I wish there was a ZERO STAR option. A bunch of scammers and lazy workers. I moved into the collington ridge community back in April and submitted all my paper work for my HOA to be on direct debit. Come August I received a notice that my account was delinquent for $170. I was able to pull up email records that showed that I submitted everything needed to in order for payments to be processed but someone in their office never did their job. I called multiple times to try to resolve the issue and spoke to Jacqueline. On August 9th Jacqueline advised that their company had transferred servicing my HOA to a new company. Once my account was transferred I made sure to pay up my entire balance up to date in September. On 10/05 I received a notification from my credit bureau that their fraudulent company reported me to collections for a past due of $170. Insane ! An amount that would not have been past due if the staff had done their job processing my paperwork when I sent it in May. Also the company is reporting a balance that was 1) transferred to a different company and 2) is paid in full. After multiple attempts at contacting Quiza I will be reporting her fraudulent company to the BBB. TRASH TRASH TRASH. read more

I must say here that I am completely surprised by all of these very negative comments and reviews about The Quiza Management Company. I have personally owned a Unit on the Complex for three (3) years now. And I would be completely remiss if I did not levy my comments here truthfully and honestly, and furthermore answer all of the statements made below. According to all of these very negative statements, Quiza must have changed their ways for the better if even one of these statements are in fact true. With that said, these are my truthful and accurate statements regarding my experiences with The Quiza Management Company over the past three (3) years. Every single time, without fail, not once have I not been able to Contact Mrs. Hayat Nasser! She is extremely Professional and Personable, and she knows her Profession extremely well. Every single time I mentioned to her about something that needed to be taken care of on our Property, she had it taken care of the very next day, and if it was an issue which required more time, she handled the situation in a very expeditious manner! Also, worth mentioning, is that she sends Quality and Qualified workers to take care of our concerns. It is also important to make mention of the fact that, she Manages over Ten (10) other Properties as well. So the very fact that she is concerned about this Community and is able to take care of us in fine fashion, is NOTHING SHORT OF AMAZING, to me! Also, I have no clue whatsoever about the remarks regarding Mr. Neil Nichols, The Quiza Property Management Company's Business Manager. This man is Highly Professional and extremely talented, knowledgeable and very honest! He knows his Profession extremely well. If I could give this company a negative star rating I would. They are the absolute worse in management and the best at turning a community into a slumlord development. With HOA fees at 300.00 per month on top of your mortgage Glensford, which once was a beautiful community, now looks like a development that has fallen on hard times. Hayat Nassau is the worse property manager who hides behind emails and messages left on her phone. It is not the job of residents to run and tell on neighbors but it should be the job of the property manager at some point in time to WALK the property, drive around and through it, but that would mean she would actually have to do some work. The landscaping has fallen into disrepair, it took three months to get my balcony replaced, parking lots are never cleaned unless it's done by the residents, we don't see the repair trucks as we use to. We are paying for services that we are not getting. In the end, if you want your property to be ignored and pay handsomely for a company to destroy, then choose Quiza. They suck! They suck! They suck! I've been simply attempting to obtain a resale package for my recently deceased mother's house. I don't usually expect any sympathy and compassion but this could be a case of the worst client engagement I've ever experienced. No one knows anything!!! ...and the young lady answering the phone has plenty of unnecessary attitude. The fact that they don't know that the document distributing website can't release resale packages PER QUIZA is mind boggling. This is a frustrating, unprofessional and classless management company. God bless others who must deal with this mockery of a organization. Now I must hire an attorney just to obtain a frickin resale package. That's unheard of!!!! I live in DC and they manage our property. I have friends who are property managers and I have friends who live in condo buildings managed by other property managers. My friends who own their own business say, "All property management companies suck, we just suck less." Well, Quiza definitely sucks because they basically do nothing. They don't return emergency phone calls (snow finally melted), our snow is not removed in a timely manner or it's done "half assed", the common areas are not maintained, condo rules are NOT enforced (because somebody at Quiza is related to a property owner--which is really a conflict of interest), and they pick and choose which rules they want to enforce based on who complains or who breaks the rules. All in all, I would say it's the board's fault for not managing the property management, but Quiza is definitely not pro-active in their business model. read more

