I was giving them over 60 days notice, which meant in order for me to get approval for a new home, I had to pay 3 months rent in full for them to confirm that I had paid every single payment on time and had no issues. I think this is a horrible policy and they would not budge on this issue. My second issued with them was the move out cost they charged. it was OUTRAGEOUS. I had a $1395.00 deposit in which I received $481.00 back. I cleaned the house, had the carpets professionally cleaned, sprayed for fleas,ticks, and treated and left the home in as good as shape as I received it. I had the grass mowed, bushes trimmed and they still charged me $50 for a few weeds left along the outside of the home, now mind you, they had not done anything to the home in 3 years, never once was the house pressure washed, painted, no mulch or pine straw was ever put down they did several inspections and not once did they feel the need to do anything to maintain the home. I was charged 65.00 to put a towel bar back in the bathroom (that had fallen down a week after I moved in and we put up hooks in place) and yes I was charged another $20 to take the hooks down. I was charged $210.00 for cleaning, $50.00 for lawn work, $60 to take away a pole and satellite dish that was there when I moved in ( I had cable), $12 for a lightbulb, $20 for a missing light globe, $480.00 for prepping the house to have it painted, mind you I filled in every single hole from normal pictures and I replaced each and every blind that had the slightest damage to it. McCreary is probably the worst company every when it comes to "hidden" costs, fees, and policies. I would read your lease VERY VERY carefully, and get things in writing, don't expect to get anything back. I have rented for years and I owned several houses before moving to Georgia and I have never experienced customer service this bad from anyone. read more

We moved out of the home early due to problems with the house, McCreary, and the neighbors making us feel unsafe. We will not be returning to McCreary and would recommend to stay as far from McCreary as possible. We did not enjoy our lease with McCreary. The oven broke our first day and took them two weeks to replace causing us to eat out every meal. The fridge broke soon after and ruined $200 worth of groceries and also took them about two weeks to replace. A tree fell on the house one night during a storm once again took them too long to come out and fix. They charged us twice on more than one occasion for rent. The home only had two prong outlets in each room (which we found is not up to code). When we left the home we left it cleaner than when we found it and are now being charged with numerous fees for the houses faults. read more

Hey, I was browsing this site and noticed all these comments about McCreary Realty and thought I'd take a minute to add my two cents.... My husband and I have rented with McCreary since 2004. We have rented several different houses with them and I have to say overall, we are very satisfied. The main reason we stay with them is because they really take care of their properties. When you notify them of a repair issue, they dispatch someone immediately and they take the time to follow up with you to make sure it has been successfully resolved. Their prices are a little high, but it is definitely well worth it because the homes are beautiful. I recommend them to anyone looking to rent a single home, both tenants and owners. We were also threatened by McCreary Realty, specifically Michael McCreary and his mother. We discovered a week after moving into the house we rented through McCreary (in 2007) that the homeowner was 2 yrs behind on his HOA dues and the HOA was pursuing action against him, and as such we weren't allowed to use the community pool and amenities. When I emailed McCreary about it and for it to be resolved I received a very angry phone call from the mother threatening us with legal action if we didn't stop making false complaints! Michael followed-up with an email, which I still have, threatening legal action for libel and other things. Dealing with McCreary while paying rent was fine. Repairs were made quickly and aside from the HOA issue, which the community harrassed US about the entire 12 months we lived there, everything was handled professionally....until we sent in our notice to vacate upon the termination of our lease. We did everything legally. We paid out last month's rent and submitted the notice with our date of moving and forwarding address, our phone number remained the same. Two weeks went by and we hadn't heard from McCreary so we called them and were told that only $200 of our $1200 deposit was being returned. We demanded to know why, and why we weren't notified in the legally required 3 days, and allowed the legally required chance to rectify. Michael was supposed to call us back, but instead we received a certified letter two days later. Michael said he did the inspection himself and was charging us for items that were documented as broken/damaged when we moved in. He also charged us several hundred dollars for removal of trash from the curbside, which was bogus as the trash was to be collected the day after he did his inspection. He also charged us for the removal of a ladder and computer equipment, all of which had been left behind by the owner and we didn't feel we had the right to remove. Thankfully I still had our move-in inspection form and submitted it and demanded a bigger refund of our deposit. I listed everything he claimed needed repaired and a rebuttal. I CC'ed the Georgia Realtors Board and BBB. Michael claimed, in another letter, that his employees "lost" our inspection move-in report and that he would refund more of our money as I provided him with a copy. He also said he tried to contact us when we moved out, but that's not true as our phone numbers remained the same and he obviously had our address as he sent us certified mail after we asked for our refund. A week later we received an additional check for $800, bringing us to a total of $1000 of our $1200 deposit refunded. I do not believe for a minute that anyone at McCreary lost our move-in inspection form. I also believe that Michael and his mother had no interest in returning any of our refund and wouldn't have if we hadn't asked for it and pressed the issue, and contacted the Georgia Realtors Board and BBB. I encourage anyone dealing with McCreary to document, in detail and with dated photos, all damage upon taking residence. Keep these papers in a safe place, because you will need them if you want any of your deposit returned. read more

