The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I thought I…read morescored a deal when I recently moved into a unit on Bunker Hill Rd (early June) managed by this team, however, I have had a mixed experience. While some communication has been responsive, the overall condition of the apartment and follow-through on certain issues have been disappointing. Upon move-in, the unit was not thoroughly cleaned. There were hardened food splatters in the microwave, a dirty stovetop, stained cabinets, filthy outlet covers and light switches, and windows that looked like they had never been cleaned. One of the bedroom windows didn't open at all. The living room and bedroom floors were also worn and splintered--rough enough to tear pieces off my mop while I was cleaning. I submitted an inspection report with photos and received a response from the property manager acknowledging the concerns. A bathroom wall hole was patched (though the repair was done without any coordination or notice), and I was told the chipped toilet tank issue was being reviewed with the landlord. As of now, I haven't received a follow-up. I was also told the technician would be reminded to be more mindful of cleanliness, as the workspace left behind wasn't ideal. The most concerning issue, however, was finding a roach inside the microwave--before I had even used it. That was the final factor that led me to submit an early lease termination notice 22 days after receiving the keys. I'm giving 3 stars because rent payment through the portal was convenient, and Victor did respond to some of my concerns (however, it felt like he never responds to an email in its entirety). But the move-in experience, unresolved maintenance issues, and poor communication has bothered me entirely. I hope more attention is given to preparing units for future tenants and being more efficient in communication.

    Even one star is too good for EJF. My co-op hired a management company that immediately made the…read morecomplex go downhill. Within a year, we went from being profitable to being a distressed property. After we got rid of them, I thought anyone would be several steps up, but EJF proved me very wrong. They are several flights down into the abyss. Despite co-op members' constant, valid complaints and efforts to rid ourselves of this plague, our board seems to be under their spell, as they were with the other mismanagement company. EJF has different outfits within their company that don't communicate. You never know if you're calling the right people to handle the problems they foist on you. Their customer support is outsourced overseas and has no idea of the needs of our community. You're likely to get several wrong answers before you find someone that has a clue about your problem. Also, by the time they nickel and dime the co-op for every little thing, we could have hired a company that provided full service for far less. Despite their inability to handle the complexities of our co-op, my biggest problem with EJF is the fact that they try to exploit the vulnerabilities of artificially distressed properties they manage. When a management company tries to buy the property they mismanage, that's a conflict of interest. Full stop. End of argument. Steer clear. Don't let your co-op, condo or HOA get caught up in this racket. Board members of four other complexes they manage in my area have related horror stories of their dealings with EJF and the difficulty members faced getting their boards to terminate them.

(Details below) Agree with other reviews: Tenants frequently say nest is bad and unresponsive, leaving issues un-dealth with; Owners say Nest overcharges and under delivers. 90% of positive reviews are for people who toured properties - and never lived with nest as a manager. Agree with the previous reviewer: Nest excels at marketing and shiny branding. When it comes to property management - GO ELSEWHERE. I recently used Nest-DC to manage my property and discovered a number of issues over the past 2 years: - HIDDEN / HIGH COSTS: They charge a significant premium (10% above market + 10% on top of any work order to manage it) for work orders compared to high quality contractors in DC, and never negotiated clear scopes or guarantee work. (This is in addition to thier already high monthly fee). And there are hidden fees I've been discovering my monthly statements since (Technology Fee, etc.) - COMPLIANCE ISSUES: They also lost or never completed a bunch of DC compliance paperwork, leaving me in a rut to fix it all when I let them go. And they never owned up or took care of it, even after I escalated it and followed up 10X times. - UNRESOLVED ISSUES + UNREPONSIVE: There were a number of items I paid for - that they never told me about - like mice, which I am now resolving directly since getting rid of nest. I've asked for a record of the work + invoices so I can continue them, and get zero response. - UNHAPPY TENANTS: When I told my tenant I was having issues + would be managing the property myself moving forward, she said she was relieved, because Nest-DC has been very slow, unresponsive, hard to work with, and leave issues unresolved. She said her friends who also rent a DC row hosue through Nest have the same issues.

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

My partner and I each paid the $50 application fee and heard nothing back for weeks, despite making multiple calls and emails to determine the status of our application. Felt like a scam. Claudio called us three weeks after submitting saying our application was approved. I provided additional information (no current pets, etc) and he said he would confirm with the owner then send the lease. He confirmed there would be 1 free month of rent. Then he ghosted us again. It seems online that the apartment is still available, so this company not only treats renters badly, but it seems they're costing landlords $ as well.

Kelly is my property manager, who is easy to contact and ready to resolve any issue. i can honestly say that I am 100% satisfied with the services. My rent check is deposited automatically to my banking account. We recently changed tenants and Atlas found highly qualified tenants to lease the property promptly. They coordinated the replacement of an appliance also. The fees are reasonable and totally worth every penny. I would note that my original tenants stayed 3 years and I had no complaints. This is a highly professional and consumer oriented company for both owners and tenants.

As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!