I am a Property Manager and Investor. I own a Property in the Mariners Cove Community that Quiza has HOA Management Contract. I have been in Property Management for over 30 years and I have been involved in many aspects of Property Management and Ownership. I can honestly say this is the WORST Company I have ever had to deal with on any level. If I didn't have to deal with them, I wouldn't but unfortunately, they are the HOA and I have no choice. The Property Manager, Ms. Hayat Nasser, should choose another occupation. This is not for her. She does not know how to return calls (minimum of 6 before I call the Owner, Ms. Quiza Nichols). I sent 3 emails to her as well...no response. This is the second time I have had to have communication and I cringe. Someone patched me to Ms. Hayat after I finally called to talk to Ms. Quiza. If zero was an option I would have chosen it. Three quarters of a year reaching out to them to trim trees that lay on the roof of my property and to power wash the house as a result of the over growth and the green siding that comes with it. Much attributed to one of their realtors Chanta I had and easy stress free rental experience with prompt responses and attention to customer care. He is dishonest, immature, self-righteous, self-serving, egotistical, and needs a course in basic human nature. This is not new information as I have read countless online reviews over various platforms going back the last six years and more. The complaint remain consistent and relatively the same. Poor service, poor communication, poor overall management. In the past Quiza was awesome and her company too. Our dues are $249.00 a month and prior to Saturday I could say worth every dime. The snow came on Friday and I have not seen a snow plow truck and tonight is Monday. What I did see was the affect of a drive by plow that left me and 12 others demobilized. Quiza was notified and did nothing to rectify. The Glensford Property is a mess on Running Deer Way in Bowie MD. The one truck took the snow and enclosed an entire area rendering us blocked in with what started as two feet to four feet of frozen snow. Honestly, after living here for 20 years this is the worst. Where is Brickman who previously serviced us? The bootleg company used to save cost is costing the owners in terms of lost wages and / or personal time off. Really!!!! Thank god I did not go through with signing a lease with this management company. Upon realizing they were trying to take advantage of us, profile us based on our rental histories and backgrounds, we backed out of signing our lives away. I really dodged a bullet tonight and gladly warn others to steer clear of them and their shady ways. Providing important leasing and payment information via email does not constitute as adequately making me aware of payments required of me bound by the lease. When this important information isn't put into the lease itself it's basically useless and invalid. We are now being charged for amenities that we had access to when we moved into the neighborhood in 2009; this company is just looking to nickel-and-dime everyone within their HOA. Quiza Management should not call themselves a property management company. They don't manage anything. They do not respond to calls for repairs, they don't conduct regular walk-throughs to look for violations, they do not provision or anticipate issues that may arise. I've called weeks ago to report that front entrance carriage lights aren't working. Well, after a month, they still aren't working. In the summer, it took two weeks for them to send a repairman for the screeching elevator. There are so many violations from tenants with broken or no blinds at windows, to illegal trash dumping, and grills and all sorts of trash on balconies. And due to their lack of follow through and non-management, the condos in Bowie are more of an eye-sore both inside and out. read more

For the last 6 years or so this company has been managing the condo community where I am an owner. I have lots of detailed emails filled with issues, but here's the abbreviated version. Quiza Management takes months to do simple repairs. They do not complete work as promised. They schedule appointments and don't show. They do not maintain the grounds in a timely manner. Parking spaces with assigned numbers are faded causing problems with parking. Trees hang low enough to cause damage to cars and issues with getting in and out of the car, especially those with SUVs. The sidewalk near my door (where my toddlers play) was completely broken up, unleveled, and dangerous for months. Their solution was to add yellow caution tape around it for months before they finally fixed it. The owner, Quiza Nichols never communicates with the homeowners. She hides behind her employees and completely ignores phone messages and emails of concerned owners. The property manager, Hayat Nasser is completely incompetent, never proactive in her management of homeowner issues, and always has to be asked to address issues many, many times over months before she finally takes action. They owed me a credit and instead of paying it to my account, they tried to claim that I did not pay my condo fee and attempted to charge me late fees for months without notifying me. Luckily, I automatically pay my fees electronically, so there was a clear electronic "paper trail" between my financial institution and their financially institution, so they were forced to apply my payment, my credit, and removed all late charges. As a homeowner who pays my condo fees on time for services, I find the management and customer service of Quiza Management unacceptable. I'm now working with a law firm to put a class action suit together... AND I reported them to the BBB. Do your research... a simple google search will produce poor ratings for this company all over the internet. read more