This company does not deserve a star. It is the worst management company I have ever come across. I don't see how they have been in business this long. No one in the office knows anything. Their maintenance and contractors they use are just as bad. Can't do anything right can't fix anything. These people don't even deserve one star. They are the most unprofessional people I have ever met. I did a walk through at the apt I had looked at with mike and he said that a bunch of stuff would be replaced and that I would just have to pay half of June's rent to reserve the apt (I wasn't moving until July) and it would be move-in ready by June 15. I agreed and moved in, in July to find that they were still working on the kitchen and that nothing had been replaced AND the place wasn't even clean!!!! The ONE air window unit I had which was broken wasn't replaced,the walls all had yellow runs down the wall because the last women smoked and although they said they would get rid of the nicotine marks on the walls, they didnt! I will say that they did give us back some of the rent for june, AFTER we complained. After that the repair man came one day and fixed SOME of the problems and never returned as they said to finish the rest. Noone would ever return my calls. Going into the office was always a treat as I would get stared down by N at the front desk and would hear mike in his office talking rudely about me because he couldn't face the fact that I wasn't going to put up with living in a slum. I hate to even give them 1 star. This is the management company for our former HOA. They're an absolute joke!!!! They make you send them a voided check to debit the $125/month from your account. If you decide to make a smart decision and move beware! There is no such thing as a termite letter, I had to setup my own account with the termite company (even though they handle all pest related things). I had to pay a $50 fee for the termite letter, then it turns out we were paying $33K over 3 years (as a neighborhood) for a BOND letter. They never even come to service for termites, in the almost three years we lived there, I never once saw the pest control truck until the week before we moved out. We ended up having to pay for repairs on the house that should've been covered by the HOA but going through McCreary to get those repairs covered was a nightmare. When they built our townhouse there wasn't any hardware on one of the garage doors, we had to pay over $150 just to get the hardware and install it ourselves. We had gutter issues, as did other neighbors and McCreary would never be cooperative on covering the cost of the repairs. Oh but don't leave your trash cans out past 9:30 am the day after pick up or they're real quick to send you a nasty gram!!! But the abandoned vehicle you complained about being parked in the neighborhood for over a year will take another 3 months for them to tow! Oh and when you do move out, they'll keep charging your account for HOA dues and demand ridiculous documentation to prove you're really not the homeowner. I could keep going on but if you're still reading and not convinced this company is a joke. Good luck!!! My first advice to anyone renting a home is to not bother with a property management company. But if you think you need one, don't make it McCreary. We hired them and our house sat on the market for weeks. Every time I went to check on our house, there would be empty bottles on the counters, trash on the floor, etc. I had to hound them constantly about mowing the yard. And it was only by accident that we found out--they don't actually SHOW your house. They make potential renters come to their office to pick up the key. And then they let total strangers wander around our house unsupervised. Of course they left trash all over the place. We basically said to McCreary: "Either let us out of our contract or we sue you." read more

They were very professional and timely when it came to matters concerning the property I rented from them from 2006 to 2009. Had I not just purchased a house, I would still be renting from them because I honestly feel like we have become family. I wouldn't want to rent from this company unless the house was gorgeous, which the house I was looking at, was, and worth the price. But these people are so adamant about keeping their rules and regulations unbroken, more so than any other company, it's astonishing they have any renters at all, and any home owners want to use this channel to advertise their house. The agent I spoke with was obscenely rude with me, raising her voice and being very belligerent with me. I even had to drive an hour out of my way just to pick up a key to the house, to look around, and had to drive an hour back to return said key, because the realtors are obviously very lazy, and do not care about the home owner, or the renter. read more

A friend's daughter recently rented from McCreary and went on and on about how nice they were. So I called them about a listing they have. Whoever it was who answered the phone had a terrible telephone manner. Not at all friendly. You'd think they would be nice to potential tenants. She sounded like she was reading from a script of prepared answers and policies and was not able to deviate from them. I figured if that's the way they treat potential tenants, then it wouldn't get any better if we signed up. So I'm going somewhere else. McCreary Realty Management are in charge of my HOA and this year they have decided to fine $25/day for each so called article violations. For example they say -Weeds need to be treated and removed from the lawn - Does it take 1 weed treatment to treat the problem. They think that they have found a way to rob homeowner blind while we are the ones who pay for their salaries through HOA fees. Home inspections not announced in advance. The person who answers the phone is rude and unprofessional. I sure hope they have excellent lawyers....... read more