In September, I discovered there was an accounting error on my account from the previous management company. I provided Quiza (Quiza Nichols and Hayat Nassar, the property manager) documentation from my bank showing I had made all required payments, but they continue to insist I am delinquent by one month. I wish our community had never made the change. At this point they do not respond to my attempts to correct this issue. They are difficult to deal with. read more

December 2015 I sent and email and photos to Quiza Management about the tree that is in my front yard. The sap, petals, and buds that drop from the tree causes damage to the paint on my car. For 10 months I've been told nothing but lies as to when the tree limbs would be cut back. Each time I've spoken to Hayat Nassar at Quiza, she would tell me to send her an email and photos and that the lawn company will be surveying the property shortly and she'll call me back. I've sent approx. 5-6 emails with photos to Hayat with no acknowledgement whatsoever. I've been told lie after lie after lie, now 10 months later and the tree is dropping sap, buds, and flower petals on my car causing permanent damage to the paint. I pay my dues and I would like to have Quiza do the job that they were hired to do. Quiza is the WORST management-less company, totally useless, unless it has to do with collecting association dues. Literally the worst company that ever existed. They charge $204 a month and do NOTHING. I have had an ongoing leak issue (from the unit above mine) for about a year and a half now and it took them 6 months just to get someone out there to tear the ceiling out and take a look. Turns out it had been slowly leaking for years and my home tested for dangerous levels of mold. I had to move out for 2 months while they tore out the entire ceiling, treated for mold, and installed a new ceiling. I was not reimbursed for the time I spent out of my home, the cost to repaint the room, etc. and they even tried to make me pay the $600 for mold testing! I came close to suing but decided it wasn't worth it and decided to move on. Well, not it's actively leaking AGAIN and surprise, surprise - Quiza is unresponsive and unwilling to do their darn job. I despise this company and feel I am being scammed out of my $204 a month and can not wait to move! read more

BEWARE!!! This company is horrible! They charge a ridiculous monthly fee to do absolutely nothing! They don't follow thru with anything. They don't take care of what their responsibilities are as the property manager. I used them for 2 years and the entire time I didn't know I had to have a special rental license with the city my property was located. Once I found out on my own, the response was "we were going to take care of that later". Then I had to pay late fees, etc. and there was no apology for missing that! They do not contact you when the renter has an issue. They always blame the client for any mishaps. They do not take responsibility for anything. Talking to Quiza is the worst experience ever. She is so unprofessional and rude! And so is her helper Ellen. This company needs to go out of business! Or go take some classes on customer service! I only used them based on a recommendation from my realtor, but I wished I read all the horrible reviews online first. And trust me he doesn't recommend them anymore after the horror stories he heard from many clients. I'm now handling the property on my own which I thought would be overwhelming, but I'm doing a much more efficient job and I'm saving money too! I'll start by saying that I've never had a positive experience with this company, I've had nothing but problems. First, on at least three different occasions they posted my payment to someone else's account or posted my payment late and tried to charge me a fee. I had to waste my time proving that they had misposted the payment. Second, like another reviewer stated, they don't respond to issues regarding repairs. I wanted to make some changes to my condo and initially they didn't respond, but after repeated attempts to contact them they finally responded with a nasty attitude. Third, I needed a copy of my HOA's bylaws and they wanted to charge me $200 because they said I should already have a copy. I understand charging a fee, but $200 is excessive. In my opinion the people that I have spoken to at this company have been very rude, unprofessional and won't admit to anything being their fault. Considering they have mostly negative reviews I don't know why anyone would use this company for property management. Caveat emptor. read more

Quiza Management is a terrible company from the owner straight down to the property manager. I have had several home repair issues that required their assistance. They are unprofessional and the customer service does not exists. Communication is such that residents have to stalk and hunt down people just to get a reasonable/timely response. We've had to threaten with legal action just to get work done in our home after extensive water damage. Quiza, herself NEVER responds to resident emails or phone calls, in my experiences. For a company that doesn't do much work, they conveniently stay in meetings when you're trying to reach them. It is very apparent that they do not care about the resident concerns or issues -- which is not a good trait for a PROPERTY MANAGEMENT company. I wish I could give them zero stars, because they don't deserve this one. I have lived in this community for over a decade, and seen several management companies come and go.
